NEGATIVES : the sheets on the double beds could have been better sizing - they didn't tuck in well; the drier didn't work very well - after an hour it was as wet as when it went in (small load); pillows need replacing; some of the sharp knives need replacing - rusty; need oven instruction manual - took absolute ages for it to cook something very simple. Having to do the dishes before we leave - I find this an odd request - having been a motel cleaner in the past, it is better practice to rely on the efficiency of the cleaner to do the best job for the next guests rather than rely on the previous guests to do a good job of cleaning for the next guests. Same with the recycling request - I have no problem separating the recycling (that was very easy with the containers given) but.... to get the guests to put the bins outside the night before or early in the morning of pickup is a bit like the dishes - not our job. We are guests who pay a lot of money to stay here - we should not have to be relied on to clean dishes and do rubbish duties. We are on holiday from this - if we wanted to continue with these kind of chores we would have chosen a camping site. I have not deducted any stars for this - just informing upcoming guests and hopefully the owners read this also."

The Space:

Guests will need to pick up a key from a lockbox, only 5 minutes on the way to the apartment. Access is easy to the carpark where you will have two tandem carparks. The lift will take you to level 3.

Visitors who love the beach will enjoy being just metres from the sand, but there’s more to this very central location than just beach life. Shops and restaurants are close by and the unique Mount Hot Pools are just a 4-minute walk down the road. There’s a separate pool for the young children to play in, one for hydrotherapy and one just for relaxing. You could even treat yourself to a massage.

There is a smart TV with the normal apps you would expect to find. There is a Chromecast attached to the TV which you can cast to remotely.
- No parties allowed.
- This is a smoke free property.
- Please be considerate of our neighbours - no loud noises after 10pm - 8am, neighbours are able to call a hot line in regards to excessive noise. If the property managers are required to attend the property due to excessive noise there is a fee of $75+GST.
- No visitors. This means that only the exact guests who are booked to stay can be at the property at any time. Failure to adhere to this rule will result in you being removed from the property immediately and all costs associated with this will be on-charged. If you are wishing to have guests visit you when at the property please get in touch with us prior to your booking as we can make the odd exception on a case by case basis.
- If you are taking a property for longer than two weeks then the owner requires a clean at least every two week period. This amended cleaning charge will be sent through to you once we have received your booking.
- No shoes allowed inside
- If you lose the key/swipe tag a replacement fee will be charged.
- For any lockouts, the guest will be charged a service fee for re-entry.
- Please do not hang any laundry items from the balcony.
- Our check out is 10am. If you have not vacated the property by this time and our cleaners are delayed you will be charged a fee of $100 for every half hour you remain in the property.

The Space:
The Master bedroom has a comfortable super king bed with ensuite. The second room has two singles and leads out onto the large balcony.

The kitchen is fully equipped with everything you need for dining in. We supply towels/linen and basic staples.

You’ll have access to one secure underground car park and the shared outdoor heated pool, spa pool, gym and sauna. Don’t worry about packing that beach towel as we will provide some for you. There is also a new outdoor shower to wash off after the beach.

The apartment is accessed via a lift from the car park or ground floor.

Just across the street is a handy dairy and popular ice cream parlour. On the beach front below are numerous popular café’s perfect for a coffee after your walk around Mauao. Take a surf lesson on main beach, swim or enjoy a picnic at Pilot Bay, take the kids to play at Mount Drury park. There is so much to enjoy moments from Oceanside.

Located in the fabulous Bay of Plenty, Mount Maunganui is famous for its endless white sand beach, year-round surf, Pilot Bay Harbour and beautiful Mauao.

At the end of the peninsula the iconic Mauao stands elegantly at 230 meters tall. Everyone has the option of taking a leisurely stroll around the flat base. The more adventurous will have fun reaching the top and be rewarded with the spectacular 360-degree views.

Downtown Mount you’ll find a laid-back strip of shops, bars & restaurants that offer all day dining most with alfresco tables…….Pick up a treat or souvenir from one of the locally owned boutiques, enjoy an ice cream or coffee, browse one of the weekly markets or soak yourself in one of the salt water hot pools or treat yourself to a papering session at one of the spas.

Pilot Bay offers sheltered year-round swimming and kayaking. Picnic on the grassy shore & watch the fishermen launch their boats and cargo ships come and go.

Head to main beach where new surfers can grab a lesson and watch the more experienced catch a wave or two. If the wind is up the kite surfers will be out in force. Or just chill and enjoy a refreshing swim.

Keen golfers have the choice of two world class courses…..Summer or Winter there’s no excuse not to get the clubs out.

For groceries you’ll find an accessible New World at Central Parade along with cafe's, bike shops and a slick city eatery.

10 minutes’ drive away is the recently upgraded Bay Fair shopping centre with 150 shops and restaurants and the new United seven screen cinema (opens December 2020). Bay Wave offers a fun day indoors in the largest pool in the Bay. Complete with wave machine, kiddies play pools and giant slide.

Whatever you love to do you will be guaranteed to make fond and lasting memories here in in the marvellous Mount!

Getting Around:
Once you've parked your car you're unlikely to need it for a while as most amenities are within walking distance.

Local buses, Uber or lime scooters are an easy way to get around.

Please note this building has been recently upgraded. The inside of the Lifts are still be done in a few months. They are still operating fine for use.
This apartment has new curtains, carpet, linen and some furnishings. The kitchen and bathrooms are in original good condition.

he property is located in downtown Mt Maunganui, just South of the shops and a stone's throw from coronation park where you can enjoy nearby pubs and entertainment, restaurants, supermarket, hot pools and Blake Park without even getting in your car. pick up bus service directly across the road to Bayfair Shopping complex or to Tauranga CBD for the day.

The space
You will have a double room, queen bed, wardrobe drawers, TV and chair. The room is located at the back of the apartment, allowing you to enter and leave without disturbing the owner. There are plenty of electricity sockets for charging. You will have your own bathroom which is fully tiled with a shower over the bath, clean and tidy. Some bathroom towels, hand towels and flannels are available but bring your own towel for the beach. Toilet paper, sheets and bath gel is provided but bring your own shampoo. You are welcome to use the small living area but no cooking. Microwave is available for heating food.

Guest access
Dial 18 on the keypad and then press the bell. Someone will open the door. Walk to the end of the hallway and take the stairs or the lift to the first floor. You will be given a key on arrival.

During your stay
Feel free to chat to the owner who lives here, and loves to meet new people and make new friends but there are no expectations. If you feel more comfortable and prefer to stay in your room, no offense will be taken

This self contained, fully self catering, 2 bedroom flat is close to cafes, shops and the beach. There is off street parking for 2 cars ( one behind the other ). Outdoor table and chairs. We are two streets back from the beach and 5 minutes walk into town.

We live above the flat so are available if there are any questions or concerns.

The space
This is a self contained 2 bedroom flat, with one bathroom and a laundry. It has a well appointed kitchen and is self catering. We supply all the linen and towels and have a cot and highchair for the little ones available on request .

We DON’T have a heat pump but we have fans for the summer in the wardrobes. There is a radiator heater for each bedroom and another heater in the lounge. Unfortunately although we tried, we are unable to have a heater installed in the bathroom

We also have toys available if needed.Please note that no pets are allowed here.

The space
Best suited to those seeking a low budget option for some quiet time by the beach.

Our "By the Sea Guesthouse" feels a little like a traditional Kiwi Bach. It isn't filled with new fancy furniture but it has all that you need to enjoy some quiet time at the beach.

There is one main bedroom with a comfortable Queen bed as well as a small study / reading room, a kitchenette and bathroom / laundry.

The front sliding door opens onto a large wooden deck that is sunny for the much of the early part of the day and also has cooler shady areas.

Five minutes walk along the beach to Omanu for patrolled safe swimming.

The guesthouse is self contained with it's own access and car parking. It is situated downstairs beneath a second Air BnB.

The immediate neighbourhood is very quiet so best suited to guests who are looking for a quiet and peaceful getaway.

The section is fully fenced and there are automated gates to access the section. The studio is located at the rear of the section separate to main house with its own entrance and parking available.

The studio is set back from the main road and overlooks the garden so you can woken with the sounds of birds. The studio is also soaked in afternoon sun and guests can sit on the decked area and enjoy the good weather.

There is a garage/rumpus attached to the studio and guests may encounter a little noise from time to time but the family make every effort to respect our guests and their privacy.

Guest access
Guests are welcome to park on the drive but this will need to be arranged prior to your arrival as the drive is shared with the owners and we will need to swap cars around. There is a small grass verge next door (close to driveway) at the property which guests can park on and there is on street parking 100metres from the property. Guests must enter through the automated gates and theres a button located on wooden post behind the small gate to the left side of driveway. That will open the gates and there’s another button on the inside close to back door which will close the gates.

Other things to note
The host family live on site and the outside space is shared with guests. We will respect guests personal space and the same is expected for us. The host family own a young dog Benny. Benny is nervous around new people and dogs and he will bark. He is gentle and kind and once he feels comfortable with you he’ll be your best friend.

Our one bedroom apartment is perfect for quiet couples, solo travellers and business people.
The self contained, newly renovated, entirely separate guest suite available is in the downstairs of our home with one bedroom, expansive living room with comfy sofa, and private bathroom. Safe and secure, it is bathed in late morning and afternoon sun. Beautiful Mount beach is just 4 mins away.
It’s a five min walk to New World, Central Parade shops, 10 min toTay Street Cafe, Bay Oval and Blake Park.

Large Kauri dining table spacious enough for laptops, screens etc if you need to work, and we can easily provide office chairs if you’d like. Excellent wifi.

Bathroom has a shower and toilet. Adjoining laundry has tub and washing machine. Access to our dryer can be arranged.

Hot outdoor shower. Shared pool.

Guest access
Separate entry. Access to shared deck area with table and 2 chairs, 2 cape cod chairs for relaxing.

Check in and check out times may be adjusted to suit your travel arrangements on request. Luggage drop/storage also available on request. Lockbox key access.

Other things to note
We live upstairs with our super friendly miniature Schnauzer Otto, so you may hear us moving around, and you might get a visit from him.
Otherwise, we will respect your privacy and leave you to enjoy your stay.
Unfortunately our space is unsuitable for babies or children younger than 12.
