Guest Access:
You will have exclusive use of the entire 1st floor, a generously sized apartment with separate entrances and complete privacy. The front porch is shared, but the porch furniture is for your exclusive use. While visitors are welcome, please note there is a 9-person maximum on the property. To discuss exceptions, please contact us in advance.

A smart lock keypad allows for convenient self check-in upon arrival. Check-in time is anytime after 3:00 pm, and check-out time is 11:00 am on the day of your departure. Our cleaning schedule is tight, and the hours between check-out and check-in are necessary in order to thoroughly clean between guests.

Additional Guest Fee: Please note that there is a $20 nightly fee per guest after the first two guests.

Parking:
Free parking is available on the street in front of the house. There is a 2-car limit for guests staying the night.

Respect for Neighbors:
The William Waters House is on a quiet residential street and we have amazing neighbors on all sides. We strive to maintain positive relations with them, so for this reason we ask that you respect house rules around the 9-person maximum, noise level and parking.

Interaction with Guests:
We enjoy meeting guests upon your request but also understand and respect your privacy. We are usually nearby, and always available by text or phone to address any needs you have.

Other things to note:
The apartment is the entire first level of a 3-story historic home and the upper levels of the home are separate living quarters that we live in. While generally very quiet, there is some minimal sound transference. Quiet hours are between 10pm and 7am. Again, parties are strictly prohibited.

Security Camera:
There is a motion-activated security camera on the front porch directed toward the sidewalk which can record audio/visual. The field of view is limited to a small section of the front porch and out toward the street.

Our location provides the best of both worlds. We are uniquely situated very close to downtown and hip east side neighborhoods, while also being tucked away on a quiet residential street next to a park. Our neighborhood, Irvington, is an upscale, historic, architecturally splendid area, great for quiet walks or for getting downtown in a heartbeat.

We welcome seasoned guests over the age of 25

1. No Pets and not suitable for children (not child proofed and only room for 2), and we do not accept bookings if you live in the Portland area.

2. No smoking or vaping of ANY kind anywhere inside or on the property/premises. $200 penalty for smoking. Any essence of smoke will result in a second cleaning fee. Your comfort is important, and you should find a place where smoking is permitted.

3. No parties, or outside guests without previous approval from your host

4. Do not engage in any illegal activities anywhere on the property

a. This applies to drugs

b. internet activity – no downloading of anything illegal using the Wifi access provided

5. Do not have any packages delivered before/during/ after your stay to this address

6. If you break or damage anything , please let us know and we can arrange for its repair and replacement.

7. Do not leave any food out that attract uninvited pests

8. The courtyard area at the front of the tiny house for you to enjoy the yard to the left of the tiny house is our private area

9. The driveway is not available for parking, if you have a vehicle please park on the street (unmetered free parking).

10. Quiet times between 10 p.m. and 9 a.m.

11. No burning of incense or candles on the property

12. No firearms or weapons of any kind

13 Any stains from beverages, food or lubricants that cant be removed, you will be charged for replacement.

14. If traveling with a Service Animal, we appreciate transparent communication regarding bringing a service animal to Ye Old Tiny House as there are additional rules that then apply.

15 The property is only suitable for 2 people, under no circumstances can a third person stay overnight.

16. No early check in or late check out.

17. Do not bring or use instapots, or any other additional cooking machines with you as it will overpower the kitchen circuits.

18. As this is a relatively small space, as a courtesy to future quests we ask that you refrain from the preparation or cooking of strong aromatic foods and spices.

19. We are not able to accommodate charging of electric vehicles.

20. Please do not plug anything into the back of the tv as it’s hard to access and it loosens the wall bracket.

21. The use of hair dye or self tanning products is not allowed and will stain the shower and sink Congrats, bet you thought it would never end but you made it to the end, thank you. Please put the word "TINYPDX" in your message to us, so we know you have read and agree to these rules, thanks :)

RENTAL AGREEMENT. Required at the time of booking - when you book, a link to the agreement will immediately be sent to you to electronically sign.

GUEST PHOTO ID. In order to prevent credit card fraud and for other security precautions, each guest upon booking is required to provide a complete (no info hidden) copy of their government-issued photo ID.

To guests who value their privacy: no parties will have access to or view their IDs other than me in my one-person, one-location operation, as they are stored in an encrypted server that only I have access to, and no biometric scanning or analysis are ever conducted on any of them.

TWO GUESTS MAXIMUM. The maximum number of Guests allowed to stay in the Patio Suite is two (2).

ADDITIONAL GUEST(S). The Patio Suite is open only to the Guest(s) already booked. If you would like an additional person to be added as a Guest during the Rental Period, you are welcome to make a request for this change. If it can be accommodated, the rental rate will be adjusted accordingly, if at all.

CHILDREN. The Patio Suite is not a suitable rental for children or infants. A child is defined as any person under the age of 18.

VISITORS. For this property to maintain its short-term rental license, it is required by the City to limit the total number of guests and their visitors on the property.

Because of this, visitors of registered guests may possibly be permitted onto the Property ONLY after guests have first checked with me about it. This includes any person(s) you may wish to come visit you or to assist you with checking in or out.

MAIL AND PACKAGES. If Guest wishes to receive mail or packages during their stay, they must have them sent to another address and not to this property.

Guests can legally have mail and packages sent to the local Piedmont Post Office, which is only a few blocks away, at:

DELIVERIES. For the security, safety, privacy and comfort of all guests, delivery personnel are not at any time permitted past the gates leading to the back or side patios. Deliveries must be made either at the front door of the main house or at the gate to the side patio, where Guest can greet the delivery personnel to receive their items.

PARTIES/EVENTS. The city of Portland does not allow any parties or events hosted by guests.

PETS/ASSISTANCE ANIMALS. Due to health restrictions, the Patio Suite is unable to accommodate any pets or companion or assistance animals.

NO TOBACCO SMOKERS. The entire property is restricted from smokers of tobacco anywhere at any time, either inside or outside, or at the curbside.

SHOE-FREE AREA. A "Shoe-Free" policy inside the Patio Suite ensures that the floor and rugs stay squeaky clean for all guests to enjoy. Provided by the door are clean wash-and-wear slippers for you to use, if you'd like.

FIRE SAFETY. For the safety of the property and its inhabitants, the lighting of candles, incense, sage, and any other flammable materials is not allowed on the Property. In the case of emergency, a fire extinguisher is on the kitchen counter.

CANNABIS. Consumption of medical and recreational marijuana (cannabis) is legal in Oregon. If you would like to smoke or vape cannabis, you may do so outside on the patio after first checking with me, in order to ensure that no other guests staying on the property at the time have expressed sensitivity to the scent.

Smoking or vaping of cannabis is not permitted inside the rental.

If you are sensitive to cannabis smoke, please let me know when you book so that I can ensure that other guests will not be smoking it on the property while you are here.

GUEST SATISFACTION/REVIEWS. I am available to make your stay as pleasant and comfortable as possible. If you come across even the tiniest of issues preventing that for you, please let me know right away so that I can resolve it to your complete satisfaction while you're here.

Be our guest in a newly completed two bedroom two bath cottage designed specifically for short term stays and complemented with designer finishes and décor. Located in Portland’s historic Overlook neighborhood; a short walk to light rail transit, Overlook Park, and Mississippi Street boutique shops and restaurants.

We strive to provide a welcoming and hospitable environment with strict cleaning protocols.

Full kitchen, living space, master bedroom with adjoining bath. Hardwoods floors and vaulted ceilings throughout. First floor has a 2nd bathroom, full size washer and dryer, 2nd bedroom with work space, luxurious plush carpet and its own intimate patio for two. Max Lite Rail is 837ft, 4.375 inches away (approximately) and there is a Nike bike share station there as well. Max goes to the airport, downtown Portland, PGE Park (soccer), the Moda Center (Trailblazer basketball), and the Oregon Zoo. There is 1 off street parking spot.

More about the apartment: The kitchenette is equipped with microwave, induction cooktop, electric kettle, toaster, electric cooker, rice cooker and small refrigerator. Ideal for self catering. The newly remodelled and decorated sitting room and master bedroom are spacious and both give onto a lovely deck overlooking Forest Park. The queen bed is firm with a pillow top with hotel-quality organic bamboo sheets. The bathroom has a bath/shower combination with rainfall shower head, bath towels are made of organic cotton, and heated towel rack. An optional Japanese-style room is available for an additional $50/night and can accommodate another couple or allow for two singles who wish to have their own bedroom, or just as an add-on space to relax and/or meditate. We have also recently installed a two-person infra-red sauna to relax tired muscles and add to your overall well-being which is available upon request for an additional $20 per usage. Only minutes from the hustle and bustle of town, with easy access to Portland's many parks and trails, the suite offers a peaceful retreat for reflection and relaxation whether you are visiting on business, pleasure or both. Guest access is a private staircase and secure door through the cedar fence at the right side of the home. Parking is available on the curb in front of the home alongside the Japanese garden.

• Hosts have an Australian Labradoodle named "Lotte" and a tabby cat named "Tilly" who are very sociable, but are not allowed in the guest suite.

As you enter the front door of our craftsman home you'll find a 600 square foot private space with abundant window lighting and an eclectic set of furnishings. Enjoy the living/dining room combo, kitchen, bedroom and bathroom as well as the outdoor spaces including the front porch bistro table and the side yard with two Adirondack chairs.
At the back of the kitchen there is an exterior door with a deadbolt separating the front portion of the home with the back of the home where we live. There is only one partial shared wall between the two spaces allowing for maximum privacy.
The neighborhood is dog friendly and we have a small dog in our living space but in order to keep the rental space clean and enjoyable for all guests, we don't allow dogs.
The location is on a quiet street and convenient to many of Portland's unique neighborhoods (Kenton, Alberta Arts, Mississippi, St. John's) and five miles from downtown. There is easy access to many conveniences like Columbia Park (3 blocks), bus stop (two blocks), U. of P. (one mile), and Green Zebra Grocery (6 blocks). Kenton is a trendy neighborhood in North Portland. It has numerous restaurants, coffee shops, grocery and convenient stores, shops, pubs, and parks, etc. The University of Portland is less than a mile away and we are 2.5 blocks from a Columbia Park. Columbia Park has an indoor swimming pool, a children's play area, and many picnic tables. Denver street is nearby with many options for food.

It is possible to get around without a car. The bus stop for 75 is two blocks away and can be taken to the Max line farther down Lombard at Interstate Ave. Uber and Lyft are always a short wait. If you have a car the free street parking is plentiful in front of the house.

Come stay in our sweet guesthouse! The Silver Star cottage is in our backyard but very separate with its own city lane access. The gas fireplace and heated bathroom floor are luxurious winter amenities! It has a full kitchen and 1 (QUEEN) bedroom & bath. There is a couch in the airy living space that opens into a DOUBLE bed. (Please note the bathroom is en suite, so access is through bedroom) Also important for some folks: The Cottage does NOT have a TV. Lots of beautiful wood and a cozy vibe. We have a smart lock and you will have your own code to access the guest house during your visit.

There is one camera on the property on the front porch of the main house and faces towards the street. There are no cameras monitoring the guesthouse at all.

Situated on a bike street two blocks from the famous Alberta Street. This beautiful and spacious indoor/outdoor living space has three skylights with an open floor plan for comfortable and easy living. And the kitchen is designed for the gourmet with a steam oven and a De'Loghni coffee/espresso machine!

In the summer you'll find tomatoes, herbs, blueberries and figs in the garden for your pleasure! Enjoy eating inside or outside under the pavilion or under the fig tree!

THE SPACE
The 16 foot door opens for an 8 foot opening directly to the outdoors on the north side of our house. It feels special when you are in the space. This very unique design has the main living space sunken for a real feel of the outdoors. The heated concrete floors automatically come on for comfort on cooler nights. Another favorite is the bathroom which includes a rain/massage shower head and a skylight for natural light. The automatic ventilation system comes on when you are taking a shower and the tile floor is heated. PLUS, the kitchen is fabulous! I love to cook and have all of the best kitchen appliances and tools, including a steam oven, Vitamix, Kitchen-Aid mixer and many more.

The space includes the:
- entire private back yard with a fire pit, two large teak chairs with cushions, 2 teak dining chairs with arms and 4 without arms and a teak dining table under the pavilion.
- main sunken room with a living space and dining space
- comfortable murphy bed behind the large moving walls in the main room with a closet to hang your things
- the large kitchen which includes a small open space for storing things or you can use as an office space
- the modern tiled bathroom with a walk in shower, toilet and sink

The studios are closed off from the rest of the house and you will enter through the garden.

THE NEIGHBORHOOD
Our neighborhood is fantastic with some of Portland's best restaurants, bakeries, boutique shops and festivals. Alberta Street is three blocks away for easy access to everything. To mention a few, Petite Provence to indulge in fresh pastries; Salt and Straw for the most unique ice creams; many boutique shops, foot wear shops, art galleries, and a coffee shop on every corner. On the corner of 30th and Killingsworth is a network of great restaurants! If you are here on the last Thursday of the month in the summer, Alberta street shuts out car traffic and vendors with jewelry, pottery, artworks, food carts, dancers and street musicians fill the street for the festive 'Last Thursday'. Every Sunday from May to November, one block away from our house is a farmers market between 10am to 2pm with music, local foods and seafood.
OR, go west to the trendy Williams District which has many more restaurants, boutique shops and bars.

GETTING AROUND
If you rented a car, there is plenty of off street parking. If not, you can walk, go by bike or bus.

BIKE--
The house is on a bike street and our city bikes are called "Biketwon". The closest bike station is 2 1/2 blocks away and there are plenty ore across the city.

BUS--
There are three bus stops close by..

You will have a clean, private room that is ideal for one or two persons. You will have a queen bed, two bedside lamps, a work desk and chair, and free WIFI. Most important, you will have a private bathroom for your use only.
The house has a large living room with a leather sofa and coffee table, a flat-screen TV, a dining room with a glass-topped table with seating for six people, and a covered front porch where you can sit and sip your morning coffee. In the kitchen, coffee and tea are provided free of charge, along with a fast-heating pot for boiling water.
All linens (towels, sheets, pillowcases) are provided. The kitchen is fully stocked with dishes, pots and pans, a microwave oven, a large electric induction range, a coffee maker, and a refrigerator. There is a large Sony flat-screen TV in the living room that gets the local stations plus Netflix and Hulu. Comfortable, spacious house, in which the upstairs two bedrooms are available for short term stays. Kitchen, bathroom, living, dining rooms, all downstairs, are shared with myself only. House is very near a lovely park, nice grocery store, Max train (for quick trips downtown, Rose Quarter, Oregon Convention Center, and PDX), and not far from bustling Mississippi and Alberta biz districts. Fiber optic wifi, a well-equipped kitchen, safe easy parking, and a selection of breakfast foods included.

The space
The house is a classic 1920's bungalow with elegant hardwoods, plenty of built-in storage, hi-speed fiber optic wifi (testing between 85 - 110 Mbps), backyard with a multi-variety bamboo privacy hedge, a well equipped, foodie-friendly kitchen, dishwasher, a long driveway for off-street parking, laundry facilities, cozy front porch area, etc.

Included with your stay are self-serve breakfast foods. Before you arrive I'll stock the kitchen with cage-free eggs, English muffins, cold cereals (mostly organic or natural, low-sugar brands), Oatly, or any other milk by request, coffee, organic 1/2 and 1/2, a variety of teas (green, black, & herbal), and a small assortment of fresh organic fruits.

Guests traveling on business, or in Portland for a wedding or other formal events, will be glad to know that the house has an iron, ironing board, hair dryer, and two full length mirrors.

The upstairs is a quiet area, nicely insulated from downstairs sounds. There are two upstairs bedrooms plus two exterior closets.

The west guest room has a window AC unit (during summer months), and is furnished with a lounge chair and ottoman, and a foam-topped medium firm queen-sized bed with nightstands on each side.

The east guest room also has a medium firm queen-sized bed, this one with an Avocado organic latex luxury topper for added comfort, plus a desk and office chair, floor lamp, window fan, and a wall of built-in shelving and drawers for storage.

The downstairs common areas, kitchen, bathroom, living and dining rooms, are shared with myself and nobody else.

Guests access their basement apartment through a separate entrance on the back of the home. Our backyard is somewhat of an urban farm & guests are welcome to explore this area. If interested, ask us for a tour of the yard (we love to talk about our plants & landscaping). On the patio is a table, chairs, chaise lounges, and BBQ to use (when weather permits). In the summer, we usually have a badminton net set up for a rousing game or two.

Other things to note
No animals ever go in the basement apartment, but note that we share the main level of our home with 2 wonderful cats: Abbey & Dubbel and one dog named Posie. They are very sweet & loving - you may see them in a window. Also, the basement is a standard ceiling height, except for two spots. If taller than 6'2", please watch your head in doorway & with one beam in pool room.

If you are traveling by yourself, please read all the information in the listing to be sure this place is a good fit for you.

The studio is located in the corner of the fully fenced and landscaped backyard of my 1910 house. The space is small, about 240 square feet. Public transportation is nearby, including 2 bus stops within 5 minute walks and the MAX train about a 15 minute walk. Several restaurants and food carts are also walking distance.

The space
The studio has a queen sized bed, an oversized chair, and a small dresser. I also provide a coffee maker, microwave, refrigerator, toaster, utensils and dishes. There is only one sink and it’s in the bathroom. Space and cooking supplies are limited. Thus, although I do provide an induction cooktop, skillet and pot, this place is best for people who want to eat out.

There is a small eating table. But there is no desk or dedicated workspace.

The small patio is not maintained after late October/early November because the weather is cold and rainy. I take in the cushions and do not sweep up the leaves. The picture of this area is obviously during nice weather. So this area is accessible but not really usable between November and April (or whenever the weather improves).

There is NO TV!

The neighbors adjacent to the studio have several parties a year in their backyard. They are family events and rarely go past midnight. I sleep through them with ear plugs but please be aware this could happen, especially if you are staying during a summer weekend.

You could see ants or spiders. I use a pest company to control them as much as possible and also set out numerous traps in the space. Please don’t book if seeing ants and/or spiders is a problem for you.

I have a large dog named Louie. My goal is that you never meet him because, although friendly, his manners are not great. But it has happened and so is possible. I let him out early (before 8 am) into the yard for a short time so you could see him then. I have a doggie door that I’ve forgotten to close up and he’s greeted at least one guest when they were returning. Please don’t book if this is a problem. You probably will hear him since he barks sometimes when guests come and go.

There are 5 chickens that live in the back of the yard. There is no rooster and the chicken coop is on the other side of the yard. But you may hear some noise from them, especially in the mornings.

There is NO TV!

Architect designed Arbor Lodge cottage. Located in a quiet neighborhood 1/2 block from Arbor Lodge Park. The space is bright and gets a lot of natural light. I hope you find it comfortable and relaxing. It is also conveniently located to many nearby shops, grocery store, restaurants, pubs and transit connections (light rail and bus).

The space
I live in the main house. The guest cottage is a 490 sq. foot separate home located at the end of the driveway and has its own entry via keypad. This is your private space The guest cottage was designed by a local architect and features high ceilings, plenty of natural light a full bathroom, a bedroom with a queen sized bed and desk. The kitchen features a stove, fridge, coffeemaker, refrigerator, new utensils, pots and pans.

The living room sofa is a sleeper sofa so it can be folded out into a queen 3rd bed. There is a television with Roku for streaming as well as a blue tooth speaker. WiFI is also available. A washer and dryer is in the unit for your convenience. There are plenty of towels, basic toiletries, hair dryer and an iron and ironing board for use. The unit is well insulated.

The heating/AC unit is located above door to the bathroom and can be accessed by the remote. Please try to conserve energy if possible. Additionally there is radiant heat in the bathroom and living room (adjust the knob on the vents to turn on along the wall).

There is a timer light for the outside switch which automatically turns the outside light on in the evening for a few hours as well as when you enter at night. You can override the switch by pressing the button which is over the switch (immediately to the left of the door when you are inside looking at the front door). It does make a noise for a brief moment when the light goes on and off as the battery operated button on top is turning the switch. Thanks.

Preserving the environment and treasuring the land is very much a part of the culture of the Pacific Northwest and Portland. Please do your part to conserve energy and dispose of trash, recycling, compost appropriately. Please put food scraps in the compost bin on the kitchen counter. A garbage can and recycling bin are also located in the kitchen.

Before you depart, please:
-Do your dishes (either in the sink or dishwasher), it's fine to leave them on the drying rack.
-Turn the lights and ac/heat off.
-Put dirty sheets/towels on the floor.

Enjoy the quiet in this stand-alone backyard guesthouse in a residential North Portland neighborhood. Kick back and relax in this calm, stylish space.

The space
The house itself is two two-story. The first level features an open plan living and kitchen area. There is no dishwasher (sorry), but everything else is there: sink, stovetop, fridge, oven, and microwave, coffee maker. There is a kitchen table and chairs, which can be folded up and put away if you want more space, and a comfy couch to relax on. The nice sized bathroom is on the lower level and features a shower, sink, and bathroom storage. Also on the main floor is a washer and dryer.

Upstairs is an open loft-style bedroom which includes a queen-sized bed, a sitting area, smart TV, open closet, dresser, and extra drawers for storage under the bed.

There are lots of large windows on both levels, so you get tons of natural light, even when it's cloudy out.

Guest access
The unit is accessed from a side gate to the left of the driveway. Walk around back on a marked path and you can't miss it. You are welcome to use the backyard, but just note that it is a shared space - we do have neighbors and you'll be directly behind my family home.

Other things to note
Heads up that in order to stay compliant with the City of Portland, the following information will need to be provided prior to your stay: Guest names, addresses, phone number, dates of stay, and number of guests. A form will be sent to guests to complete. This information will remain private and confidential, and will only be made available for inspection by City staff upon request.

I don't have any recent reviews, as I've had the place rented to one person for over a year, but here's a write-up from one a recent guest who rented via another site:

"This charming, well-stocked ADU is quiet, comfortable and within walking distance of neighborhood parks, grocery stores, coffee shops and a great whiskey bar! The ADU is well-designed with a spacious bedroom on the 2nd floor, updated appliances and a beautiful bathroom. I felt very safe in the neighborhood as well. The landlord is incredibly kind, attentive and will ensure you have a positive stay. If my situation allowed, I happily would have stayed here for a longer stay. This is a gem of a place!" -Maria L.

About:
The kitchen is well stocked with all the utensils, pots, pans, plates, bowls, etc. you should need. I will also get you started with olive oil, balsamic vinegar, salt, pepper, and some basic spices. If you plan on cooking at home or baking for fun, you should be good to go.

There is no dishwasher or garbage disposal. And I should note that Portland has a robust composting program, which I invite you to take advantage of. Additional info will be provided.

When you need to empty your garbage, the bin is just outside the side gate to the backyard. Also, there are the recycling and compost bins. Recycling includes cans, paper, cartons, and cardboard. The green bin is for all food waste and yard debris. Glass goes in the yellow bin. Garbage is picked up every other Thursday, all others are picked up every Thursday.

Hello! I've designed the space for students and travelers who need a private guest suite for longer term stays (30+ days). You have everything you need in terms of bath accessories, bed linens, kitchen utensils, laundry supplies and more. There is a 55 inch SmartTV. Cable TV isn’t available. The ADU has its own tankless water heater. Enjoy your private entrance, patio and garden arbors and secure bike storage. Tenants upstairs have 2 dogs and you will hear them on occasion.

The space
The ADU was built using sound resilient channels and 5/8 inch drywall, but there is potential for sound transfer from above. The long term tenants upstairs have 2 dogs. They can be heard occasionally. The neighborhood is quiet and friendly. If you're visiting over the summer then please join us for our block party!

Quite and quirky bike-friendly neighborhood that allows for easy access to the I-5, MAX railway and bus routes for those looking to explore. If your PDX itinerary includes nearby St. John's Cathedral Park, Alberta Arts District, Downtown or NW 23rd - this is a great place to call home base.

The space
Well lit and updated 768 sqft basement includes spacious living room with dining area for your enjoy your coffee and plan your day. If your goal is to to settle in and get some work done, you'll have access to guest Wifi. Bedroom includes queen size bed, large closet, dresser and plenty of natural lighting. Full bathroom with shower and bathtub for those looking to take a quick (or not so quick) soak. Fully stocked kitchenette with electric stove, microwave, toaster/convection oven and basic cookware, dishes and silverware. Coffee and tea also included.

*Those over 5’10” will need to be aware of some shorter parts of the ceiling where the ducting is.

*Being that the dwelling is underground, it’s usually on the colder end. There is no separate thermostat and it shares a HVAC system with the upstairs. We try our best not to blast the AC during the summer months while the temperature is comfortable, but it does make it a bit colder in the dwelling when it is on.
