Guest Access:
You will have exclusive use of the entire 1st floor, a generously sized apartment with separate entrances and complete privacy. The front porch is shared, but the porch furniture is for your exclusive use. While visitors are welcome, please note there is a 9-person maximum on the property. To discuss exceptions, please contact us in advance.

A smart lock keypad allows for convenient self check-in upon arrival. Check-in time is anytime after 3:00 pm, and check-out time is 11:00 am on the day of your departure. Our cleaning schedule is tight, and the hours between check-out and check-in are necessary in order to thoroughly clean between guests.

Additional Guest Fee: Please note that there is a $20 nightly fee per guest after the first two guests.

Parking:
Free parking is available on the street in front of the house. There is a 2-car limit for guests staying the night.

Respect for Neighbors:
The William Waters House is on a quiet residential street and we have amazing neighbors on all sides. We strive to maintain positive relations with them, so for this reason we ask that you respect house rules around the 9-person maximum, noise level and parking.

Interaction with Guests:
We enjoy meeting guests upon your request but also understand and respect your privacy. We are usually nearby, and always available by text or phone to address any needs you have.

Other things to note:
The apartment is the entire first level of a 3-story historic home and the upper levels of the home are separate living quarters that we live in. While generally very quiet, there is some minimal sound transference. Quiet hours are between 10pm and 7am. Again, parties are strictly prohibited.

Security Camera:
There is a motion-activated security camera on the front porch directed toward the sidewalk which can record audio/visual. The field of view is limited to a small section of the front porch and out toward the street.

The Irvington neighborhood:
Our location provides the best of both worlds. We are uniquely situated very close to downtown and hip east side neighborhoods, while also being tucked away on a quiet residential street next to a park. Our neighborhood, Irvington, is an upscale, historic, architecturally splendid area, great for quiet walks or for getting downtown in a heartbeat.

House Rules PLEASE READ BEFORE BOOKING.

We welcome seasoned guests over the age of 25

1. No Pets and not suitable for children (not child proofed and only room for 2), and we do not accept bookings if you live in the Portland area.

2. No smoking or vaping of ANY kind anywhere inside or on the property/premises. $200 penalty for smoking. Any essence of smoke will result in a second cleaning fee. Your comfort is important, and you should find a place where smoking is permitted.

3. No parties, or outside guests without previous approval from your host

4. Do not engage in any illegal activities anywhere on the property

a. This applies to drugs

b. internet activity – no downloading of anything illegal using the Wifi access provided

5. Do not have any packages delivered before/during/ after your stay to this address

6. If you break or damage anything , please let us know and we can arrange for its repair and replacement.

7. Do not leave any food out that attract uninvited pests

8. The courtyard area at the front of the tiny house for you to enjoy the yard to the left of the tiny house is our private area

9. The driveway is not available for parking, if you have a vehicle please park on the street (unmetered free parking).

10. Quiet times between 10 p.m. and 9 a.m.

11. No burning of incense or candles on the property

12. No firearms or weapons of any kind

13 Any stains from beverages, food or lubricants that cant be removed, you will be charged for replacement.

14. If traveling with a Service Animal, we appreciate transparent communication regarding bringing a service animal to Ye Old Tiny House as there are additional rules that then apply.

15 The property is only suitable for 2 people, under no circumstances can a third person stay overnight.

16. No early check in or late check out.

17. Do not bring or use instapots, or any other additional cooking machines with you as it will overpower the kitchen circuits.

18. As this is a relatively small space, as a courtesy to future quests we ask that you refrain from the preparation or cooking of strong aromatic foods and spices.

19. We are not able to accommodate charging of electric vehicles.

20. Please do not plug anything into the back of the tv as it’s hard to access and it loosens the wall bracket.

21. The use of hair dye or self tanning products is not allowed and will stain the shower and sink Congrats, bet you thought it would never end but you made it to the end, thank you. Please put the word "TINYPDX" in your message to us, so we know you have read and agree to these rules, thanks :)

Beautiful newer and modern apartment with private entrance on street level. This one-bedroom apartment includes a queen-size bed plus a new sofa-bed - both with memory foam mattresses. The full kitchen includes a microwave, dishwasher, oven and range plus it is fully stocked for your stay. Irving Park is two blocks away. Starbucks & Whole Foods are just four blocks away. Walk 10 mins to Alberta Arts District or Williams District for Portland's best shops, bars, and restaurants.

The bedroom has a queen bed featuring a Casper memory foam mattress, end-table and full closet. The living room has a top-grain leather sofa bed with a memory foam mattress. The kitchen has everything you need to complete your stay plus a full-size fridge, dishwasher, oven, gas cooktop and microwave. You will love the Nespresso Vertuo coffee maker and complimentary coffee pods. There is also a full-size washer and dryer with complimentary detergent. All bathroom toiletries are included. The double windows allow plenty of light or pull down the room-darkening shades for full privacy. You'll appreciate being within walking distance to some of Portland's best and well-known neighborhoods. Alberta Arts District, Mississippi District, Williams & Vancouver streets are all within a short walking distance. Downtown is only 10 minutes away by car. We are close to the city bus stops which can take you anywhere you may need to go to the metro area.

We are LGBTQ friendly! Fees apply for late check-out (when available). The entrance is sidewalk level. Parking is available in front of the apartment on the street. No permit is required. Guests have access to the entire private apartment with private entrance. This apartment is on the lower level of a family home. Because we live upstairs, we are available if needed.
