- "I went to Riverside for a work training and found this affordable ADU that was close to my site. The walkable and clean neighborhood made me feel safe. I liked the close proximity to grocery stores and restaurants." - "My kids (3rd and 5th graders) enjoyed this nice quiet little ADU in Riverside. It was very close to the Canyon Crest Towne Center where there’s a Ralph’s grocery store, RiteAid and restaurants. It’d be a great place to stay if you’re parents of an undergrad attending UCR, as the campus is very close. If you’re staying more than one night, definitely make a stop at a grocery store before checking in (Grocery Outlet or Food4Less, on Chicago Ave, the aforementioned Ralph’s, or Trader Joe’s, off Central Ave) as the fridge and cupboards were empty (there was some spray-on olive oil around so that helped). It was a good place to land for the final leg of my kids’ road-trip from N Calif and we didn’t need to do a whole bunch of cooking there; BTW, not much by way of spots to put your plate down; we improvised a dining table using the ironing board and a bath towel for a tablecloth. Street parking was never an issue and the neighborhood is safe (and need I mention it again, yes, it’s very quiet 😊)."

Since this is a residential house, the wall in the room is not soundproofed, unlike in the hotel environment. While I do check the space thoroughly, it is possible a bug may enter. If this happens, please let me know, and I will humanely remove it as soon as possible.

I booked this place bc the listing said 2 rooms. And sleeps from 2-4 people. When I booked the place for two people he still charged me an “additional guest fee” for having a second person? I didn’t even go to the limit of 4 people as said on the listing. We go inside and find that the second bedroom is locked. When we asked if he could open the second bedroom he refused and asked for us to pay him more to open the second room! My friend had to sleep on the futon which was so uncomfortable and the only real bed felt like cardboard. There wasn’t even extra bedding or pillows for the futon!!!! And my friend couldn’t even fit on the futon. There is no real privacy as you are literally sharing the space with the owner, he just literally turned three bedrooms of his house into a rented space but then still locks them when you arrive so you have to pay him more. He also changed the details of the listing when I booked this room two months ago. There is only a frosted glass door divider that separates you from him and you can hear and see through the divider with indiscernible shadows. This place was so terrible! He doesn’t even provide a basic coffee pot. I booked this place for three nights and we left the very next day and only stayed the one night. He will come back and say “it was in the details” or “you got what you paid for” excuse, but do yourself a favor and DO NOT BOOK THIS PLACE. STAY AWAY. Due to the inhospitable conditions we left and found a hotel room. Most importantly he falsely advertises his listing and then in the fine print he changes the conditions of the actual number of rooms available."

This is a home located in Canyon Crest, one of the nicest neighborhood in Riverside. The location is a 2 minutes drive to UC Riverside, Starbucks, Restaurants, Supermarket and more. For those wanting to explore downtown restaurants, attractions, the historical Mission, and shopping, it's an 8 minutes drive away. We are located within 70 minutes from Santa Monica, Beaches, Hollywood, downtown LA, Big Bear Lake, Disneyland, and many more.

This is a comfortable home with 4 bedrooms, open floor plan living space with living room and dinning area, full kitchen, washer and dryer, outdoor charcoal BBQ and living spaces, swimming pool and loungers. This home runs on 500 Mbps wifi internet for productivity and streaming entertainment. There is a 65" Roku TV in the living room and a 55" Roku TV for the master bedroom.
Other things to note
▪ EV Charger: We provide a Tesla Universal EV Charger for your convenience inside the garage. Charging hours are before 4pm and after 9pm. We currently provide free charging, but you can only charge during 19 out of the 24 hours.

▪ Garage Parking: Free 2-car Garage Parking. The garage is a detached garage on the same property. Many places don’t allow guests to park in the garage. We do. In the summer, cars can get very hot inside if parked on the street. It’s just nice to have a covered garage parking for convenience, safety, and also keeping your car from getting dirty.

▪ Rooms: There are 4 bedrooms. Two of the Bedrooms have KING SIZED Beds. The third bedroom has a Queen sized bed and a Twin XL Bed. The last bedroom has a Queen Bed. Please do not use the fireplace in the house.

▪ Mattress: All King Mattresses and Queen Mattresses are Medium Firm Memory foam great for support. The Twin XL Bed is a Medium HYBRID Bed (Top memory foam Bottom is Spring).

▪ Pillows: All rooms come with a variety of Pillow thickness: Low Profile Pillow, shredded memory foam pillow, thicker fuller performance pillow, etc.

▪ Curtains: All Bedrooms have Blackout Curtains. So you can sleep during the day if you want.

▪ Work Area: Every bedroom has a desk and a chair. High speed internet 500 Mbps Wifi is provided.

▪ Bathrooms: Both bathrooms are accessible with no high steps. One Bathroom is inside the Master Bedroom. The master toilet has a Bidet. The other bathroom is in the hallway. This second bathroom has a double sink making morning routine a little easier for larger groups. There are no bathtubs in the house. We provide a baby shower tub. Hand soap, shampoo, and conditioner is provided.

▪ The space: The house is 1750 square feet. The kitchen, living room, dining room are open floor plan. There is a 65” TV in the living room and a 55” TV in the Master Bedroom.

▪ Entertainment: The Pool Table is a Mini-size. It is not a full size pool table. It can be fun for kids and adults alike.

▪ Pool: There is only a Pool right now. There is no Hot tub. The Pool does not have a Pool Heater which means the pool can be very cold. There is no pool fence, 100% adult supervision required if you have children. As of 2025, we no longer provide Pool floaties at the property. Guests are allowed to order or bring their own floaties.

▪ Kitchen supplies: There is a Stove, Range Hood, Oven, Fridge, and a Microwave. The fridge does not make water or ice. We do provide a Brita Water Filter inside the fridge. There are Pots, Pans, Stovetop kettle, salt, pepper, cooking oil, and different seasoning. If there is something missing or ran out, the grocery store Ralphs is 0.7 mile away. Super convenient.

▪ Coffee: We have a Drip Coffee Maker, French Press, and ground coffee.

▪ Little Kids Supplies: 1 High Chair in the house, 2 stepping stools, 1 baby bathtub. 1 Pack N’ Play. There is no full size crib. 1 Stroller.

▪ AC: Central AC and heater is available. Control panel is in the hall way.

▪ BBQ: We currently have a portable Charcoal Grill. We don’t have a gas grill. Charcoal is not provided by hosts, but there maybe charcoal available from previous guests. Charcoal can be purchased at the nearby supermarkets. Our do not clean or maintain the outdoor BBQ. Guests need to treat it like a BBQ grill in the park and clean before each use yourself. And clean after you use it.

▪ No Parties: The house is in a quiet neighborhood adjacent to other people’s homes. So again, no parties. no loud music or loud noises. Property has sound and video recording in the front of the house and in the front of the garage.

▪Dog Fee $100 per Stay per animal. 2nd dog fee is $50 for the stay. Dog fee needs to be paid prior to arrival. No other animals allowed. Please bring your own dog bedding and doggie bags to pick up after them. Please do not use human towels for dogs. No animal bedding allowed in the washer or dryer.

1. The property is equipped with security cameras, video door bell and noise detector outside the house.
2. 🛻Pls park your cars in the driveway, and don't block the walkway.
3. Pls take off shoes prior to entering into the house.
4. Pls move trash bags to trash bins if trash bags are full and don't leave trashes on the floor in rooms or in garage.
5. Given the massive work required to meet our cleaning protocol, pls follow the requested schedule to check in and check out. If early check in or later check out is needed, pls reach out to us to get an alignment first. Extra fee will apply.

6. OUR HOME STRICTLY PROHIBIT THESE BEHAVIORS:
(1) Any Smoking/vaping in particular marijuana inside and outside the house.
(2) Any parties, events, large group gathering (max 15 including visitors), loud music or interference. There is a noise detector to detect excessive noise (in the backyard only).
(3) Unregistered guests.

You will be asked to leave the house immediately without a refund if there is a violation.

7. Max 2 pets allowed. Pet fees will apply. We need your cooperation to make sure your pet is well behaved and potty trained to avoid claim for any damage or extra cleaning fee.
8. No lighting candles, aromatherapy or other open fire in the house.
