Our goal is for our guests to have a positive experience, for which we go above and beyond to be as helpful as possible. And with that in mind, after 7 years of hosting, we gathered these needed to be know before booking. We use 2 bedrooms for hosting; they are single occupancy, meaning only 1 person per room. We don't allow visitors, only the guest is allowed in the house, anyone else, not previously discussed, will be trespassing and will be asked to leave. We use self check in via a code for both from and room door. Our check in is at 3 pm and check out at 10 am: we will send you self check in instructions the morning of arrival. If traveling without Wi-Fi, let us know and the code will be sent sooner to avoid issues with the self check in process. If you extend your stay without a prior discussion, you will be charge: $20 for the first hour, $15 for every hour after that.

During your stay
We use of the Airbnb app for communication for record keeping and for simplicity. Please, unless otherwise previously agreed, don’t call our private cell phones as we work during the day and the call might be missed.

Other things to note
There is video surveillance for the outside of the house. The individual rooms and bathroom are completely private. The hosts will not enter the occupied rooms unless there is an emergency, in which case the host will be notified via the platform.

Upbeat, beautiful one bedroom with attached bathroom. Have the ground floor / lower level of our home to yourself. Your own private entrance, come and go as you like. Located on a quiet, dead end street in a very safe, residential Boston neighborhood, with big beautiful evergreen trees. Convenient to 93. Five minute Uber or short bus ride to Ashmont station, from here take the train downtown Boston. Free off street parking. Easy walk to coffee shops, restaurants, bars, and Neponset River trail!

The space
This suite is the ground floor of our home. You will have exclusive access to this floor while you are here. You'll have your own private entrance, and you will let yourself in with a key from a lock box, and come and go as you please. A set of stairs connects the ground floor to the rest of the house, and you can lock that door. You will hear us on the floor above you, but your unit is separate. (note we have a seven year old.) There's no tv :)

You have the main bedroom and attached full bathroom. There is an additional, smaller room you also have access to. A queen size air mattress can be put in that room. No door separates the two rooms -- they are on either side of the stairway. We do, however, have a curtain hanging in the doorway that you can use to separate the rooms.

Your back door looks out onto huge evergreen trees in our small backyard/driveway space, and there is a small wooded area at the end of our dead end street. Nature right in the city! Note the listing says "private patio" --- but it's not exactly *private*. It's specifically for you, but it's behind the house, right outside your unit.

Your unit has a mini Keurig. We provide lots of coffee and tea in k-cups. (You can also use the Keurig for plain hot water.)

You will also have a mini fridge with freezer.

The place isn't big or fancy. It doesn't have a kitchen, microwave, or tv, and it isn't super close to downtown. BUT it's very clean, the bed is comfortable, and public transportation is fairly accessible. And it's inexpensive given Boston prices. No tv :)

In addition to your private bedroom and bathroom, you'll also have access to another small room on the ground floor. A curtain separates it from the main room, and a queen size air mattress can be added there.

There's a small patio out your back door (part of a bigger paved area), with table and 4 chairs to sit at and look at the enormous trees :) Some of our six year old's toys are out there too.

When you arrive, to get into the space, you'll first walk through a small room, which we use for office/storage.

Note there are a couple of steps in entryways to navigate (just going up or down a step or two).

One doorway is a bit narrow.

Other things to note
We have a young, active child who wakes up early and can be a bit loud. We have a good noise machine in the unit that you are welcome to use. We don't have any pets.

This is a lower level, and in the winter, the floor can get cold. We have a space heater down there which you can use, and which makes it pretty toasty.

One doorway into the unit is a bit narrow.

Also, there are coyotes in the woods nearby. You might hear them or (less likely) occasionally see one. You also might see wild turkeys in the neighborhood!
