You will have direct access to the (shared with owner) laundry room. Note: Your kitchenette and laundry room is the dividing room that separates your suite from our home.
The bathroom was built to accommodate a wheelchair. Shampoo and conditioner are provided. There are two ceiling fans. A mini-split a/c and heater. Two operable skylights are located above the sofa and also in the laundry room.

First, the most important part, not accurately portrayed in the listing: EVERYTHING is upstairs. Both bedrooms, the bathroom, AND the kitchen require climbing a somewhat steep staircase. The ONLY thing downstairs is the living room. Now, for the details. The towels were kinda threadbare, and SMALL. The 7 year old child in our group even commented that she’d never before used a bath towel that couldn’t fully wrap around her. I stayed on the sofa bed, which I had to make myself from assorted, threadbare blankets. The bed linens were so thin you can see through them and had what looks like some rust stains on them. Additionally, the towels and sheets were clearly washed in a VERY perfume-y detergent. As someone with scent-triggered migraines, this was not ideal. The kitchen was adequate. Very basic, but functional. (Though the microwave didn’t make a lot of sense, due to having knobs rather than buttons and no obvious options for settings.) The turntable glass was set inside, but nonfunctional. The water in the bathroom smells kinda sour, but wasn’t discolored or grainy, so it was likely safe, but we used bottled water for teeth brushing as a precaution. Overall, it is far from the worst place I’ve paid money to stay, but it’s equally far from the best. It is truly mediocre and adequate in every way. "

- "This was a great property for us. The beds were comfortable (though low) and the space was clean and inviting. Fully stocked kitchen (yay! coffee!) and great extras like beach towels and toys. The back patio was lovely and cool as it's well shaded. Perfect spot for my morning coffee. Two things to note - my car rental agency gave me a giant vehicle by mistake and it was a bit of a task to back it up the steep, narrow driveway, so get a small to med sized car or SUV and you should be fine. Second, this is a bottom floor rental so you will hear some of the movement of the people above. Not a big deal to us. And a weird note, perhaps, but I loved the lock mechanism - it was the easiest one I've ever used and worked like a charm every time - loved it!"

- "Everything about the property listing was as expected for our Thursday to Sunday stay. Exception was that there was not cable provided by Spectrum; only streaming services available. As for the house rules, they were reasonable. We had other occupants stay on the upper floors on Friday and Saturday night and they weren’t so respectful us on the 1st floor. We won’t elaborate on the details but we were given instructions to respect the neighbors and other tenants in the house…just wish they did the same. Only suggestion to owners would be to provide a small ironing board and iron and plastic cups for the outside jacuzzi. Our room was comfortable very clean."

Big house located near the top of a hill in the Bay Park area, a comfy bed that can easily fit two, and a great view on the patio!

Located in a nice, quiet neighborhood nearby Tecolote Canyon Park and Mission Bay.

The space
The room itself is private and quiet. There is a small refrigerator with an unlimited supply of bottled water, beverages, and snacks, complimentary for guests. Fresh ground brewed coffee is provided in the dining area.

This is our only guest room in the house, so no other guests stay at the house, however my parents and I do live on a separate floor in the house. Our rooms are on the second floor while the guest room is on the first floor.

The walls of the house are thick so most sounds don't get through.

There is a washer and dryer inside the house for guest use.

We recommend using a car for your stay in San Diego, however you can use a rideshare service like Uber or Lyft to quickly get to where you need, or you can take the trolley or bus to get downtown without having to worry about parking.

You can access the backyard, pool, deck tables, gazebo, and garden via the Garage Side gate. The pool cover is on to keep the pool warm and clean. Directions to roll it up are in your welcome booklet.

Other things to note
There is a mini fridge and water kettle, no outside cookware permitted. This room is not suitable for cooking meals. You are welcome to pick fruit from the trees as long as you can know what you are doing, e.g what fruit you are picking and if it is ripe. You should already have most of the info from online, but there are a couple of other pieces of information.
Please use the Blue Door with 1214 next to it to enter.
Door Code is available via the app. If you accidentally lock yourself out please call before trying to break in a screen :) I have a housekeeping spare that might be available.
Kitchen – This should have all the plates, silverware, pots, pans and basic utensils you need. Additionally, there is a Keurig, toaster and other appliances. There are lots of glasses and containers. There is a fire extinguisher behind trash bin.
Living Room – The couch pulls out into a bed and has internal storage for linens/blankets. The pillows, sheets and comforters and all under the side nearest the door (it lifts up). There are also a fan and TV remotes near the entrance.
TV - This is a smart TV, so those of you savvier than me can use other inputs or link via wifi to your own gadgets. The red button on the RCA remote will power TV on. It will be on the local antenna channels and takes a minute to sync with the wifi. Press the “ ” button to activate the smart TV options. Amazon Prime is already set up and ready to use but feel free to surf around. The arrow buttons will move the screen and the button in the middle selects what you want to do. Note that when first turned on it will take a minute or two for the internet to sync up with the TV. Checkout my “Library” in Amazon for free movies :) Use the menu button to manually sync the wifi if needed.
Extra outlets – There is a large surge protector by the couch for extra outlets and USB charging.
Heater/Fans- This is San Diego so not typically needed  However, some tenants complained my wall heater heated up too well. It is disconnected during the summer and I have provided a small plug in heater in the bedroom closet just in case. For summer I have added a window AC unit. Please be mindful of energy use and keep windows closed when using and primarily use when home. Thank you!
Bedroom – There are slideout drawers under the bed for extra storage. Hangers are in the closet as is extra pillows, beach chairs and a large fan. A small vacuum is in the closet as well as a 2nd fire extinguisher.
Bathroom – There is a hairdryer, toiletries and plenty of extra towels. The first aid kit is on the top shelf in the bathroom cabinet.
Laundry – There is a coin operated laundry as part of this complex. Walk to the small shed next to 1214. Open the latch. Washer and dryer are inside and cost a few quarters per load. I placed about $5 in quarters in a glass in the kitchen so you do not have to pay with your own money.
Back entrance: Has some plastic shelves. Feel free to use anything in them.
Windows: I typically leave a few open so the place is comfortable when people arrive. An extra fan is provided if the overhead fans do not provide enough airflow.
External: The rear of the house will be upgraded in the future. Right now it is just a little outside storage space.
Trash: Use the bin labeled 1212-1214. Trash comes Wednesday mornings. I typically swing by and put it out, however feel free to put out on the street Tuesday night if full. Use either blue recycling bin. It is picked up every other day.
Checkout: Checkout is 10AM. Please clean up after yourself but do not worry about laundry. All bedding will be laundered. Any towels or extra linens you use please place in a pile or laundry basket and I will wash them. If they are wet please hang in bathroom. Dishes need to be washed but I can put them away if drying. If there is food spoiling in the garbage please place outside in the black cans near the rear (the one marked 1214 preferably). Please ensure 1 fan remote is in the bedroom and the 2 remotes are placed at the entrance (TV and fan remote).

Although the listing says I can accommodate 4 people, 2 is best. The space is 460sqft so just more ideal for 2 people. Perfect for me and my girlfriend :) However, with the pullout sofa it can workout for 4 just fine. I just like to be honest about the size.

Also, for larger groups there is a another two unit next door. (1212 Viola Street).

Please understand checkin/out times are firm (10am/3pm). We have a hard-working small business that services our properties and several others. They need that timeframe to clean places and account for times when some guests leave more to clean than others.

A/C is typically not wanted, but I added a floor unit which connects to the window for use as needed. Please be mindful of energy and only use while home. San Diego recently raised daytime energy use significantly. Please disconnect and place back in closet when you leave. Thank you :)

We're excited to share our modern and comfortable guest suite in our home with you. Our home is minutes drive to Mission Bay, Sea World, Old Town, Balboa Park, airport, beaches, downtown, and more with easy access to the 5 and 8 freeways.

The space
We manage and clean our Airbnb entirely by ourselves - so we take great care and pride in providing as clean and comfortable an environment to our guests as we would want if we were traveling. We want to make the Airbnb experience as easy as possible for guests so we try to minimize the things we ask of our guests.

Here are some important things to know about our unit:

1. The space is about 500 square feet and includes a kitchen with range top (but no oven), full sized fridge, blender, microwave, coffee maker, and other basic kitchen essentials. It is arranged similar to a studio so there is no separate bedroom (see pictures).
2. The unit shares a wall with our main house and there is a door to the main house inside the unit. We keep it locked from our side at all times but the door also has a deadbolt that is only accessible on your side.
3. Our house is sunken from the street level so there is a flight of stairs to get down to our house. Turn left from the front door to get to the separate entrance for the unit.
4. We are a cat house and have multiple cats. They are not allowed in the Airbnb unit at any time, but we do not recommend our unit to guests with severe cat allergies.

Our HOUSE RULES are summarized below:

1. Self Check-In is anytime after 12:00pm. We message our guests 24 hours before scheduled arrival with the code to unlock the door. Message us through the app to let us know you've arrived.
2. Self Check-Out is anytime before 12:00pm. Please message us via the app once you have left the unit.

Here are some Frequently Asked Questions:

1. Q: How close is the nearest beach? Is it walkable?
A: The nearest beaches are the ones inside Mission Bay. But, these beaches are in Mission Bay and not the Pacific Ocean. The nearest "ocean" beaches are Mission Beach, Pacific Beach, or Ocean Beach. While Mission Bay beaches are "walkable" it's still over a mile and requires crossing some big streets. We recommend going to beaches by car or bicycle. While some neighborhoods in San Diego is great for walking if you want to stay in that area only, the reality of the public transportation system in San Diego makes it so that having a car makes things a lot easier.

2. Q: What kind of public transportation is available:
A: Despite what we said to question 1, our public transportation system is improving. Within a 10-15 minute walk from our house are bus stops and a trolley stop (Blue Line). The trolleys are a very convenient way to get to places in San Diego that is serviced by the trolleys, and the bus system can help fill any gaps.

3: Q: Any restaurant recommendations?
A: We're happy to provide customized recommendations to any specific areas or types of food, but we also include a link with restaurants and activities highlighted once guests book with us.

Other things to note
Our house overlooks Mission Bay and Sea World. So during most weekend evenings and some holidays, Sea World does a firework show which can be seen and heard from houses on the hill. The times of the show are not consistent throughout the year, but is never after 10pm.

Our windows have blackout curtains, but we've had guests with particular light sensitivity comment that light still seeps through the very edges of the black out curtains, which we unfortunately can't do anything about due to blackout curtains being installed inside our very deep window casings.

San Diego recently significantly raised energy rates for daytime use.

The Neighborhood
Morena is an upper class neighborhood that's popular amongst the college-aged crowd, mostly because of it's location to the University of San Diego. Because of it's location and proximity to nearby attractions, there's always plenty to do, see, and explore in this part of the southern CA city.

Getting Around
There are multiple public bus lines within walking distance of this Morena apartment. If you have access to a car, the main expressways are also easily accessible. This makes getting around San Diego easy and efficient too.

The Casita is it's own mini house. It's a fun little space with everything you need in a place to stay while visiting San Diego. It has great windows and french doors that you can leave open if you like the breeze. There is no air conditioning but there is a window fan and a rotating tower fan. The little patio is a great place for a cup of coffee in the morning or a glass of wine in the evening.

You will have a queen size bed, large bathroom, and kitchenette. There is a TV with cable, including movie channels and WIFI. We keep a fan and a space heater in there. Microwave, sink, mini fridge. Our beautiful & spacious suite is attached to our home in the quiet neighborhood of Bay Park. We are in Tecolote Canyon-perfect for a nature walk or mountain biking.
We welcome guests from all backgrounds, nationalities, races, religions, sexual orientations etc. We only ask that you are a kind and respectful guest. We promise the same in return.

The space
Your suite entrance is located off of a private patio. As you will see from photos, the entrance is all glass allowing a lovely amount of natural light. There are two additional windows, as well as an operable skylight.
The sitting area offers a cozy sofa and armchair.
The sleeping area boasts a comfortable (and new) queen sized bed with soft cotton sheets and a down comforter.
The bathroom is quite spacious and comes with all of the essentials. You will find shampoo, conditioner, body-wash, a hair dryer and feminine products.
The kitchenette is fully stocked with dishes, glass ware, cooking items, coffee maker (w/coffee.) There is a convection toaster oven as well as an induction cook-top located in a cabinet to the right of the refrigerator.
The laundry room is yours to use as well. Feel free to bring your own detergent or use ours.
