The building is completely network wired which is managed professionally by the owner. The building has cameras on each floor. Entry to the building is accessible with a fob connected to a computerized access point and IP based audio/video intercom system. The apartment is network wired and both WiFi and wired internet access is available.

Tenants have free of charge access to the laundry room in the building with two washers/two dryers.

The normal check in date is 4:00 pm and check out time is 10:30 am unless other arrangements are made with the owner.

PARKING: Being a high-end residential area, Upper West Side where our building is located is one of the rare areas where you can still park for free. You can park on the street free of charge except for four days a week between 8:30 am to 10:00 am, Mon and Thu on the North side of our street and Tue and Fri on the South side of the street, because of street cleaning. I would say, for the most part the residents park in the street and you don't need a parking permit. During these four days when the street sweeper comes between 8:30 to 10:00, all cars which are parked, you can move your car to the middle of the street or double park so that the sweeper can go thru. After the sweeper is gone, Neighbours move right back to their parking spot, but the driver needs to stay in the car till 10:00 am. If you are on the side which does not have the street cleaning, you can park as long as you want, and it is free. I would say, most residents are able to find a parking spot so that they don't have to move their car during the street cleaning.

There is a parking garage two blocks south, on 83rd street between Columbus and Amsterdam and some tenants might have used it as a long-term parking. If you want to find a long-term parking and don't need the car every day, you can probably find a less expensive parking garage on the west side of Manhattan as you get closer to the Hudson River. I believe you can probably shop around once you are in the city.

Now, this information applies to the street and not to the avenues! I believe we pay about $ 10.75/2 hours on Columbus and Amsterdam Avenues. You are allowed to park a maximum of an hour or two since you cannot pay more with the park meters. Few spots are reserved for commercial parking till 1:00 pm, but I would say if it is for couple of hours you can always find a spot on the avenues as well as with park meters. The apartment is fairly roomy, has all one needs in the kitchen; tiny but serviceable older bathroom, plenty of closet space, could be touched up to make it feel more maintained (paint splatters, caulking, gaps, small touch-ups) but wouldn't stop us anyway from recommending. The building is ok, quiet, no issues other than I'd love to see the outside entry area (where trash/recycle located) washed and cleaned and better kept. The apartment location overcomes any shortcomings of these maintenance issues in our minds."

Close to everything, this wonderful, apartment in 100+ year old, eclectic, excellently maintained building is great for sleeping and recharging.

This is a colorful, I think pretty and eclectic, super special place and I am happy to share it. It is not a place for frequent cooking though. If you need to cook often or pungent food, this is not the space for you for several reasons. We don't do frequent or pungent cooking in the whole building.

Unfortunately, If you have a special diet that requires daily cooking or heating pungent foods, or need to have visitors over then this is not the place for you.

*IMPORTANT: Please do not book until you send me a message to request dates prior to actually booking. This is not a typical space as the host lives here and there are some house rules everyone in the building observes. Simply contact first to request dates, mention vaccination status and general schedule/reason for stay to avoid wasting your time and effort and mine.

This Room is available for considerate people only as Brownstones amplify noise and a few considerations are necessary to happily co-exist. Most are just common courtesy when sharing space. For instance: Please turn all doorknobs to close doors instead of pushing or pulling them shut and please, no s loud, invasive, 2-way speakerphone conversations or amplified phone or computer content in any common areas. We don't need to know one another's business or comings and goings. I realize these considerations are likely an out of the "ordinary ask" but I am a super light sleeper with a very erratic schedule and I try to reflect my appreciation in advance by keeping my room price lower than most in the area. That being said, I do completely understand if this is not the ideal situation for you and you prefer to stay somewhere less "restrictive" during your time here in Manhattan.

I give my guests extensive amounts of privacy, keeping to my end of the apartment, in my room and super quiet.


I am available to help though in ways that most hosts do not. For tourists and New Yorkers looking for content, I am happy to suggest locations for filming and or pictures and happy to do the filming and picture taking when scheduling allows. Portable lighting also available. (Great for anyone looking to live-stream!).

*I love to share my home with water, noise and electricity conscious guests a few times a year and I am able to keep the price lower than most in the area as a result.

Hosting guests who work outside of the apartment are ideal for this space as it means we will have mainly different schedules, which obviously helps to keep the utilities and water usage down at peak cost times it also will free up wifi" and additionally I am able to use my home office and teach online classes, located in the living room, with interruptions limited only to my own ADHD.

Since my bedroom is sandwiched between the obligatory New York City street chaos which begins with sanitation workers at 5am and continues through to the evening with parking space arguments, car traffic, constant neighbor conversations, barking dogs and crying toddlers going to the nearby respective parks) and the apartment front door and bathroom on the other side of my louder than normal room, with the traffic, deliveries and foyer doors of the outer hallway on the other side of my wall and staircase traffic of the abutting building at my head completing the full circle of seemingly continuous energy on this side of my bedroom door (think Carol-Ann's bedroom in Poltergeist during the T.V./tennis ball scene.)

The rest of the apartment and your quiet, private room is like one giant noise canceling experience and an absolute oasis from the hustle and bustle of the greatest city in the world and everything that goes with it. I also try my best to keep the noise, any activity and energy super low around your room at all times so you remain undisturbed with your own thoughts.

I am happy to host, clean, share free NYC events and once in a lifetime opportunities, even share personal contacts and industry connections with you but if we are on different pages regarding the respect of this special space .... obviously not so much....

COVID Vaccinated, mature, conscientious of housemates and neighbors regarding sounds and smells: ie: turning doorknobs to close doors, cooking only mild smelling foods, using earphones for phones and computers.

You’ll be sharing the space with me or other Airbnb guests, depending on availability. I live in a private room in the back of the apartment, and the space is divided by a curtain to separate your sleeping area.

I mostly work during the day, so you’ll have your privacy, but I’m happy to assist with anything you need! I speak Spanish and a bit of French if needed.

You will stay in a sleeping area divided by a curtain from another Airbnb listing called Perfectly Located UpperWest Futon.

I live in a private room in the back of the apartment, and another Airbnb guest may be sharing the common areas.

Guests must walk through the shared sleeping area to access the kitchen or bathroom.

Very Important: You must lock the door each time you enter or exit the apartment. This is required by Airbnb; failure to do so may result in being asked to leave.

Sleeping Arrangements: You’ll be sleeping on a Full Loft Bed with an Avocado Mattress, made with organic latex, wool, and cotton. The mattress is 75" x 54". It's comfortable and cozy, perfect for one or two people.

Storage Space: You’ll have a closet and four shelves for your personal items. There’s also a cozy chair under the Loft Bed, perfect for reading and working. Feel free to browse the books on the top shelf.

Shared Space: Please note this is a shared space. You’ll pass through the shared area to access the kitchen and bathroom. Please be respectful of other guests and keep noise to a minimum.

Kitchen: You are welcome to use the kitchen, including the refrigerator, plates, cups, and utensils. Cooking is allowed for long-term guests (a week or more)—please let me know in advance if you want to cook.

Microwave: I do not use a microwave, but the oven is available.

Refrigerator: You have a mini fridge in your room, but if you need more space, I’m happy to make room in the larger fridge in the kitchen.

Bathroom: You will have access to the shared bathroom. Shelves are provided for your toiletries, and fresh towels are available. If you need anything, feel free to ask.

Shoes Off: Please remove your shoes when entering the apartment.

Quiet Hours: Quiet hours begin at 8:00 PM. Please be respectful of other guests and keep noise levels low.

No Additional Guests: Do not host extra guests or bring friends back without prior approval. If noise complaints are received, I may have to contact Airbnb and ask you to leave without a refund.

Cleaning Service: The apartment is cleaned professionally every other week, usually on Mondays and Fridays between 10:00am to 2:00pm. You don’t need to vacate the apartment during cleaning, but please keep your belongings organized and allow the housekeeper to change your sheets and clean your area!

Kitchen: You are welcome to use the cups, plates, utensils, and the water filter. Basic spices and condiments may be available, but you may want to bring your own if you prefer specific items. Cooking is allowed only for stays longer than a week (must be discussed in advance). Kitchen hours are 9:00 PM to 8:00 AM.
