The Oswego Empty Nest is a newly remodeled, cozy, one bedroom unit located in a quiet neighborhood in Lake Oswego with a private entrance and 500 sq ft of living space. Prepare your own meals in the beautiful full kitchen. Relax, work or entertain yourself in the living space with a large TV with Roku or rest in the quiet comfortable bedroom with its own TV. The bathroom is freshly remodeled and fully equipped. This is a new VRBO listing, but a 5 star property on another platform.

It is a very short walk to Mountain Park Shopping Center with New Seasons grocery, Starbucks, and restaurants. Tryon Creek Park with hiking trails is within walking distance. We are close to downtown and quick airport access.

The Space:
This fully furnished space is separated from our living space by the garage with its own front private entrance. It includes a washer & dryer, fiber based Wi-Fi, dedicated air conditioning and heat, USB lamps/wall plugs, a lift table work space, plus a TV with Roku in both the living room and bedroom to login to your favorite streaming services.

Driveway parking is available right at your front door with coded electronic door lock for easy secure entry. There are nice walking streets and forrested hiking trails in the neighborhood with easy access to I-5 and Oregon 217. There is a Metro bus stop less than one block away.

A fully furnished two-bedroom, one-bath cottage. Old World charm, with knotty pine throughout, beamed ceiling, hand-scraped birch flooring, Persian rugs, antiques and original art. Two decks, upper and lower, with a propane BBQ, table and chairs for "dining out." A yard in back with regulation horseshoe pits. An exterior sauna for four! (see more below.) A city park with playground 300 feet from your door. A ten-to-twelve-minute walk to Multnomah Village, with its charming coffee shops, restaurants and pubs, antique shops, art galleries, boutiques and gift shops. And all within a ten-minute drive of downtown!

The house is filled with the things required for living: bedding, towels and washcloths, soap and shampoo, toothpaste, shaving cream, a filled
medicine cabinet, hair dryer, dish and laundry detergent, and so on. Three TVs, two with DVD players and one with a VCR, a classic movie collection of over 200 films (DVD and VCR), WiFi coverage throughout.

The kitchen (see picture 3)is a working kitchen, with everything that you have in your kitchen at home: a double sink, stove refrigerator, dishwasher, microwave, coffeemaker, toaster, pots and pans, bread and butter, jam, vinegar and oil, sugar and spices, condiments, coffee and tea, on and on. It is meant to require of you only that you bring the main ingredients of the meals you plan to prepare. The table and space available will seat six.

For families with small children, we have: a cradle, two cribs. stair gates, a stroller, highchairs, and lots of toys, playthings and books for all ages. The side closets are child-scale play areas.

The main floor living area has a leather couch/hide-a-bed, table and easy chair. Also on the main floor is the large bathroom, wheelchair accessible, and the garage, which has been semi-converted into a bonus room with a convertible couch and a wall-mounted 40" television.

On the second floor are the two bedrooms. The east bedroom (see pictures 9-11) has two single beds in an alcove and a queen-size futon in the main area which, during the day, can serve as seating for TV watching. Off the east bedroom is a deck (see picture 12), facing east, which makes a great spot to sit with your coffee to watch the morning sunrise. The west bedroom (see pictures 7 & 8) has a queen-size bed and desk, and a TV with built-in DVD player/VCR.

Private off-street parking is offered, in fact you have the entire driveway. A tall hand-crafted fence surrounds the 1/4 acre garden and patio offering you visual privacy in a busy neighborhood.

The interior of the Owl Studio offers a comfortable king bed with Tuft n Needle mattress, upscale linens, & flat screen TV with streaming capability. For your business needs free high speed wireless internet is available.

The kitchenette is fully equipped with all you might need to create your meals and a gas BBQ awaits the chef out on the patio. Please note that we do not have an oven available. Seating is available both indoors and out. We will be happy to provide you with a list of our kitchen inventory to help your planning.

The bathroom has a walk-in shower with a skylight in the shower. You will find our Garden Studio cozy, but with room for everything.
The studio is attached to the home, the entry is private to our guests only.
Mobility Impaired Friendly: From the driveway to the the studio, the terrain is flat, with one-step curb onto the deck. The entry doorway is 36 inches wide. There are no stairs inside, the shower is walk-in, with a 5" threshold. Not wheelchair accessible, although toilet is the higher model. Outside: there are 4 wide steps down from the deck to the patio area where the hot tub, BBQ, picnic table and swing are located.

A light footprint

In creating our Portland Garden Studio, one of our goals was to recycle and re-purpose as much as possible. We had fun doing it and thought we’d share this list with our guests:

*The masonry for the patio came from a Portland school when they updated.

*The rocks that surround the patio were buried in the gardens here from the ‘50s.

*The decking was removed from Rob’s brother’s house and reinstalled.

*The deck framing and masonry supports came from a Craig’s List ad - the owners were re-designing their back yard.

*The ceiling in the apartment is original. We removed the sheetrock, painted the beams, and left the fir attic decking alone. If you look carefully at the ceiling you’ll see the blue grading marks on the lumber from 1945 or so: 3,3,3,2,3 etc.

*The wood frames inside the wall niches came from old cedar barn wood.

*In early 2015, we installed a photovoltaic solar panel system on the roof. You can’t see it from the driveway or the guest side of the house, but it produces enough electricity to power almost all the needs of the house, including the hot tub.

We try to not use any herbicides, and recycle just about everything that the recycling people will take.

If you bring furry friends, we ask that you do not allow them outside during quiet hours, as neighbors are very sensitive. Please do not leave your pets alone unattended during your stay.
- There shall be no video, still photography, or film production of any kind without the express written consent of the owner.
- Please be advised that if smoke or CO2 detectors are removed or tampered with, a fine will be applied. Any nuisance or noise issues with the detectors should be reported immediately so that we can address the situation promptly.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
- MANAGER ONSITE: While this is NOT a shared home (meaning no one else lives in your space or uses the space you have rented) there is a person living on the property in a SEPARATE mother-in-law suite onsite, with a separate entrance. This full-time resident doesn't have codes or access to your rental, backyard, and any amenities listed here. The only thing shared is the driveway. The City of Portland requires ALL vacation rentals to have an onsite resident.
- This home is NOT baby and/or child-proof. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- UNFINISHED BASEMENT: The downstairs basement area is NOT a finished space. It is a 1940s unfinished basement. It is NOT light and bright and cheerful like the rest of the house. It is cold and dark (if you aren't used to living in a home with a basement). This is a vintage 1940s home, with some original pieces still. It is not a fancy marble and granite counters home, it is more of a "Keep Portland Weird" home for those of us that prefer unique and different :)
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Please note there is a futon in basement not for sleeping, It is bolted OPEN, you can not make it into a bed, you can not sleep in basement, it would be illegal.
- The fireplace is to not be used.
- The yard is not fully fenced.

CANCELLATION POLICY
• A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
• Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
• Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.

I was influenced to build out this suite when I remodeled my house. I had rented a similar style unit and made a list of all the things I liked or wished I had during my stay. So far I have great feedback from how the unit feels when you get inside. It is located near multiple local business, coffee shops and restaurants as well as about 12 min from downtown Portland. The unit has wireless internet as well as the use of bikes available to get out and experience the local community.

The entrance is private and we saw the owners only a couple of times. It is a basement apartment but there was little overhead noise. We cooked only bagels for breakfast and all of our other meals were at our family's home or restaurants. Coffee was supplied and quite good. We would consider staying there next year if available."

- "Loved this treehouse apartment. Perfect location for what we needed. Very clean, lots of amenities. Bed and pillows comfortable. Liked having a washer and dryer. Parking great. Good communication with hosts. Only downside for some people may be the stairs.
