The Oswego Empty Nest is a newly remodeled, cozy, one bedroom unit located in a quiet neighborhood in Lake Oswego with a private entrance and 500 sq ft of living space. Prepare your own meals in the beautiful full kitchen. Relax, work or entertain yourself in the living space with a large TV with Roku or rest in the quiet comfortable bedroom with its own TV. The Space:
This fully furnished space is separated from our living space by the garage with its own front private entrance. It includes a washer & dryer, fiber based Wi-Fi, dedicated air conditioning and heat, USB lamps/wall plugs, a lift table work space, plus a TV with Roku in both the living room and bedroom to login to your favorite streaming services.

Driveway parking is available right at your front door with coded electronic door lock for easy secure entry. There are nice walking streets and forrested hiking trails in the neighborhood with easy access to I-5 and Oregon 217. There is a Metro bus stop less than one block away.

A fully furnished two-bedroom, one-bath cottage. Old World charm, with knotty pine throughout, beamed ceiling, hand-scraped birch flooring, Persian rugs, antiques and original art. Two decks, upper and lower, with a propane BBQ, table and chairs for "dining out." A yard in back with regulation horseshoe pits. An exterior sauna for four! (see more below.) A city park with playground 300 feet from your door. A ten-to-twelve-minute walk to Multnomah Village, with its charming coffee shops, restaurants and pubs, antique shops, art galleries, boutiques and gift shops. And all within a ten-minute drive of downtown!

The house is filled with the things required for living: bedding, towels and washcloths, soap and shampoo, toothpaste, shaving cream, a filled
medicine cabinet, hair dryer, dish and laundry detergent, and so on. Three TVs, two with DVD players and one with a VCR, a classic movie collection of over 200 films (DVD and VCR), WiFi coverage throughout.

The kitchen (see picture 3)is a working kitchen, with everything that you have in your kitchen at home: a double sink, stove refrigerator, dishwasher, microwave, coffeemaker, toaster, pots and pans, bread and butter, jam, vinegar and oil, sugar and spices, condiments, coffee and tea, on and on. It is meant to require of you only that you bring the main ingredients of the meals you plan to prepare. The table and space available will seat six.

For families with small children, we have: a cradle, two cribs. stair gates, a stroller, highchairs, and lots of toys, playthings and books for all ages. The side closets are child-scale play areas.

The main floor living area has a leather couch/hide-a-bed, table and easy chair. Also on the main floor is the large bathroom, wheelchair accessible, and the garage, which has been semi-converted into a bonus room with a convertible couch and a wall-mounted 40" television.

On the second floor are the two bedrooms. The east bedroom (see pictures 9-11) has two single beds in an alcove and a queen-size futon in the main area which, during the day, can serve as seating for TV watching. Off the east bedroom is a deck (see picture 12), facing east, which makes a great spot to sit with your coffee to watch the morning sunrise. The west bedroom (see pictures 7 & 8) has a queen-size bed and desk, and a TV with built-in DVD player/VCR.

Private off-street parking is offered, in fact you have the entire driveway. A tall hand-crafted fence surrounds the 1/4 acre garden and patio offering you visual privacy in a busy neighborhood.

The interior of the Owl Studio offers a comfortable king bed with Tuft n Needle mattress, upscale linens, & flat screen TV with streaming capability. For your business needs free high speed wireless internet is available.

The kitchenette is fully equipped with all you might need to create your meals and a gas BBQ awaits the chef out on the patio. Please note that we do not have an oven available. Seating is available both indoors and out. We will be happy to provide you with a list of our kitchen inventory to help your planning.

The bathroom has a walk-in shower with a skylight in the shower. You will find our Garden Studio cozy, but with room for everything.
The studio is attached to the home, the entry is private to our guests only.
Mobility Impaired Friendly: From the driveway to the the studio, the terrain is flat, with one-step curb onto the deck. The entry doorway is 36 inches wide. There are no stairs inside, the shower is walk-in, with a 5" threshold. Not wheelchair accessible, although toilet is the higher model. Outside: there are 4 wide steps down from the deck to the patio area where the hot tub, BBQ, picnic table and swing are located.

A light footprint

In creating our Portland Garden Studio, one of our goals was to recycle and re-purpose as much as possible. We had fun doing it and thought we’d share this list with our guests:

*The masonry for the patio came from a Portland school when they updated.

*The rocks that surround the patio were buried in the gardens here from the ‘50s.

*The decking was removed from Rob’s brother’s house and reinstalled.

*The deck framing and masonry supports came from a Craig’s List ad - the owners were re-designing their back yard.

*The ceiling in the apartment is original. We removed the sheetrock, painted the beams, and left the fir attic decking alone. If you look carefully at the ceiling you’ll see the blue grading marks on the lumber from 1945 or so: 3,3,3,2,3 etc.

*The wood frames inside the wall niches came from old cedar barn wood.

*In early 2015, we installed a photovoltaic solar panel system on the roof. You can’t see it from the driveway or the guest side of the house, but it produces enough electricity to power almost all the needs of the house, including the hot tub.

We try to not use any herbicides, and recycle just about everything that the recycling people will take.

If you bring furry friends, we ask that you do not allow them outside during quiet hours, as neighbors are very sensitive. Please do not leave your pets alone unattended during your stay.
- There shall be no video, still photography, or film production of any kind without the express written consent of the owner.
- Please be advised that if smoke or CO2 detectors are removed or tampered with, a fine will be applied. Any nuisance or noise issues with the detectors should be reported immediately so that we can address the situation promptly.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
- MANAGER ONSITE: While this is NOT a shared home (meaning no one else lives in your space or uses the space you have rented) there is a person living on the property in a SEPARATE mother-in-law suite onsite, with a separate entrance. This full-time resident doesn't have codes or access to your rental, backyard, and any amenities listed here. The only thing shared is the driveway. The City of Portland requires ALL vacation rentals to have an onsite resident.
- This home is NOT baby and/or child-proof. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- UNFINISHED BASEMENT: The downstairs basement area is NOT a finished space. It is a 1940s unfinished basement. It is NOT light and bright and cheerful like the rest of the house. It is cold and dark (if you aren't used to living in a home with a basement). This is a vintage 1940s home, with some original pieces still. It is not a fancy marble and granite counters home, it is more of a "Keep Portland Weird" home for those of us that prefer unique and different :)
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Please note there is a futon in basement not for sleeping, It is bolted OPEN, you can not make it into a bed, you can not sleep in basement, it would be illegal.
- The fireplace is to not be used.
- The yard is not fully fenced.

CANCELLATION POLICY
• A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
• Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
• Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.

I was influenced to build out this suite when I remodeled my house. I had rented a similar style unit and made a list of all the things I liked or wished I had during my stay. So far I have great feedback from how the unit feels when you get inside. It is located near multiple local business, coffee shops and restaurants as well as about 12 min from downtown Portland. The unit has wireless internet as well as the use of bikes available to get out and experience the local community.

Discover an especially charming side to Portland at this quiet neighborhood home, wonderfully situated less than a mile from the heart of Multnomah Village. Peruse the unique shops, food carts, and eateries in town, then return home to take a dip in the heated pool (available seasonally July-Sept) and relax in over 9,000 square feet of beautiful, landscaped gardens.

This tranquil home is ideal for getting around on foot, with off-street parking provided. The neighborhood is incredibly walkable, with new sidewalks and landscaping on SW Capitol Highway leading into Multnomah Village.

The large corner lot is something special, with its professionally maintained gardens and private pool (with plenty of beach towels provided!). There's patio seating beneath the trees for morning coffee in the front yard, as well as a partially covered rear deck with a gas grill for afternoon barbecues. Please note, however, that the pictured fireplace is not for guest use.

Almost the entire interior was thoughtfully remodeled in 2024, giving the house a delightful sense of modern polish. Guests have access to the entire private guest house and private patio outside the French doors as well as (1) designated parking spot and the large yard area outside of the home.
**The owner lives onsite in the main house and this is a private guest house. This is a single level detached guest house and the owners live directly next door to the space.

The Neighborhood:
Raleigh Hills is located in the southwest hills with Beaverton to the west, West Slope to the north, and Progress and Garden Home to the south. It is a safe, quiet neighborhood in the hills with beautiful established landscape. There is tons of shopping, dining and entertainment in the surrounding areas. Downtown Beaverton, Hillsdale, Multnomah Village and Canyon Road are all within 5 min and have plenty of amenities. This is a suburb of Portland with beautiful parks and convenient to all Portland amenities, but would not be considered a “walkable” neighborhood.
Washington Park, home of the Oregon Zoo, Portland Japanese Garden and the Rose Garden are 5 min drive from the property. Only 15 minute drive to Downtown and 30 minute drive to the PDX Airport.

Getting Around:
A car is recommended to get around however you could easily UBER to the Sunset Beaverton Transit or the Oregon Zoo and use the Max Light Rail to get around. There is also a bus stop within a couple of blocks from the home. There is shopping and dining approx. .05 miles from the property.
From the Oregon Zoo or Sunset Beaverton Transit station you can park, and use the MAX light rail to get all over Portland Metro 2 minute drive to major shopping and entertainment district; 12 minute drive to downtown Portland; 75 minute drive to the Oregon Coast.

Two guest rooms in a guest wing of a mid-century inspired 1950's single level home. Guest rooms are on the opposite side of the house from the master bedroom. This home is in the West Portland Park area, 4-5 miles from downtown Portland off exit 295 from I-5 and borders Tigard and Lake Oswego. The home is fenced and gated with secure parking inside a remote control operated gate. Ultra high-speed fiber optic 1G wifi in all rooms using an eero system, and plenty of power outlets in all rooms.

The space
The two guest rooms are booked together, but you only pay for the room you use. If you only want one room, book with 1-2 persons. If you want to use both guest rooms, book 3-4 persons. Example, if you are two persons booking together and each want a room then book as 3 persons, this will book the two rooms. Confused? Please message me! (This adapts to the AirBnB system because the rooms are not offered as separate listings on AirBnB). In other words, you will not share the guest wing with another booking.

There is one full bathroom, with the tub only having a shower, located between the two guest rooms. The tub does not fill as a bath. There is another bathroom with a stand up shower that is always available on the other side of the kitchen. The third bathroom is in the master bedroom, homeowner's use only.

The guest rooms do not have TV's. The TV in the living room is Century Link fiber optic cable with basic channels. The two guest rooms do have Sonos music speakers with controllers in each room. The home does have wifi, the password is listed in the guest rooms. Do not roll luggage on the wood floors.

Guest access
Guests may reserve one or both guest rooms and access the common areas of the home including the kitchen and dining area, living room with gas fireplace, front yard with gas fire pit, or the back covered deck, and laundry room. Well behaved, house-trained, quiet pets are welcome with guests. The back yard is covered in cedar wood chips and is fully fenced. A laundry room is available with a washer and dryer. The front door has a wireless smart lock which guests will have a code. Guests will be given a remote control for the car-gate after check in. Details will be sent with photos a few days before check in. Please message or call with any questions.

During your stay
I travel for work and will block dates if I can't have the house ready for new guests. If after you arrive you would like to stay into a blocked part of the calendar let me know, it's usually OK. It's also possible that I won't be here to meet you upon welcome. You will get house access instructions prior to arrival. I let guests know when I will or won't be home.

Other things to note
If I'm home my pet dog will be here. She is a well behaved, trained, black Labrador Retriever. The dog does not access the guest wing of the house and is not allowed on the furniture. She is friendly with other dogs by mostly ignoring them. She is friendly with people and kids, but can bark when surprised by them the first time. Her main focus is normally on a throw toy. She sleeps secured in the master bedroom and is secured in the master bedroom if the owner is away and leaves her at home, which is rare - she is normally with the owner. If the owner is traveling she stays away, at another home.

Well behaved, reasonably quiet, non-infant children are welcome.

Please do not roll luggage over the wood floors to avoid damage to the floor.

Welcome to the Holly Park House. This single family home has 3 bedrooms, and one bathroom. A spacious kitchen is stocked with essentials. There are queen sized beds in the main bedroom and second bedroom and full (double) bed in third room. A smart TV with fast internet. There is a window a/c unit. Central heat.

We accept dogs at this property. There is a separate pet fee for each dog.

The space
There is a large fenced back yard. This house is ideal for contractors or anyone needing a longer term stay. Close to OSHU - it's about a 10 minute drive. The I-5 is only few minutes and less than a mile away. You can walk to a little park across the street.

The kitchen is equipped with dishes, pots, pans, glassware, silverware, cooking utensils, toaster, blender, coffeemaker. The new oven is self cleaning. Side by side refrigerator and a dishwasher as well.
Living room has a full size couch (with detachable pet cover) and a chair and 2 ottomans.
Bathroom has a walk in shower with curtain.
There are 2 bedrooms with queen beds and a bonus room with a double bed.

We will accept more than one dog, We do not have weight or breed limits on dogs. Each dog incurs a $150 pet fee. Guests are responsible for and damages caused by their pets.

Guest access
Parking for one vehicle onsite in a designated area. There is also room for 2 vehicles on the property in a designated areas (bark chipped). There is also onstreet parking adjacent to the property. The detached garage is not available. The host/owner uses the detached garage and parks in the long asphalt driveway., which is not accessible to guests. You may see people coming and going in the detached garage during your stay.

Other things to note
There is outside video surveillance. It does not view or record the inside of the house.
Only 3 unrelated adults are permitted - one per bed. No air mattresses, cots or sleeping on couches.

Is it possible to connect directly to the modem for remote workers. We do not provide an Ethernet cable.

Guests must pick up after their pets.

House is deemed acceptable 30 minutes after checkin. Any issues must be reported immediately and we will remedy in a timely manner. Access to address any concerns cannot be denied. We do not issue refunds. We are not responsible for circumstances out of our control such as weather, power or wifi outages.

This is a place for taking in the peace and beauty that surround you, whether from the upstairs balcony, the deck that wraps around the house, or the large windows at every turn.

This tranquil retreat occupies the top two floors of a three-story house (but it has its own locking door on the second level). You'll enter through a lobby on the first floor, which is shared with the entrance to the owner's private apartment. In this lovely, quiet spot, you'll have easy access to I-5 (one mile), Lewis & Clark College (three miles), Tryon Creek State Natural Area (three miles), and the heart of downtown Portland (seven miles).

The setting, the view, and the sunny, open layout combine to create a serene, relaxing ambience. Walls of windows and generous skylights line the interior living space, so you'll never lose sight of the view. Enjoy a well-equipped kitchen with stainless steel appliances, an adjacent dining space, and two living rooms - one with a gas fireplace and another with 54-inch smart TV offering cable, a sports package, and DVD/Blu-ray.
