TEEPEE HOUSE RENTAL AGREEMENT
This Rental Agreement and Contract (the “Agreement”) is a legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or agent (“the Manager”), pursuant to which the Guest has agreed to rent the cabin described below (the “Property”), for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein.
1. OCCUPANCY
Guest agrees that no more than 5 adults and 1 child per cabin shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement.
2. CONDITION AND USE OF PROPERTY
The Property is provided in its existing condition. The Manager will make best efforts to ensure amenities like internet, swimming pool, game room, gazebo, and others work; however, the Manager/Owner isn't liable if these amenities fail, although efforts will be made to fix issues promptly. Guests must use amenities cautiously, especially concerning children. The Property is for residential use, and guests must prevent damage and maintain cleanliness. Noise levels must be low between 10:00 pm and 7:00 am, and guests must not disturb neighbors or engage in unlawful activities.
3. DEFAULT
If Guest should fail to comply with the conditions and obligations of this Agreement, Guest shall surrender the Property, remove all Guest’s property and belongings and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made. If any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
4. RISK OF LOSS AND INDEMNIFICATION
The guest accepts full responsibility for personal belongings brought into the Property, including theft, damage, or loss. The Manager and Teepee House staff are not liable for any such incidents. The guest agrees to indemnify and protect the Owner, Manager, and associated parties from any costs, damages, claims, or legal fees resulting from property damage or injuries sustained by the guest, family, or visitors while at the Property. The guest commits to holding the Rental Agent harmless in such situations, acknowledging that any claims related to property damage or injuries are their sole responsibility.
5. RELEASE
Guest hereby waives and releases any claims against Manager, the Property owner, and their successors, assigns, employees, or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s initiative, risk, and responsibility.
6. ENTRY AND INSPECTION
The Manager/Owner can enter the cabin with reasonable notice for inspection in case of emergencies or if there's a threat to people or property.
7. UNAVAILABILITY OF PROPERTY
If the Property becomes unavailable due to unforeseen circumstances, the Manager will make reasonable efforts to find a replacement property that meets the Guest's satisfaction in terms of capacity, location, and value. If no suitable replacement is found, all payments made by the Guest will be refunded, terminating the Agreement with no further obligations for both parties.
8. ADDITIONAL TERMS TO THE RENTAL AGREEMENT (HOUSE RULES)
In addition to the standard terms included herein, Guest acknowledges and agrees that the following additional terms and conditions apply to the Guest’s rental of the Property:
8.1 The Teepee House reserves the right to deny check-in and/or entry for the following reasons; A. If you exceed the total number of guests agreed before booking. B. If you or any of your guest/s is visually intoxicated.
8.2 A ₱3,000.00 Security Deposit per cabin is required upon check-in, and refundable upon check-out. Guests must inspect the property's condition and report any damage before and after use. The Owner/Manager will assess damages post-stay, and Guest/s is responsible for repair costs if any.
8.3. Guests are required to dispose of trash in designated bins before check-out. We have a house policy of “clean as you go” especially in common or shared areas.
8.4. Provincial Ordinance No. 2017-31 strictly prohibits smoking, allowing it only in designated areas like the Gazebo or Game Room. Violators face a ₱1,000.00 fine per occurrence for smoking in restricted zones, without exceptions. The ordinance promotes health awareness and enforces regulated smoking practices.
8.5. Possession/use of deadly weapons & firearms or selling of Illegal Drugs and Substances is not allowed inside the premises. Guest(s) and its visitor(s) will be evicted and will be reported immediately to the proper authorities.
8.6. Only canned alcoholic and non-alcoholic beverages are allowed inside the premises, and in limited quantities only. Approval from the Manager is required for alcoholic beverages especially bottled drinks. Excessive intoxication may result in eviction.
8.7. Quiet hours are observed from 10:00 pm to 8:00 am and must be respected by guests and their companions. If using a Bluetooth speaker, keep the volume low to avoid disturbing other guests and neighbors. Loud parties and disruptive behavior are strictly forbidden during these hours, except on Christmas Eve and New Year's Eve, which may have different set of rules.
8.8. Medium-sized pets can enter upon the Manager’s approval, subject to a ₱500.00 fee per day per pet. Cleaning/repair charges may apply for pet-related damages. Pets are permitted inside with diapers or in a cage/s. They cannot swim in the pool or sleep on the bed or sofa. Pet Owners must dispose of pet diapers in the trash can outside the cabin, and avoid leaving pets unattended for extended periods.
8.9. Exercise caution on Teepee Cabin loft stairs, especially for children and senior citizens. No jumping or horseplay inside. Senior citizens should be careful and may prefer staying downstairs. We are not liable for any accidents inside the cabin/s.
8.10. Pool Rules are to be followed by Guest(s) and all of its registered “visitors” at all times. Pool rules are as follows:
• Usage: Guests are not allowed to use the pool during thunderstorms under any circumstances. Pool & Coffee Bar use is 8:00 am to 10:00 pm only. Extended use up to 12:00 am can be requested and subject to approval by the Manager.
• Shower before entering: Swimmers (adults & kids) are required to shower before entering the pool to keep the water clean.
• Supervision: Children should be supervised by an adult at all times. No lifeguard present.
• No Pets: For hygiene and safety reasons, pets are strictly prohibited in the pool area.
• Proper Swim Attire: Swimmers must wear appropriate swimwear. Swim diapers for infants are required.
• No Smoking: Smoking is strictly prohibited within the pool area.
• Extreme Caution: No running, diving, or horseplay allowed. No climbing on rooftops or waterfalls. Floors are slippery when wet. Extreme caution is advised.
• Floatation Devices: Life Ring is for emergency use only.
• No Glass Containers: To prevent broken glass hazards, fragile items, and glassware, including drinking glasses, glass beverage bottles, and pitchers, are strictly prohibited near the pool.
• Health Restrictions: People with open wounds, communicable diseases, or infections are advised not to use the pool. Children with allergies especially to chlorine are advised not to swim.
8.11. Vandalism or damage to property is strictly prohibited. Violators will be evicted and reported to the proper authorities.
8.12. The common areas such as the Swimming pool, Coffee Bar, Game Room, Parking area, and Garden area are equipped with CCTV security cameras.
8.13. Additional charges may occur if Guests/visitors overstay, property is damaged, or rental agreements or pool rules are violated. The Owner/Manager may evict guests and visitors for non-compliance, with no refunds given afterward.
8.14. Additional fees are applicable for Guests' “visitors” wishing to use our (amenities) facilities. A daily entrance fee of ₱500.00/head will be billed to the Primary Guest or visitor's account. Visitors are permitted on the premises only from 2:00 pm to 9:00 pm and cannot stay overnight unless approved by the Owner/Manager.
8.15. The Teepee House has fire extinguishers and smoke detectors in each cabin. Exercise caution while using outdoor kitchen stove and indoor appliances like coffee makers, electric kettles, and microwaves inside the cabins. Please don’t leave your cellphone charging overnight.
8.16. The Teepee House does not offer refunds for cancellations unless the booking was made through Airbnb. Direct booking cancellation will incur ₱3,000.00 per cabin cancellation fee. We don’t allow refunds for cancellations during strong typhoons, flooding, or tropical cyclones. Guests can cancel the said date and re-book on mutually agreed dates. The Teepee House location and its vicinity are flood-prone during severe tropical storms. Check weather updates in advance before booking.
8.17 The Teepee House does not cancel or refund bookings during power outages. Guests can re-book on agreed dates. No on-site power generator is available at the moment.
8.18. We do not accept credit card payments directly unless the booking is made through Airbnb. Airbnb will provide all the payment receipt transactions. Direct bookings are permitted as per request of the Guest(s).

Pets are welcome, but please inform us in advance if you wish to bring them. There is a fee of ₱500.00 per night per pet. Only small dogs are permitted within our premises, and they must wear dog diapers if they are inside the cabins.

TEEPEE HOUSE RENTAL AGREEMENT
This Rental Agreement and Contract (the “Agreement”) is a legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or agent (“the Manager”), pursuant to which the Guest has agreed to rent the cabin described below (the “Property”), for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein.
1. OCCUPANCY
Guest agrees that no more than 5 adults and 1 child per cabin shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement.
2. CONDITION AND USE OF PROPERTY
The Property is provided in its existing condition. The Manager will make best efforts to ensure amenities like internet, swimming pool, game room, gazebo, and others work; however, the Manager/Owner isn't liable if these amenities fail, although efforts will be made to fix issues promptly. Guests must use amenities cautiously, especially concerning children. The Property is for residential use, and guests must prevent damage and maintain cleanliness. Noise levels must be low between 10:00 pm and 7:00 am, and guests must not disturb neighbors or engage in unlawful activities.
3. DEFAULT
Should the Guest fail to comply with the conditions and obligations of this Agreement, the Guest shall surrender the Property, remove all the Guest’s property and belongings, and leave the Property in good order and free of damage. No refund of any portion of the Total Rental Fee shall be made. If any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
4. RISK OF LOSS AND INDEMNIFICATION
The guest accepts full responsibility for personal belongings brought into the Property, including theft, damage, or loss. The Manager and Teepee House staff are not liable for any such incidents. The guest agrees to indemnify and protect the Owner, Manager, and associated parties from any costs, damages, claims, or legal fees resulting from property damage or injuries sustained by the guest, family, or visitors while at the Property. The guest commits to holding the Rental Agent harmless in such situations, acknowledging that any claims related to property damage or injuries are their sole responsibility.
5. RELEASE
Guest hereby waives and releases any claims against Manager, the Property owner, and their successors, assigns, employees, or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s initiative, risk, and responsibility.
6. ENTRY AND INSPECTION
The Manager/Owner can enter the cabin with reasonable notice for inspection in case of emergencies or if there's a threat to people or property.
7. UNAVAILABILITY OF PROPERTY
If the Property becomes unavailable due to unforeseen circumstances, the Manager will make reasonable efforts to find a replacement property that meets the Guest's satisfaction in terms of capacity, location, and value. If no suitable replacement is found, all payments made by the Guest will be refunded, terminating the Agreement with no further obligations for both parties.
8. ADDITIONAL TERMS TO THE RENTAL AGREEMENT (HOUSE RULES)
In addition to the standard terms included herein, Guest acknowledges and agrees that the following additional terms and conditions apply to the Guest’s rental of the Property:
8.1 The Teepee House reserves the right to deny check-in and/or entry for the following reasons; A. If you exceed the total number of guests agreed before booking. B. If you or any of your guest/s is visually intoxicated.
8.2 A ₱3,000.00 Security Deposit per cabin is required upon check-in, and refundable upon check-out. Guests must inspect the property's condition and report any damage before and after use. The Owner/Manager will assess damages post-stay, and Guest/s is responsible for repair costs if any.
8.3. Guests are required to dispose of trash in designated bins before check-out. We have a house policy of “clean as you go” especially in common or shared areas.
8.4. Provincial Ordinance No. 2017-31 strictly prohibits smoking, allowing it only in designated areas like the Gazebo or Game Room. Violators face a ₱1,000.00 fine per occurrence for smoking in restricted zones, without exceptions. The ordinance promotes health awareness and enforces regulated smoking practices.
8.5. Possession/use of deadly weapons & firearms or selling of Illegal Drugs and Substances is not allowed inside the premises. Guest(s) and its visitor(s) will be evicted and will be reported immediately to the proper authorities.
8.6. Only canned alcoholic and non-alcoholic beverages are allowed inside the premises, and in limited quantities only. Approval from the Manager is required for alcoholic beverages especially bottled drinks. Excessive intoxication may result in eviction.
8.7. Quiet hours are observed from 10:00 pm to 8:00 am and must be respected by guests and their companions. If using a Bluetooth speaker, keep the volume low to avoid disturbing other guests and neighbors. Loud parties and disruptive behavior are strictly forbidden during these hours, except on Christmas Eve and New Year's Eve, which may have different sets of rules.
8.8. Medium-sized pets can enter upon the Manager’s approval, subject to a ₱500.00 fee per day per pet. Cleaning/repair charges may apply for pet-related damages. Pets are permitted inside with diapers or in a cage/s. They cannot swim in the pool or sleep on the bed or sofa. Pet Owners must dispose of pet diapers in the trash can outside the cabin, and avoid leaving pets unattended for extended periods.
8.9. Exercise caution on Teepee Cabin loft stairs, especially for children and senior citizens. No jumping or horseplay inside. Senior citizens should be careful and may prefer staying downstairs. We are not liable for any accidents inside the cabin/s.
8.10. Pool Rules are to be followed by Guest(s) and all of its registered “visitors” at all times. Pool rules are as follows:
• Usage: Guests are not allowed to use the pool during thunderstorms under any circumstances. Pool & Coffee Bar use is 8:00 am to 10:00 pm only. Extended use up to midnight can be requested and subject to approval by the Manager.
• Shower before entering: Swimmers (adults & kids) are required to shower before entering the pool to keep the water clean.
• Supervision: Children should be supervised by an adult at all times. No lifeguard is present.
• No Pets: For hygiene and safety reasons, pets are strictly prohibited in the pool area.
• Proper Swim Attire: Swimmers must wear appropriate swimwear. Swim diapers for infants are required.
• No Smoking: Smoking is strictly prohibited within the pool area.
• Extreme Caution: No running, diving, or horseplay allowed. No climbing on rooftops or waterfalls. Floors are slippery when wet. Extreme caution is advised.
• Floatation Devices: Life Ring is for emergency use only.
• No Glass Containers: To prevent broken glass hazards, fragile items, and glassware, including drinking glasses, glass beverage bottles, and pitchers, are strictly prohibited near the pool.
• Health Restrictions: People with open wounds, communicable diseases, or infections are advised not to use the pool. Children with allergies especially to chlorine are advised not to swim.
8.11. Vandalism or damage to property is strictly prohibited. Violators will be evicted and reported to the proper authorities.
8.12. The common areas such as the Swimming pool, Coffee Bar, Game Room, Parking area, and Garden area are equipped with CCTV security cameras.
8.13. Additional charges may occur if Guests/visitors overstay, property is damaged, or rental agreements or pool rules are violated. The Owner/Manager may evict guests and visitors for non-compliance, with no refunds given afterward.
8.14. Additional fees are applicable for Guests' “visitors” wishing to use our (amenities) facilities. A daily entrance fee of ₱500.00/head will be billed to the Primary Guest or visitor's account. Visitors are permitted on the premises only from 2:00 pm to 9:00 pm and cannot stay overnight unless approved by the Owner/Manager.
8.15. The Teepee House has fire extinguishers and smoke detectors in each cabin. Exercise caution while using outdoor kitchen stove and indoor appliances like coffee makers, electric kettles, and microwaves inside the cabins. Please don’t leave your cell phone charging overnight.
8.16. The Teepee House does not offer refunds for cancellations unless the booking was made through Airbnb. Direct booking cancellation will incur ₱3,000.00 per cabin cancellation fee. We don’t allow refunds for cancellations during strong typhoons, flooding, or tropical cyclones. Guests can cancel the said date and re-book on mutually agreed dates. The Teepee House location and its vicinity are flood-prone during severe tropical storms. Check weather updates in advance before booking.
8.17 The Teepee House does not cancel or refund bookings during power outages. Guests can re-book on agreed dates. No on-site power generator is available at the moment.
8.18. We do not accept credit card payments directly unless the booking is made through Airbnb. Airbnb will provide all the payment receipt transactions. Direct bookings are permitted as per request of the Guest(s).
I hereby agree to the terms and conditions of the Teepee House Rental Agreement. Receiving the soft copy (e-file) of the Rental Agreement sent through email or chat messenger constitutes and signifies my concurrence to the Rental Agreement even without my signature.
