The bathroom floor needed cleaning. There was considerable mould on the bathroom ceiling. The shower curtain is supported by rope. There was also hair in the beds. There is no check in desk as stated online, the property is down a lane directly off the street. The towels were thin and old considering the price we were paying per night. There was also a smell coming from the lane way in the morning that was terrible. The stairs in the unit are very steep and unsuitable for elderly or people with mobility issues. This needs to be communicated online so people are aware. The windows do not lock, however the windows do have bars on them. The property needs to be maintained better considering the price that is being charged per night. "

There is to be absolutely no smoking/vaping inside, outside or in front of the property.Breaking this rule will incur a $300 fine plus the cost to clean and deodorise the property.

2. Strict no-parties policy.
No parties are permitted at any time. No unregistered guests are allowed. Any extra overnight visitors must be approved in advance and will have to pay an extra fee as set out in our rates. It is the responsibility of the guest who made the booking to ensure that any visitor/s also complies with our house rules

3. Pets.
No pets are allowed unless approved prior to booking.

4. Children.
We welcome children of all ages. Supervision of children around stairs, balconies, roads, and all areas of the property and surrounds are the sole responsibility of accompanying parents/guardians.

5. Please minimise noise between 10PM to 6AM. No excessive music or loud noise between 10PM to 6AM to ensure our neighbours can enjoy a night of undisturbed sleep. If any neighbours report excessive noise, your stay could be terminated and you’ll be asked to leave our property. Should this happen, it will result in a loss of the full reservation amount and be liable for any additional call-out fees due to complaints.

- "I had not been to Sydney for over 20 years and had never stayed in Surrey Hills. I came to check out the city and go to a few World Cup soccer games. Upon arrival, my host made sure that I was comfortable and well-informed about the area. I was welcomed with snacks and a bottle of wine. She provided me with adapters for the outlets, amazing coffee, and even left me a bakery item on the doorstep that first morning. I unfortunately got sick one night, and Setna went above and beyond, leaving tea to settle my tummy and hydration tablets on my doorstep! The bed was so perfectly comfortable and warm, and the room was so relaxing. I was able to get into vacation mode the moment I walked in the door, The storage space was also fantastic, because I didn’t have to continue to go through my bags throughout my stay. Discovering Surrey Hills, and the surrounding area was quite easy. I could easily walk downtown, and even to one of the soccer venues. Surrey Hills is a very friendly neighborhood. 1. **Quiet Hours & Noise:**
- Quiet hours begin at 10pm to respect neighbours. Noise travels easily to the downstairs apartments, so please be considerate.
- Remove your shoes indoors to minimise noise.
- No parties, events, or loud gatherings allowed.

2. **Guests & Visitors:**
- Only registered guests are permitted. Maximum overnight occupancy is 5 people.
- No unregistered visitors or guests allowed. The lockbox code must not be shared; visitors should be notified to the host upon arrival.
- We do not accept third party bookings.

3. **Arrival & Departure:**
- Notify the host of your arrival and departure on the day of check-in and check-out.
- Your comfort is our priority! If anything's not quite right when you arrive, please let us know immediately so we can fix it.
- We supply you with the initial stock of consumables but we do not refresh/top-up these supplies during your stay.
- If any issues arise during your stay, notify the host immediately for resolution. Post-checkout complaints without prior notice may not be considered.

4. **Smoking, Substance Use & Fire Safety:**
- Smoking is prohibited indoors. Smoking is only allowed in the outside courtyards.
- No excessive alcohol consumption, illegal drugs, or use of live flames (candles, sparklers, incense, etc.).

5. **Cleanliness & Rubbish Disposal:**
- Please dispose of rubbish in our outdoor council bins at the rear of our property in Mort Lane behind which is visible from the Kitchen window & runs off Ridge Street which is the next street over. (Red is for general waste, Yellow is for recycling).
- Garbage collection is Wednesday. If you are in the apartment on Tuesday night you can put your garbage in the council street bins directly outside.
- Wash and store all dishes before checkout. Basic cleaning supplies are provided, and a departure only cleaning fee is included but if the place is left in an excessive mess, we may need to charge for additional cleaning.
- Please cover all food before putting it in the microwave
- Fresh linens are available for self-service during longer stays.

6. **Pets & Children:**
- No pets allowed.
- The property is not suitable for children under 5 unless they are particularly quiet.

7. **Security & Keys:**
- Ensure all doors and windows are locked when you leave, and keep the outside gate closed.
- Please look after your key. Lost keys will incur a $160 fee for replacement.
- No responsibility is taken for guests’ personal property while on the premises or left on the premises after check out.
- Please report any breakages, damage or lost keys immediately. The guest reserving the premises agrees to be responsible for any loss or damage (including lost keys). Damages exceeding the security deposit amount must be paid by guests and will be reported to the booking platform.

8. **Electricity & Appliances:**
- Turn off all lights, air conditioning, and electrical appliances when leaving the apartment.

9. **Technology:**
- Sign out of personal accounts (e.g Netflix) on the Chromecast before departure.

10. **Checkout:**
- Checkout time is 10am. A self-checkout process is available. Please leave the apartment tidy, wash and store dishes, and dispose of rubbish.
- Cleaners arrive after 10am. Late checkout incurs a $100 per hour fee unless pre-approved. A 1-hour grace period may be provided.

Before check-in, all guests are required to complete a security verification process, which includes uploading a valid photo ID and a selfie to confirm booking details. For the home owners security, only guests who are listed on the security form are allowed access to the property.

Australia is a tropical country, from time to time you may see bugs, spiders and insects, mostly harmless. We don't accept cancellations on the above but are at your disposal should you need any assistance. We regularly fumigate the property to prevent unwanted pests.

There is also a building boom going on through out Sydney we don't refund for construction noise if anything is going on in the neighbourhood however if there is works being done next door or in the same building we will have a note in our summary.

Vaping is strictly prohibited within the unit. Fire detectors are sensitive and may be triggered by vapour. Any fire brigade call-out fees resulting from vaping will be charged to the guest. Lost keys or keys not returned to the lockbox is a call out fee of $350. And $1000 for smoking.

- "When I first arrived, I was a bit nervous and worried because I saw spider webs around the key hole. However, inside the place was neat and my kids really loved to stay this place. In addition, the tram station is 2min walking distance, and it goes almost all of the tourist sites. Cool cafes and restaurants nearby, and Moore park is close. I was worried that there was no AC, but during the stay, it was so cold I need to use the heaters instead. It might be cold staying during the winter season since we were shivering even though it was summer. The heaters helped a lot. The feedback was quick and Gabriela was very supportive during the stay.
