- "Everything was good . Clean and quiet" - "Everything was great. Very good communication from the owners " - "Good value!" - "When we arrived at this property we realized that there was no house number given in the check-in information. We tried to contact the host for almost an hour with no response, calls and texts. The only way we found the property was to throughly inspect the pictures for identifying details. When we got there the oven burner was broken. We did contact the host about this and it was fixed the next day but only after it was suggested that we could just use broil to cook all our food. This property has quiet hours from 11:00pm-7:00am. We stayed at this place for two weeks and I think there was only 4 mornings that the upstairs neighbours weren't yelling at each other and stomping around before 5:30am. My girlfriend was working from home during our stay and there was constant screaming and swearing coming from upstairs. The ad states that this place is professionally cleaned. If that is the case they need new cleaners. There was food crumbs in the fridge, on the counters, and on the floor. Not to mention the layer of dust that I swept up under the bed. The owner left the windows wide open with no screens on them allowing flys and other bugs to enter the suite. The upstairs tenants left laundry in the washing machine for the entire two weeks. I would also say that it did not feel like we had our personal space there is another suite less than 3 steps out the door if this place. Other than that we had a great stay!"

- "There weren’t enough towels or dishes, paper towels, and getting additional supplies was a pain in the rear. There was lots of road noise, but the rooms were comfortable. Beds were comfortable. Pressure was good in the shower. It was nice having washer and dryer in the unit. The living room floor was a little dirty. - "There wasn't any cleaning supplies , we had to buy our TP , you HAD to run the fan and open the window when we cooked. It was hard to find the place. Overall , NOT impressed with the accommodation."

LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host harmless and indemnify Host from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees.

If garbage disposal is damaged or clogged by guest, Guest agrees to be charged for a plumber’s time to un-clog or install a new garbage disposal (if needed). No eating of food in either bedroom.
There’s a small trash bin and recycle bin located in the kitchen. Our housekeeping staff is happy to sort them out after your check out.

CHANGING OF LOCKS: Guest shall not re-key or change outdoor locks/ door hardware under any circumstances.

COMPLAINTS FROM NEIGHBORS: We want all of our guests are to be respectful of neighbors, and shall keep noise to a minimum while in back or front yards. Quiet time is ‪10pm to 8am‬. Any disturbance triggering a visit by police will require immediate eviction of all guests from Property. No refund will be given for the unused portion of the guests stay.

USAGE OF UTILITIES: The Total Occupancy Rate assumes and includes a reasonable usage of utilities. Your Kilowatt consumption allowance is 155 KWH a day. Anything over this amount will be billed to the guests at $0.17 cents per KWH.

KITCHEN ITEMS: All items in kitchen including silverware, pots/pans, spices, flatware, etc. have been counted, and any item removed from premises will be charged to the guest.

LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products. Guests are not to wash laundry belonging to the home in order to hide stains. Housekeeping will wash all laundry. MOVING FURNITURE: Indoor and outdoor furniture is not to be re-arranged. Dragging chairs/tables on hardwood floors will leave scratches on hardwood.

Guests are to leave keys as required in the House Manual. Check-out is defined as all guests and personal property being completely off of the property with keys in the required location. Guest agrees to pay a $75 fine if not checked out by the specified check out time. A late check-out may be allowed if host gives written approval prior to check-out time.

MAXIMUM OCCUPANTS: Only the specific number of guests noted in the booking are allowed on premises, unless approved in writing by host/manager. If Guest exceeds the occupancy noted in the reservation, all guests and/or visitors to the Property will be immediately evicted without refund for unused days remaining. Guest also agrees to pay a charge of $100 per person/ per day for every visitor not identified by Guest in the reservation.

AGE: You must be 18 years of age or older at time of booking in order to reserve this Property. Guest confirms that he/she is older than 18.

REPORTING DAMAGE: Guest agrees to keep the Property in same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival will be reported to the Host/Manager within one (1) hour of Occupancy.

DAMAGE: Guest agrees to pay any damage made by guests or their visitors to the Property and Property furnishings, fixtures, or furniture. Guest agrees to pay for any damage made by guests or visitors that exceeds the deposit amount.
