Reservations for third parties are not allowed in our serviced apartments. The account holder in the app must be present upon check-in so that we can release access. Your name on the app profile must be the same as on your government-issued ID for check-in to be released.

Reservation

For reservations made after 2pm, for the same day, our release time is on average until 1:30am after the booking is confirmed. We are unable to release it immediately after booking and it is important that you are aware of this.

CHECK-OUT TIME

We do not work with checkout after hours. We don't have half a night or late check out.
This time is exposed to you both in the listing and when you are booking, and there is nothing to ask yourself. If you don't agree, just don't book.
If the checkout is not made by the cutoff time, there will be a fine of R$700, regardless of the extra time you insist on staying at the apartment, which is 30 minutes or 1 hour.
Your check-out should also be done through the app, which is registered when you left.
If the cleaning and maintenance team goes to the apartment, after the cutoff time of your checkout, and you are not in the apartment, but your belongings are there, the cleaning and maintenance team will remove their belongings and will leave them at the reception of the enterprise for you to remove them after.

WHAT IF I NEED SUPPORT WHEN I ARRIVE, WILL THEY BE AVAILABLE?

Our team works on Monday and Friday business hours. We do not have night shift or people scattered in the 17 condominiums where we have serviced apartments. If you need any “ urgent” assistance, you should request the condominium reception. It is good to understand that the reception is only reception and will not be able to make any concession for you.

ALTERATION OF APARTMENT

Eventually, for operational or force majeure reasons, the apartment that will stay will not be the same as what is in the photos. This change, if necessary, will not entitle you to question amounts or reimbursements. This change is usually due to emergency maintenance or because the previous guest has not complied with any rules that prevent us from releasing the use of the apartment.

CAN I USE THE CONDOMINIUM LEISURE BEFORE CHECK-IN OR AFTER CHECKOUT? NO.

The use of leisure is exclusive to those who are staying, for the duration of the reservation.

CAN I LEAVE THE BAGS BEFORE CHECK-IN OR AFTER CHECKOUT?

If you usually need the condominium reception, you can keep your suitcase and you can go for your appointment. You need to check this availability directly with the front desk the day.


CAN I SMOKE IN THE FLATS? NO.

If we identify that you smoked, used incense, hookah, or others on this line, a minimum of R$1,000.00 will be charged for the purification of the apartment air by third-party professionals.
Any other damage caused by smoking in the apartment will also be charged.

CAN I BRING MY PET?

No. We love pets but do not accept pets of any kind or size in our serviced apartments. If we identify that this rule is not complied with, a fine of R $1,000.00 will be charged a minimum amount of R$1,000.00.

ALLERGIC PEOPLE

Please note that serviced apartments are cleaned with conventional cleaning products, which for allergic people can cause irritation.

DO YOU HAVE DAILY CLEANING SERVICE OF THE APARTMENT? NO.

The apartment is delivered to you clean and sanitized, with linen. For stays longer than 5 nights, you can request cleaning and changing your bed and bath linens. If you want to change your bed and bath linens beforehand, you can be cleaned beforehand, for a fee of R$100.00.

THE GARBAGE I PRODUCE, WHAT DO I DO?

In all condominiums, and on all floors, there is a trash can where you should dispose of the garbage you produce. This demonstrates your politeness and your common sense. We count on this.
If the cleaning and maintenance team finds garbage scattered in the sink, on the bed, on the floor, bottles of drinks thrown, a fine of R$500.00 will be charged for excessive garbage in the apartment.

Garage SPACE

If in the body of the listing it appears that there is a parking space available, the guidelines for access to the garage will be available, after the booking is confirmed, in the HOUSE MANUAL.
RECEPTION OF CONDOMINIUMS
The reception of the enterprise does not have any autonomy to make releases or concessions on our behalf, and therefore cannot authorize entry before the time or exit after the advertised time.

EXTRA FLAT ACCESS CARD CHARGE

Eventually, there may be an additional charge of R$15.00 for the access card to the apartment, made by the condominium reception staff. This amount, if I pay for you in cash, you will have reimbursement after the return at your checkout and the return of the card at the front desk.

Breakfast

is not included in your reservation breakfast.
In the enterprises where there is a restaurant, the average value of breakfast per person / day is R$65.

BED AND BATH LINEN

Bed and bath linens are included in your rental and are left lined and ready to use in the apartment.
Bed and bath linens that are stained/ damaged during your stay will be charged R$200.00 per stained / damaged piece

EXTRA BEDS, CRIBS & MATTRESSES

We have no extra beds, cribs, or mattresses to lend or give way.

ACCESS TO CONDOS LEISURE AREAS

The use of the leisure area is according to the rules of the condominiums, and follow the rules and determinations of the condominium management. It may happen, and you will not incur any loss to your reservation with us, from the day that your rental with us the leisure area is closed / under maintenance / close earlier / open later, without prior notice, or for reasons of force majeure, and this will not bring any loss to what was booked with us.

CAN I HAVE VISITORS IN THE APARTMENT OR LEISURE OF THE CONDOMINIUM? NO.

The use and access to the apartment and the areas of the condominium is exclusively for those who are staying / authorized.
If we identify, or are informed, of visits, an extra night will be charged per person who receives the apartment, regardless of how long that person stays in the apartment.

FLATS INTERNET SERVICE

The internet services of the serviced apartments may suffer quality / speed / stability oscillation and this is our responsibility, since it is a service provided by third parties and we cannot control their quality. In all serviced apartments, and in the HOUSE MANUAL, there are the contact phones of the companies providing the internet service. In case of any problems related to the internet you should contact them and this does not interfere with our rental quality.

Brasilia POWER OUTAGES

have a serious problem regarding power outages, especially in times of rain.
We cannot be responsible for any power outages in the areas where they come to stay.
Without power does not work elevator, internet, air conditioning, and you know it, and it is important that you understand, have common sense, which can happen and there is no way we can predict this and there will be no reimbursement if there is a lack of energy.

RESPECT FOR THE CONDOMINIUM RULES, FINES AND NOTIFICATIONS

If any non-compliance with the good rules of coexistence, lack of respect for the employees of the condominium, or any other fact that generates fines, notifications or penalties to the apartment, this amount will be fully charged to the person responsible for the reservation. In case of notifications, it is hereby established that the amount of R$1,000.00 will be levied for notification that we will receive for failure to comply with rules of the reservation holder or by third parties that are with them.

INVOICE ISSUANCE/ RECEIPT

The proof you receive from Airbnb is the official one. We are unable to issue any additional documents to the one that Airbnb issues.

TENANCY LAW

You are making the vacation rental of an apartment under Law 8245/91, known as the Tenancy Law. We do not have a hotel service, because we are not a hotel, nor a 24-hour support. Our hours are from Monday to Friday from 10 am to 7 pm, and Saturdays from 10 am to 2 pm.

For reservations made after 2pm, for the same day, our release time is on average until 1:30am after the booking is confirmed. We are unable to release it immediately after booking and it is important that you are aware of this.

CHECK-OUT TIME

We don't work with checkout after hours. We don't have half a night or late check out.
This time is exposed to you both in the listing and when you are booking, and there is nothing to ask yourself. If you don't agree, just don't book.
If the checkout is not made by the cutoff time, there will be a fine of R$700, regardless of the extra time you insist on staying at the apartment, which is 30 minutes or 1 hour. Your check-out should also be done through the app, which is registered when you left.
If the cleaning and maintenance team goes to the apartment, after the cutoff time of your checkout, and you are not in the apartment, but your belongings are there, the cleaning and maintenance team will remove their belongings and will leave them at the reception of the enterprise for you to remove them after.

WHAT IF I NEED SUPPORT WHEN I ARRIVE, WILL THEY BE AVAILABLE?

Our team works on Monday and Friday business hours. We do not have night shift or people scattered in the 17 condominiums where we have serviced apartments. If you need any “ urgent” assistance, you should request the condominium reception. It is good to understand that the reception is only reception and will not be able to make any concession for you.

99% of your questions are here in the guidelines in the house manual and in the HOUSE MANUAL. But you have to read it carefully. If here and in the HOUSE MANUAL it says that there are not/can't, it's because there are/can't.

ALTERATION OF APARTMENT

Eventually, for operational or force majeure reasons, the apartment that will stay will not be the same as what is in the photos. This change, if necessary, will not entitle you to question amounts or reimbursements. This change is usually due to emergency maintenance or because the previous guest has not complied with any rules that prevent us from releasing the use of the apartment.

CAN I USE THE CONDOMINIUM LEISURE BEFORE CHECK-IN OR AFTER CHECKOUT? NO.

The use of leisure is exclusive to those who are staying, for the duration of the reservation.

CAN I SMOKE IN THE FLATS? NO.

If we identify that you smoked, used incense, hookah, or others on this line, a minimum of R$1,000.00 will be charged for the purification of the apartment air by third-party professionals.
Any other damage caused by smoking in the apartment will also be charged.

CAN I BRING MY PET?

No. We love pets but do not accept pets of any kind or size in our serviced apartments. If we identify that this rule is not complied with, a fine of R $1,000.00 will be charged a minimum amount of R$1,000.00.

ALLERGIC PEOPLE

Please note that serviced apartments are cleaned with conventional cleaning products, which for allergic people can cause irritation.

DO YOU HAVE DAILY CLEANING SERVICE OF THE APARTMENT? NO.

The apartment is delivered to you clean and sanitized, with linen. For stays longer than 5 nights, you can request cleaning and changing your bed and bath linens. If you want to change your bed and bath linens beforehand, you can be cleaned beforehand, for a fee of R$100.00.

THE GARBAGE I PRODUCE, WHAT DO I DO?

In all condominiums, and on all floors, there is a trash can where you should dispose of the garbage you produce. This demonstrates your politeness and your common sense. We count on this.
If the cleaning and maintenance team finds garbage scattered in the sink, on the bed, on the floor, bottles of drinks thrown, a fine of R$500.00 will be charged for excessive garbage in the apartment.

Garage SPACE

If in the body of the listing it appears that there is a parking space available, the guidelines for access to the garage will be available, after the booking is confirmed, in the HOUSE MANUAL.

RECEPTION OF CONDOMINIUMS

The reception of the enterprise does not have any autonomy to make releases or concessions on our behalf, and therefore cannot authorize entry before the time or exit after the advertised time.

EXTRA FLAT ACCESS CARD CHARGE

Eventually, there may be an additional charge of R$15.00 for the access card to the apartment, made by the condominium reception staff. This amount, if I pay for you in cash, you will have reimbursement after the return at your checkout and the return of the card at the front desk.

It may happen, and you will not incur any loss to your reservation with us, from the day that your rental with us the leisure area is closed / under maintenance / close earlier / open later, without prior notice, or for reasons of force majeure, and this will not bring any loss to what was booked with us.

CAN I HAVE VISITORS IN THE APARTMENT OR LEISURE OF THE CONDOMINIUM? NO.

The use and access to the apartment and the areas of the condominium is exclusively for those who are staying / authorized.

FLATS INTERNET SERVICE

The internet services of the serviced apartments may suffer quality / speed / stability oscillation and this is our responsibility, since it is a service provided by third parties and we cannot control their quality. In all serviced apartments, and in the HOUSE MANUAL, there are the contact phones of the companies providing the internet service. In case of any problems related to the internet you should contact them and this does not interfere with our rental quality.

Brasilia POWER OUTAGES

have a serious problem regarding power outages, especially in times of rain.
We cannot be responsible for any power outages in the areas where they come to stay.
Without power does not work elevator, internet, air conditioning, and you know it, and it is important that you understand, have common sense, which can happen and there is no way we can predict this and there will be no reimbursement if there is a lack of energy.

RESPECT FOR THE CONDOMINIUM RULES, FINES AND NOTIFICATIONS

BED AND BATH LINENS
Bed and bath linens are included in your rental and are left for use in the flat.
We also request special attention that bed and bath linens, sofas, cushions and carpets that are stained/ damaged during your stay will be charged at R$300.00 per stained / damaged part.
Wine stains, makeup, grease, mud, drinks, blood, sauces, among others, will be charged R$300.00 per piece.

EXTRA BEDS, CRIBS & MATTRESSES
We have no extra beds, cribs, or mattresses to lend or give way.

CAN I USE THE CONDOMINIUM LEISURE BEFORE CHECK-IN OR AFTER CHECKOUT?
No; the use of leisure is exclusive to those who are staying, for the duration of the reservation.

ACCESS TO CONDOS LEISURE AREAS
The use of the leisure area is according to the rules of the condominiums, and follow the rules and determinations of the condominium management. It may happen, and you will not incur any loss to your reservation with us, from the day that your rental with us the leisure area is closed / under maintenance / close earlier / open later, without prior notice, or for reasons of force majeure, and this will not bring any loss to what was booked with us.

CAN I HAVE VISITORS IN THE APARTMENT OR LEISURE OF THE CONDOMINIUM?
No; the use and access to the flat and areas of the condominium are exclusively those who are hosted / authorized.
If we identify, or are informed, of visits, an extra night will be charged per person who receives the apartment, regardless of how long that person stays in the apartment.


RESPECT FOR THE CONDOMINIUM RULES, FINES AND NOTIFICATIONS
If there is any non-compliance with the good rules of coexistence, lack of respect for the employees of the condominium, or any other fact that generates fines, notifications or penalties to the flat, this amount will be fully charged to the person responsible for the reservation. In case of notifications, it is hereby established that the amount of R$1,000.00 will be levied for notification that we will receive for failure to comply with rules of the reservation holder or by third parties that are with them.
