He told me that I had cancelled and sent me screen shots of messages with an individual named Chuck. He stated the property was rented for the week and not available. I sent him screen shots of my reservation and he told me he didn't have a listing on VRBO and only used a competitor. I contacted VRBO and all of my money was refunded but I had to quickly find another rental."

The professional BBQ on the patio can handle even the biggest of grill-outs while you enjoy music from the built-in ceiling speakers or the portable water-proof stereo for tunes by the lake.

The guest portion of the duplex is separated from the owner's suite by a solid, sound-proofed wall, and each space has its own private entrance.

The first floor of the guest area includes a fully-equipped kitchen, a living room with a comfy couch and large TV, a master suite (with king-size bed and its own bathroom) and an additional half-bath off the living room. The kitchen also contains an expandable dining table that can seat up to 10 as well as a bar overlooking the water with bar-stools for additional seating.

Just outside the glass doors from the kitchen, there is a HUGE screened-in deck with an additional outdoor dining area that can seat 8 or more (additional folding chairs are available, upon request). This deck, on the back of the house, overlooks the lake and connects to a raised walkway that leads to the water's edge and boat dock.

The second floor offers two bedrooms with queen size beds and a second master suite (with another king size bed and private bathroom). The third bathroom and laundry facilities are off the hall on the second floor, as well as a second loft living room with TV and two couches that convert into double-beds, if needed.

The second floor balcony runs the entire length of the house and is screened-in to allow for bug-free relaxation on the lounge chairs or at the dining tables - perfect for family game-nights.

We live on-property (in the owner's portion of the duplex), so we are available at any time if there is an emergency or if there are any questions or concerns that need immediate addressing.

We will be happy to provide recommendations and tips about the area, if asked, but we like to give our guests plenty of time for uninterrupted relaxation or exploration.

Our kitchen has everything you’ll need to whip up margaritas or home-cooked meals. This kitchen features elegant white oak cabinets, a gorgeous accent wall, marble countertops, and stainless steel equipment. We also have a coffee pot and ground coffee so you can start your morning right.

Our four bedrooms are peaceful retreats to unwind for the night. And they all come with homey features: windows, ceiling fans, crisp white linens, abstract artworks, and rugs. We have room for 3 cars in our driveway.

PETS
We’re happy to host your small furry friends. We can accept up to two pets, each weighing up to 40 lbs, for a $100 fee per pet and a $200/pet security deposit. All pets must be house-trained and are not allowed on furnishings and beds (a $100 fee will be applied if a lot of pet hair is found on furnishings). We also ask you to crate your pets when left alone in the house. Please share your pet’s breed and weight information prior to booking so we can provide written approval.

Please note: Any sign of pet damage will result in an appropriate fee for the damage at hand. A $200 fee will be applied for unattended pet waste.

NO SHOE POLICY
We greatly appreciate you taking off your shoes while in the house so we can preserve the rugs and floors.

QUIET HOURS
Thank you for observing quiet hours between 10:00 pm and 8:00 am. This ensures the peace of the neighborhood and our standing as courteous neighbors.

We enforce good neighbor policies on all managed properties. Renting homes in a neighborhood/community is a privilege and must be treated as such. Guests must be mindful of their noise levels at all times and respect the rules of the community. We do not provide speakers and/or sound systems on-site.

Anyone found to be violating noise ordinances will be subject to an immediate $3,000 fine, in addition to City-imposed fines which can reach up to $10,000 per violation, and can be removed from the property due to negligence.

SMOKING
To keep the property fresh and clean for all, smoking is not permitted inside. If smoke is detected, there will be a $1,000 fee for proper deep cleaning and odor removal. Violating this policy may result in guests being liable for the full cost of damage resulting from it.

PARTIES & EVENTS
Gatherings with your group are great, however, parties and events are not allowed. Any evidence of such will result in a $3,000 FINE and an immediate termination of your booking. Thank you for your understanding as we strive to keep the property in wonderful shape for all guests to come.

SECURITY CAMERAS / NOISE MONITORING
Please note that each home has anywhere from 3-4 security cameras covering the outside areas of the property only. These are to remain on and running at all times, solely to be used for security purposes and to ensure the safety of the property and traveler.

Additionally, we do equip each of our homes with a noise level monitoring device This is to remain active to monitor the decibel/sound levels only, to
protect against noise complaints from neighbors. It does not record any conversations, simply noise levels.

Lastly, we have a device connected to each home, that will alert to the number of devices at the home, to combat any large gatherings and/or parties.

Full kitchen with brand new, full size, refrigerator, oven, microwave and dishwasher. 30 x 12 covered patio. Parking for two cars is available on the lot. This park model is located by the pool and near the bath house and laundry facilities. About 1/2 hour from Disney and other theme parks. About 1 hour from several different beaches

This two bedroom one bath park model is located in a gated community which is manned 24/7. It is filly furnished and has full sized appliances in the kitchen, which is well equipped. We supply all of the towels and linens and give you enough coffee, creamer and sugar to get you started. Most soaps and paper products are also supplied to get you started but may not last the entire stay. There is a King bed in the master bedroom and a full lower and twin top bunk bed in the 2nd bedroom. Our place sleeps 5.

The neighborhood is a semi-rural area in the southeast of Apopka. It is located south of Rock Springs and Wekiva Springs. The property is surrounded by a a forest area in its rear and neighbors to the forard and side. The adjacent home also operates a small farm on 0.5 acre as well, and the remaining homes are occupied by quiet, helpful long-term tenants. There is a Winn Dixie supermarketin walking distance, and several local restaurants including our favorite Jamaican restuarant Reggae Riddims closeby.

Guests will access the apartment using the August Lock app, which should be downloaded to your smartphone before arrival. You’ll have full access to your private studio apartment, as well as a shared laundry area and patio outside.

10 min to Wekiwa Springs State Park, 25 min to Downtown Orlando, 30+ min to Universal Studios & Disney

5 min to shops, restaurants, and local amenities in Apopka. We are near Winn Dixie, Walmart and any restaurants you desire.

Please note: While your studio is fully updated and private, we are still in the process of upgrading other areas of the property. You may see light improvements being made during your stay, but your comfort and privacy remain our top priority.

We have a bear stop by now and then, in the backyard. Guests are asked to use the front entrance for entry and exit at all times, and be mindful of nature around. There are also tortoises and lots of birds - including owls and hawks to keep your eye out for!

You will park in the grass in front of the house and your front door. Public transportation is located on Orange Blossom Trail a few blocks away. Otherwise, a car will be needed for traversing the area.

Located in West Altamonte; we have a "two entrance" driveway, then you'll head alongside the garage (down a brick path) and enter through the side door. Once you are in the laundry area, there will be a door with a Key Code. This takes you into the office space (sometimes shared) where there's a full fridge and multiple small appliances. Through the next door (to your left) is a bathroom with a shower stall. Across the hall, is the bedroom area with two Queen beds, desk, shelving, smart TV, dresser and ironing board.

Private entrance through a side garage door; exclusive use to the bedroom and bath. Shared access to the laundry/office area. Will inform if access to the office is needed.

During your stay
It is wonderful to interact with our guests. It's the best part of Hosting. I also respect any guests’ desire to privacy or social distance. We work during the day and won't be available until later in the evening, but I can be usually reached by phone. Guests are welcome to send a message with a request.

We have a "two entrance" driveway. Due to this design of driveway, we can only accommodate one car for guests. There is safe off street parking about a block away (1/10th mile) where additional cars can be parked.

Fresh air and back to nature. Imagine a tiny but comfortable hotel room in a rural setting. You'll hear roosters crow as the sun rises. Take a walk on a moonless cloudless night, and you may see stars. This 190 sq. ft. tiny house is a ten minute drive to either Rock Springs or Wekiva Springs, a four minute bike ride to the West Orange Trail which runs for 22 miles, and a 15 minute drive to the Lake Apopka Wildlife Drive. The major theme parks are a 30 to 45 minute drive, depending on traffic.

The space
This is one room TINY HOUSE with a twin size trundle bed. There is a kitchen area with a refrigerator and microwave, but no stove or oven. You may request a hot plate or griddle. There is a small table for two. The bathroom has a shower, sink and toilet.

We can also provide bicycles, a crib, Pack & Play, and high chair for children, and flotation if you are going to the springs. Just ask if you need them.

A second mattress pulls out from beneath the first to make a second twin size bed, or push them together for a king size bed.

IF YOU PULL OUT THE TRUNDLE BED TO DOUBLE THE SIZE OF THE BED to a king bed, IT FILLS THE WHOLE ROOM! You will have just enough room to walk around the bed, but nothing more. With the bed pulled out, there is no space for luggage, except in the kitchenette area.

It is easy to roll out and raise the second half of the trundle bed. We do not pull it out for you because it would fill the room. We leave it as a single twin bed, to make it easy for you and your luggage to move around. If you want help pulling it out (maybe you have not seen this kind of bed before) just ask us for help on the app. One of us is usually able to respond fairly quickly.

REMEMBER: This is a TINY house. If you pull out the trundle bed to double the size of the bed for two people, it FILLS THE WHOLE HOUSE so that you have just barely enough room to walk around the bed. You must then put your luggage in the kitchenette.

A word about the photos. They are 100% real, taken with my cell phone, but please understand that wide angle photos (which are required to capture the whole room) make a room look bigger than it is. You may walk in and think, "this is not as big as it looks in the photos!" We are not trying to trick you, but the photos might be! The whole home is less than 200 sq. ft.

Relax and unwind in this beautiful chalet-style family home. You’ll have the entire upstairs guest suite to yourself, a kitchenette, 2 bedrooms, 1 full bathroom and 1 half bath. Each bedroom has its own balcony. For day excursions, you have state parks, theme parks, beaches, and springs. If you want peace and quiet, the property sits on 2 acres with mature trees, fruit trees, beehives, and a hammock. The Seminole Wekiva trail is also right behind the house.

The space
You’ll have the entire upstairs guest suite to yourself, which includes 2 bedrooms, 1 full bath and 1 half bath. There are two main bedrooms, the Cardinal and the Hydrangea. Both have queen beds, walk-in closets, private balconies, and 32” smart TVs. The entrance room has a microwave, mini fridge, and Keurig coffee maker. You have access to the 2 acre backyard, which includes a hammock and grill. You can also take a look at the beehives at the back of the property!

You’ll have the entire upstairs guest suite to yourself. There is a flat rate for one guest, and a fee for each additional guest.

Take a relaxing break in our recently remodeled space. The Suite has an independent entrance with a paved parking spot. It’s 16 minutes from Kelly Park and Rock Springs, 40 minutes away from Orlando’s theme parks, and 15 minutes from the Altamonte Mall. Did you forget to pack something and need it urgently? We are 5 minutes from Walmart, Publix, Marshall’s, and Ross. Wekiva River State Park is 10 minutes away. We offer a Keurig machine and K-cups mini fridge and microwave. No chores to do!

Welcome to our newly built studio apartment, located in the heart of Apopka, Florida. Tucked away on a peaceful 0.5-acre property, this charming retreat offers a unique blend of modern comfort and rustic charm. The studio is attached to our home.

Inside, you’ll find a spacious and bright studio layout featuring a comfortable bedroom area, cozy living space, fully equipped kitchen with new stainless steel appliances, and a modern bathroom — all designed with your comfort in mind.

Step outside and enjoy the relaxed country atmosphere! Guests are welcome to explore our small hobby farm, unwind at the bonfire area, or simply soak in the peaceful surroundings. Though we’re nestled down a quiet dirt road, you're just minutes from major conveniences and attractions:

10 min to Wekiwa Springs State Park, 25 min to Downtown Orlando, 30+ min to Universal Studios & Disney

5 min to shops, restaurants, and local amenities in Apopka. We are near Winn Dixie, Walmart and any restaurants you desire.

Please note: While your studio is fully updated and private, we are still in the process of upgrading other areas of the property. You may see light improvements being made during your stay, but your comfort and privacy remain our top priority.

We have a bear stop by now and then, in the backyard. Guests are asked to use the front entrance for entry and exit at all times, and be mindful of nature around. There are also tortoises and lots of birds - including owls and hawks to keep your eye out for!

Guests will access the apartment using the August Lock app, which should be downloaded to your smartphone before arrival. You’ll have full access to your private studio apartment, as well as a shared laundry area and patio outside.

NOTE: Our home is self-catering. There are starter paper products and laundry items. Refills may be obtained by guests from the nearby Walgreens.

Guest have the option to book Early Check in for $35, if available. Entry time between Noon and 3pm. You may also book extra cleaning services during long stays. We provide eduational experiences on our farm through the airbnb app as well.
