The kitchen is fully stocked, and has a hot plate and convection countertop oven that can fit a full sized frozen pizza.

The wifi is 1,000 mpbs, so super fast for all of your interneting needs.

The right two cabinets in the main room are owner's cabinets and not available for use, but the left two have plenty of space for you to hang clothes or store whatever you need, and there's also a small dresser in the middle.

There is a lovely patio that we were not able to utilize because of cold weather, but is definitely a bonus. The communication with Jesse was flawless. We enjoyed our stay tremendously."

Atwater Village is located between Hollywood and Glendale, just 20-25 minutes by car from Downtown LA to the south and Pasadena to the east. This is the hip east side of LA - Los Feliz, Silver Lake and Echo Park are all just 10-15 minutes away by car.

There are security cameras located all around the EXTERIOR of the property (no cameras are located inside the home).

These cameras are monitored 24 hours a day and are there for your safety, your vehicle if parked in front and for the safety of the property.

*Neighbors with dogs that bark during the day sometimes.
*Neighbor has a recording studio (across from alley), bass is sometimes audible. Sometimes his artists hang out in the alley at night during their breaks and can be heard. He is usually quick to turn off/be quiet when asked.
*Property has traffic noise from Glendale Blvd and 5 Freeway that can be heard, especially when windows/doors are open.
*As it`s true with most of LA, homelessness is present in the neighborhood. It`s important to use your best judgement and lock doors and windows. We recommend keeping back gate locked at all times. Don`t leave windows open when not present.
*Sensitive plumbing, both toilets clog on occasion so be mindful.

Pool Heating and Utilities:
*Pool heating can be arranged in advance at an additional fee of $100/day and hired for the whole stay. Depending on time of the year it can take 2 days to heat the water.
*Pool heating, when hired, is limited to a max of 84F.
*Hosts will not be able to provide any refunds for occasional non working pool heating that occur during your stay but we will do our best to have it solved in a timely manner.
*Please don`t set the AC thermostat below 72F (cooling) since this would freeze and damage the system.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

Pet Policy:
-One adult dog up to 50lbs allowed. Cats and other animals are not allowed anytime.

-Guest assumes full responsibility for all and any damage caused by the pet during the stay. Pet fee is not meant to cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner will be held responsible for all and any damages.
-Please do not let your dog go in the pool to avoid additional charges.

If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.

PET ETIQUETTE:
- Control their barking - if you have a loud dog, please never leave it in the home alone.
- Don’t let them treat everything like a fire hydrant (inside and outside the home).
- Play is fun, but silence is golden - be respectful of the neighbors.
- Keep them on leash while outside the home.
- Always pick up after your dog.
- Wash those paws and minimize bringing messes inside the home.

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g cleaning schedules, guest complaints) upon request to ensure transparency.

Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g photos, cleaning logs) upon request to ensure transparency.

The space
The studio is private and yours to yourself. It is situated on the same property as a house which has a separate entrance, and borders a 5 unit artist live/work building (the brick building in the garden photos).

You will be able to use the front and back outdoor spaces.

The front patio, viewable from the living room and bed, is NOT used by the building tenants.

The back garden is a common space shared with the tenants of the house (Alex and Kasper) and the live/work building next door. It is not often used, so you will have it to yourself most of the time.

There is a filtered drinking water spigot on the kitchen sink - water filter changed regularly.

The sofa does convert into a bed, with bedding stored inside.

Street parking is free and unrestricted directly in front of the studio, and the surrounding streets.

Our driveway is very steep, so if you have a larger vehicle that does not have 4 wheel drive, you may struggle to get up the driveway. However, there is tons of street parking, which people tend to opt for and is very easy.

Also! We host a very magical music event at the beginning of almost every month in our backyard. The stage is far about 200 feet away from the house and the audience will be yet further. They wrap up by 10:30PM and you have free admission. In the past everyone has really loved the experience and felt lucky to be a part of it and we hope you will be too.

This one bedroom Casita is a freestanding house with it's own entrance, and is surrounded by lush pollinator and succulent gardens, we are visited by monarchs (monarca), gillfidilaries, yellow sulfur butterflies, swallowtails, and numerous hummingbirds. Parking is pretty easy around our home until 8 PM but you will always find a spot even later. Clean and cozy room with private bath accommodates 3 comfortably on twin beds with a trundle. Located at the house's front area, the suite is quite private, allowing you to come and go without interaction, if you wish so.

Large bedroom that accommodates 03 in individual twin beds, with a private bathroom, TV, WiFi, comfortable desk and chair, ceiling fan, central AC/Heater and mini fridge. The bedroom door faces the house front door. You can get in and out with no contact with the owners, if desired.

Check in is at 4pm. Please let us know if you need any earlier accommodation, and we'll try our best to match your schedule. There are two front doors, metal screen and wood, to get into the house. Both locks have the same code. We'll provide you the code upon you rental confirmation and eminent arrival. Mu husband Paulo and/or I will most likely welcome and onboard you. The Garden Guesthouse is newly renovated studio with a private entrance, and spacious landscaped outdoor garden. The studio has a large south-facing sliding glass door, which lets in tons of natural light all day long. For those of you who enjoy cooking, we have a fully stocked kitchen, with new high end appliances, and all the kitchen gadgets you need to prepare meals.

The inside of the studio was intentionally designed and furnished with beauty and comfort in mind. High quality mattress, 100% cotton sheets and towels, and a original Navajo rug are just a few of the small special details.

Please note we are a long term rental 30+ nights at a time only, starting on the 1st of the month (with some flexibility). There is street parking in our residential neighborhood.

Located on a beautiful and quiet street in North Atwater Village, our home provides a comfortable place to call home while traveling. Our renovated guest space features an office, patio and full kitchen. A cozy reading nook containing a desk and pull-out couch leads into a peaceful bedroom with a tuft & needle queen bed, smart television, dresser and night stand. Our kitchen has kitchen essentials leading to a light and airy bathroom with a shower.

The space
Our casita features a beautiful Moroccan tile bathroom, comfortable tuft and needle bed and has a quiet office great for writing or catching up on business. There is a patio right off of the home with vintage Adirondack chairs. We are close to the LA River and often see horses from the nearby stables trotting down our street. We provide a warm experience with a nespresso coffee machine and kitchen staples with which to cook. While the space can technically sleep three, for a longer term stay two is probably more comfortable.
**Please note the bedroom is connected to the other rooms by open doorways, not a door you can close.

A 500 sq. ft artist live/work studio featuring a kitchenette, bathroom, closet, and access to a beautiful California-style garden.

The studio has an open and airy feel, with high ceilings and plenty of natural light. It is a clean, comfortable, and creative feeling space with everything needed for a long or short stay.

It has a private entrance from the street and direct access to the garden with a picnic table, chairs and benches.

The space
The studio is private and yours to yourself. It is situated on the same property as our house (with a seperate entrance) and borders a 5-unit artist live/work building (visible in the garden photos).

You'll have access to both the front and back outdoor spaces. The back garden is a shared space, but it's rarely used by others, so you'll likely have it to yourself most of the time. The garden is shared with us (Alex and Kasper) and the neighboring artist building.

You can check yourself in any time after 3pm using a hidden key.

PARKING: The studio does not have a dedicated parking space, but street parking is free and unrestricted directly in front of the studio, and on most surrounding streets. Please check street signs for any restrictions. Also, please note that the neighborhood can get busy at certain times of day, and you may need to park up to a block or two away.

FILTERED WATER: The kitchenette includes a filtered water, and the filter is replaced regularly.

EXTRA BEDDING: The sofa converts into a bed, with extra bedding stored inside.

COFFEE: While coffee is not provided, the studio is equiped with a Chemex, and a stovetop espresso maker for your use. If you'd prefer to grab coffee locally, we are 1 block away from Bub & Grandma's cafe, which has excellent coffee.

LAUNDRY: A coin-operated washer and dryer are available for use. The washer costs $ per load, and the dryer costs $1.25 per load. Both take quarters. There is also a clothesline available for air drying.

SPIDERS: Like much of northeast Los Angeles, we occasionally get spiders due to the warm, dry climate. While we thoroughly clean before your stay, it's possible to see the occasinal spider. Rest assured, they are harmless, and the only venomous species in the area (black and brown widows) are rare and shy, making it unlikely they'll enter the studio. are black and brown widows, which are shy and rare, and not likely to come into the house.

The space is an open floor plan of 600 sqft built in the 1950's that we proudly renovated with modern upgrades (new bathroom, kitchen, bedroom & living room, heating & A/C, convertible couch/bed, etc.). There is a coin-operated washer & dryer located onsite that is shared with our tenant in the other duplex apartment (we provide the cleaning supplies; you just need to pay the machine). Our home is located on a small street with polite & quiet neighbors.

This NON-SMOKING/NO-PETS ground-level apartment features a cozy euro-pillow top queen mattress that is heavenly soft. We renovated the entire place with new bathroom & kitchen, new flooring & lighting, new furniture and a fully equipped kitchen. There is tons of closet space & storage. Amenities include everything you'd find at a hotel (towels, soap, shampoo, iron & board, etc.).

The kitchen has a gas stove/oven, refrigerator, microwave, plates, pots, pans, dishes, glasses, mugs and utensils.

The bathroom has a tub/shower with bath towels, wash cloths, a hand towel, a hair dryer and soap provided.

We've got you covered for entertainment with the 32" smart TV (Netflix) & secured high-speed wifi. There is a selection of classic media ("books") and board games (available upon request) for those who desire a tech-free experience.

Our guest suite is on the ground floor of our house and is completely private. It has a separate entrance from the street and a private patio and garden.

The garden is this listing’s greatest asset. Completely private, there’s a lounge space with a sofa, chaise, and coffee table perfect for work or relaxation. Deeper in the garden, there’s a dining area to enjoy a drink or takeout from Atwater Village’s famous restaurants and bakeries — which are literally a five minute walk down Glendale Boulevard from your stay.

Luxury touches, like a Blu Dot queen bed and motorized shades, punctuate the space. The bathroom has a large walk-in shower. Ample closet space and a small desk welcome you and your belongings. The shelves are stocked with coffee, assorted teas, wine glasses and a bottle opener. Cuddle up in this bright, comfortable bungalow and soak up its vintage southwestern style. After enjoying the sun on the porch, take a leisurely stroll to the LA River or settle in for a movie with the Apple TV, all in the hippest neighborhood in Los Angeles.

The space
Our Spanish bungalow/casita is on a quiet cul-de-sac street that ends at one of the few pedestrian path entrances to the Los Angeles River in Atwater Village. Original windows and wood floors, curved ceilings -- our house is vintage, charming and cozy, and we've loved decorating it in a happy, comfortable and eclectic style. We lived here before just turning it over to you, and moving into the back house, so we know all the ins and outs.

The house is about 700 square feet, with 2 bedrooms and a jack-and-jill bathroom (meaning each bedroom has access to it). The front bedroom has two retro-style twin beds, and the center bedroom has the queen bed. The queen bedroom has a full empty closet and dresser, and the twin room has an empty built-in half-height closet and dresser. Bonus: the twin room is strangely fully soundproofed (great for kids)!

The kitchen is a small but full kitchen at the back of the Casita -- stove, microwave, coffee makers, plates, utensils, etc. If you find you need something extra, ask me, I probably have it for you to borrow.

The LA River runs alongside the 5 freeway, and you can see the freeway in the distance at the end of the street. Any freeway noise outside is faint (standard LA noise).

The front yard is landscaped by us with all California native plants, and you're welcome to have a sit on the porch and watch the people and dogs on their way to walking the River!

The entire front house is yours to enjoy, including the front porch. Guests do not have access to the backyard, but the LA River bike and walking path is about 20 paces to your right. Better than a backyard, we say.

Other things to note
The new flatscreen TV has Apple TV for you to log in to your apps, and many
board games, art books, and kids books to keep you busy, old-school.

We're parents and might be able to help with childproofing or lending baby things as needed -- just let me know and we'll try to help out.

Air conditioning window units are installed in each bedroom in the summer. The ceiling fans in each bedroom are quite helpful with cooling as well, and we also have standing fans to use as needed. There is a wall heating unit for cold days.

Parking: We ask that if there's easy street parking, take that first, and if not, one small car can be parked in the driveway.

The neighborhood is residential to the north and industrial to the south. We recommend having a rental car as LA is very spread out, but there is a bus stop one block away.

This is within minutes (driving) of the legendary Greek Theater, Griffith Park Observatory and LA Zoo, plus walkable to really fun restaurants including Tam O'Shanter where Walt Disney used to dine. Amenities include a full kitchen, washer/dryer, private and landscaped outdoor space. The space is a studio with a very comfortable queen size bed and all cotton sheets. There is also a small couch for lounging and a dining or working table for two. The FireTv has access to shows and movies with your own account. The kitchen is also fully stocked to be able to make your own meals, complete with a fridge/freezer, Brita filtered water pitcher, microwave and full size washer and dryer.

The stylish bathroom has been designed with historic vintage reproduction tile to match the main house built in 1931. The outdoor space has a beautiful olive, guava and blood orange tree.

The space
The master bedroom is large enough to comfortably fit the California king size bed. There is a wall mounted 50 inch smart TV facing the bed, and a ceiling fan. The ensuite bathroom has a skylight, a large, glass, walk-in shower stall (with both a rain shower and a removeable, muti-setting spray nozzle), a marble countertop vanity with two sinks, and the toilet is situated behind the door, out of sight unless you are in the bathroom itself. The large walk-in closet has 8 soft close drawers, lots of shelving for sweaters and shoes, and plenty of clothing rods.

The second bedroom has a desk, a dresser, a queen sized bed, and a walk in closet.

The hallway connecting the two bedrooms has a full bathroom with shower and a jacuzzi tub. The toilet is also behind the door, out of sight unless you are in the room itself.

The living room has high, vaulted ceilings, and archways. The seating is a large sectional couch with a chaise. Above the electronic fireplace is a wall-mounted 55 inch smart TV with Bose Sound system.

Rustic hardwood floors throughout and stone tiles in the bathrooms and kitchen.

The table in the dining room can be stretched out to make room for 6 diners. It's currently set up for 4. You can also dine/drink on the granite countertop bar.

The kitchen has ample granite countertop space for cooking prep and it features a gas stove, microwave, ultra quiet Bosch dishwasher, no-touch sink faucet, double door fridge, a large pantries with retractable shelves, and complete household wares.

The windows are double paned for insulation and noise reduction. There is a tinted film on the west facing windows that reduces heat and brightness of the sun.

The house has been bolted to the foundation in case of an earthquake.

Gardening service comes every two weeks to clean the flower beds, mow the backyard grass, and blow the patios clean.

The front porch has a cafe style two-top table where you can view the sunset and the mountains of Griffith Park.

The backyard feels very private, bounded by a giant natural hedgewall.

The separate, two car garage in back has folding, accordion stye doors that enable an indoor/outdoor feel. It's like a second living room. There is a full size pool table and beverage fridge in there. It's a good place to work out or do yoga, too, as there are dumbbells, a workout mat, and a medicine ball in there. The backyard patio is like a third living room with string party lights, a tall bar table, a loveseat, and chairs set around a propane fueled fire pit. 3 large sails shade the entire area. Plus, barbecue with the propane fueled, wood pellet smoker/grill.

This house is pet-friendly with doggie door access to the backyard lawn.

The driveway is long enough to park 3 cars on (no need to park on the street).

Atwater Village is very walkable. There are several bars and restaurants just blocks away from the house: the Morrison, the Tam O Shanter, The High Low, The Big Foot Lodge. Grab late night eats at the Taco Truck or Del Taco on the corner. Get morning eats at Starbucks, Mimi's Cafe, the Village Bakery, or Blu Jam Cafe. Next to Del Taco is Los Feliz liquor for your convenience store needs.

It's a short walk to Glendale Blvd and lots more restaurants, bars, boutique shopping, and wellness studios. There is a farmers market there on Sundays. The LA River and bike path are close by and so are the wonderful hiking trails of Griffith Park.

The 5 Freeway is only a few blocks away as well. Close to the 134, 101 and 2 freeways as well.

There is a bus stop on the corner and the Glendale Train station is less than a mile walk away.

Atwater Village is central and conveniently located for all types of food, culture, and events as one could hope for in a city the size of LA.
