Experience San Diego indoor/outdoor living from this breezy hilltop location in Bay Park. Enjoy convenient proximity to everything...minutes from airport, Mission Bay, SeaWorld, Pacific Beach, La Jolla, zoo, downtown, UCSD. This is the private guest apartment of the main residence that has been recently transformed to include generous amenities including 2BR, 2BA and a covered private patio all on a single level with peek-a-boo ocean views.

The entrance to your space is through the front door and is your private entrance for the duration of your stay. You will pass through a decorative white wrought iron gate into the covered entryway to reach the front door.
Upon entering the space, you will step into the living room. To the right are the 2 bedrooms, 2 bathrooms and laundry. To the left is the kitchenette and 4 panel sliding glass door that opens to your private, covered, wrap-around patio.
The living room has two couches and a wall mounted TV. There is also an expandable dining table with an L shaped bench seat. The living room has its own mini split heating/AC unit, allowing you to set the climate as you wish via a remote control.
The kitchenette has a microwave, a full refrigerator, dishwasher, sink with garbage disposal, coffee maker and tea kettle. Cooking appliances include an oven/air fryer/toaster combination unit (brand: Tovala) and a full gas griddle cooktop (brand: Blackstone) that is located next to the kitchenette on the patio.
Stepping on your patio from the living room, you will find another dining area (table with seating for 4) and the Blackstone cooktop, complete with all the cooking and cleaning essentials you would need. Further to the left, the patio wraps around to a seating area with a couch and an outdoor bar countertop with 2 bar chairs. The patio features ceiling mounted patio heaters to keep you and your group comfortable on cooler evenings.
The bedrooms each have a queen-size bed and spacious step-in closets. Both bedrooms have their own mini-split heating/AC unit, allowing independent temperature controls for your comfort.
Bedroom 1 has an attached full bathroom, a large dresser and a desk with a computer monitor.
Bedroom 2 has two nightstands and is located next to the other full bathroom. You will find extra pillows, blankets and beach towels in the closets. There are also hangers, closet storage units, suitcase racks and laundry baskets to allow you to unpack and feel at home.
The laundry closet has a washer and dryer and is fully stocked with detergent, dryer sheets, stain remover, laundry hamper and drying rack.

This space is all one level (no steps or stairs.) The only step up you will make is from the curb on to the property.

You will park on the street. Parking spaces are plentiful on our wide street.

We are located in a residential neighborhood and request our guests respect quiet hours after 10 pm, bringing conversations inside after that time.

Notes about the property:

The residence has been remodeled specifically to create a private guest apartment that is attached but is walled off and separate from the rest of the residence. Your guest apartment is the front section of the property and everything in it is private to you. We (your hosts) live on the property in the back section of the residence. You will find that even though it is one house, the spaces function as separate, private areas. Your guest apartment is closed and locked off from the residence in the back part of the property.
The entrance to your space is the traditional front door to the house. It is your private entrance to your space, but note that since it's the normal front door to the house, mail will come and deliveries may come, but no action is needed on your part.

We will say hello if we see you around but overall, we will be your “hands off hosts” and leave you to relax and enjoy your space and your vacation. If you need anything we’re just a message away

Notes about Patio:

Your private patio is just for you. It is covered and furnished with lots of comfy details. In addition to your private patio space, you also have access to a shared patio area.
The shared patio is an uncovered portion of the patio in the back of the property. A gate separates your private patio from the shared patio. A curtain can also be drawn for additional privacy. The shared portion of the patio is shared with us (your hosts) and our dog (Willy). More about Willy next...

Dog on property:

We have a dog named Willy. He is a 2.5 year goldendoodle.
Even though we plan to minimize the times where Willy is around, we wanted to make sure guests are aware that we have a dog. He is not a loud or vocal dog, but he may bark when he first notices guests/activity in the front portion of the house.
He's friendly and curious, so keeping the gate between your patio and the shared patio closed will help him respect your boundaries. If he is home during your visit, you may see him heading down to the yard at the back of the house (via the shared patio) or getting hosed down after a trip to the beach. If you love dogs and want to pet him and say hi, just let us know but otherwise, we will keep him entertained elsewhere.

-The home is part of a beautiful duplex and has a shared front yard with the next door unit. The home and backyards are completely separate (including front door entry and garage).

-There is one mini-split (A/C + heating unit) located in the living room. The bedrooms do not have an A/C unit but have adjustable ceiling fans. We are in a coastal area so it rarely get's too hot.

-The home is not child-proofed and may not be suitable for infants/toddlers (under the age of 3).

-ABSOLUTELY NO PARTIES OR LATE-NIGHT GATHERINGS. We are in a family-friendly, residential neighborhood and hope to preserve the peacefulness of the area and be respectful to our neighbors. Those looking for a party house, please look elsewhere. There is plenty of nightlife nearby in Pacific Beach and Bay Park :) Back at home, please be respectful of the quiet hours after 10pm.

Street parking is available but is very tight, so it's nice to have the guaranteed driveway spot as well as use of the garage. We enjoyed our stay!"

The back yard is open to the canyon with a snake fence installed at bottom of hill. A dog runner cable is available. It is advised that pets and small children be supervised in backyard (four panel sliding doors open to the area).

I have to say the communication with property manager was beyond excellent! Thank you. We had a couple minor things and they were very responsive! The only drawback is the driveway only fits a small car and we have a large SUV so we had to park on the street. There was parking there, but for us seniors it was a little stressful wondering if we would find a place ... that is why I gave the location a 4 out of 5. However, the Bay Park area is close to everything and we were only 8 minutes from our babysitting duties. Thank you."

- "I went with my niece & her kids, nephew, and brother. We needed a break from the heat in the desert and found this location perfect for our stay in San Diego. Short drive to beaches and the zoo which were on our agenda. The yard was perfect for the kids and the hot tub was just the ticket after a day walking the Zoo. The hot tub was already heated to 100 when we got there so didn’t need to start and wait for a heat up, which happens a lot for holiday rentals. Lovely towels (both bath towels and pool towels), bedding, pillows were terrific. Nice grill off the kitchen, even plastic kids dishes and silverware. Had coffee beans to grind, assorted teas, a coffeemaker and expresso machine. Also, French Press. Retro-Fridge. I highly recommend for a beach outing. Thinking about coming back with a couple of girlfriends to enjoy the beach weather instead of our 112-118 degree summer weather in Desert Springs. "

We spent about 50% at the property, cooking breakfast, watching football, and enjoying the fire pit in the scenic backyard. - NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g cleaning schedules, guest complaints) upon request to ensure transparency.

Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g photos, cleaning logs) upon request to ensure transparency.

Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:
• Gas and electricity
• Water and sewer
• Trash and recycling
• Internet and streaming services
• Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking
These fees may be assessed as either:
• A flat monthly fee, or
• A fee calculated as up to 5% of the monthly rent.
Such fees may be collected directly through the booking platform or invoiced separately as permitted by the booking platform policy. For estimation purposes, please assume an additional fee equal to 5% of the monthly rent unless otherwise specified in advance.

The space
The “Deck Room” with canyon view is a cozy guest room in my home w/ private entrance. Suitable for one or two people. The sidewalk (pictured) leads to a locking entrance gate and handicap accessible ramp. Then around to the back of the house on the deck is your French door w/ coded entrance pad.
The XL Bathroom has 2 sinks and a large roll- in shower area.
Bed is a 2021) FIRM Beauty Rest mattress with 2 in. pillow topper.
A Portable Air conditioner in summer & portable room heater provided in winter.
You’ll have a small computer desk, mirrored closet, fast 800mbps Fiber Wi-Fi, new TCL smart TV, w/Hulu, Netflix , Amazon Prime & Cable.
Kitchenette area has a Microwave, convection oven, hot plate, Toaster, Water Carafe, Keurig coffee-maker, Electric teapot, Nespresso maker,mini-refrigerator/freezer, and basics for heating or preparing simple meals. Plenty of seating; 2 tables & 6 chairs.
Side patio also has a well appointed gas BBQ.
You may use the main house kitchen by appointment, and also the laundry room! I just need a “heads up” so these spaces are ready for your private use.

I am not accepting dogs (or any other pets!) at the current time because I am dog sitting a dog with behavior issues. Check back in coming future seasons as I will again invite small dog only. (And of course a service dog.)
Check in after 4 pm. & check out by 12 pm. You may ask for a modification in these times and I will try to accommodate you!
The cleaning fee is $150 per month, ( ($5 per day)
If the deck furniture is damp from fog or morning dew at breakfast time, just wipe it off with towel provided on deck.

IMPORTANT note:
When the door or windows are open, you will hear the sound of the freeway off in the distance,. Louder at various times. See photos for freeway proximity!
Your room is secluded from the house (with no access to rest of house) but does have a shared wall… so some unavoidable noises from adjacent hallway & lv. Rm. ( tho not much!) may be noticed.

(Canyon is private and not open to the public) You'll have access to the home patios, and decks gas fire pit. Sorry, no pets. Our place typically receives nice breezes through out the day, so it keeps the unit nice and cool. We do recommend windows be kept open to allow airflow while you're out and about. There are only a handful of times through out the year that it gets unbearably hot. Mini portable "evaporative air cooler" is available upon request. Fall and Winter temperatures can be cold at night. Come prepared with warm loungewear, slippers, and socks if you get cold easily. If you are sensitive to noise, please let us know so we can provide earplugs for you.

Looking for a peaceful place to ground yourself? You found it here in San Diego! The guest suite is attached to the main house where I live in a quiet neighborhood. However, there is a separate entry with digital keypad from your private driveway. The room has its own bathroom. You can set the desired temperature using the mini-split AC/heater system. The room has an east-facing window for you to enjoy viewing the Japanese garden with fruit trees, blooming flowers, palm trees, and Japanese Maple trees. The guest can enjoy his or her own side yard outside with a peek view of the ocean.

The space
Two bedrooms. Each bedroom has a queen-sized bed with a work desk, chair, and 55" television / HDMI monitor.
Each bedroom has its own HVAC heating/air conditioning control for the perfect temperature.
Primary bedroom also has a loveseat and coffee table.
Secondary bedroom also has a reading chair.
Bathroom has full sized tub with shower and detachable showerhead.
Kitchen has gas 5 burner Samsung range and oven, Samsung microwave, and Bosch dishwasher.
In unit GE washer with steam and sanitize and GE drier with steam.

Other things to note
Do NOT block sidewalk, you may park in the street. Blocking any part of the sidewalk may result in an $85 parking fine.

This place is set up for normal, reasonable, kind people.

This is NOT set up for unhappy victims with lots of problems, druggies, scammers, victims, pets, smoking, noise, sensitivities, complications, etc. There are not monetary rewards for complaining. If there is an issue, it just gets fixed within 48 hours. If you have guests that are looking to scam the system, scam a host, get discounts, free stays, etc please book elsewhere as we have zero tolerance for this type of behavior.

This is just a normal lived-in-home available for a short-term rental.

1. Kindly avoid blocking the sidewalk with your vehicle. This is a family-friendly neighborhood, and many parents rely on clear sidewalks to safely push strollers and walk with their children.
2. We appreciate your consideration for pedestrians who depend on the sidewalk for safe passage. Having to step into traffic can be dangerous and unsettling.
3. If you have concerns regarding your citation, you are welcome to contact the San Diego Police Department officer who issued it for clarification or to discuss further.
4. You also have the right to plead Not Guilty and present your case before a judge at the San Diego Superior Court, should you wish to contest the ticket.
5. While on the property, we kindly ask that you comply with all applicable rules, regulations, and laws at the city, state, and federal levels. Please note that we do not provide legal assistance, bail money, or financial support for criminal fines or legal penalties.

This is our home and not a full time airbnb. We love to share it with guests while we're away and hope you love it here as much as we do! The space is sparkling clean and free of clutter, but you will notice some locked kitchen cabinets and closets where we store personal belongings while we're away.

-The home is part of a beautiful duplex and has a shared front yard with the next door unit. The home and backyard is completely separate (including front door, entry, and exit to backyard).

-You have 1 designated garage spot for parking. The garage can fit Small and Mid-size cars/ SUVs. Large SUVs and trucks will not fit in the garage and will need to utilize the free street parking available in front of the home.

-ABSOLUTELY NO PARTIES OR LATE-NIGHT GATHERINGS. We are in a family-friendly, residential neighborhood and hope to preserve the peacefulness of the area and be respectful to our neighbors. Those looking for a party house, please look elsewhere. There is plenty of nightlife nearby in Pacific Beach and Bay Park :) Back at home, please be respectful of the quiet hours after 10pm. Loud disruptive events are prohibited.
