Please note that there are some on and off construction projects in the neighborhood. The hours for workers are typical daytime working hours and any noises are not disruptive. Also, it's quiet at night and will not impact sleeping.. We haven't had and problems or complaints but it's something we feel we should mention.

- "Excellent location, off street parking, quiet, newer appliances, and furniture, comfortable bed, upgraded bathroom, large TV on the wall in living room, excellent communication with owner, and the heater inside works well. There is a large deck with chairs, dining table and grill. We did not use it because of the weather. It was mostly overcast, rainy and cooler while we were there in January. It is a loft with many steps and if you have heavy luggage, it might be a challenge bringing it up and down the stairs. You might want to bring extra coffee, and Kleenex. There is an excellent grocery nearby called Sprouts Farmers market, it has just about everything at reasonable prices, including ready-made food."

A king sized bed, a meal prep counter, a full bathroom with walk in shower, smart TV, mini-split AC and heat, and high speed wifi (that works well enough to take a Zoom meeting on the patio) round out the space.

The Space:
This is a guest suite that is part of a larger home. The suite is self-contained with a separate entrance and totally private and separate from the main home. Also, there is a weightlifting rack and equipment on the property (please let us know in advance if you'd like to use it!).

Guest Access:
The patio and outside areas are shared with the other studio on the property and the owner who lives on-site.

The Neighborhood:
This home is located in a safe, friendly and family-oriented neighborhood. You may find yourself invited to join the owner and neighbors for a Friday night neighborhood cookout (feel free to say no). On any given Saturday, you will probably see kids and dogs running past the house - if you've got a kiddo (or a dog), they will be invited to join!

Getting Around:
We always recommend a car to get around San Diego, but we are a just quick 5-10 minute walk to the Balboa Dr. trolley station if you wish to use transit during your visit and Uber/Lyft are also very convenient in San Diego. Street parking is readily available and free right in front of the unit.

Other Things to Note:
This studio runs on green, solar energy.

Want to workout while you're in town? We have everything you need in a fully stocked home gym including: squat/bench/pull-up rig, men's bar (20 kg), women's bar (15 kg), training bar (7 kg), bumper plates (5 - 45 pounds), jump ropes, box, bosu ball, training bands, mats, slam ball and wall ball.

For stays longer than 30 days, I require a deposit in the amount of one month's rent to be paid offline due 60 days prior to arrival as well as a formal lease agreement.

We recently finished building our little paradise by the bay and can't wait for you to enjoy the ocean air and views. The Bay & Breeze is a new (2020) contemporary designed, detached home on our adjacent property in Bay Park. It boasts an incredible location just minutes away from the beaches, Mission Bay (walking distance), downtown, the airport, and attractions like SeaWorld & the San Diego Zoo.

The house is conveniently designed with a reverse living layout. On the first floor you'll find the 2 bedrooms (one King & one Queen) and a full bathroom with standing shower. No need to lug any baggage upstairs! Each bedroom has its own air conditioning/heating unit for individualized comfort, closet and smart television. There are also full-sized washer and dryer units on this floor at your disposal.

Head upstairs and encounter your first water views. The second floor consists of a full bathroom with shower/tub combo and a full kitchen with island seating. There is a living room area with pull out couch for additional sleeping options. If you enjoy wine, we have a dual zone wine fridge under the the 55in television for your convenience. Enjoy some of our card or board games at the breakfast banquette. Large windows allow for plenty of light on this floor. The glass doors connecting to the covered deck and outdoor eating area slide completely into the wall for an open feel while taking in the ocean breeze. A propane BBQ grill is available for use on the kitchen deck.

Finally, our rooftop deck. Come for the fun, but stay for the views! Whether you are soaking in the spacious hot tub or sitting at the firepit dining table, you can enjoy breathtaking ocean & bay views, as well as, panoramic aerials of San Diego. Street parking is readily available and free right around the corner from this unit.

Arrival/Departure Policy:
Check in time is 3 pm and strictly enforced. (From Memorial Day weekend through Labor Day, check-in is at 4pm)
Check out time is 11 am.
Please follow all instructions for your arrival and departure in our email and phone call correspondence. There is signage around the home to assist with the use of amenities and questions that you may have during your stay. We are available too, even after hours-give us a call!

Nightly Minimum Policy:
4 night minimum required in the off season.
6 nights AND a Saturday Check-in is REQUIRED during peak season (June - August). Arrival on Friday or Sunday instead may be an option.
(Please inquire if your group needs accommodations that are different as we may be able to accommodate you!)

☀️ Holiday 2025 Policy:
6 night minimum AND Saturday check-in is REQUIRED during our holiday season (December 20-January 3). One reservation CANNOT take both holidays, unless it is a 2-week reservation. There are no arrivals OR departures on Christmas or New Year's Day.

Last Minute Booking Policy:
If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy.

To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest’s face and holding either a Driver’s License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as payment, contact information, applicable check-in time, number of guests and ages, any pets, etc.

This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We appreciate your cooperation and we are available to help with any questions.

🐾 Pet Policy: Pets are permitted at this property with an additional pet fee*** $250 plus tax for the first pet, and $150 plus tax for the second pet. Please send breed, age, and weight for approval on your pet’s stay.

Rate Policy: Prices change on a daily basis so the rates you see today may be higher or lower when booking!

Age Policy: We do not typically rent to guests under the age of 25 or large parties. Please contact us prior to booking to see how we may accommodate your group.

After booking:
We manage properties on behalf of our owners. Upon confirming your booking, we will send you a rental agreement for your upcoming stay which you will need to complete. This agreement reviews our terms and conditions, house rules and policies, and what to expect of your stay. We will also contact you within 24 hours of the booking to obtain contact information and to address any questions or concerns you may have regarding your upcoming visit. The check-in details will not be shared until the rental agreement has been signed, payment has been made, and the guest has connected with one of our guest services agents.

In addition to completing our electronic rental agreement, you will also be required to participate in our identity verification process. The Verify Hub service is offered through Autohost; an intelligent guest screening software that automates ID verifications, background and credit checks, security deposits and more, helping to improve guest experience and safety. Please note: for the credit card verification, a $2 hold will be placed on the card to run the report. This hold will never process and will fall off automatically within 7 days.

Property Appearance:
Vacation rentals in San Diego are for the most part, second homes for the owners. Therefore, some furniture or decor may differ from what is pictured because the owners needed or wanted to replace something. Professional photos are expensive and we can not re-photograph the rental every time something is changed but we do maintain the listing content with any notable furnishing changes especially related to sleeping arrangements. (*Please note: We do not give refunds because a piece of furniture or artwork has changed)

Property Responsibilities:
If you have never stayed in a vacation rental before, we are not a hotel, WE ARE BETTER! We offer many of the same luxuries of a hotel with the comfort and space of home to share with your whole family. Our property owners are our friends and we work with each owner to offer a special, specific and ideal environment for guests to experience and enjoy. All of our homes offer similar amenities so you can expect the same experience whenever staying with us.

With that said, we need you to do your part in helping us maintain each home. Please be attentive to ALL RESPONSIBILITIES as a guest of our home. This is a quiet culdesac location. The bedroom has a comfortable/ top of the line queen bed/mattress with linens washed in environmentally-friendly detergent.

With much respect and sensitivity: If you are 30 pounds or more overweight (or past the BMI) PLEASE do not book with us because we do not have the time or money to purchase a new mattress due to structural damage. (We do have a top of the line pillow top mattress and cannot be flipped between guests…) There are specific mattresses made for this. Thank You for your understanding.

In order to keep a clean and sanitary environment -Please take your shoes off when entering the home. There is a shoes shelf in the entry way for this purpose. This is much appreciated!

We are located in Bay Park which is a desired central neighborhood. We are 7 miles to the Airport, 10 miles to the SD Zoo and Balboa Park, 4 miles from Pacific Beach, 4 miles to Old Town, 4 miles to Sea World, ETC.

THIS IS A BEDROOM AND BATHROOM ONLY. If you need more spaces please look elsewhere. Our average of cleaning fee and room fee is kept low because of this.

This is perfect for the guest who wants to eat at restaurants and warm up leftovers. There is a small refrigerator, microwave, and coffee maker , coffee/filters, bowls, oversized coffee mugs, silverware, etc in the “mini kitchen”-in the room.

Our utility company/SDGE has the highest prices in the US.

Please Be Courteous and Cautious and lock the front door coming in or going out. Please close and lock bathroom and bedroom windows after use/when leaving.

We respect and care for my neighbors and want to keep a peaceful and harmonious environment -so please have positive reviews posted as well as your verification with Airbnb.

There is a noise monitor in the entry so that guests may sleep peacefully. There is a camera outside on the roof as well as in the Ring doorbell. All will be activated during your reservation.

We have 3 Airbnb rooms so if you have a group of 3-6 adults you might want to book in advance! One queen room has it’s own bathroom.

Please be respectful of others’ peace and wear earbuds or headphones when listening to electronics. If you are talking loudly on the phone before 8:00 am or after 10:00 pm please go outside to the driveway.

Please try to limit shower use to 5 or 6 minutes. Our cost of water is extremely high. If you have a cultural or other reason to take long or frequent showers Please communicate this to us and we can problem solve.

There is a “Moon’s Guidebook to San Diego” in the room.

When leaving the room please place the used towels in the clothes hamper/basket. Sheets and blankets may remain on the bed. Trash should be in the trash can or the blue recycling bin in the room. If you have more trash that does not fit please notify us Please wipe out the microwave and refrigerator if you used them. Please leave the bedroom key on the dresser.

We have rescued a cat and dog. The door to the hallway that leads to the bedroom is kept closed because they are not allowed in the bedroom/bath area of the home.

If you are an on line full time gamer/“writer”/gambler/“etc.” this room will not be a good fit for you! Our ATT rep. has stated that we have great 5G WiFi for 2 personal electronic devices.

The room is not meant for families with young children.

Welcome to San Diego and its beautiful bay!
You will find a quiet and peaceful room in my house. I love animals and gardening. I live with a cat and 4 bantam hens and a bantam rooster(crowing) You will have your own separate entrance with your deck with stunning views, own bath, a refrigerator, hot water kettle and microwave.


5 min with the bicycle and you are at the visitors center in Mission Bay. I am right off the Highway 5 and near to La Jolla and downtown, the airport and Pacific Beach.

Enjoy the quiet room with it's own balcony, separate entrance and own bathroom. You will sleep in 100% cotton sheets,my towels are also 100% cotton and I have hardwood floors.
You have your privacy without the feeling of a lonely hotel room. To relax after a day out, you can walk into the garden and watch my hens and the rooster roam around or sit in the swing under a large tree. The rooster does crow in the morning.

The guesthouse is a one-story 1b1b about 500 sq ft living space on a 1500 sq ft lot. It is separate from the main house with its own entrance and fenced backyard.

~The living room has a smart TV with Roku streaming stick. You can access to Netflix, Disney+, Prime video etc. The couch is very comfortable and can turn into a full size bed. You will find local guidebook and magazine on the side table.
~The kitchen has a full size electric stove, microwave, fridge, dishwasher, coffee maker, toaster etc. You can also find cutting boards, utensils, spices etc in the cupboard. You can also find extra cleaning products under the sink.
~The bedroom has a queen size bed with fresh clean linens and plenty of pillows to make your stay comfortable. The couch can turn into a full size bed for your young children. You can find extra comforters, towels, blankets etc in the wardrobe.
~The patio and garden is the perfect place to enjoy the California weather. We encourage you to take advantage of the outdoor dining table and enjoy meals in a beautiful surrounding.

We just built a brand new studio for daily/weekly rent. We are very close to the beach, down town San Diego, Sea World, and the Zoo. This is a very clean place. Toto toilet, very large bathroom and shower, 5 gallon purified water, desk and chair, kitchenette with sink, fridge, toaster oven, and dishes. Private outside patio with a fire pit, grill, water fountain and large sofa. You are going to love your patio for relaxing after a day at the beach. :)

The Backyard is occasionally used by owner as well and you are welcome to whatever the garden is growing at the time! I have a full lemon tree in winter and summer months. Herbs include thyme, mint and rosemary. Summer months usually have tomatoes….
