Can access all house in and outside. Just we have one utilities closet locked. We don’t have special access for person with mobility needs. It is a townhome with stairs up to 2nd floor where the bedroom are.

At the check out,please turn off all the lights. Be sure all the doors and windows are close. Leave the keys in the lockbox. Take care of the keys, $30 fee for lost keys.

EARLY CHECK-IN/ OUT: We are happy to provide free 2-hour MAX early check-in or check-out when we have availability. This is not guaranteed AND must be arranged in advance. *Fees will apply for non-approved early check-in or out.

SAFETY: Please provide- directly TO US- a photo of your ID (the person who booked MUST be one of the guests staying, no third party bookings) via the vrbo app, text, or email within 24 hours of booking.

PARKING: Two vehicles allowed without prior approval.

MAINTENANCE: Please notify us immediately if something is not functioning properly. In the event a repair needs our attention, guests MUST allow access to the home to do so. Not notifying us of an issue forfeits any opportunity for repairs or compensation.

SMOKING: Allowed outside only. There is covered seating and ashtrays for your use. Absolutely no smoking inside the camper at any time. Including pot and vaping.

NO OPEN FLAMES INSIDE THE CAMPER, EVER.

DOG FEE: WE ONLY ALLOW DOGS. There will be a one-time NON-refundable $65 DOG fee for EACH pre-approved DOG before your DOG may be allowed to enter the property. This fee covers extra cleaning required to De-allergy and de-fur the space after you leave. *Service Animals always welcome with no charge. However, our space is not large enough nor equipped to handle more than ONE service animal*.
If you did not add your DOG to the reservation, you may pay the fee in cash upon arrival.
For your convenience, we welcome you to bring - ONE- (1)- UNO - EINS - UN- WAHID- 하나- وَحِيد- JUST ONE- SMALL (under 50#) friendly, clean, flea treated, currently vaccinated, well behaved, house-trained DOG (NO cats, ferrets, birds, pigs, horse, monkeys, or any other type of animal...) ONE DOG ONLY > with prior approval<.
Guests must clean up after their DOG (including all yard waste, loose kibble, and any holes). Guests may NOT leave food laying out for their dog all day.

These creatures reside in nature, and we have no control over them. Some of them may bite. We prefer to live in peace with them, and we hope you will also enjoy their beauty while respecting them and our great planet, which provides us with the pleasure of such beauty. We can not control mother nature and therefore do not refund you if you encounter her business during your stay. This includes the weather. Please research what season you're booking and what to expect.

AMENITIES: We are not responsible for third-party amenity interruptions, such as electricity, cable, or internet, which are beyond our control (for example, weather, downed power lines, etc) The internet and other utilities are provided to you at no extra cost. CANCELATIONS AND REFUNDS: We have a moderate cancelation policy. According to vrbo's guidelines. This allows for cancelations with full refunds up to 14 days before arrival. If you choose to cancel outside of those parameters, you will not be entitled to any refund for any reason, including Covid. Please take out traveler's insurance if you are uncertain about your travel.

LONG-TERM STAYS: We will consider requests for longer-term stays on a case-by-case basis. All long-term stays (longer than two weeks) must sign a rental agreement. We do not allow long-term stays with small children or larger dogs. As a courtesy, long-term stays are already discounted for you when you book!

My house is located in an urban and developing area. Like much of tampa, my house is surrounded by a little bit of new and old. Please look into the area before booking! It’s a safe neighborhood, residences are older, well established built between 1940 and 1999, and a few new constructions.
3 minutes away from Busch Gardens and Adventure Island. 10 minutes away from MOSI and USF. Close to many shopping center as well as restaurants.

HOUSE RULES:
1. MINIMUM AGE REQUIRED TO RENT 23yrs+
2. ID VERIFICATION: NO THIRD PARTY BOOKINGS ALLOWED, GUESTS STAYING IN ANY UNIT MUST BE THE ONE SUBMITTING ID.
3. NO UNREGISTERED GUESTS ALLOWED ON THE PROPERTY.
4. PLEASE READ THE ENTIRE LISTING BEFORE BOOKING.
5. If our Sheets and towels are stained to the point where our cleaners can't remove the stains you will be charged for them. We understand that accidents happen but our sheets and towels are expensive.
6. Once your reservation has been confirmed we can't reduce the number of nights. We can only add nights if the nights are available.
7. On long term stays guest must agree to a cleaning once every two weeks by our cleaning team at a discounted price. Thank you for your understanding as this is the only way we can ensure the unit stays fresh throughout your stay. We would have to add it to the reservation.
8. No parties or events allowed.
9. Be considerate of other neighbors, no loud music inside the units.
10. Don’t order t.v services or you will be charged for them.
11. If you checkout late you will be charged extra $50 per half hour.
12. Please don’t throw wipes in the toilet, the easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanitary napkins in trash bin we've provided in the bathroom. We simply wan to ensure your stay is problem free.
13. No illegal substances allowed on the premises.
14. Don't leave personal items outside of your unit, remember you are sharing outdoor spaces with other guests, we are not responsible for broken or stolen items.
15. Please respect outdoor noise after 10pm sun-thurs and after 11:30pm on weekends.
16. Please double check the house for any personal belongings as i will not send them via mail.
17. No smoking allowed inside the unit, includes vaping devices and candles. If evidence of smoking is found, a $500 fine will be assessed.
18. Please don't send anything to the unit. We are not responsible for receiving, lost, or undelivered packages.
19. Any guests beyond the number listed on your itinerary will be charged a penalty at $50 per person per night and i reserve the right to terminate your stay.
20. We are in Florida, although we have professional pest control service you may still encounter some wondering insects during your stay especially if you leave the door open, if it's raining or recently rained... it cannot be used to credit your account or refund any money. Please note any extreme bug reporting we must do a visual in person inspection.
21. Compliance: Failure to follow any of these House Rules is a breach of terms and conditions of your reservation. If anything in our house rules is unclear, please contact me. Please note that we reserve the right to evict any guest who fails to adhere to our House Rules.

2 - Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.

3 - Pets are permitted. Please let us know if you have pets.

4 - Please only park in the location designated in your check in procedures, failure to park in the designated location could result in your car being towed.

5 - Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.

6 - Smoking of any kind is not allowed in the unit and if detected there will be a $500 charge.

7 - Tenant agrees to leave the premises and its contents in the same condition, neat, clean, and tidy, as Tenant found the premises to be upon move-in. Normal wear and tear is expected however excessive dirt on floors, rugs or furniture may require additional cleaning and charges will apply.

8 - Please only flush toilet paper in the toilets, flushing anything like feminine products, wet wipes, plastic, etc... could result in a back up and potential fees charged at the end of your stay, please report plumbing issues to your host immediately.

9 - Please use black makeup towels provided. If towels are stained, there will be a charge of $5 per towel charged upon checkout.

10 - Furnishings are not to be removed from the premises for use outside or in other properties.

11 - Reservations are not made by or for a minor, defined as any person under the age of 25.

You will find fresh linens in place upon arrival, and clean towels on the bed. If your stay is longer than one week, we will be happy to change the linens, towels and clean the room upon your request.

Guest access
You have access to the whole house, so you do not feel confined to your room. You are welcome to use any of the board games in our game room. The living room has access to Netflix and other streaming services if you feel like watching a movie. There is wifi throughout the house.

There is a small patio, which is where Airbnb guests go through to enter the house. Even though our house is smoke free inside, please feel free to use the pleasant area we set up outside, with lots of plants and outdoor furniture.

If you are driving, you will be sharing the driveway with us. We can fit five cars, including our two. We just ask that you let us know in advance so we can park accordingly, because we like leaving the best spots for our guests.

During your stay
As much or as little interaction as you would like. Although we are home a lot of the time, we tend to be quiet and keep to ourselves. But if you want to chat, or find out more about us and what we like doing in the city, feel free to ask!

Other things to note
We are very welcoming towards people of any backgrounds and orientations. Our house is friendly for anyone who would like to call if a temporary home, and because we offer three rooms to Airbnb guests, we expect out guests to be patient and respectful towards each other. Please keep that in mind when booking with us.

Guest has access to internet, their own pots, eating utensils, and dishes for their cooking. Guest will also have specific area in the kitchen and fridge to store their food. The bathroom, which is located beside the guest rooms, will be shared between BNB occupants and guests.

My son and I are onsite, therefore, our guest might have daily interactions with us, as needed.

PLEASE READ ✅: This is a bed in an open space that is closed off by a room divider. This setup would be most suitable for a person on a strict budget just needing a place to sleep 🛌💤. **There is no stove or laundry access at this location.** You may use the microwave and have a section in the fridge. There are laundry facilities not too far from the home if needed.

Guest access
You are allow to use the entire FRONT of the house. There are some fences dividing the front and backyard.
Back door is locked because Backyard is still under remodeling and cleaning after hurricane that’s why is not allowed 🚫 to trespassing.

Is NOT allow to smoke or vape.

The back doors and back porch are temporary closed for cleaning after hurricane..

I’m in the RV in the backyard.

You are allow to use front porch and front yard(plenty space) We place some temporary fence on both side of the house to mark where you are allow to stay please do not open it, we have a friendly dog 🐶 in the backyard.

The XL twin beds are pillow top which is super comfy ☁️. These beds are not too heavy so they can easily be rearranged and put together to make 1 whole bed 🛌 if preferred. We provide fresh linen and towels, free wireless internet, with complete kitchen access. Bedroom door also has a lock with a key 🔑 provided.

Guests have access to the kitchen which has a fridge, microwave, coffee maker and stove. Feel free to prepare a stove top meal if needed.

Please Read: This bedroom is best for individuals who are mainly looking for a place to sleep. **Guest may utilize a section in the fridge and microwave if needed, stove and laundry, access are unavailable at this location.** With this room, guests will use a shared bathroom that is across the house and down the hall. There is some potential for noise due to a room being on the other side of this room. Noise will be kept to a minimum but I wanted to be transparent.

The flamingo room has a queen sized memory foam bed including
a ceiling fan, closet space, and towels provided. We also provide Wi-Fi and a 40” RokuTV with all the popular streaming platforms. The bedroom has a view of the front of the home/parking area where your vehicle would be located. There is also a lock and key for the room and the bedroom door is right next to the front door.
