2 - Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.

3 - Pets are permitted. Please let us know if you have pets.

4 - Please only park in the location designated in your check in procedures, failure to park in the designated location could result in your car being towed.

5 - Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.

6 - Smoking of any kind is not allowed in the unit and if detected there will be a $500 charge.

7 - Tenant agrees to leave the premises and its contents in the same condition, neat, clean, and tidy, as Tenant found the premises to be upon move-in. Normal wear and tear is expected however excessive dirt on floors, rugs or furniture may require additional cleaning and charges will apply.

8 - Please only flush toilet paper in the toilets, flushing anything like feminine products, wet wipes, plastic, etc... could result in a back up and potential fees charged at the end of your stay, please report plumbing issues to your host immediately.

9 - Please use black makeup towels provided. If towels are stained, there will be a charge of $5 per towel charged upon checkout.

10 - Furnishings are not to be removed from the premises for use outside or in other properties.

Our Industrial chic guest house is located in Seminole Heights. There is approximately 700 square feet of living area; which includes a large bedroom with a queen size bed, full size kitchen, and one large bathroom. For additional space, the backyard has a patio area for your enjoyment.

Since the guest house is located in our backyard, you can have as much privacy as you need; keeping in mind that the backyard is a common area. We live in the main house and both work at home. Therefore, we are almost always personally available. Otherwise we can be contacted via text or phone call for assistance or emergencies.

This house is very centrally located.

Guest Access:
For parking, you have two options:

1) You can park behind Jungalow. There are two spots there and yours is to the right side, in front of tall bamboo shoots! To access this you will enter through the alleyway behind the home and turn right into your dedicated parking space alongside the wall.

2) There is abundant street parking in front of the house that you can always use!

Guests have access to the entire home! Enter through the front door of the wild bungalow and enter your keyless entry code and voila, you’ve arrived at your home away from home!

Guests have additional access to shared spaces such as the large yard, picnic table and washer/dryer shared by all three units on the property.

This is Seminole Heights, otherwise known as the foodie district. You will be five to ten minutes from the port, the airport, Downtown, Channelside, Ybor, Busch Gardens and SO MUCH MORE!

The Neighborhood:
This home is located in the highly sought after historic district of Seminole Heights. The quiet cobblestone streets make the perfect place for an evening stroll to a local restaurant or bar. Seminole Heights is known also as the foodie district of Tampa, and is central to all Tampa has to offer.

Getting Around:
Guests can walk to local restaurants, coffee shops, and bars very easily. (About a 3 to 10 minute walk depending on where you want to go.)

If guests are wanting to go Downtown, Channelside, to The Port, Armature Works, Straz Center, Amalie Arena or the Lowry Park Zoo it will be just a five minute drive or Uber drive away.

If guests are wanting to go to the Tampa International Airport, Busch Gardens International Mall, or Raymond James Stadium it will be about a 10-15 minute drive or Uber ride depending on traffic.

As mentioned, this location is superb and central to all Tampa has to offer.

Other Things to Note:
Please note the following:

1. Florida is Tropical. In such an environment, we frequently encounter local wildlife which includes insects. Our home is well maintained and treated regularly to reduce bug encounters . However, we cannot control the occasional bug creeping in to say hello or found dead (this a good sign as the place is treated). Unfortunately, we will not issue a refund for a dead or live occasional bug. It's Florida and that’s where we live. If you happen to see a bug just let us know we can spray for you! We do not foresee this being an issue during your stay but we must mention it.

2. This is a 1920s Bungalow and comes with quirks and charm. Sometimes 100 year old homes aren’t right for everyone. Please send us a message if you have any questions or are in doubt about your booking.

3. There is a staircase in order to enter and exit this home which may affect those with special accessibility needs.

4. This home is on a large lot with three additional homes located on the property. You’re booking the house but please note that there are downstairs neighbors, as well as 2 additional houses on the property.

5. The washer / dryer is located outside on the back porch of the main house. This is a shared space that the additional 3 units have access to on the property and you will see a clear sign that says "Laundry Room"! We offer free Laundry Detergent inside your unit for your convenience and use. We ask that you use the washer/dryer between the hours of 8:00AM - 9:00PM to respect the other guests during their stay.

6. No keys to lose or to return- woohoo! You can enter with your personal smart lock code that will be sent to you in a message after you book!

7. We do politely ask guests to respect quiet hours from 11pm-8am both inside and outside for our neighbors.

NO PETS ON FURNITURE: We know you love your animals, but we kindly ask that you keep them off of our furniture as it can leave a smell, stains and hair that is hard to remove.

The Space:
The Flora house is vibrant and colorful, with a tropical feel. Wind down and enjoy the Tampa lifestyle in this two bedroom, one bathroom, Seminole Heights home!

Guest Access:
Guests access the home via a keypad code provided on the morning of your check in. The house is a Duplex, with the other half being leased to a long term tenant. There is a door in the kitchen that connects the two units, it is locked with a unique deadbolt, the key is in the possession of the property owner, and is not available to the tenants on either side, there is also a latch lock on the door, for extra security.
The laundry area is accessible by using the gate on the left side of the house, it is shared between our guests and the long term tenant on the other side of the property. The long term tenant has been instructed not to use the washer and dryer between the hours of 11am-4pm, everyday. Airbnb guests are allowed to use the washer and dryer during this time, and any other time during the day, provided it is not being used by the other tenant.

Loud music and outdoor entertainment are prohibited. This is a residential neighborhood and the authorities will be called if you cause a disturbance. Please be respectful.

2 - Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.

3 - Pets are permitted. Please let us know if you have pets.

4 - Please only park in the location designated in your check in procedures, failure to park in the designated location could result in your car being towed.

5 - Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.

6 - Smoking of any kind is not allowed in the unit and if detected there will be a $500 charge.

7 - Tenant agrees to leave the premises and its contents in the same condition, neat, clean, and tidy, as Tenant found the premises to be upon move-in. Normal wear and tear is expected however excessive dirt on floors, rugs or furniture may require additional cleaning and charges will apply.

8 - Please only flush toilet paper in the toilets, flushing anything like feminine products, wet wipes, plastic, etc... could result in a back up and potential fees charged at the end of your stay, please report plumbing issues to your host immediately.

9 - Please use black makeup towels provided. If towels are stained, there will be a charge of $5 per towel charged upon checkout.

10 - Furnishings are not to be removed from the premises for use outside or in other properties.

11 - Reservations are not made by or for a minor, defined as any person under the age of 25.

This house is very centrally located.

Guests have access to the entire home! Your home is located behind the main house, here’s how to easily get there.
When you arrive, park on the street in front of the house (not in the driveway, that is dedicated to the guests in the main home.)

Look for the red pavers on the left hand side of the home and follow them to the wooden gate.

Enter the gate code and you’ll see your unit- The Retro Retreat! Enter your front door keyless entry code and voila, you’ve arrived at your home away from home!

Please note the following:
1. Florida is Tropical. In such an environment, we frequently encounter local wildlife which includes insects. Our home is well maintained and treated regularly to reduce bug encounters . However, we cannot control the occasional bug creeping in to say hello or found dead (this a good sign as the place is treated). Unfortunately, we will not issue a refund for a dead or live occasional bug. It's Florida and that’s where we live. If you happen to see a bug just let us know we can spray for you! We do not foresee this being an issue during your stay but we must mention it.
2. This home is on a large lot with a main bungalow located in front of it. You’ll have complete privacy as your 1 bedroom home is completely detached from the main home, but please note that there is another rental house on the property.
3. Please do not mark in the driveaway, this is dedicated for the main home. There is plenty of free street parking in front of the house though!
4. No keys to lose or to return- woohoo! You can enter with your personal smart lock code that will be sent to you in a message after you book!
5. We do politely ask guests to respect quiet hours from 10pm-8am both inside and outside for our neighbors.
6. We created a list of our favorite places to eat, drink and hang out for you! You will find this list printed and laminated inside our home!

NO SMOKING INSIDE: Please refrain from smoking inside the home! Any smoking evidence, including vapes, will result in a fee for odor removal, duct cleaning, and furniture cleaning.
NO PARTIES/EVENTS: We do not allow parties or events unless it is previously approved by us. We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits.

In the sleeping area, the nightstands next to the bed have places to plug things in, and the lamps are wireless chargers! The TV is big enough to see from everywhere in the apartment (except for the bathroom, sorry!) The entire apartment is well lit with both natural and lamp light, and the closet and bench provide plenty of places to store your belongings.

The studio is located on the ground floor of a charming two-story guest house built in 1925, nestled in the rear garden of a period bungalow. Thoughtfully updated for modern comforts, the space features chic décor and a custom “ocean” epoxy floor.

Fully Air-Conditioned, and with fast WiFi throughout, this space is cleverly divided into a living area, sleeping nook, and bathroom. The living space offers a plush leather sofa, a pop-up coffee table perfect for dining or working, and a smart television with all the apps. The dry kitchenette is ideal for light meal prep—such as sandwiches, coffee, or snacks—and comes with a fridge/freezer, microwave, small toaster oven, Keurig coffee maker, toaster, blender, air fryer, kettle, and all the essential dishware.

The cozy sleeping area includes a queen bed with a bedside table, a clothes rail, a chest of drawers for ample storage, and extra space under the bed for suitcases. A second smart TV is available for in-bed entertainment, while the modern bathroom is equipped with a vanity, shower, and toilet. Shampoo, Conditioner, Body Wash, and Towels, Facecloths, and hand soap are all provided.

Every window features blinds and blackout curtains, ensuring a restful night’s sleep.

Guests also have access to a shared washer and dryer in the adjacent laundry/storage area, and air conditioning with ceiling fans keeps you cool under the Florida sun.

Guest access
Guests have access to the private first (ground) floor studio suite in the guesthouse. There is a second unit (rented separately) on the second story of the guesthouse.

The guesthouse is located in a secluded space at the rear of a similarly styled 100-year old Seminole Heights bungalow.

A free, shared washer and dryer are available in the garage area adjacent to this studio suite.

Other AirBnB guests maybe staying in the upstairs unit so we ask guests to keep noise to a minimum between 10pm and 8am.

Uber and Lyft are readily available in the area. If you are driving or renting a car there is free street parking available.

Great location in close proximity to Bush Gardens, The Zoo at Lowry Park, the popular River walk, Ybor City, many nearby restaurants, brews, and speak-easy social venues. reasonable drive to popular nearby beaches without the tourist rat race.
