- "Nice house overall. The management of it was very good. Pool area is nice and the house is very spacious overall. The decor is interesting and not our typical style (a bit cluttered) but it was clean and not dusty at all which is what’s important to us. There are some interesting pieces of decorations and some pretty paintings. They had nice extra touches like paper towel, shampoo/conditioner and body wash. The beds are very, very comfortable. It also is in a very nice neighborhood that’s safe and quiet. We would stay here again."

In this booklet, you’ll find the house rules that have been put in place for your safety as well as ours and the conservation. Please don't book with us unless you are confident that you and all of your guests can comply with these rules. We truly appreciate your cooperation and understanding!

Please note that adhering to these rules is a requirement of the terms and conditions of our rental agreement.

We reserve the right to evict any guests or visitors who refuse to follow these house rules. The violation of house rules may result in other fees.

House Rules:

General requirements:

Parking: is available in front of the cabin, leaving space for the drivethrough. Another parking option is available in front of the barn paddocks. There is a turn around area with space for boat and trailer parking.

1 RV hook up: is available for an additional fee.

Livestock paddock/stall: available for an additional fee.

Check-in time: 4:00 p.m.

Check-out time: 11:00 a.m.

Keys:A $25.00 fee will be added to your booking for lost or stolen keys, & add’tl guest

WiFi Password: Is located on the white board by the sink in the kitchen.

Please show consideration to other species in the neighborhood. This is a working equine facility with occasional activity.

Visitors & Noise:

No unregistered guests or visitors are allowed.
The maximum property capacity is 6 people. We are working on the master bedroom and bathroom so in the near future this will be a 3/2 cabin that will accommodate 08. That door is locked and secured from guests.

Queen Size Blowup Mattress: In grey bedroom closet with bedding and pillows.

Disruptive parties and gatherings are strictly prohibited.

Please be considerate of the conservation and herd of equines, as well as other animals. Quiet time is from 11p.m. till 7a.m. Please refrain from making disruptive noises during that time.

Child Safety: Please keep children attended by an adult at all times. Parents are fully responsible for their children's safety at all times.

Pets: Up to date and well behaved pets are permitted in the house. Please clean up after your pet and keep them off furniture. There is a chainlink fence in the backyard with a dog house, as well as a medium sized dog door going inside the cabin from the back door. Please make sure that pets are on a leash if outside the cabin or fenced in area. There are coyotes/predatory animals and a donkey on the ranch. Please pickup up after your pets or you will be charged an additional cleaning fee.
There are barn/working cats that roam the ranch property. Please be respectful of them and do not feed them please.

Equines: We would love to introduce you to our herd and let you feed them treats. However, you must sign a liability waiver and be supervised before interacting with the equines. Just reach out to Gretchen. If you ever see an animal in distress or loose from an enclosure please call Gretchen ASAP

SMOKING OUTSIDE ONLY: Butts must be disposed of correctly in the ashtrays provided and not littered on the property grounds. Failure to adhere to this rule will result in a deduction from the security deposit or additional fee. Do not throw butts down on the ground or in the conservation.

Please keep in mind that the property is connected to over 1,600 acres of conservation. No broken glass, burning plastic, littering, or disrupting the natural landscape. Leave it as you found it!

Damages & Breakages: Any damage and malfunction must be reported to the host as soon as possible so that we can repair or replace. To avoid damage it is prohibited to move furniture without prior consent. Also, the bath towels may not leave the property(going to the beach). In the property there are other towels for recreation available in the laundry room. The cost of any damages or breakages caused by negligence may be deducted from your security deposit or add an additional fee.

Cleaning & Maintenance: Make sure all dishes are cleaned and put away, leaving the cabin as you found it. Dirty towels and stripped bedding can be left on the floor in the laundry room please. Put garbage and recycling in their specified containers out back by the fence. Not adhereing to these steps will cost guest an additional fee.

There is a pantry with cleaning supplies and vacuums if needed for light cleaning located in the laundry room.

Laundry Room- Brand New Samsung Washer & Dryer.

Security: Whenever guests leave the property it is their responsibility to ensure that windows and doors are securely closed to maintain safety and prevent rain damage. Guests will have to turn off lights, fans, and electronic devices when they are not needed. Guest will blow out candles/tiki torches when unattended(inside & outside).

Hot Tub: Please use the outdoor shower before entering the hot tub. The outdoor shower has hot water. The hot tub can be used during your stay. Please use the hot tub area according to the safety rules. Do not use any glassware in or around the area. Please keep children attended by an adult at all times.

Smoking is not allowed inside the hot tub.

Fire Pit: Please ensure the fire is properly contained and supervised at all times.

No eating or drinking in bedrooms because of bugs.

Outdoor Shower: Includes hot water.

Propane Grill: The grill is available for guests use. There may be a propane tank with fuel on the grill. If not, the tank can be refilled at gas stations a mile away in either direction off Hwy 60. Grill utensils must be cleaned and everything put back the way you found it, or there will be additional fees.

Television: There is a large flat screen tv in the living room with a DVD player and several DVDs available to watch. The gray bedroom has a DVD player and additional DVDs. Both bedrooms have a mounted flat screen tv. All 3 televisions are connected to FireStick by remote.

Electronics-Additional Recreational Items: Giant Jenga, Karaoke Machine, Corn Hole, and a Butterfly Kite are in the closet in the gray bedroom to the left of the bathroom. All items available for your use. Please return all items as they were when you found them. Please do not leave items outside over night due to the moisture in the air. Welcome to Florida!

Kayaks: 2 Kayaks available with life jackets and paddles. Use at your own risk & tow. There is Lake Medard in the park our property is connected to. Plus several additional locations that we'd be happy to share with you.

Family/Baby Items: Playpen with additional bassinet attachment and a three wheel stroller are in the closet in the beige bedroom to the right of the bathroom. High chair is in the living room next to the saddle. All items are available for guest use. Please return all items as they were when you found them. Please do not leave items outside over night due to the moisture in the air. Welcome to Florida!

Nature Walk: There is a butterfly garden, bird house, and owl box that all have individual species identification signs. Please be sure to check the mulberry tree for mulberries and walk around the pond(under construction) and check out all of the species that we love and appreciate out here on Rain Frog Lane.

Merlin App- iNaturalist App: We recommend that you download and use both Apps while visiting the ranch! You will be amazed at the amount of birds and wildlife there is out here in Wild Florida!

Bugs/Nature: Please be aware that the property has a lot of bugs and wildlife. We are a wildlife habitat connected to conservation so there could be anything from caterpillars, snakes, coyotes, eagles, and the super rare panther and bear sighting!

Water, coffee pot, and facilities: We are on well water that is very hard. We have a water softner system. However, please only use filtered water in the coffee pot. Please do not flush anything down the toilet except for toilet paper. The cabin is on a septic system.

Check out: Please make sure all dishes are cleaned and put away, leaving the cabin as you found it. Dirty towels and stripped bedding can be left on the floor in the laundry room. Please put garbage and recycling in their specified containers out back by the fence. Turn off any electronics and make sure all candles/tiki torches/fire pit etc. are out when you leave the house. Before checkout make sure the above is completed as well as your pet(s) being cleaned up after, alternatively, an additional cleaning fee will be added to your booking.

Sunrise/Sunset: Please be sure to go outside and look up at dusk or dawn. Because of the 700-acre reservoir in the conservation area, there are a lot of varying species of birds that fly over to roost at night in the trees surrounding the reservoir. We saw flamingos fly over three times last year!

Lightning bugs: Please look out for the lightning bugs in the summer months! We have them out here on Rain Frog Ranch!

- "What a wonderful combination of cozy and hip in the house layout and decor. The yard was huge, which our small dog enjoyed a great deal. The covered parking area was very large, giving us ample room to unload with shade from the sun and protection from the rain. We enjoyed our stay tremendously." - "Our stay was great, we were in an easy to get in and out of area, while still close to family in Plant City and Tampa for fun." - "My family and I chose this property predominantly because of the emphasis on the large yard. Unfortunately, the property is not fenced completely which did not provide much privacy. The yard was riddled with large ant piles and broken wood from the fence that was there at some point but now was laying on the ground destroyed. The rear adjacent property seems to not be maintained as it is filled with junk and what looked to have been broken down cars. I understand this is not the host’s responsibility, however, full disclosure would have been appreciated. The area of the property was a safe area and close to stores and a mall. In regards to the house, it was not as clean as I would have liked. The house seems to be either a trailer or a prefab as walking around the house was very loud and it echoed throughout so once 1 person was awake, everyone was woken up. Floors were very dirty upon our arrival and the towels left were very worn and even stained with Clorox. On our second day, I received a phone call from the host to let me know that in a half hour an electrician was visiting the property to fix the dryer. I let the host know I was not comfortable with that as it was not mentioned. Within a half hour, the doorbell rang and it was the technician. I went ahead and let him in as he had made the drive and he was working on a holiday so I did not want to make his day more difficult as this was not his fault. Would not stay again but safe location. "

Our neighborhood is very quiet and is located within minutes of shopping for your every day needs. Publix, Sprouts, Winn-Dixie, Fresh Market, Walmart, Walgreens and CVS are just a few examples. Hungry? We have just about every food chain, fast food or sit down Restaurant you can think of. There is a neighborhood convenient store right around the corner within walking distance if you need a snack, lottery tickets or gas.. We are 2 miles from highway 60. There are a couple of different ways to catch Interstate 75 which are approximately 15 minutes from the house. Orlando's Theme Parks and Outlet Shopping Malls are 50-60 minutes away, as well as the Gulf Beaches such as Clearwater Beach, St. Petersburg Beach, Fort Desota, Johns Pass Boardwalk and Hubbards Marina. The Sarasota Beaches, shopping and Outlet Malls are 50 to 60 minutes South as well. Downtown Tampa which has the Beautiful views of Channelside and The Riverwalk are 20-25 minutes away. Macdill AirForce Base is located 22 miles and takes approximately 30-40 minutes to get there.. The local Theme Parks such as Busch Gardens, Adventure Island, Lowery Park Zoo, Dinosaur World, The Florida Aquarium , along with The Hard Rock Casino in Tampa are all approximately 30 to 45 minutes away depending on traffic. Recently opened, and one of the stops the Downtown River Walk Taxi makes is Armature Works and Riverfront Park, approximately 20 or 30 minutes away. We are located in the middle of everything. So many fun things to see and do for all ages.

Our area is well equipped with lighted sidewalks all throughout the area. Just up the street there are homes with horses and cows you may catch a glimpse of during a walk or bike ride. The shopping mall which is one of the largest in the US is 20 minutes up the street if its Retail Therapy you need. There is also a local Park, Lithia Springs that offers canoe rentals as well as play grounds, fishing, swimming and hiking within minutes. Alafia State Park is great for Mountain Biking as well as Balm Boyette Scrub Preserve. Just East up the road there is also another Park , Medard Park that offers the same things as well. If its horse back riding you enjoy there is a Stable next door. Turkey Creek Stables where you can rent horses and ride the trail.

The toilet is currently under repair so a portalet is provided in front of the Community Center. There is also a beautiful outdoor shower if you prefer to bathe surrounded by nature (cold water only).

This property is part of a protected wildlife habitat. Please be aware that there is an active beehive located near the pond, adjacent to the pasture but away from public areas. While honeybees are vital to the local ecosystem and generally non-aggressive, they may become defensive if disturbed. The hive is clearly marked—please avoid the area for your safety. As a nature retreat, you may also encounter other wildlife, so please respect their space and exercise caution.

Below you'll find our house rules, designed for the safety of all guests and to protect the conservation efforts we care so deeply about. We ask that you only book with us if you're confident that you and all your guests will adhere to these rules. Your cooperation and understanding are greatly appreciated.

**Please Note:** Compliance with these house rules is a requirement of the terms and conditions of our rental agreement. We reserve the right to evict any guests or visitors who refuse to follow these rules. Violations may result in additional fees.

**House Rules**

**General Requirements:**

- **Parking:**
Parking is available in front of the cabin, leaving space for drive-through access. Additional parking is available in front of the barn paddocks. A designated area for boat and trailer parking is provided.

- **RV Hookup:**
We offer one RV hookup for an additional fee.

- **Livestock Paddock/Stable:**
Available for an additional fee.

- **Check-in/Check-out Times:**
Check-in is at 4:00 p.m.,
Check-out is at 11:00 a.m.

- **Lost Keys:**
A $25.00 fee will be added to your booking for lost or stolen keys.

- **WiFi Password:**
Located on the whiteboard by the sink in the kitchen.

- **Please be mindful** of the other species on the property. This is a working equine facility, and there may be occasional activity.

**Visitors & Noise:**

- **No Unregistered Guests:**
Only registered guests are allowed on the property. The maximum capacity is 8 people. The master bedroom and bathroom are under renovation and currently unavailable.

- **Queen-Size Air Mattress:**
Located in the closet of the gray bedroom, with bedding and pillows.

- **Additional Guest Fee:**
A $25.00 fee will be charged for each additional guest.

- **Quiet Hours:**
Quiet time is from 11 p.m. to 7 a.m. Please be considerate of the equine herd and other animals during this time.

This is a working equine facility and wildlife habitat with potentially dangerous equipment and wildlife. Stay safe and respectful at all times.

- **Child Safety:**
Children must be supervised by an adult at all times. Parents are fully responsible for their children’s safety.

**Hot Tub Safety Rules**

**Pre-Shower Required:**
Please shower with soap and water before entering the hot tub. An outdoor shower with hot water and soap is provided.

**Use with Caution:**
Enter and exit the hot tub slowly. No jumping, diving, or glassware in the area. Do not use alcohol, narcotics, or medications while in the hot tub. Elderly guests, pregnant women, and those with heart conditions, diabetes, or blood pressure concerns should consult a doctor before use.

**Usage Limits:**
Limit your soak to 15 minutes, and cool off before re-entry.

**Cover Care:**
Please replace the spa cover after each use and avoid sitting on it. Turn off the high jets after use.

**Failure to follow these rules will incur an additional fee.**

**Pets**

Well-behaved, up-to-date pets are welcome. Please send us a picture of your pet with the breed of the pet prior to booking. Please clean up after your pets and keep them off the furniture. The cabin has a fenced backyard with a dog house and a medium-sized dog door for easy access. Always leash your pets if outside the fenced area. Coyotes and other predatory animals roam the property, so please take care.

********A $125.00 cleaning fee will apply if pet waste is not cleaned up.*********

**Important:**
There are barn cats that roam the property. Please be respectful and do not feed them.

**Equines**

We’d love to introduce you to our equine herd! To interact with the horses, you must sign a liability waiver and be supervised by Gretchen. If you ever see an animal in distress or loose from an enclosure, please contact Gretchen immediately.

**Smoking Policy**

**Smoking is allowed outside only.**
Please dispose of cigarette butts in the ashtrays provided. Littering will result in a deduction from your security deposit.

**Damages & Breakages**
Please report any damage or malfunctions immediately so we can make repairs. Moving furniture without prior consent is prohibited. Towels may not be taken off the property (e.g., to the beach). Please use the recreational towels available in the laundry room.

**Cleaning & Maintenance**

Before check-out, please clean all dishes and return them to their proper places. Stripped bedding and dirty towels should be left in the laundry room. Dispose of garbage and recycling in their designated bins outside. Failure to adhere to these steps will result in an additional fee. This includes the hot tub!

**Security**

When leaving the property, it’s your responsibility to ensure windows and doors are securely closed to prevent rain damage. Please turn off all lights, fans, and electronic devices when not in use. Ensure all candles, tiki torches, and the fire pit are extinguished.

**Additional Amenities**

**Fire Pit:** Ensure the fire is contained and supervised at all times.

**Grill:** The propane grill is available for use. If the tank is empty, it can be refilled at nearby gas stations. Please clean grill and utensils after use, and put everything back the way you found it.

**Entertainment:**
Large flat-screen TV in the living room, plus DVDs. Additional DVDs and a DVD player in the gray bedroom. FireStick remote control for all TVs.

**Recreational Items:**
Giant Jenga, Karaoke Machine, Corn Hole, and a Butterfly Kite available in the gray bedroom closet. Please return all items as you found them, after use.

**Kayaks:** 2 kayaks with life jackets and paddles are available for use at your own risk.
Kayaks would have to be hauled to the appropriate location off of the ranch by the guest. Lost or damaged kayaks will be charged to the guest.

**Family/Baby Gear:**
Playpen, bassinet attachment, stroller, and high chair are available for guest use. Please put everything back the way you found it.

**Nature Walk:**
Explore the butterfly garden, birdhouse, and owl box, all with species identification signs. Check out the mulberry tree and enjoy the pond (currently under construction).

Download these apps to explore the diverse wildlife on the property!

**Check-Out Procedure**

Before you leave, please ensure the following:

- Clean and put away all dishes.
- Place dirty towels and stripped bedding in the laundry room.
- Dispose of trash and recycling in their respective bins outback.
- Ensure windows and doors are securely closed.
- Turn off all electronics and extinguish any fires (candles, tiki torches, fire pit).
- Clean up after your pet(s) to avoid an additional cleaning fee.

**Sunrise/Sunset**

Be sure to step outside at dusk or dawn to enjoy the incredible bird sightings. Due to the nearby 700-acre conservation reservoir, you’ll witness a stunning variety of bird species. We even saw flamingos fly over last year!

**Lightning Bugs**

During the summer months, keep an eye out for beautiful lightning bugs around the ranch!

**Cowboy Church Recommendation**

We highly recommend Cowboy Up Ministry on Sundays at 11:00 a.m., located just a mile away
at 5534 Turkey Creek Rd, Plant City, FL. Enjoy a horse-training demonstration with a message by Skipper Calder. Well-behaved pets are welcome!

The ranch is off of a dirt road and connected to conservation. There are lots of bugs, wildlife, uneven surfaces, and slippery when wet walkways! It is a unique and wonderful place for the adventurous nature lovers! Let me know if you want a guided nature hike, equestrian trail ride, or anything that you would like to do in the area and I would be more than happy to help! I’m a 7th generation Floridian with a ton of knowledge about this area and anything Florida!
