However, there is a 2-hour parking limit for non-resident vehicles from 8am to 9pm Monday through Friday. That means you need to move your car every two hours during the day. Nights are easier -- if you park your car after 7pm you can leave it there until 10am the next morning.
All that being said, temporary parking permits are available. They eliminate the 2-hour restriction so that you can park all day. Please contact us for availability and pricing.

A centrally located 2 BR, 1 BA with a private deck overlooking a huge backyard with garden. The large, open living room overlooks the bright garden and has a desk for working from home. Plus theres an additional desk with monitor in the front bedroom. The back deck comes complete with teak table and chairs for al fresco working and dining. 1 King, 1 Queen, and 1 foldout Queen sleeps 4 total. Netflix and Excellent Wifi. Parking permit included. My place is good for couples, business travelers, surgery patients, theatergoers, and families with children 8 years of age or older.
The Space
A private escape for work, play and relaxation in the heart of SF. This 2BR apartment is in the center of the Castro area, within blocks of both the dining and shopping of Castro St. and the green beauty of Dolores Park. <1 mile from CPMC Davies Hospital. The theater district is just a few stops away on the Muni train.
The apartment has a large, sunny garden with a private back deck. It's the bottom story of a large Victorian house-NO STAIRS!, and has lovely vintage details – a very San Francisco home. There are 2 bedrooms. The first is the primary bedroom, with a King bed and french doors that open onto a small, private deck. The second bedroom has a queen bed and a desk with comfortable office chair and 27" monitor. This bedroom has a large window facing the street. There is also a pull-out sofa bed in the living room. The primary bedroom and the living room pull-out bed are in the interior of the house and are quiet. The front bedroom window is triple-paned, but you can sometimes hear some noise from the street. Please note that the person making the reservation must be over 25. They can bring guests under that age, of course. A maximum of 8 people allowed on the premises at any given time, and 4 to sleep. This is my home, not a party house.
The kitchen is large, airy and well-stocked, with everything a cook could need, including a gas stove, a dishwasher, high quality pots and pans, and a set of real chef's knives. The bright and open living room has a dining table that can expand to seat 8, bay windows overlooking the garden, a large TV with Netflix and a DVD player tucked away in an antique armoire. The living room has a desk and printer, and a washer and dryer for your convenience. The bathroom has a tub/shower combo.
If you need to cancel your reservation past the refund cut off time, I will refund you if I am able to find another guest who will book your dates.

This spacious, high-ceiling, remodeled home is in the heart of the city. The main floor includes the bedroom (queen bed) and bathroom, a living and dining room, as well as a chef's kitchen with access to the backyard. Upstairs includes a living room with a panoramic view, many books and a large flat-screen TV for evenings when you prefer to stay home.
The bedroom has a queen bed, a tempurpedic mattress, Coyuchi organic cotton sheets, many down and termpurpedic pillows, and a down comforter. The bathroom has excellent water pressure and volume in the shower and tub, and soft Coyuchi organic cotton towels in which to wrap your body.
The fully stocked gourmet kitchen has a chef range, espresso machine, and a dishwasher.

Having the tv room upstairs was a treat with city views and watching the SF July fog roll in. It is very quiet, so sleeping undisturbed was easy. I found the bed very comfortable. Great location for getting to the east bay, south bay or Marin and further afield (Sonoma, Napa, Muir Woods, etc). Two major highlights of the property is the kitchen and the shower. The shower room is filled with natural light and to see the living succulent and greenery wall while showering is a great way to start your day or end it. The kitchen is a home chefs dream. All open plan with no cupboard doors to open to find things, it really felt as if they kitchen was made for those who truly enjoy cooking. All the crockery is eclectic and adds to the joy of creating. The gas range is great; and we used the kitchen at least once a day every day. Making dinner with the great sound system on, with a glass in wine in hand was a great end to a busy day. We will be back-thx"

Communication with the host was easy and straightforward. Something to be aware of, it is a very walkable area - It’s a walking distance to Castro neighborhood, about four blocks downhill. Which means the way back is four blocks up a steep hill, so be ready for that or plan to Uber. We used a healthy mix of both. The upside to this, there is a beautiful view of the city from the living room and the master bedroom. Each bedroom has its own bathroom/shower. The area is quiet, but close to the action. We enjoyed our stay, and would rent the house again in the future."

- "The location is fantastic - to be between Castro and Noe Valley neighborhoods. We found street parking to be manageable if you are aware of the street cleaning and 2 hr limits on certain blocks. There was laundry in the building which was a nice surprise. The owner was responsive to our questions. Our only constructive feedback is 1- The photos and description on the listing were not very clear that it is a kitchen with a small bar sink and 2 burner range top versus a full kitchen you might expect in a 2 bedroom apartment. 2- We had issues with the temperature in the apartment being too hot even as it was much cooler outside. There are fans for each room but it wasn't enough to cool the kitchen / living room down. Would recommend this is looked into to make it comfortable for future guests."

The Space:
The famed Mission Dolores Park, which is the vibrant heart of this culturally diverse neighborhood, is a block away. The unit is the lower level of a newly restored 100 year old townhouse in a tiny quiet alley.
Immediately surrounding our neighborhood, and well within a few blocks, are other well- known neighborhoods, each with their own distinctive characteristics; The Mission, The Castro (aka Eureka Valley), Noe Valley, Duboce Triangle, and Hayes Valley.
We have a full bedroom suite with a queen size bed, dresser, closet, and make-up area, plus a separate den/living area with a queen size hide-a-bed couch. There is a well equipped bar/kitchenette with table and chairs, microwave, toaster, refrigerator, coffee maker, and eating utensils. The bathroom is includes a shower, vanity, and toiletries. The apartment has two flat-screen TV's with full cable and internet service, a separate/private entry, and a small patio.

Two coffee shops and a laundromat are around the corner (Maxfields, Morning Due, and Stars). The neighborhood is filled with some of San Francisco's finest foods, all within walking distance. The restaurants begin with Delfina (and their pizzeria), Farina, Limon Rotisserie, Foreign Cinema, La Taqueria, Tartine bakery, and Dandelion Chocolate, and many, many more. The neighborhood is also known for great food exploration and small specialty food establishments with numerous Mexican, Central/South American, Italian,
French, Basque, Ethiopian, Chinese, Vietnamese, Thai, Sushi, Indian, Vegan, even American, and other fare, not to mention some of the best nightlife and bars as well.The most amazing grocery store in the city is two just blocks away, Bi-Rite Grocery, which also has the best take-out in town, perfect for Dolores Park picnics. Getting Around:
Transportation to anywhere in the city or the Bay Area is truly spectacular. MUNI's trolley cars and buses stop a block away and a BART station is a short walk, where trains go across the Bay to Berkeley and Oakland, and to the SF airport. The neighborhood is full of bike lanes, and has some of the easiest and most beautiful walking anywhere.

Feel like a native in this picturesque Victorian, in a neighborhood known for being safe and quiet with panoramic views. Yet, three neighborhood commercial areas are walking distance, and downtown San Francisco is accessible within 20 minutes via public transit.
We have fast (300+ mbps) WiFi, 2 separate workspaces, and cable TV. You'll be staying on the ground floor of the home with no shared space with your host Lauren, who lives upstairs.
The space
You'll walk down a street filled with original Victorians and see our home, which is pink. Then you'll walk down a sloped wooden walkway to the inlaw unit of our home.
Upon entering, you'll be in the first bedroom, which has a queen Muse mattress.
Then, you'll walk through a hallway into the living room. There is a kitchenette with a countertop cooker, Nespresso, drip coffee maker, fridge, freezer and microwave. There's also a workspace.
Off the hallway is a full bathroom with a walk-in shower and big soaking tub.
Off the living room is the second bedroom with a king-sized Westin Heavenly king bed and another work space.
There's a private outdoor patio for enjoying a coffee.
We also provide a pack n play for babies and cot for a 5th guest.
Guest access
You'll have access to the entire downstairs inlaw via a private outside entrance.
Other things to note
Please be aware:
**A bedroom is also the entrance to the inlaw, so that room is less private. When you enter the inlaw from outside, you need to walk through that bedroom to get to the other rooms.

**It's an old Victorian and you will probably hear us going about our days upstairs

San Francisco is a hilly place and our neighborhood is no exception! To get back to the house from the Castro subway station there is a gradual incline of 148 feet.

Watch your step as you first enter the studio (there is 1 step down as you step through the door). To turn on shower, pull down on the ring that is on the bathtub water spout where the water comes out, at the same time as water is running. Sorry, the dishwasher has been unplugged, because it is leaking water onto the floor.
Other things to note
If you will have a car, mind the street signs regarding street cleaning (Monday mornings) and 2 hour time restriction on weekdays. Street parking overnight is fine, but make sure not to leave anything visible that even LOOKS of value inside the car.

This is a small but cute furnished studio with twin-size (single) bed and full bathroom with a spacious shower. It is very quiet. It's located in Duboce Triangle, a residential neighborhood just a few minutes' walk from cafes, restaurants, supermarkets, bus lines, subway lines, Silicon Valley shuttles, bars, and much more. There's a neighborhood market across the street, and a full service dry-cleaner right around the corner. Just upstairs is a sunny shared roof terrace.

It's just gets really windy as the day progresses and we are known for relentless fog, but more so if you're staying near the coast. Don't go toward the beach unless it's really really hot and you'll be OK I promise! Always pack an umbrella, a windbreaker and a few extra long-sleeved, layers just to be on the safe side! The neighboring, Dolores Park is actually our "urban beach" anyway because it's a big, huge park with a whole lot of activities for the whole family from soccer, tennis, basketball, and a playground for the little-ones to live performances, festivals, and concerts or just plain old partying, bbq's and having a great time with a group of friends on a beautiful day :)

Restaurants are plentiful and beautiful Dolores Park is quite close. Your room has a queen bed with a desk and a solid door. The room is 10 feet by 11 feet. Amenities include wireless and a gorgeous full kitchen. We have a rescue dog that enjoys company almost as much as we do. Our flat gets more light than any other home I've been to in my 24 years of living in this great town.
For all you foodies out there BiRite Creamery, Tartine, and Delfina's are within 4.5 blocks of our front door.
As much as we love bikes, and we do, we don't have space for storage. If you rent one please return it at the end of the day or lock up on the street at your own risk. Please ask if you would like to have a friend for a short visit.

There will be other airbnb guest staying upstairs. There is a front yard overlooking Castro street. There is also a back porch with a grill, outdoor furnishings and a nice garden which you are also welcome to use. There is a steam washer/dryer in the backyard for your use.
The house itself is located in the heart of the castro/duboce triangle area. The entire shopping/nightlife area is steps away. With the Castro muni stop two blocks the location is centrally located to the entire city and is a very easy commute.

My place is close to everything. You’ll love my apartment because its a beautiful remodeled three bedroom Victorian in the Castro on a quiet street. This is the most central spot to explore SF, a few blocks from all of major transportation. It’s walking distance to the Mission, Haight Ashbury, and the parks. My place is good for solo adventurers who want to be in a beautiful neighborhood in the best location in the City.

This small but very comfortable bedroom is part of a three-bedroom flat. The bedroom has a new queen size Sealy Posturepedic mattress and a very large closet to put suitcases out of your way. In addition there is also a small desk and chair for work on your laptop if needed. There is also a wall mounted TV.

Our private apartment includes a generous living area and cozy bedroom on a garden patio. The quiet cul-de-sac ending at Duboce Park is in a designated historic district lined with colorful Victorians. A kitchenette, family-sized shower with separate powder room and ample hallway storage complete the amenities. A working vintage tub sits on the patio. Walls are hung with local art, and across the park the street car awaits. Dogs are welcome and a leash free area is part of the park...
The space
The artistically designed space is ideal for 1-3 people. Although it is not large, it feels comfortably open and airy. The bedroom has a lockable sliding door providing privacy if need be, with a queen bed. The chandeliered sunken living space includes a dining or work table, a single daybed, a couch, chairs, shelving and a TV and WiFi. The large tiled shower is separated from the half bath down the hall. A wall of closets provides plenty of space for belongings along the entry hallway.
Guest access
The suite has its own separate entrance and inner door, with homeowners upstairs sharing a foyer to the garage and shared laundry. A rear door leads from the bedroom onto a patio and into the upper garden. There is a view to the patio and garden from the living area, and the larger garden up a few stairs from the patio is accessible to guests.
A vintage tub sits on the private patio, available for filling with hot or cold water from a hose from the adjacent kitchen - for brave souls.
Other things to note
We have mainly used this separate apartment for family members and guests. It's private, freshly painted , cozy, warm and charming. We prefer that guests only smoke outside on the patio. We are on an easy train route downtown or to Ocean Beach, as well as linking to Bart to cross the Bay or get to the airport. Parking is not too difficult and we can provide a parking permit from the city for a reasonable fee. The Duboce Park neighborhood is very cool - close to Haight Street, the Painted Ladies, Nopa (Divisadero St), the Mission and The Castro. Golden Gate Park is easy to get to, as is Hayes Street shopping, and the Civic Center with the Symphony, Ballet, Asian Art Museum, Main Library, Bill Graham Auditorium and City Hall. Restaurants and Cafes abound in the neighborhood.
