This two bedroom, one bath home was designed in 2017 with the highest quality materials in a grand historic Victorian. Marble tile, radiant heat, fire sprinklers, new plumbing and electrical systems, new appliances, new windows and designer lighting were all part of the renovation. There is an outdoor patio for relaxing and enjoying the sun. Pacific Heights has some of the best weather in San Francisco. Within a few blocks, there are fabulous restaurants serving everything from oysters to pizza. Fillmore Street has the best shopping and dining in Pacific Heights and is only two blocks away. An excellent grocery store is a block away.

Our home has a fully stocked kitchen with gas range, dishwasher, garbage disposal and Caesarstone counters. There is strong WiFi and streaming services on the 4K TV.

Transportation is right outside the front door. Connect with BART, Caltrain and the ferry system to travel anywhere in the Bay Area. Street parking is always available on our block. We park in front of the building daily.

The place
The apartment is accessed with a keyless pad through our garage and down an exterior garden stairway. The unit itself is accessed by a private entrance, but we do park in the garage so you will need to come and go through this common space. The apartment can accommodate up to four people comfortably. Living-room is spacious, with a luscious carpet and a cool-chic feel, big screen TV and huge built-in sofa that's great for lounging and getting comfortable after a long day of site seeing or work.

For guest comfort, apartment has a kitchenette with a coffee maker and a mini-fridge. For business travelers our place has a comfortable work desk & high speed internet. Master bedroom features a comfortable queen size bed with brand new linens, desk and armoire. Second bedroom has two comfortable twin beds with a desk and chest of drawers. For avid readers we have lots of great books!

The space
Studio (13 ft by 19ft) with a Duxiana King size bed, large bathroom, and dining corner. There is a fridge, a microwave, and a coffee machine but NO cooking capabilities. I have coffee, tea, crackers, jam, and cream cheese available for you. You can access my kitchen upon request. Trader Joe is a block away and has many succulent dishes that can be reheated in the microwave. The studio has a private entrance and its own bathroom.

There are personal belonging in the decorative antique cabinet. However, there is another cupboard (grey) that is exclusively for guests as well as a full closet (mirror doors).
Some photos show the listing brighter than it is. On foggy days there is limited natural light in the room. But most people are out most of the day. I do not have a parking space and I describe the parking details below. Below reviews under 'getting around'.

There are plenty of buses around me.
Some across from my place, other 1 block away, or 3 and 4 blocks away.
Bus 38/38R on Geary from Downtown to Pacific Ocean.
Similarly Bus 31 from Downtown to the very west of SF.

Bus 2 - From Presidio St to Downtown

Parking: Street parking is available, but is limited to 2 hours during Monday-Friday 8 am-6 pm, meaning you need to move your car after 2 hours to a new spot. But there is unlimited parking during the week on West side of Presidio (accross my place), Masonic (from Geary to Euclid), and Euclid for 2 blocks West starting on Presidio).

Weekends and holidays, there is no time restriction. You can park in the street all day.

Parking is the luck of the draw, some days you will find parking right on my street, other times you will find parking within 2-4 blocks. Some time it will take you 5 minutes but usually more at night.

Our sunny, spacious flat is the second floor of a beautiful building on Lyon Street, one half block from California Street. Your private bedroom and separate living room are at the rear of the flat, overlooking a large backyard.

The bedroom has a new, comfortable queen bed, bedside table, lamps, chair, and chest of drawers. There is a closet stocked with bedding, towels, and wash cloths, as well as hangers, an iron, and an ironing board.

The living room has a queen-size, down-filled sleeper sofa, comfortable lounge chairs and cable TV for relaxing.

Both rooms are wifi accessible.

The flat has one and a half baths of which the full bath is close to your rooms and is for your use only. I use the half-bath, which is closer To my bedroom.

You will have access to and use of our kitchen. It is fully equipped with oven, microwave, fridge, dishwasher, coffee maker, tea kettle, dishes, silverware, and pots and pans.

There is a laundry room with a washer and dryer available for your use.

Our lovely home was built in 1902, and still has its original (refinished) fir flooring, 10-foot ceilings, and some intricate built-in cabinetry typical of the period. The kitchen has been "updated" with custom cherry cabinets and tile counters, but retains its original Victorian charm.

We are a smoke free house.

The Neighborhood

Our lovely Victorian is in one of the most desirable areas of San Francisco, along the edge of Pacific Heights and less than two blocks from Presidio Heights. Laurel Heights and historic Fillmore Street, in the Western Addition, are nearby.

These neighborhoods are home to some of San Francisco's best shopping, eating, and drinking establishments.

Fillmore Street has dozens of restaurants, clothing and furniture stores. And, of course, the legendary jazz district and the famed Fillmore Auditorium music venue, plus the Sundance Cinema movie complex.

A smaller, neighborhood movie theater is just two blocks from the flat, on Sacramento Street. There is an eclectic mix of shops and restaurants along Sacramento Street.

Popular restaurants just a short stroll from our home include Eliza's (Chinese), Bistro SF Grill (gourmet burgers), Curbside Cafe (French Bistro), Sift (dessert cafe) and Osteria (Northern Italian). Ella's, one of the city's best known places for brunch, is just around the corner.

The neighborhood is centrally located with regard to many of San Francisco's major tourist attractions--such as the Golden Gate Bridge, the Presidio, the Palace of Fine Arts, the Marina Green, and Golden Gate Park (where you'll find the California Academy of Sciences, Steinhart Aquarium, the DeYoung Museum, Japanese Tea Garden, Conservatory of Flowers, and more).

Union Square, the Financial District, Ferry Building, and Fisherman's Wharf are readily available by public transportation.
A number of transit routes are nearby.

The #1 California runs 24/7 to the Financial District and the Ferry Building.

#38 Geary runs 24/7 to within a block of Union Square and, in the opposite direction, all the way out to Ocean Beach.

#24 Divisadero will take you (Northbound) to the Marina Green or (Southbound) to the Castro and MIssion districts. It runs 24/7.

Finally, the #43 Masonic from the Presidio will take you to the Haight Ashbury neighborhood and within a few block of Golden Gate Park.

We recommend downloading the SF Muni public transportation app, Next Bus, for the best routes and most accurate arrival and departure times.

There are also multiple bus lines that are within walking distance of our home. There is parking available on the street, but it is restricted to two hours Monday - Friday, 8am - 6pm.

The space
This centrally located one-bedroom garden flat is in a beautiful Victorian building dating back to 1886. There is a fully equipped kitchen with all the supplies you will need to cook meals at home. The bedroom is quiet and has two closets with ample room to hang your clothes, side tables for your books and a charging plug on the side lamps for easy phone charging. The living room has a comfy couch that folds out into a Queen size bed, a separate work space with a desk and lamp and a large screen TV for your viewing pleasure. The unit has access to a shared yard (shared with us although we rarely use it) with many seating options. There's an easy access laundry room adjacent to the flat.

The location is super convenient for downtown with multiple buses, close to Kaiser and UCSF Mt Zion and the shuttles to UCSF Mission Bay. You can also walk to the many trails in the Presidio and if you really love walking even to Tunnel Tops, Crissy Field and Golden Gate Bridge.

You may see from reviews that we have had some mice issues, but those are all taken care of now.

Served by the 1, 2, 24, 38 buses and 4 blocks to the 22 bus. Parking is on the street. It is very easy on the weekends and evenings but can be a little hard on weekdays. Watch out for street cleaning and 2 hour restrictions which are noted on signs. If you drive an electric car and need to charge we may be able to accommodate charging in our garage (by previous arrangement).

We live upstairs and if there is anything you need during your stay which is not in the unit we are here to help... hairdryer, iron, spices, cooking equipment, etc. You just need to ask. We do have a very friendly dog who may greet you on arrival!

We personally greet all guests (except on the rare occasion when we are out of town, or you just want your privacy). We have lots of SF guidebooks in the space, and are happy to answer questions about San Francisco.

Lots of bus lines service our neighborhood, making it easy to get to Fisherman's Wharf, downtown, The Mission, and just about anywhere else in town. No car necessary! It's also safe and quiet at night.

There is free neighborhood parking, which is generally easy except during weekend evenings or if there is an event on Fillmore St. However, please be aware of the 2-hour parking limit Monday to Friday from 9AM to 6PM, as well as street sweeping per the posted signs. Also, when you park in our neighborhood (and San Francisco in general) you should curb your wheels to avoid a ticket, which you are subject to when parking on any grade 3% or more. Curbing your wheels means turning your wheels in such a way that if your car were to lose its brakes, it would roll into the curb. There is a public parking garage at Japan Center two blocks away that charges approximately $22/day. We can also arrange to purchase day-by-day parking permits for street parking from the city for you. They cost $10 per day.

Ours is a true home where our family lives. The in-law unit is on its own floor at ground-level and fully private. No spaces are shared. Our parents mainly use the unit when they visit so we Airbnb it when its not being used by them. We don't see or interact with guests, but it is still within the home where we live. We host individuals or couples that share a bed. The guest suite is similar in size to a luxury hotel suite, but the well-appointed amenities make it feel like home. Features include a dedicated living room, a separate bedroom with one king bed and en suite bath, a walk-in closet, and a full kitchen set up for cooking. We provide video streaming services (Netflix, etc.) for you to watch movies or shows on the 65" big screen TV. Our primary living space is one or two floors up, and unless we make plans to meet you, our paths do not cross. You may hear us upstairs at meal times, or see our dog in the garden. The garden is off-limits.
