PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.

NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.

NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.

NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.

NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.

PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.

QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.

5. Do not flush "flushable" wipes down the toilet as they will clog the plumbing.

Brightly decorated unit in Mexican motif, our son moved out of the country. He picked tile, colors and there is plenty of his personal art remaining. Quiet place as unit is above garage and there are no other tall buildings near and windows have awnings and triple pane glass. We are close the DTLA, Cal State LA and the Health Science Campus of USC. Great transportation within walking distance. Beautifully kept gardens with fruit trees. There are areas where one can sit an read quietly, throughout the property. Apartment is fully furnished; and kitchen. Check out our mural on the back wall of the property. Outside, enjoy seating at your front door and fully fenced in backyard, or take walk around the quiet neighborhood — just around the corner where you’ll find retailers, shops and restaurants including Target, Costco, Big Lots, Petsmart, LA Fitness, Kohl’s, etc.

HD smart TV’s have Wi-fi with Free Netflix subscriptions logged in for guests, as well as some news channel apps. No local channels or cable service. Backyard of property is partially fenced off and can be used by house guests and dogs.

PETS: We allow a house-trained dog in our house, but guests must agree and pay a nightly pet fee to cover additional housekeeping costs we incur. Any dog seen on the property without a proper approval or pet fee payment to host will be subject to removal from the property with no refunds.

- "was very nice place, clear instructions for checking in and what to do upon checking out. there’s a little grocery store like 20 feet away when you walk out the door so that was quite convenient. good communication with host, answered any questions we had during our stay. wifi a little spotty for youtube but netflix works good. there wasn’t a microwave when we stayed but that forced us to actually cook our own dinners for once which i think added to the experience. the little patio with the table and chairs is nice to go out and just chill. no annoying neighbors. we enjoyed our time at this property very much."

- "Convenient location. Just as pictured. It can sleep 3 but the sleeper couch is not the most comfortable. It could extra blankets so that the 3rd person can actually have something to cover up with as well. Beyond that everything was great and I would most definitely opt to stay there again." - "I enjoyed my stay very much. The location was perfect for day trips with easy access to highways. I went to the beach, Disneyland, Six Flags, Catalina Island, and Laguna. Every drive was an hour or less! Since I did day trips pretty much every day, it was nice to come “home” to a comfortable bed with soft sheets. I slept great here. Sam was very responsive when I had a question or need and got back to me ASAP.The house was comfortable, had cute decor, and had surprising touches like shampoo/conditioner/body wash, feminine products, blow dryer, steamer, and access to TV streaming services. Please note that there is not an oven, but there is a stovetop and microwave if you plan on cooking. My only upgrade recommendation for the owner is to replace the cooking pans and maybe get a silicone spatula. Also, I’m from a very flat area, so driving up the hill was a challenge at times as only one car can typically go up/down at a time. Parking was fine 9 out of the 10 nights I stayed here. It was tough one late evening. Just be careful. But, being on the hill was nice. I opened the windows each morning and had breakfast on the table looking out. It was beautiful to see the mountains in the background on a clear day! Perfect for a couple! 10/10 would recommend. "

The compact, full kitchen includes a dishwasher, microwave, refrigerator drawers, induction cooktop, oven, ice maker, and plenty of cooking and dining gear.

The second (bed)room is a flexible space that can work as an office, den, dining room, or bedroom with Murphy bed with a full-size spring mattress. It has a door and can be closed off from the main living space.

Guests have full, private use of the guest house. The lower entrance patio and stairs are shared to enter the property. I (the owner) live in the main house behind the guest house.

Because I’ve always hated the late check-in and early check-out times of hotels and most vrbos, I offer super flexible check-in/out times.

No parties allowed. Four-guest maximum occupancy. Quiet hours are from 11 pm to 7 am. Please note that there are two flights of stairs to access the guest house. If you can’t use stairs easily, this probably isn’t the house for you. Max stay: 15 nights

Nestled in Alhambra. Beautiful Peaceful guest house. It has 1 Bedroom, 1 bathroom, Kitchen, Dinning room, and living room with 65" TV with Roku Channels. There's a wall heater and and a wall air conditioner. We have a pool that our guests can use. The kitchen has all the basic necessities for a good cook meal. Our living room has a queen sofa bed and a love seat. There is a washer and a dryer downstairs on the back of the unit. It has all the necessaries for a feeling of Home away from Home. Only 9 miles away from Downtown LA. Near Pasadena, San Marino, 10-freeway, 710-freeway, and 60-freeway. 28 miles from LAX Airport. Nearby places to go eat walking distance and only a few minutes away. 12 miles away from La Convention Center and Staple Center. Near Cal State LA, Elac Collage And Pasadena City Collage.
