- One AC we leave the closet and can be plugged in when needed.

For any stay longer than 30 days, there is a utilities cap of $400.
The cap applies to water, electricity, and gas.

Our Craftsman house has an ample kitchen and spacious living room.
This is a very family-oriented home. Quiet all the time and very clean. Our guests should sleep comfortably in a very private environment. A computer, a 5-drawer dresser, and a roll-out bed are located in the room (two beds). Also, guests have access to the internet, Wi-Fi, and our living room to hang out or watch TV. The kitchen is available for our guests.
Our neighborhood is very pleasant and away from the noise. We are close to LAX, DTLA, USC, LA Live, Staples Center, Los Angeles Coliseum, Convention Center, the MoCA, Little Tokyo, Santa Monica, Culver City, Hollywood, The Grove, and Beverly Hills (all within an hour or less in public transportation. Public transit is about two blocks of distance.
You will enjoy staying in our house knowing that we are family-oriented, clean, and honest. We love our quiet place and we like to keep it clean and cozy. Our place is unique since there is access to almost all the tourist places in Los Angeles.

USC campus and Exposition Park is about 1.8 miles (5 mins) away which can be accessed by train or car, and has a farmers market, California Science Center, California African American Museum, Natural History Museum of Los Angeles County, Los Angeles Memorial Coliseum, Banc of California Stadium, EXPO Center, and the Lucas Museum of Narrative Art. USC Village is about 2.4 miles (6 mins) away which has a Trader Joes, Target, Starbucks, and lots of restaurants.

Beyond the local neighborhood, commute time is about 10 mins to downtown LA, and less than 20 mins to Santa Monica, Beverly Hills, Cedar Sinai, Hollywood, Dodger Stadium, LAX, and SoFi Stadium.

The home and neighborhood is very safe and the neighbors know each other and are very friendly.

You will have 1 reserved, off-street parking spaces on the north side of the house. It is well-lit at night, and we have a motion activated security camera which monitors the area. The other tenant who lives on the north side of the duplex will park next to you - (there is room for 4 cars - 1 for you and 3 for them.). There are 2-3 photos of the parking area shown in the listing as well.

There is also plenty of free street parking in the quiet neighborhood available for you or your guests.

You will have access to the home with a secure, keyless entry using a keypad, and can use the personal entry code provided to you for the duration of your stay.

Other things to note
All utilities including Electric, Gas, Water, Sewer, Trash, and High Speed Internet are all included and paid by the owner, valued over $450 per month!

Backyard and AC are all shared with the tenant on the other side of the duplex. AC is set to keep temperature between 68-72.

The share bathroom has a connected door with the guest in the other room.
However, both doors have a locker so you have privacy in your room and trespassing is not possible or allowed.

You can enjoy the front spacious living room to relax or play various different kinds of board games we have available. We have a full kitchen and you are welcome to use it to prepare your favorite meal at anytime, as well as our dining room. In addition we have a backyard with above the ground swimming pool, small BBQ, tables and chairs to relax have a drink and a conversation or just watch the nature, such as the sunset, the stars and the beautiful moon. Our home has been thoughtfully renovated over the past two years to create the perfect blend of historic character and modern convenience. The fully equipped kitchen is a cook's dream, stocked with everything you need to prepare family meals or entertain guests. Multiple work-friendly spaces make it ideal for remote workers or digital nomads. Want to relax, see a game at SoFi or the Colosseum, or just in town to enjoy Los Angeles? We're also incredibly family friendly.

Welcome to our lovingly restored 1939 family home in the historic Leimert Park neighborhood. This spacious haven combines vintage charm with modern comfort, perfect for families, remote workers, or groups seeking an authentic LA experience.

This is a lovely, quiet neighborhood with dogs and families galore. We're respectful and will have quiet hours from 10pm - 8am every day.

Absolutely no parties; per Airbnb's policy, you'll be asked to leave without refund. No filming or photo shoots without written consent. No events of any kind and no unlisted guests, please.

Guests can access the entire home: Three guest bedrooms, primary and secondary bathrooms, dining room, living room, back patio, and wellness studio.

Other things to note
A refundable cleaning fee of $200 will be charged ahead of use of the Sauna.

After departure our cleaning team will confirm wellness room cleaning instructions were followed and the fee will be refunded to you.

If instructions are not followed, the fee will not be returned.

We also require an ID of all entrants before access codes are provided.

Finally, please do not turn on the alarm system from within the home. Doing so may result in the police being accidentally called and you will be responsible for paying the false alarm fee if this happens.

Parking is available on the street or in the driveway, parking beyond the gate is unavailable.
