All in all it was a good stay." - "We arrived the day before Hurricane Hillary hit LA, so we contacted the property owner to see if we could stay longer if the storm gets too bad and he responded right away. We were anxious at the time so we were relieved with his response. The property was bigger than I expected and the rooms were clean. It was a little noisy from the people upstairs though, we could hear all of their footsteps and other noises so it was a little hard to sleep. Other than that, very nice place!"

You are invited to use the outdoor patio, but we ask that you do so in accordance with our house manual, namely that you refrain from playing loud music and observe quiet hours in respect of our neighbors, and that you ensure patio furniture is always re-covered. Thank you! Please note that owner has access to the garage (via driveway access) at all hours for occasional access and will not interact with guests unless requested to. Owner will not access the broader backyard or pool area.

This neighborhood is called Wilshire Vista and is full of charming 1920s Spanish, tudor and traditional homes. The neighborhood is very diverse in every way and the neighbors are quite friendly. Many neighbors have dogs so people are out walking around quite a bit. There is a great coffee shop called Hermanos a few blocks from the house which also draws neighbors out. It is so easy to get around the city from this centrally located neighborhood.
Depending on your itinerary while in town, you can either rent a car or many guests rely on Uber and Lyft which are always available within minutes. There is plentiful public transportation within walking distance.

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g cleaning schedules, guest complaints) upon request to ensure transparency.
Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g photos, cleaning logs) upon request to ensure transparency.
Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.

Booking Platform” (or `Third Party Platform,` “Online Listing Site,” “Listing Site,” “Online Site,” or “Platform”) means any third-party online service, website, or application that facilitates short-term rentals by connecting property owners or hosts (including Manager acting on Owner’s behalf) with travelers or guests seeking accommodations, including but not limited to platforms for listing, marketing, booking, and payment processing.
Guest Booking Party: All individuals staying at the Property under the Main Booker’s reservation, up to the maximum occupancy specified in the Platform Terms, and all visitors, invitees, or licensees permitted by the Main Booker to enter the Property during the rental period. Excludes unauthorized occupants or third parties not permitted by the Main Booker.
Main Booker: The individual named in the Booking Platform reservation details who agrees to this Agreement and is responsible for the Guest Booking Party’s compliance with its terms.

The neighborhood felt safe and owner was very responsive throughout." - "Lotsa'[ hot water in a good strong shower. Very comfortable mattresses. Clean. Lovely residential neighborhood [devoid of pedestrians- it is LA] Multiple cafes and markets within walking distance. If you like the herb there is a dispensary close @ hand. The T. V really works. Downsides are manageable if you know about them. No pole lamps or table lamps in the bedrooms. Only one night stand per bedroom. You need to bring a a small lamp that fits over the headboard otherwise the overhead light is not good for reading in bed. Only one towel per person for 4 nights. No face towels and no paper or cloth kitchen towels. No holder for the bathroom toilet paper. No ice cube tray or ice maker. No top sheet in the bed. If you don't have a cell phone and/or app it's hard to reach the owner. However, the cleanliness, the comfortable mattresses, and abundant hot water in a good sized clean apt. in a nice neighborhood make this a good rental."

Two beautiful studio apartments located in one of the best and most popular areas of LA, Hancock park. It is in mid-wilshire area within walking distance to the world famous LACMA museum, grove and Hollywood. It is a newly renovated back house apartment.

This original artist's home is in a perfect location in the center of Los Angeles, close to everything. Well-stocked home w/comfortable "Boho Chic" style, including a large cozy outdoor living area-patio with heat lamps & two grills.
The furnishings in this house are high-end and expensive, with an "earthy" Boho Chic feel throughout. One car parking on driveway. Upright piano & artist touches.
We have two bedrooms, and the blue-colored room is for kids or teens and has a bunk bed with a full-on at the bottom and a twin on top.

The owner is currently occupying the master bedroom, the last back room in the house (which still stays locked), and will not use any part of the house you are in. Their room is locked, and they will stay there. They also have their own private entrance around the back. The laundry is in a back structure, shared with the owner.

The space
Guests have full use of living room, dining room, kitchen, private bathroom, washer/dryer. Towels, toilet articles, all kitchen utensils and dishes included, as well as microwave and toaster.
If there is a guest in the second bedroom, this room will share a bathroom with me. If the second room is vacant, then the bathroom will be private.
If you expect an extremely clean house, please remember there are cats living here, and occasionally, things aren't perfect. Plus, this is a 1928 house and it's not modern and pristine. I keep it clean but if you'll be walking around with a white glove inspecting every inch, this won't be for you. The cats go everywhere and they're members of the house.
No excessive showering - we're in a drought. Keep the kitchen clean and pick up after yourself. If you dirty a dish or dishes, clean them or put them in the dishwasher.
Quiet hours are 11 pm to 7 or 8 am. Please be cognizant if you're waking up early.

The ideal guest is one who needs a place for a month while their apartment is being prepared, or you've just relocated to LA for a new position and you need a place while you find your permanent home.
Another ideal situation is if you are from another country and are traveling to the US for an educational experience, internship, or work activity.
I am not open to long-term situations or families. This is not a place to stay if you've been evicted and are down on your luck. This is not a place to find yourself or do soul-searching. I am not a life coach or career coach. This is not a place to figure out your life. Guests must be employed. No unemployed people. No job searchers or financially unstable people. No people who can't afford their own food, toiletries, delivery service, etc. If you don't have a car, there are plenty of buses very close. I am not a chauffeur or driver.
Absolutely no heavy drug use, period. If I find out you are a habitual pot smoker, smoking pot all day and all night, you will be asked to leave. No other drugs, either, period. A joint or a gummy here and there is quite fine, but no habitual pot smoking. No alcoholics, period. There are plenty of resources in LA for recovering alcoholics and drug addicts, and this home is not for that.
If you do not have the funds to handle the monthly fee, you will be asked to leave immediately. There is no "going off the app" while you attempt to figure out your finances. Period. If it is determined you can't afford your stay, you will be asked to leave.
There are cats in the house. They are harmless and very sweet. However, it wouldn't be a good place for allergy sufferers.
If you have a history of asthma or allergies, and you don’t take medication, beware that the cats might aggravate your condition. If you're planning on bringing a cat or dog with you, please check with me before booking so we can ensure they'll get along.

The cats are very friendly and will want to make friends with you. If animals aren’t your thing, this wouldn’t be a good fit for you. Again, if you’re allergic to cats or asthmatic, this wouldn’t be a comfortable place for you. There is plenty of free parking on the street and I can provide my parking permit. Perpendicular streets and one block over is free parking with no permit. My street has required parking permits from 8 am to 6 pm, but no permit required from 6 pm to 8 am.
I've been told I'm a kind person, but having recently hosted guests with bad intentions has made me be more firm in my delivery, and more selective about who I host.

No drugs. Period. I've been liberal with this a few times and got seriously burned by unruly and reckless guests. I hosted total drug addicts who did not work and were here just to get high, did illegal drugs and not just marijuana, and caused disruptions for me, other guests, and neighbors. They ruined items of mine and caused damages.
No drug addicts, no alcoholics, no convicted criminals or criminals with arrest warrants, no unemployed people, and no evicted people. If you're searching for housing after having been evicted, you will not be allowed to stay. If you won't be able to pay for your full stay, you will be asked to leave. I'm not interested in people starting their own company and using this place as their launchpad. I've heard that story over and over and it just turns into drugs all day and all night. I'm not here to be your life coach, career advisor, psychologist, medical doctor, medication dispenser, chauffeur, food deliverer, convenience store, person to borrow everything from, person to provide you clothing and other toiletries that are not in the room, person to steal from, or your personal chatgpt.
Quiet hours are 11-7. If you have insomnia or would like to stay up all night playing loud video games or talking, that would not work. I am a professional and need to get up early for work. Plus, if there is another guest in the house, staying up all night and being loud will disrupt the other guest.
My preference would be a guest who has a job, just moved to the area and is searching for permanent housing, is here for an internship, or is here for a work assignment. My preference is someone with at least a bachelor's degree and has a clear plan on staying here and vacating within a month or two when they've found their own place. No long term guests, period.

It's a big French style Apartment, very cozy and silent with a piano in the living room to be play if you like music, in a very safe and awesome area of LA, close to all the best scenery spots, restaurants and attractions of Hollywood LA.

This house is amazing because is one of the older houses of the area, is it from 1920 and thats why the room is decorated according to the house/room, French-Vintage-Style, the area is awesome because is very quiet to walk around at any time of the day and night. We have also The Grove which is a very famous Mall European Style, The Mall it's outside and to the Lacma Museum are close, 10-15 mins far away walk distance.
