Getting around is a breeze when your 15 minutes from every attraction San Diego has to offer such as Balboa Park, The San Diego Zoo, Sea World, Down Town, Ocean Beach, Coronado Island and all the local restaurants, micro breweries and craft cocktail bars that foodies rave about.

The space is inspired by our local spa Zen Sanctuary, we wanted to create an space for you to relax, clear your mind and rejuvenate your body so you can make the most out of your experience here in San Diego. We offer high quality mattresses, linens, and towels as well as complimentary coffee and Tea. There are two bedrooms both with natural lighting and closet space. The larger room features a queen size bed. The second room has two full size beds. There is one full bathroom with a walk in shower. The cozy living room is comfortable and clean and our furniture blends our minimalistic and asian inspired style. The art pieces feature local artist (your host) David Warder and are available for purchase. There are two portable AC units in the house, one is installed in the living room and the second is in the master bedroom. This home is kid friendly and toys and a pack and play are available with advanced request.
The small kitchen is equipped with a full fridge, stove, microwave, and sink (no dishwasher), as well as utensils, pots pans, plate ware and oil salt and pepper for cooking. There is a two person dinette in the kitchen and a full dining table for enjoying a proper meal. The yard is an assortment of plants, dirt and grass and feels great on bare feet. Enjoy your coffee or breakfast on our outdoor patio set in the private, perfectly partially sunny/partially shaded yard.

Getting Around:
Besides the one reserved space behind the house, there's also street parking. However, at certain times it can be challenging to find a spot. Please also be aware of street sweeping days so you don't end up with a parking ticket.

Other Things to Note:
This house has an additional guest studio in back. It is completely detached, no walls are shared. The studio guests may use street parking only--the parking space between the two units is reserved just for you! Please note that the washer/dryer is located on the patio of the guest studio. This is the only aspect of the property that is shared with other guests.

Pets are welcome with prior approval and additional $125 pet fee per pet.
**No pets without prior written approval. If you're bringing a pet, you must follow airbnb's pet rules: dispose of all pet waste properly, never leave pet unattended in the home or backyard, and keep dogs leashed when walking them outside of the home.

San Diego now requires all guests to sign a Good Neighbor Policy document prior to staying. We do enforce their policy so it must be signed in order to receive checkin info, but we will make it super easy for you to initial and sign :) It can all be done online.

This mini-castle is private and detached with its gated front entrance and gated driveway. Everything here is for your enjoyment as there are no shared spaces for this home. The house was designed and built around a king-sized bed and boasts a smart 65” tv in the bedroom and a smart 55” in the living room. The bedroom features a king-sized memory gel foam bed and a spacious walk-in closet for you to un-pack and feel at home. The bedroom also has a mini-split heating and cooling unit. The bathroom features dual rainfall shower heads and two wall-niches, as well as a towel heater and LED bathroom fan. The bedroom and living room have accent LED lighting that is great for movie nights or a comfortable ambiance.

The living room features a pull-out sofa that can sleep up to two additional people, as well as island seating for two. The wall is decorated with beautiful reclaimed redwood that is at least 70 years old. The kitchen is fully equipped including a blender, crockpot cooking/baking trays, toaster, Keurig coffee maker, various utensils, as well as a variety of coffee and teas.

There is a Jacuzzi that comfortably sits 4 people and has curtains for added privacy. Underneath the stairs, there is a full-sized washer and dryer, as well as tide pods, downy scented beads and dryer sheets. The driveway will comfortably fit a full-sized car or small truck with access from the alley (best way to park may be backing in as there are cars that park in the alley). The gate is controlled by remote, so there is no need to manually open/close the gate. There is also a dedicated 40 Amp EV charging outlet for your vehicle, you just need your own charging cable/adapter as we do not have any for your vehicle. There is street parking, but it is on a first-come, first-served basis. There is one security camera outside of the house for your safety, and a few others on the exterior of the property, but we do not place cameras inside.

Upstairs is the epitome of outdoor living. The interior walls are wrapped in the same reclaimed redwood as the living room with a fantastic westward view, 100” projector screen, gas patio heater, gas firepit and gas BBQ. The rooftop has a pergola that provides shade and some protection from the rain if you want to watch TV outside. The house and outdoor living area feature an integrated home theatre system including Roku, multiple streaming services, Cox cable (over 150 channels) and high-speed internet that ties all of the spaces together, as well as curtains that can be closed for more privacy/better ambiance.

Guest access
There is a shared walkway to the house, but once you are through the gate for the house, that entire area is yours.

House rules:
-No smoking in or on the property, no vaping inside. If there is any evidence of smoking, or smoking odor left from smoking (tobacco or cannabis), a minimum cleaning charge of $250 will be applied.
-No parties are allowed. San Diego is starting to regulate Airbnb’s/Short term stays, so we request guests to respect our new ordnances to ensure our neighbors can enjoy their space and we can all continue to operate and share these short term homes.
-This is a residential neighborhood, please keep noise levels to a reasonable level, especially after 10 pm.
-Load and run the dishwasher at least an hour before you leave.

Things that we ask of you:
-Keep the windows and doors closed when the AC is on.
-The house cools down quickly, please don’t run the AC when you aren’t home.
-Keep the vehicle gate closed when not in use.
-Turn off firepit/heater when not in use.

Lastly-
We do not have a dog fee, unless your pup is smart enough and willing to be employed. Until then, we ask that your dog doesn't make a mess inside or ruin any furniture.

As you enter the BEDROOMs, you'll notice the inviting and cozy atmosphere created by the soft lighting and warm color palette. The mattress is firm, providing excellent support for a comfortable night's sleep, but it's also topped with a layer of memory foam that conforms to your body and helps to relieve pressure points so you wake up feeling refreshed and rejuvenated. Both rooms have blackout curtains so you can sleep late in the morning too.

Close to the highway, so only about 10 - 20 minutes to the zoo and Petco Park, and 30 minutes from the Zoo Safari park. There’s a Rite Aid and Vons within walking distance, as well as a lot of restaurants. For fast food you’ll need to drive. The home itself was great. We had a family of 5, and more than enough towels and pillows for everyone, and I really appreciated that everything in the kitchen was labeled. There are many outlets with usb and c-usb ports throughout the home. Each room has their own AC unit with remotes to adjust the temp. TV’s are equipped to access Netflix, Disney +, etc. It’s great that there’s a parking spot in the back, though it can be little tricky to get out when all the spots are used. Andy sent detailed instructions on how to find the entrance, which really helped since it’s easy to miss. It was a great stay and we would definitely stay here again! **PRE-ARRIVAL CHECK-IN (Happy Guest Platform)**

This property requires completion of a brief pre-arrival check-in through a secure third-party platform called **Happy Guest**. This includes:

- Agreement to the Guest Rental Agreement
- Selection of a damage protection option (waiver or deposit if applicable)

Arrival instructions will only be provided once the pre-arrival check-in is completed. Happy Guest is a simple, web-based platform that requires no app download and takes just a few minutes to complete.

**1. MAXIMUM OCCUPANCY**

Guest must accurately disclose the number of adults, children, and pets in the booking. This number applies to both overnight and daytime visitors. Unauthorized over-occupancy may result in eviction without refund.

**2. NO SMOKING OR VAPING INDOORS**

A $500 fee applies for indoor smoking or vaping. Outdoor smoking is permitted only with windows and doors closed. Guest is liable for odor or residue removal costs.

**3. PET POLICY**

Pets must be pre-approved and disclosed in advance. An Animal Addendum is required for all pets, emotional support animals, and service animals. Unauthorized animals may result in eviction and fees.

**4. DAMAGE POLICY**

Guests must choose between a refundable deposit or a non-refundable damage waiver. Guests are responsible for any unreported or excessive damage, missing items, or extra cleaning.

**5. CLEANLINESS**

Guests are expected to maintain the home in a respectful condition and report any cleanliness issues within 24 hours of arrival.

**6. NOISE & QUIET HOURS**

Quiet hours are from 10 PM to 9 AM. Excessive noise or neighbor complaints may lead to eviction.

**7. PARKING**

Parking instructions and capacity are listed in the property description. Unauthorized parking or exceeding the limit may result in fines or towing.

**8. LOCK OUTS / KEYS**

Keyless codes are active during your stay. Lost keys or lockouts may incur up to a $150 fee.

**9. LINENS & SUPPLIES**

Please refer to the listing for what is provided. Only flush septic-safe toilet paper. Plumbing damage due to misuse will be charged to the guest.

**10. ISSUES OR COMPLAINTS**

All issues must be reported immediately and within 24 hours of arrival. Guests must allow the host an opportunity to resolve any problems before requesting outside intervention or refunds.

**11. REHOUSING & REFUNDS**

No refunds or reimbursement will be offered if a guest chooses to vacate the property early or declines offered solutions.

**12. CANCELLATION POLICY**

Our cancellation policy applies regardless of reason. Guests are strongly encouraged to purchase travel insurance.

**13. SUBLETTING / THIRD PARTIES**

No subletting or third-party bookings allowed without prior written approval.

**14. CAMERAS & TECH**

There are no indoor cameras. Outdoor cameras, smart locks, and safety devices may be present and must not be tampered with.

**15. SECURITY**

Guests must secure the home when not present. Entry codes must not be shared with individuals outside the booking party.

**16. ENTRY DURING STAY**

Host or agent may access the property with proper notice. Light cleaning may be scheduled for extended stays.

**17. INTERNET USE**

Illegal or abusive internet use is prohibited. Guest assumes all responsibility for online activity and must secure their own devices.

**18. FALSIFIED RESERVATIONS**

Providing false information (age, party size, purpose of stay) will result in eviction and loss of payment.

**19. EXCEPTIONS IN WRITING ONLY**

Any exceptions must be pre-approved in writing by the host.

**20. WEATHER / FORCE MAJEURE**

Extreme weather or acts of God do not warrant refunds. If travel is affected, contact your insurance provider.

**21. TEMPORARY LODGING ONLY**

This agreement does not create a permanent residency. It is a temporary rental only.

**22. EVENTS POLICY**

No parties, gatherings, or events without written host approval. Unauthorized events may incur up to $1,500 in fines.

**23. SIGHT UNSEEN**

By booking, you acknowledge viewing the listing and understand variations in guest experience may occur.

**24. PAYMENT PLATFORM USE**

All funds are processed through the booking platform unless otherwise agreed.

**25. HOUSE RULES AGREEMENT**

Guest agrees to all instructions and house rules provided before or during their stay.

**26. COMMERCIAL USE / FILMING**

No commercial photography or events are allowed without written consent.

**27. PROHIBITED ITEMS**

No fireworks, confetti, glitter, or piñatas allowed. No tape or adhesives on walls.

**28. CHILD SAFETY**

Guests are responsible for child safety. The home is not childproofed.

**29. MINIMUM AGE**

Primary guest must be at least 18 years old and present for the duration of the stay.

**30. INDEMNITY CLAUSE**

Guest agrees to hold the Host harmless for any injury, illness, theft, or loss sustained during the stay.

**31. USE OF POOL, HOT TUB, WATERCRAFT, AND RECREATIONAL AMENITIES & LIABILITY WAIVER**

Guest acknowledges that the property may offer amenities such as pools, hot tubs, kayaks, paddleboards, pedal boats, bicycles, hammocks, fire pits, lake access, and play structures. Use of these amenities is at the guest’s own risk.

- No lifeguard is on duty.
- Children must be supervised.
- Life jackets are required for watercraft.
- No glass, food, or soaps near water amenities.
- Hot tub/pool use is prohibited within 1 hour of chemical treatment.
- Guest is liable for all damage or misuse.
- Guest releases and indemnifies the host from all claims, including injury, illness, or death.
- Amenities may be removed or closed without notice due to weather or maintenance. No refunds will be given for amenity unavailability.
- Guest is responsible for any lost, damaged, or stolen equipment, including GPS-tracked amenities.
- Guest agrees to pay for all medical care or emergency services required during their stay.
- Guest indemnifies Host from third-party claims resulting from injury, damage, or misuse of amenities.
- This waiver supersedes any prior understanding and applies regardless of negligence by the Host or their agents.

The space
Ours is a bright, sunshiney 2 bed, 1.5 bath apartment on the second floor of a 2-story tri-plex. The primary bedroom is occupied by myself my Scottish husband Gregg (only mention it to say that his accent can take a few convos to get the hang of :)). Yours is a small but super sweet and cozy room with very comfy twin day bed, your own coffee maker, and plenty of space to store your belongings so you don't get over-crowded. The common area has a lovely open floor plan with a breakfast bar, sunny dining area, and air-conditioned living space. We JUST moved in and haven't had a chance to hang our art, and the furnishings are still a bit sparse but we have it more and more filled out every day. There's also a lovely patio area that isn't featured in photos because it wasn't ready to showcase quite yet but we sit out there pretty much every night to witness some pretty fabulous sunsets (and the crazy neighbor kids running around the backyard).

Guest access
You're welcome to use the common areas, including our patio! We both work a lot (me from home 75% of the time) and I occasionally take virtual meetings in the dining room but I don't at all mind if you're around as long as you don't mind hearing my boring work calls.

During your stay
Gregg and I are in and out of the house quite a bit during the day and in the evening but we are always happy to help in any way we can! You're also welcome to join us for a beer at the end of the day and amuse yourself trying to understand Gregg's Scottish. We love to meet a fellow traveler! We'll provide contact info for both of us.

Other things to note
Neither of the bedrooms is air conditioned but fans do a pretty good job managing the heat. If you need it cold to sleep, this probably isn't the place for you in the Summer! As I mentioned above, we just moved in recently so we are still filling in the house. The kitchen is fully stocked and your room has all the trappings though so it should still make for a comfortable stay :)

The backyard area is a nice spot to spend time relaxing or having your morning coffee. Smoking is OK on the patio, but please use the ashtray provided and keep ashes and butts off the ground.

• Laundry/Iron: This unit has its own washer and dryer located onsite. Iron/board located in the closet of bedroom 1.

• BBQ Grill: Enjoy using the vintage Weber Barbecue Grill for cooking on the patio - charcoal available upon request.

• Tourist Info: Feel free to use the maps/tourist brochures located on the coffee table and book shelf. Please leave them for future guests and feel free to add new ones to the collection when you depart.

House Extras: You'll find "extras" in the kitchen drawers: games, art supplies, umbrella, etc. There's a little library (you can leave a book if ya like!) and feel free to jam on the guitar provided.

Q: Where can I catch the Trolley into downtown?
A: The Trolley station is located about 4 miles north in Mission Valley. There is also public buses on Adams Ave just 2 block north.

Q: How have you prepared the house for COVID 19?
A: The owners are following strict sanitizing and cleaning guidelines after each guest checkout. Cleaners containing bleach, ammonia are being used consitently. In addition, Lysol spraying is done extensively along with airing the house in between guest.

Q: Can more people people stay in an unexpected emergency?
A: No more that 2 ppl at all times. If this is not observed you may have to vacate without refund immediately.

DAMAGE & ASSOCIATED COSTS
Although we as hosts and homeowners understand the occasional ‘accident’ in a rental property such as a broken wine glass, we take pride and very careful purchasing /selections of items in the house to ensure an enjoyable stay at Casa Monroe & Casita Adam’s. We would like our guests to be aware that there will be a charge to a guest after check out for the following items if they are destroyed, damaged, stained or missing etc.

Please be aware that the house is carefully inventoried after check out and before the next guest arrives. It is very carefully inspected for damage to the house and its contents, checked for permanent stains on the linens and it is especially checked for missing items. We do take photos of the rooms and also take inventory of all of the items in the kitchen, living room and bedrooms.

We provide black ‘make up’ wash cloths for removing make up located in each bathroom. There are paper towels provided in the kitchen for spills.

Apartment was recently totally renovated with new flooring, bathroom, kitchen, and a rustic beach house theme. Guests have a large and private outdoor deck that is west facing. Sliding doors allow a nice breeze and wonderful natural light into the open kitchen and living room area.

Kitchen is stocked with plates, utensils, pots and pans. Bedroom has a queen bed, desk, spare sheets, towels and a walk in closet. Air mattress is also available.

Living room has a 50 inch TV with no cable but high speed internet. Guests can sign into Netflix. Living room and bedroom have mini split A/Cs.

The entire studio is yours--make yourself at home! The patio with table & chairs outside the studio is also reserved for you, and the washer/dryer on the patio can be accessed by you and also guests staying in the main house.

Other things to note
This studio is in the back of a main house. It is completely detached, no walls are shared. However, the parking spot in front of studio may be used by guests staying in the front house. In addition, guests of front house will have access to the washer & dryer located on your patio. These are the only aspects of the studio that are shared with other guests. Please note, studio kitchen has electric cooktop only, no oven.

Pets are welcome with prior approval and additional $125 pet fee.
**No pets without prior written approval. If you're bringing a pet, you must follow airbnb's pet rules: dispose of all pet waste properly, never leave pet unattended in the home or backyard, and keep dogs leashed when walking them outside of the home.

Guests may have packages delivered to the property during their reservation dates. However, we strongly advise coordinating deliveries for when you are on-site to receive them. The host cannot be held responsible for any packages that are lost, stolen, or damaged prior to or during your stay.
