The unit has the washer and dryer but you’ll need to bring your own detergent. There was four pods to do the laundry, enough for two loads. Ok the positive side, the beds have clean linens, the rooms are clean and have plenty of closet space. The kitchen is new with new cabinetry and appliances. However, the ice maker in the fridge does not work. Need to buy ice. There is a portable air conditioner, but in this area the AC is not needed, but it’s there if needed. "

This cozy and quiet rental is on the lower floor of a small sweet home in the heart of the amazing Beacon Hill neighborhood, ranked one of the best and most walkable neighborhoods in Seattle. The Seattle Times just ranked Beacon Avenue (1 block away) as the best foodie street in the city, and as home to the #1 and #2 best pizzerias in town!

Our house is within 2 short blocks of the light rail (which provides a fast, cheap, direct line to the airport, downtown, Capitol Hill, University of Washington), and 2 short stops from both T-Mobile Park & Century Link Field for football, baseball, soccer, and concerts. I am on 2 bus lines (36/60), and within 2 blocks of a great supermarket, library, a stellar brewery, and many great local eateries, award-winning restaurants, and charming coffee shops. And we are 4-5 blocks from one of Seattle's few public golf courses (with a modern driving range!), a huge city park with tennis, lawn bowling, a skate park, play fields, terrific views, and several great playgrounds.Beacon Hill is a small neighborhood but known and widely recognized for top notch eateries, great locally owned coffee shops (we are one of the only neighborhoods in Seattle without a Starbucks!), great views, and one of Seattles biggest parks and all on the light rail and close to downtown.

The bedroom is a large room in recently remodeled basement, with a cozy new, firm queen bed with memory foam topper. Plenty of clean pillows and bedding. Flat screen TV comes with Roku access for streaming shows and movies on all major platforms, using your own accounts.

The room includes a lounge chair/ottoman, a closet and ample shelving, plus an in-room mini fridge and microwave oven, large mirror, and ample storage. There is a private entrance from the room to outside for your exclusive use. A small but impeccably clean and modern 3/4 bathroom is on the same floor.

Guests can also sit out front in the comfortable lawn chairs overlooking the street.

Please note this is a family home with children, and not suitable for groups or noisemakers. We strive to be quiet and expect the same from guests, and are strict about quiet after 10pm!

My only issue was lots of steps leading down to apartment- but the owner happily carried my bag up on the way out so all good. The studio unit was comfortable (low ceilings but not too low for a couple of tall people to easily manage), with a TV (streaming & DVDs), mini fridge, microwave, electric kettle, Keurig coffee machine, and ample closet and storage space. The bathroom is out in the main shared area of the basement, and can be divided from the studio unit with a door that locks. We were quite pleased with the level of privacy, given the shared space, and were comfortable throughout the duration of our stay. Additional comforts like a bottle opener, cups, plates, silverware, coffee & tea were appreciated. The location of this space cannot be beat! We walked 3 blocks to a delightful neighborhood brewery (Perihelion) for delicious food and beverage before taking the light rail train to a stadium concert. The Beacon Hill light rail station is also about 3 blocks away, making it very easy to get around the city without the hassle of driving through traffic and finding parking. We look forward to staying here again for future trips to Seattle!"

High quality furniture, fixtures and appliances in this cozy daylight basement apartment make your stay feel like home. Large windows let in the light, yet it's very private and tranquil for a romantic touristy stay, or home away from home for a longer business trip.

Guest access is to the side of the house via a stone pathway and a few stairs. You can enjoy access to the back yard and a covered under-deck patio seating area.

Other things to note:
We live upstairs so you may hear us walking around a bit or the water running after 7am. But we are conscious of your peace and make every effort to be considerate while you enjoy your vacation down time. There is lots of insulation in your ceiling so noise is minimal. - "I stayed here with my parents for a little over 2 weeks after having surgery at Harborview Medical Center. It was super comfortable, the host was extremely responsive, and the location was great - if you had a car. We did have a car and it seemed like everything was withing 5-10 minutes of our location. That said, it's on a very steep hill, so if you plan to use public transit, though it isn't far away, be aware that there will be a climb ahead of you.The house is really cute, not too cluttered but interesting and colorful, which I appreciated while being stuck inside recovering. There's also lots of windows and you can see the mountains from the front porch. Comfortable furnishings and everything you need was right inside. The apartment is great for couples, solo travelers, families, and travelers that don’t want the hustle bustle of downtown, but proximity to all Seattle has to offer. The apartment is a short walk to the Mt. Baker light rail station and there is also a free parking space if you bring a car. You can get to most places in the city within 10-15 minutes by car or light rail.

The apartment has an open & spacious floor plan with plenty of sunlight. Additionally, this apartment has an actual bedroom with a door for privacy from the living room & kitchen area. The apartment has heated floors and radiant heating to stay warm in the chilly months, as well as a portable air condition unit to stay cool in the summer months. As a thank you for choosing to stay here, we provide our guests with welcome refreshments.

The living room comes equipped with a smart TV, a lift coffee table that will convert to a workspace, and a pull out sofa to offer more sleeping space to accommodate 1-2 guests. There is a great brew pub across the street, the grocery store is a block away, the light rail is down the street and the bus stops outside the building. Sunrise over the Cascade Mountains can be seen while out walking your dog in the morning, it's beautiful. The unit itself was clean and modern and possibly the best stocked vacation rental I've stayed at. If you like to cook, they have all the gadgets you'd need including an air fryer! Genesis, Tyree and the team at Roundtop Rentals were extremely helpful and friendly in helping me sort out some questions about my time in Seattle. Highly recommend this property!!"

The home includes 1 assigned parking spot behind the building, with plenty of free street parking nearby. No permits or meters are required. Public transit is also conveniently located nearby, making it easy to explore all that Seattle has to offer. For those who enjoy walking or biking, a newly added city bike lane runs along the main street in front of the property for a safe and scenic commute.

Guest Access:
Guests have full access to the entire property, except for the utility closets located on the first floor.

Security:
For your safety and ours, we have installed a doorbell security camera our home. It will be on at all times.

Other things to note:
While I am not physically present on the property, I am always available and just a quick message away if you need any assistance during your stay.

We ask our guests to follow these check-out procedures on the morning of departure:

Some caveats- this is not a hotel. This is my home which I have painstakingly renovated. Absolutely no parties, drugs, guests, pets, illegal activity of any kind, or smoking anywhere on or inside the fenced property perimeter, and no ultra-heavy internet use like bitcoin mining.

You will also need to manage your own garbage, cleaning and laundry during your visit, including following Seattle city recycling guidelines. There are cameras on the property but they face outward into the yard, not inside. Although I have house rules and expectations, I am friendly and reasonable and aim to ensure you have a great stay in my peaceful Seattle haven- as my reviews and superhost status attest. The kitchen is fully stocked with all the cooking tools you might need, and plenty of coffee options including a drip coffee maker, Nespresso machine, and French press

The bedroom is a cozy space with lots of mirrors to maximize the light and plenty of closet space. A warm down comforter tops the super comfy full bed, the perfect space to curl up with a book or recharge from exploring the city.

The remodeled bathroom has heated floors so you’ll never have to deal with the shock of warm feet on cold tiles, and the extra-deep tub is perfect for a soak.

The large entry hallway has space for your shoes and coats, and you’ll find house slippers waiting for you upon your arrival. Right outside your door is the shared patio space. There is a grill, picnic table, and lounge seating under a newly-built pergola that’s covered with pink jasmine during the summer months, and with waterproof canopies during the winter. A space heater allows you to enjoy the space even in the coldest parts of the year. If you want to have the patio space all to yourself for entertaining friends or family, just let the owner know and it can be arranged.

I live upstairs and have my own laundry in a separate part of the basement so you may hear footsteps from time to time, but for the most part sound between the units is pretty well muffled.

My sweet house is in the heart of Beacon Hill, within 2 short blocks of the light rail (with direct line to airport, downtown, Capitol Hill, U of Washington), a great market, library, a stellar brewery, great local eateries, bars and charming coffee shops...and 2 stops from Safeco & Century Link stadiums . Also 4-5 blocks from bus lines, a public golf course, huge city park, & great playgrounds.

The space
Large rec/media room in recently remodeled basement, with cozy new queen bed with memory foam topper. Plenty of clean pillows and bedding, plus a space heater if you’re ever cold. Flat screen TV comes with Roku access for streaming shows. There is a small fridge and microwave for your eating and drinking enjoyment, plus an electric kettle and Keurig coffee maker. The bedroom had a large mirror, and iron to help you look your best, a desk and a comfy sofa chair with ottoman.

The room includes a closet and ample shelving. There is a private entrance from the room to outside. A clean and modern 3/4 bathroom is on the same floor of the house, just a few steps away from your room.

In addition to your bedroom, you'll have access to the 3/4 bathroom on same floor, and the private back deck. You can also sit out front in the comfortable lawn chairs overlooking the street.

During your stay
I am frequently around and almost always available via phone, text or email to answer questions about the room, house, or local area, or to help with any concerns.

The rental unit is part of a family home, with children. We ask for (and offer) minimal noise most of the time, and insist on quiet time from 10pm on. We will respect your need for quiet too!

Other things to note
The room is technically a daylight basement room, but has limited natural light as the windows are under an exterior deck. The room has good, atmospheric lighting, and plenty of lamps. Guests report sleeping very well thanks to the comfortable bed and the very dark and quiet room!

Come stay in this cozy guest bedroom in the peaceful Beacon Hill neighborhood! Perfect for a couple or a solo traveler. There are some great restaurants, bars, cafes, and grocery stores walking distance too.

8 min walk to the light rail station which goes to many other popular areas like downtown, Capitol Hill, etc. There are also 2 bus lines just two blocks away. Easy freeway access and plenty of free street parking.

The space is a bit small so not the best option if you have a lot of stuff!

The space
This is a private bedroom with a private bathroom located on the ground floor of my townhouse. The front entrance will be shared so I may come in and out occasionally when I'm not traveling/out of town but promise to stay out of your hair! The front door has a keypad lock for easy self check-in and check-out. You'll have your own unique code so you can come and go as you please.

The room is a bit quirky since I designed and DIY'd the space myself! It comes equipped with a queen sized bed on an elevated platform inspired by Japanese and Scandinavian styles, plus some desk space and a coffee/tea station with a Keurig machine and kettle.

**The space is a bit small** so there isn’t much storage space (just a closet in the bedroom) and may not be the best option for people traveling with a lot of bags. There’s some space underneath the bed platform for you to store an open suitcase. The bedroom door also has a keypad lock and a bolt that can be locked from inside the room.

There's also a small outdoor space out front where I've built a couple simple benches so feel free to hang out outside for some fresh air. There is no smoking allowed in the house but you can smoke outside if you'd like.

You'll only have access to the guest bedroom and bathroom on the ground floor, plus the outdoor space in front of the house. I live upstairs so there is no kitchen or living room access for guests. This is ideal for a solo traveler or couple who do not plan on doing any cooking during their stay. All private doors/spaces will be labeled.

Some caveats- this is not a hotel. This is my home which I have painstakingly renovated. Its has family heirlooms, signed original paintings, and antiques in it. Absolutely no parties, drugs, guests, pets, illegal activity of any kind, or smoking anywhere inside the fenced property perimeter, and no ultra-heavy internet use like bitcoin mining.

You will also need to manage your own garbage, cleaning and laundry during your visit, including following Seattle city recycling guidelines. There are cameras on the property but they face outward into the yard, not inside. Welcome to my charming 95-year-old Tudor home! The private room and bath are on the lowest level, with living areas on the second floor. I occupy the third floor. I'm a quiet host but happy to chat if you’re up for it. Another room on main floor is rented out to professionals and my 20 yo daughter lives with me. This is a woman only home. Though my son visits from time to time for a day or two.

The Beacon Hill Light Rail, grocery store, library, cafes, and restaurants are about an 8-minute walk. Jefferson Park is just two blocks away, and downtown Seattle is around 2 miles.

This home is full of character—creaky floors, but a fully stocked kitchen and central heat/AC. As a designer, I love this space, though it’s a work in progress. It’s eclectic and comfortable, with age-appropriate imperfections. If you’re seeking perfection or a polished, whitewashed neighborhood, this might not be the spot. It’s diverse, and that’s part of its charm!

Additional Info: I have two small dogs and a cat, so animal lovers will feel at home. While the house is old, I make sure it’s cozy and welcoming. The main living area is set up like a serve yourself cafe. Coffee and tea complimentary. And of course free WiFi. Enjoy the quirks and history of a home that’s full of personality!

Location Notes: Our home is near I-5, the airport, and the shipping container area in SODO, so you may hear some noise—this is common for south Seattle along the I-5 corridor. However, it makes commuting super easy! There's also street access in front of the house used by locals to reach the bus stop, which means a bit of foot traffic. The only downside I find is the litter along the street.

The main living area/kitchen is for your enjoyment. Shared. Deck and front yard is available for you to use. There is a BBQ grill on deck.

During your stay
I keep to myself mostly. But sometimes nice to chat and learn about people. I’m in grad school for counseling so will be doing work from home as well as taking care of my additional airbnb. Pets stay on 3rd floor when I’m not home. Otherwise they join me in main shared level.

Other things to note
Room is in basement next to laundry. This is an old house. You will hear people above you walking and dogs playing. During quiet hours, they are on 3rd floor. Nothing is perfect about it. But it’s home, and I’m sure you will be comfortable.

Eggs, coffee, and tea are provided complimentary.

House Rules:
Quiet time is between 10PM and 8AM. No laundry to be started after 9pm. I do lock up the house and turn on the alarm at 10pm. If you are going to be out later, simply communicate and lock up on your return.

No smoking in house. Clean up after yourself before you leave the common areas. There is a non-operational kiln in the closet.

Our home is located in the North Beacon Hill neighborhood of Seattle. The home is freshly renovated, boasting 5 spacious bedrooms and pristine 3 bathrooms. We’ve hosted folks visiting Seattle for work, rest, or play. Ideal for short, mid, or long term stays, the home has been furnished to make remote work easy.

The space
Bayview Blue is a 1970’s split level home that was recently renovated with modern finishes. The upstairs still has the original hardwood for a charming, cozy feel. The home has 5 spacious bedrooms and 3 pristine bathrooms.

The upper level has 3 bedrooms and 2 bathrooms. The living room has an inviting open concept with a 65” mounted QLED TV and complete SONOS sound system, perfect for entertainment and relaxation. The kitchen is fully equipped with basic condiments, utensils, plateware, and appliances. For dreamy sunsets, check out the balcony! All rooms in the upper level have mini splits that allow guests to control the temperature to their preference.

The lower level has the remaining 2 bedrooms with dedicated working spaces and 1 bathroom. This bathroom is where the washer and dryer are located. If needed, the sofa can pull out to a full sized bed for larger groups or an extra cozy movie night. The second living room provides extra entertainment and space for game nights. The lower level is temperature controlled with a separate Nest thermostat for heating only. There is no AC, however, the lower level always remains cooler due to the polished concrete flooring.

All guests can enjoy contactless check in and check out at Bayview Blue, for your convenience. There are two entrances with smart locks, one on the lower (ground) level and one around the side of the home up a few steps.

You will have a private driveway that can accommodate two vehicles. Should you want to park two vehicles, please ensure to leave space for the sidewalk. Additionally, there is ample free street parking in the neighborhood.

The Beacon Hill light rail station is a short, uphill walk from the home and can transport you anywhere for a low fare. The light rail is most convenient for getting to the airport, the Stadiums, and Capitol Hill.

*ABSOLUTELY NO SMOKING IN THE HOME. Please smoke outside with ALL DOORS CLOSED TO THE HOME at all times. (Outside the front of the home is allowed for smoking.
*NO SHOES IN THE HOUSE. Please remove your shoes upon entering the home.
*NO PETS ALLOWED. There will be a $500 fee charged for any pets brought into the home
*SECURITY CAMERAS: There are cameras on the exterior of the home and a ring camera. Please do not touch or mess with any of the cameras.
*NO PARTYS OR EVENTS ALLOWED. If we see any uninvited guests that are not on the reservation we will have to ask them to leave. There will be a $1000 fee charged for any partys or events.
*FREE Street Parking. Please note that there is no parking available on the property but you can easily find free street parking around the neighborhood. Please note 2 hour parking zones. There are no limits on S Massachussets St and along 13th Ave S

We are located less than a mile from Beacon Hill light rail train station (light rail train takes you to & from SeaTac Airport).
