1. Smoking and drug use are not allowed inside the unit, on the premises or in the hallways of the building. This includes vapes, weed, or other illegal substances. There is a $1000 fine if discovered.

2. Parties are not allowed in this property, including loud music. There is a fee of $1000 if a party is discovered or if a neighbor complains about excessive noise. Quiet Hours: 10pm - 8am.

3. If an excessive mess is discovered after your stay, you will be charged accordingly on top of the standard cleaning fee. Please leave only 1 bag of trash in the can maximum at the property.

4. The cleaning that you pay for is to pay for how you find the home. Please leave it as you found it when you first arrived (more or less). If you do not pick up after yourself sufficiently after you check out, you may be charged an additional cleaning fee, price depends how long it takes to clean up after you (we hire 3rd party cleaners to come clean). We don’t expect you to scrub the home but simply pick up your trash and leave it decent enough that your mom would be proud! (=

The building is what is commonly referred to as a Classic Chicago Greystone and was constructed in 1896. We have worked to maintain what remains of the original wood floors, trim and windows. The kitchen and bathroom have both been upgraded within the last 10 years.

Avondale is one of Chicago’s (kind of) best kept secrets. We are close to a number of amazing, well-known restaurants like Kuma’s Corner, Pissolino and The Wolfhound, all of which are within walking distance. Beer connoisseurs will like being one block away from the Beer Temple, and coffee lovers will enjoy being close to Caravanserai, a Dark Matter coffeehouse.

We are also close to Logan Square and all that it has to offer.

The building is a hop, skip and a jump from I-90/94, offering you easy access to anywhere in the Chicagoland area. We are also close to two main bus lines and 3 Blue Line stations. Uber and Lyft drivers are typically here within minutes.

Our neighborhood is subdued and tree lined; the street is a one-way with accessible, free street parking at most hours of the day.

Logan Square is amazing. It’s super hip, chic, and artsy. You will love it! The house is minutes or walking distance from various bars/taps, restaurants, grocery stores, the famous Logan Theater, Concord Music, parks— anything imaginable.

The house is less than a three block walk to the blue line “el” (Logan Square stop), and less than a half a block from the CTA-Kimball stop. I-90/94 access is approximately 5 blocks away as well. I can provide more information for public transportation upon request.

The University across the street has well lit paths for quick walks. The closest park, is Peterson Park to the west off Bryn Mawr (entrance on Central Park, walk north) Very scenic and great place to take nature pics, once you walk in. Ask me how to find the forest trail and (summer only) waterfalls. The northwest corner of the park has a nature center.

- "Great place to stay near the city This was a wonderful rental for us we like to cook in the kitchen was well-equipped and large. It’s a nice airy open space that would allow up to six people to stay comfortably although there were just three of us who went" - "We loved our stay at 312 Riverhouse. I was able to make an apple cake and a side dish to take to our Thanksgiving meal while my family either sat at the island or sat on the sectional watching TV from the projector. The home supplied a whole cabinet of spices, olive oil, coconut oil, coffee, tea bags, bags of ice, parchment paper, filtered water from the fridge. In the kitchen, we used the air fryer, toaster, microwave, oven, stove top, coffeemaker, french press. We were happy to find out that the home was dog-friendly. Actually, the neighborhood was great for our dog as well. There is a college across the street where my husband took our dog on a walk daily. I preferred going down Drake Street for his walks. I felt very safe as the neighborhood side streets were lined with beautiful residential homes. Water pressure in both bathrooms was great. The master bath had dual sinks and dual shower heads. Super nice. The location was good for us with one of my sisters in Andersonville and one in Glenview. The first night we got takeout from Big Hill (delicious food) which was two blocks away. There was also a Japanese restaurant and a Vietnamese restaurant on the same block which we did not try, but liked the option. Thank you, Kim, for paying attention to all the details with this home. - "The property is super easy to find & has parking included. Realistically you’ll be about 40 minutes from the heart of the city but the neighborhood is nice & quiet along with everybody being friendly. The neighborhood has plenty of places to walk dogs which was important for us. The pictures of the listing are accurate as to what to expect. The hostess left us snacks & treats/bowls for our puppers which was a nice surpise; they also have an in-unit book where previous visitors give recommendations based on things they did which we enjoyed as well. Overall a great stay. You can hear footsteps & stuff upstairs fairly frequently but it isn’t enough to make the unit un-enjoyable."

Retro style 1 bedroom apartment available in the Irving Park neighborhood off of Addison Street. This is a private attic apartment that you will not be sharing. Full bathroom and kitchen included. Quiet neighborhood and very quaint space. 4 sleeping spaces. 1 queen, 1 twin, 1 full sofa, and 1 chaise lounge.

This apartment is private. Full bath and kitchen. The kitchen is stocked with plates, pans, pots, and various utensils. If you require a special item for the kitchen I can supply it. I provide only coffee which I can replenish upon request. We have cable TV and WIFI along with a smart tv. In unit all-in-one washser/dryer.

As your host, I can help with any information you may need to make your stay in Chicago a memorable one. If I am around I will come and say hi. You may run into other guests from the other units outside of the house so don't be alarmed.

The space
In short, the whole house is yours. There will be few restricted storage rooms down in the basement but we will have signs to indicate so that you won't accidentally use them.
