NOISE & GATHERINGS
Due to the residential nature of our neighborhood and out of respect for our neighbors, we have a strict policy against social gatherings or any other loud/disruptive activities, especially after 9pm. This also means no visitors (anyone not already accounted for in the booking and already staying here) at any time. Our property manager lives nearby and he’s had to ask guests to leave in the past for throwing parties.
OCCUPANCY
Please note the maximum occupancy and number of bedrooms specified in this listing. The maximum number of guests, including all infants and children, shall not exceed this number at all times.
SAFETY
There may be cameras present on the exterior of the property. Please see the listing for further details. Cameras must remain clear and not be tampered with or blocked in any way.
STAYS LONGER THAN 30 NIGHTS
The booking site does not have a mechanism for recurring charges, but as a benefit to both us and the guest, we do require a recurring cleaning of the unit to be scheduled once every 2-3 weeks at an additional cost equal to the original cleaning fee each time, and this would include cleaning of towels and linens. This is charged separately for each individual cleaning.
FURNISHINGS
Moving existing furniture out of the apartment or new furniture into it without consent of the host is strictly prohibited. Moving large furniture within the apartment from one room to another is also prohibited as our housekeeper may not be able to physically move it back once you depart.

- "My husband and I stayed for a whole month with our dog, cat and bunny. We had a great time and really enjoyed the house a lot. Joan is an absolute delight and anything that comes up she is quick to respond and help. The house is cute and well equipped. We really loved the yard too. There is some street noise but it’s located right in the heart of Old Town so that’s to be expected. Really enjoyed having our own washer & dryer and sharing the driveway was fine too but the smaller the car you have the better. But that goes for all of San Diego really as parking is tough in a lot of places. Lots of great spots to walk a dog but really enjoyed going up the hill to Presidio Park. If you have the time there’s lot of fun trails up in there. Fav Old Town restaurants are El Agave and El Sueño and if you like good tequila go to Barra Barra because they have the best prices for the good stuff. My husband enjoyed Garden Coffee across the street and also the pizza is really good at Pizza Bella. Oh and I toured the other cottage behind ours and it was really cute too but only one bedroom. Maybe a little more quiet but a much smaller outdoor space. If you’re lucky enough to find this place available you’ll be glad you booked here."

Our roomy Casita is a happy, bright, comfortable duplex with a large private patio, Fully equipped kitchen, separate but shared Laundry room with laundry sink & folding table, High Speed COX internet private FREE WIFI password secure, and a 2 minute walk to enjoy historic San Diego Old Town State Park, shops, & GREAT Restaurants! The Old Town San Diego Transit Center is 2 blocks or a 6 minute walk away to find taxis, trains, buses, and trolleys. We have air conditioning but we enjoy a mild climate that is usually just right so open the skylight in the bathroom (crank handle & fan in hall utility closet) and set up the window fan in the dining room window and it will cool the whole house with fresh air! The bedroom has a ceiling fan and for blissful sleep enjoy the queen size pillow top bed and a full sized closet. If you brought the kids* (*kids allowed with your assurance of control- we've had some "free range" kids cause damage & mayhem which we charge for) or if you are with another couple, there is a queen sofa sleeper in the Living Room. *(fee for additional people) If you do have a car, there's a standard sized off street parking spot reserved for you inside the gate for a small to mid-sized car but please, no big trucks or vans unless you can work with the neighbor to move whenever they need to get in or out or just use the easy free street parking wherever you can find it. The easy overnight street parking is good for a few days before you have to move it but it's limited availability unless you come early or late. There are paid lots too. (Californians love their cars ; ) We have a full kitchen with a 4 burner gas stove, oven and a microwave, Refrigerator, coffee maker (we stock coffee, filters & sweeteners), toaster, utensils, plates bowls, pots and pans, and more! The dining room table is for 4 inside and there's a large outdoor private patio with a table & chairs. Propane BBQ available, Umbrella for shade, and lights for evening dining and or cocktails. If you walk across the street you'll find Old Town San Diego State Historic Park. You'll want to settle in quick, get rested, and then go see San Diego!! This is where California first began back in 1769! The theme/era of the park is set in the 1870's. During the day, you can step into the courtyard of the "Albert Seeley Stable" and watch the blacksmith demonstrations, tour the Seeley Stable Museum. If you listen carefully you'll hear the donkeys braying from their corals as a reminder from when they were used to bring the first U.S. Mail from the Arizona territory! Also the faint sound of train whistles blow as they arrive at the Old Town Transit Center en route to New Town San Diego or Los Angeles heading north! Where do I start. We have let our imaginnations roll. Although this is a Studio apartment, we have tried to make your encounter one in which you almost forget where you are. Located directly across the street from Old Town State park, you are within one block of an entire days worth of entertainement. There are Go-Carts for rent, Old Town Trolly Tours and San Diego Transit less then a three minute walk away. This will truly be one of the best stays you have had in a long time.

This is the prime location in Old Town San Diego with nearby access to the world famous San Diego Zoo, Balboa Park, Sea World, Coronado, and slightly more distant access to Legoland and Wild Animal Park.
San Diego`s Old Town was the first European settlement on the West Coast and is known as the birthplace of California. The Historic Park encompasses 37 historic buildings. Three original adobe houses have been restored. The Casa de Machado y Silvas (aka `House of the Flag`) is where the Mexican flag was hidden from American troops during the Mexican-American War.
Mission Hills is an affluent neighborhood overlooking Old Town, Downtown San Diego and San Diego Bay. The area was developed in the early 20th century with homes designed by San Diego`s premier architects including William Hebbard and William Templeton Johnson. Most of the homes today are restored and carefully preserved. The famous horticulturalist Kate Sessions, founder of the renowned Mission Hills Nursery, influenced the development of Mission Hills.
Because we don`t have parking, we usually suggest to our guests that they don`t rent a car and try using Uber/Lyft/Public transportation instead. Our home is just 10 minutes away from San Diego Airport. $9-$12 ride with Uber.
Every other sightseeing or hot spot in San Diego is a short drive from the property, can`t beat the convenience of this location. 10 minute car ride to downtown, beaches, Little Italy, Hillcrest, Sea World, Balboa Park or the Zoo. 10 minute walk to Historic Old Town where transit center offers the trolley, taxis, trains or buses.
This is Old Town. It`s very residential and also very touristic. Most people love it.
If you are close-minded or looking for a `traditional American suburb` style, this will not be a good fit.
There might be some noise from the highway and the planes, but really and HONESTLY very light noise. You can hear it when standing outside in the garden. They become totally unnoticeable when inside the home.
HOUSE SPECIFIC RENTAL TERMS & POLICIES:

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform.
- Host may request a photocopy of renter`s ID for verification before check-in.
- This is a private property and the host reserves right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).

Pet Policy:

Late Checkout Policy

Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g cleaning schedules, guest complaints) upon request to ensure transparency.
Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g photos, cleaning logs) upon request to ensure transparency.
Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:
• Gas and electricity
• Water and sewer
• Trash and recycling
• Internet and streaming services
• Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking
These fees may be assessed as either:
• A flat monthly fee, or

This is the prime location in Old Town San Diego with nearby access to the world famous San Diego Zoo, Balboa Park, Sea World, Coronado, and slightly more distant access to Legoland and Wild Animal Park.
San Diego`s Old Town was the first European settlement on the West Coast and is known as the birthplace of California. The Historic Park encompasses 37 historic buildings. Three original adobe houses have been restored. The Casa de Machado y Silvas (aka `House of the Flag`) is where the Mexican flag was hidden from American troops during the Mexican-American War.
Mission Hills is an affluent neighborhood overlooking Old Town, Downtown San Diego and San Diego Bay. The area was developed in the early 20th century with homes designed by San Diego`s premier architects including William Hebbard and William Templeton Johnson. Most of the homes today are restored and carefully preserved. The famous horticulturalist Kate Sessions, founder of the renowned Mission Hills Nursery, influenced the development of Mission Hills.
Because we don`t have parking, we usually suggest to our guests that they don`t rent a car and try using Uber/Lyft/Public transportation instead. Our home is just 10 minutes away from San Diego Airport. $9-$12 ride with Uber.
Street parking can be tough at some days and times.
Every other sightseeing or hot spot in San Diego is a short drive from the property, can`t beat the convenience of this location. 10 minute car ride to downtown, beaches, Little Italy, Hillcrest, Sea World, Balboa Park or the Zoo. 10 minute walk to Historic Old Town where transit center offers the trolley, taxis, trains or buses.
This is Old Town. It`s very residential and also very touristic. Most people love it.
If you are close-minded or looking for a `traditional American suburb` style, this will not be a good fit.
There might be some noise from the highway and the planes, but really and HONESTLY very light noise. You can hear it when standing outside in the garden. They become totally unnoticeable when inside the home.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.

We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a `show up` charge, even if no work is performed.
-Absolutely no parties or loud music.
-This is a NON-SMOKING property.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
-This is a pet-friendly spot. If you are allergic or don`t like pets, this might not be a good fit!
PET POLICY:
-One adult dog up to 20lbs allowed pert stay. Cats are not allowed anytime.
-Dog must be house and potty trained and cannot be left alone or on furniture.
-Pet fee is required and non refundable
-Guest assumes full responsibility for all and any damage caused by the pet during the stay. Pet fee is not meant to cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner will be held responsible for all and any damages.
-Please do not let your dog go in the pool to avoid additional charges.
-If pets were to be brought without our consent and knowledge, guests will have to pay a $500 cleaning fee or will have their reservation cancelled immediately.
PET ETIQUETTE:
-Control their barking - if you have a loud dog, please never leave it in the home alone.
-Don’t let them treat everything like a fire hydrant (inside and outside the home).
-Play is fun, but silence is golden - be respectful of the neighbors.
-Keep them on leash while outside the home.
-Always pick up after your dog.
-Wash those paws and minimize bringing messes inside the home.
Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g cleaning schedules, guest complaints) upon request to ensure transparency.
Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g photos, cleaning logs) upon request to ensure transparency.
Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:

• Water and sewer
• Trash and recycling
• Internet and streaming services
• Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking

- "We really enjoyed the property. It was so cute, and well appointed with all of the things we needed to enjoy our stay. Decor was very well done. Even with the small stove and oven it was big enough to make a full meal. The kitchen had all of the basics and then some. The outdoor areas were a really nice feature that allowed maximum enjoyment of the lovely San Diego weather. The location was perfect for seeing quite a bit of the local area. Street parking was not bad even on a busy weekend. Overall really liked the property and would recommend it for your San Diego trip."

Contemporary layout and efficient use of space." - "We stayed here with 3 young children and although small, the apartment met our needs for the weekend. Check in was easy with lock box and we could all walk to dinner. The price was a bit high for what it was, but we booked last minute and still had a great time visiting." - "Even though this place is clean and a few minute walk to Old Town. I would not stay here again the last two nights the fire alarms would go off and would wake us up in the middle of the night. There was a smell of someone smoking in another room(not cigarettes). The rules say that smoking is prohibited but it still happens. There were a few interesting characters hanging around the complex as being a woman I was not comfortable walking around alone. I would have my husband with me while going outside at night."

The listing says the apartment is NEAR I-5 but it doesn’t say it’s practically on the highway. This is the noisiest rental I’ve ever stayed in. (I’ve stayed in many - and I’m a host). The highway noise kept me up till 1am and woke me before 6am. The apt door literally faces the highway and the building is right next door to a gas station. Sure, it’s close to some touristy restaurants in Old Town, but I would not call this a good location."

This cute cottage is in a property with another 3 similar units, all just recently renovated and decorated with much care and love :)
You can even inquire about renting 2, 3 or all 4 units if you want to have a big family reunion and have the whole place for that!
*Each one of these 1-bedroom units is completely independent and all of them have the same setup
*Bedroom has a Queen-size bed
*Living room has one Full-size sofa-bed
*Both rooms have ceiling fans and there's one mini split AC unit inside the bedroom.
*There are two LED TVs with streaming (Roku) and FUBO TV subscription with 167+ channels
*Four guests will share one bathroom that is accessed via bedroom and has tub and shower
*There's seating for all four to dine and the kitchen is equipped for basic meals during your trip. We have stove, oven, microwave, toaster, drip coffee machine, and of course fridge.

- "We entered the property to an overwhelming smell of mildew/mold. Property management made excuses such as it has a lived in smell and just needs to be aired out. It was so bad, we bought airspray just to make it through one night. Apparently some team came to clean the garage disposal on day 2 which seemed to be the root source of the smell. Naturally this team said it smelled normal. Wrong. This was beyond anything acceptable even for an old property or this team has no sense of smell. We checked into a hotel around the corner for the final two nights for the same price. If management actually listened and addressed the problem instead of some flippant response, it might have been a nice place."
