Standard check-in time is 4 PM and check-out is 10 AM. We thank you for not smoking and not bringing any pets onto the premises.

Please ensure that the total number of guests you specify in your booking is accurate, including all infants and babies of all ages, and let us know if that changes. We will only accommodate those guests specified and no more above and beyond that number, especially due to municipal codes regarding occupancy.

NOISE & GATHERINGS
Due to the residential nature of our neighborhood and out of respect for our neighbors, we have a strict policy against social gatherings or any other loud/disruptive activities, especially after 9pm. This also means no visitors (anyone not already accounted for in the booking and already staying here) at any time. Our property manager lives nearby and he’s had to ask guests to leave in the past for throwing parties.

OCCUPANCY
Please note the maximum occupancy and number of bedrooms specified in this listing. The maximum number of guests, including all infants and children, shall not exceed this number at all times.

SAFETY
There may be cameras present on the exterior of the property. Please see the listing for further details. Cameras must remain clear and not be tampered with or blocked in any way.

STAYS LONGER THAN 30 NIGHTS
The booking site does not have a mechanism for recurring charges, but as a benefit to both us and the guest, we do require a recurring cleaning of the unit to be scheduled once every 2-3 weeks at an additional cost equal to the original cleaning fee each time, and this would include cleaning of towels and linens. This is charged separately for each individual cleaning.

FURNISHINGS
Moving existing furniture out of the apartment or new furniture into it without consent of the host is strictly prohibited. Moving large furniture within the apartment from one room to another is also prohibited as our housekeeper may not be able to physically move it back once you depart.

PARKING
Parking details are specified in the Amenities section of this listing. If there is no reserved parking, please observe all posted parking restrictions when utilizing public parking.

TRASH & RECYCLING
Use blue bins for recycling, green bins for food waste, and black bins for everything else.

INFANTS & BABIES
If our space is listed as child-friendly, it’s because we’ve had many families with infants request to stay. While we’re happy to host those groups, please note that we do not provide cribs, pack and plays, or infant bedding, so plan accordingly if needed. However, if our space is listed as not suitable for children under 12, that means we are unable to accommodate young guests for safety or comfort reasons.

COPYRIGHT INFRINGEMENT
We are pleased to provide you with internet service during your stay. By utilizing our internet connection, you agree not to download, share or otherwise use others' copyrighted content, such as movies, music, computer games or television shows without proper authorization

OTHER
We understand that accidents happen. If anything breaks during your stay (e.g a wine glass, photo frame, vase), please let us know right away so we can clean it properly for the next guest. We generally don’t charge for small items or decor, so don’t hesitate to reach out.

♠ We do our best to keep and refill the propane tanks full for the barbecue and the fire pit by replacing them using the company Cynch or our Cleaning and Maintenance team. But there is a chance that the propane tank for a barbecue or fire pit might be empty. If this is the case, we kindly ask the guests to go to a nearby gas station to swap out the tanks and then we will refund them the cost of the purchase.

- "My husband and I stayed for a whole month with our dog, cat and bunny. We had a great time and really enjoyed the house a lot. Joan is an absolute delight and anything that comes up she is quick to respond and help. The house is cute and well equipped. We really loved the yard too. There is some street noise but it’s located right in the heart of Old Town so that’s to be expected. Really enjoyed having our own washer & dryer and sharing the driveway was fine too but the smaller the car you have the better. But that goes for all of San Diego really as parking is tough in a lot of places. Lots of great spots to walk a dog but really enjoyed going up the hill to Presidio Park. If you have the time there’s lot of fun trails up in there. Fav Old Town restaurants are El Agave and El Sueño and if you like good tequila go to Barra Barra because they have the best prices for the good stuff. My husband enjoyed Garden Coffee across the street and also the pizza is really good at Pizza Bella. Oh and I toured the other cottage behind ours and it was really cute too but only one bedroom. Maybe a little more quiet but a much smaller outdoor space. If you’re lucky enough to find this place available you’ll be glad you booked here."

Gas Lamp Quarter, Little Italy, and the Bay waterfront stops are all along the route. Our quiet Casitas are fully furnished and well equipped! Our roomy Casita is a happy, bright, comfortable duplex with a large private patio, Fully equipped kitchen, separate but shared Laundry room with laundry sink & folding table, High Speed COX internet private FREE WIFI password secure, and a 2 minute walk to enjoy historic San Diego Old Town State Park, shops, & GREAT Restaurants! The Old Town San Diego Transit Center is 2 blocks or a 6 minute walk away to find taxis, trains, buses, and trolleys. Also, there is the Old Town Trolley Tour with multiple tour choices that you should consider! Also, SeaWorld is accessible by MTS bus or maybe walking. We have air conditioning but we enjoy a mild climate that is usually just right so open the skylight in the bathroom (crank handle & fan in hall utility closet) and set up the window fan in the dining room window and it will cool the whole house with fresh air! The bedroom has a ceiling fan and for blissful sleep enjoy the queen size pillow top bed and a full sized closet. If you brought the kids* (*kids allowed with your assurance of control- we've had some "free range" kids cause damage & mayhem which we charge for) or if you are with another couple, there is a queen sofa sleeper in the Living Room. *(fee for additional people) If you do have a car, there's a standard sized off street parking spot reserved for you inside the gate for a small to mid-sized car but please, no big trucks or vans unless you can work with the neighbor to move whenever they need to get in or out or just use the easy free street parking wherever you can find it. The easy overnight street parking is good for a few days before you have to move it but it's limited availability unless you come early or late. There are paid lots too. (Californians love their cars ; ) We have a full kitchen with a 4 burner gas stove, oven and a microwave, Refrigerator, coffee maker (we stock coffee, filters & sweeteners), toaster, utensils, plates bowls, pots and pans, and more! The dining room table is for 4 inside and there's a large outdoor private patio with a table & chairs. Propane BBQ available, Umbrella for shade, and lights for evening dining and or cocktails. If you walk across the street you'll find Old Town San Diego State Historic Park. You'll want to settle in quick, get rested, and then go see San Diego!! This is where California first began back in 1769! The theme/era of the park is set in the 1870's. During the day, you can step into the courtyard of the "Albert Seeley Stable" and watch the blacksmith demonstrations, tour the Seeley Stable Museum. If you listen carefully you'll hear the donkeys braying from their corals as a reminder from when they were used to bring the first U.S. Mail from the Arizona territory! Also the faint sound of train whistles blow as they arrive at the Old Town Transit Center en route to New Town San Diego or Los Angeles heading north! Savor the delicious aroma of delectable dishes being grilled from the many nearby restaurants wafting lightly in the breeze. Discover all the wonder of California's first European Settlement that is free and fun! This is the prime location in Old Town San Diego with nearby access to the world famous San Diego Zoo, Balboa Park, Sea World, Coronado, and slightly more distant access to Legoland and Wild Animal Park.

San Diego`s Old Town was the first European settlement on the West Coast and is known as the birthplace of California. The Historic Park encompasses 37 historic buildings. Three original adobe houses have been restored. The Casa de Machado y Silvas (aka `House of the Flag`) is where the Mexican flag was hidden from American troops during the Mexican-American War.

Mission Hills is an affluent neighborhood overlooking Old Town, Downtown San Diego and San Diego Bay. The area was developed in the early 20th century with homes designed by San Diego`s premier architects including William Hebbard and William Templeton Johnson. Most of the homes today are restored and carefully preserved. The famous horticulturalist Kate Sessions, founder of the renowned Mission Hills Nursery, influenced the development of Mission Hills.

Because we don`t have parking, we usually suggest to our guests that they don`t rent a car and try using Uber/Lyft/Public transportation instead. Our home is just 10 minutes away from San Diego Airport. $9-$12 ride with Uber.
Every other sightseeing or hot spot in San Diego is a short drive from the property, can`t beat the convenience of this location. 10 minute car ride to downtown, beaches, Little Italy, Hillcrest, Sea World, Balboa Park or the Zoo. 10 minute walk to Historic Old Town where transit center offers the trolley, taxis, trains or buses.

This is Old Town. It`s very residential and also very touristic. Most people love it.
If you are close-minded or looking for a `traditional American suburb` style, this will not be a good fit.

There might be some noise from the highway and the planes, but really and HONESTLY very light noise. You can hear it when standing outside in the garden. They become totally unnoticeable when inside the home.
HOUSE SPECIFIC RENTAL TERMS & POLICIES:

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform.
- Host may request a photocopy of renter`s ID for verification before check-in.
- This is a private property and the host reserves right to access the property at any time to perform maintenance repairs necessary or requested by the renter.

Pet Policy:

• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g cleaning schedules, guest complaints) upon request to ensure transparency.

Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g photos, cleaning logs) upon request to ensure transparency.

Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:

• Internet and streaming services
• Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking

This is the prime location in Old Town San Diego with nearby access to the world famous San Diego Zoo, Balboa Park, Sea World, Coronado, and slightly more distant access to Legoland and Wild Animal Park.

San Diego`s Old Town was the first European settlement on the West Coast and is known as the birthplace of California. The Historic Park encompasses 37 historic buildings. Three original adobe houses have been restored. The Casa de Machado y Silvas (aka `House of the Flag`) is where the Mexican flag was hidden from American troops during the Mexican-American War.

Mission Hills is an affluent neighborhood overlooking Old Town, Downtown San Diego and San Diego Bay. The area was developed in the early 20th century with homes designed by San Diego`s premier architects including William Hebbard and William Templeton Johnson. Most of the homes today are restored and carefully preserved. The famous horticulturalist Kate Sessions, founder of the renowned Mission Hills Nursery, influenced the development of Mission Hills.

Because we don`t have parking, we usually suggest to our guests that they don`t rent a car and try using Uber/Lyft/Public transportation instead. Our home is just 10 minutes away from San Diego Airport. $9-$12 ride with Uber.

Street parking can be tough at some days and times.

Every other sightseeing or hot spot in San Diego is a short drive from the property, can`t beat the convenience of this location. 10 minute car ride to downtown, beaches, Little Italy, Hillcrest, Sea World, Balboa Park or the Zoo. 10 minute walk to Historic Old Town where transit center offers the trolley, taxis, trains or buses.

This is Old Town. It`s very residential and also very touristic. Most people love it.
If you are close-minded or looking for a `traditional American suburb` style, this will not be a good fit.

There might be some noise from the highway and the planes, but really and HONESTLY very light noise. You can hear it when standing outside in the garden. They become totally unnoticeable when inside the home.
HOUSE SPECIFIC RENTAL TERMS & POLICIES:

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.

-Play is fun, but silence is golden - be respectful of the neighbors.

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g cleaning schedules, guest complaints) upon request to ensure transparency.

Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g photos, cleaning logs) upon request to ensure transparency.

- "We entered the property to an overwhelming smell of mildew/mold. Property management made excuses such as it has a lived in smell and just needs to be aired out. It was so bad, we bought airspray just to make it through one night. Apparently some team came to clean the garage disposal on day 2 which seemed to be the root source of the smell. Naturally this team said it smelled normal. Wrong. This was beyond anything acceptable even for an old property or this team has no sense of smell. We checked into a hotel around the corner for the final two nights for the same price. The main reason I rented this unit was to enjoy the great Jacuzzi they have. Next to the Jacuzzi it was written "be careful what you do in the Jacuzzi as you being watched/recorded by the camera's". That was enough for my wife & I so we left. Again if you want privacy this is not the place to stay. All emails between the host/owner & us were done thru Vrbo email so they are recorded. When we got back home after never staying there we received another very nasty email from the Host, wished I could print it in the review, yet there is not enough space. This is the prime location in Old Town San Diego with nearby access to the world famous San Diego Zoo, Balboa Park, Sea World, Coronado, and slightly more distant access to Legoland and Wild Animal Park.

San Diego's Old Town was the first European settlement on the West Coast and is known as the birthplace of California. The Historic Park encompasses 37 historic buildings. Three original adobe houses have been restored. The Casa de Machado y Silvas (aka "House of the Flag") is where the Mexican flag was hidden from American troops during the Mexican-American War.

Mission Hills is an affluent neighborhood overlooking Old Town, Downtown San Diego and San Diego Bay. The area was developed in the early 20th century with homes designed by San Diego's premier architects including William Hebbard and William Templeton Johnson. Most of the homes today are restored and carefully preserved. The famous horticulturalist Kate Sessions, founder of the renowned Mission Hills Nursery, influenced the development of Mission Hills.

Because we don't have parking, we usually suggest to our guests that they don't rent a car and try using Uber/Lyft/Public transportation instead. Our home is just 10 minutes away from San Diego Airport. $9-$12 ride with Uber.
Every other sightseeing or hot spot in San Diego is a short drive from the property, can't beat the convenience of this location. 10 minute car ride to downtown, beaches, Little Italy, Hillcrest, Sea World, Balboa Park or the Zoo. 10 minute walk to Historic Old Town where transit center offers the trolley, taxis, trains or buses.

This is Old Town. It's very residential and also very touristic. Most people love it.
If you are close-minded or looking for a "traditional American suburb" style, this will not be a good fit.

There might be some noise from the highway and the planes, but really and HONESTLY very light noise. You can hear it when standing outside in the garden. They become totally unnoticeable when inside the home.

Please note that we have certain minimum nights for certain times of the year - for holidays and peak season rental seasons we may require 5 nights minimum.

RENTAL TERMS AND CONDITIONS 

Definitions: 

"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
- Host may request a photocopy of renter's ID for verification before check-in.
- This is a private property and the host reserves right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Pet policy: Only one adult dog allowed (up to 20lbs) per stay with payment of $100 pet fee.

If pets were to be brought without our consent and knowledge, guests will have to pay a $500 cleaning fee or will have their reservation cancelled immediately.

This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software.  For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.

Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq's, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property. Lighted candles, incense, kerosene lamps, halogen lamps and tenant installed electric heaters may not be used in the Property. ALL COOKING MUST BE CONFINED TO DESIGNATED COOKING AREAS. Use of electrical appliances not provided with the Property, such as hot plates, heating coils, coffeepots, popcorn poppers, electric frying pans, toaster ovens, irons, and electric heaters are prohibited. Storage or placement of any items (including trash, bicycles, boxes, furniture, etc.) in public areas such as corridors, stairwells, or balconies is prohibited. Any and All decorations used in the Property shall be flameproof or fire resistant materials. Any additional lighting (i.e. Christmas lights) must be Management approved with proper installation and approved. No lights may be strung from any pipes or fire/safety equipment. Any violation of the above fire prevention regulations may be subject to fine and/or termination and removal of the Occupant from the Property.

PETS: A$1000 fine will be charged to Occupant if there is any evidence of any pet inside the property unless Manager has given express written consent and a pet fee and pet deposit has been paid by Occupant.    

EVENTS, GATHERINGS, PARTIES.  No events, special occasion hostings including but not limited to weddings, corporate functions, bridal parties or related events including inviting other persons not disclosed in the reservation guest count, shall be permitted on the property for any reason. A violation of this clause shall immediately cause the property manager to terminate the rental agreement and renter to immediately vacate the premises.

This granny flat has everything you need to enjoy a week in San Diego. There is a kitchenette with a small fridge, coffee maker (free coffee for the first morning), microwave and toaster. The bathroom has a full sized tiled shower with shampoo, conditioner and body wash, with great water pressure. The fridge comes stocked with water, and a small milk for morning coffee/tea. We provide linens, blow dryer, iron and iron board, TV with Roku streaming player, as well free Wifi.

We will provide refresh linens and towels mid-booking if you are longer than seven days. There is a bin for recycling on the porch at the front door. Please put all plastics, paper and packaging in the recycling bin. There is a separate trash under the kitchen sink for your food and kitchen trash.

The space is perfect for two people and includes a queen sized memory foam bed as well as a small table and chairs. There is a dresser and clothing rack.

We have a dog who is very much still a puppy and so she barks at the Amazon delivery person, the mailperson, cyclists who ride past our home, other dogs, birds, the occasional leaf, and of course people.

We live on the property so you may see us out and about. Say "Hi" if you like, we love meeting our guests. Please keep in mind that you will hear things on the property (unlike a hotel) that are part of daily living. Our gardeners come every other Friday, trash trucks on wednesday mornings, and other people's gardeners on random days. There could be construction in our neighborhood or loud cars. This is the difference between an Airbnb and a hotel.

Finally, we're both fully vaccinated.

The front patio and garden is at your front door and outside the livingroom window with a table&chairs, tree swing, and a back door with a small walkway area as well. The laundry room is in a separate building from the house and you'll have access with a lock-box code.

The space
Updated, comfortable & roomy 1 bedroom with full bath, living room, kitchen with full sized gas range, a microwave, and in-kitchen 4 chair table. Many amenities have been added for a convenient like-home stay. Keep in mind there are faint noises from being in the city. Several guests have stayed while visiting their San Diego students and loved it! There's also a long private driveway for parking off street (part of it is gated), a large private exclusive use patio with about 15x20 area with seating, lighting and propane BBQ with utensils. There's high speed private secure wireless internet, a work station desk table with light and 110v plugs & 2 USB power outlets for your laptop or tablet work. BIG LG 49" flat screen wall Mounted TV for watching Free Netflix movies (on our account) or 8 local TV channels (some sports can be seen and news).
Comfortable couch for lounging that has a comfortable Serta brand queen sleeper tucked inside. The bedroom has a dream sleep queen size pillow-top bed, night stand, clock radio, bed lamp, floor lamp, and bench seat & stool, with a ceiling fan/light, full bedroom closet and built-in cabinet space with drawers in the hallway. You can unpack if you want to or just live out of your suitcase placed on the suitcase stand like a happy traveler!
The squeaky clean bathroom has Shower over a tub, many convenience items, blow dryer, plugs for your accessories, Skylight (crank handle to open is in hall coat closet), a built-in wall heater- (with a 5 minute timer for safety) for the crisp mornings and double hung window privacy glass window. The living room and kitchen both have skylights and pull over shades for the California sunshine and moonlit evenings of Sundiego! Come, relax, and enjoy! You'll want to book again and again!! All the space mentioned above including the huge private back patio deck out the back door near laundry, with seating, tables, propane BBQ and utensils, and an umbrella and a string lights on a switch. If you gotta sneak a smoke, this is the place to do it. To get in, we have an electronic code lock deadbolt- call or text me after booking for the custom set code. *A few times guests have noted that the front door needed to be gently pulled to click closed before electric lock would open. Outside Perimeter and driveway Lights are motion activated at the garage & dusk to dawn perimeter for late arrivals. It's on a switch by the kitchen (back door) labeled "outside lights" and we recommend leaving them on but it's not required. There's also a laundry room with washer and dryer, 2 bikes, and a deep sink in the laundry room.

Other things to note
We have a pac-n-play but there are resources for baby items for rent. Let know if you need something. Tap water in San Diego is fine to drink but some prefer to pick up bottled water if they have a preference for taste. San Diego is a destination city and there are millions of wonderful things to see and do! Call or email me with any questions! Two of the bedrooms have smart TVs. A super cozy living room with a smart TV, a designated office space, spacious dining area with extra seating on the countertop. HVAC system, electric fireplace, Bluetooth speaker. 
The kitchen is fully equipped. A coffee bar with a Keurig makes single-serving cups of coffee or a pot of drip coffee.
