BREAKDOWNS
I will use my best efforts to ensure that all equipment within the house is in good working order, although I can not guarantee that any equipment will not break down during your stay, and therefore such a breakdown does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustments made for any such mechanical failure. In the event of a breakdown, I will use my best efforts to remedy the situation as soon as possible after notification of the breakdown. There will be no refunds or rebates given for inoperable appliances or faulty equipment, unfavorable weather, interruption of utilities, or minor maintenance problems. No rebates will be given for malfunctions of cable equipment or reception that affects the TV or Internet access. Please remember that I can not fix a problem if I do not know about it so please communicate any issues promptly.
LAYOUT
The house consists of 2 floors up and a fully finished basement level, 3 floors total.
Main floor: large living/dining room as one open floor plan, bathroom (toilet and sink), kitchen, and an amazing covered porch with access to the back yard. The kitchen has a stove, oven, dishwasher, microwave, and a bar-style seating area. It is fully stocked if you wish to cook, host, or just eat take out food with real silverware and dishware.
Second floor: two large bedrooms with en-suite bathrooms and a third cozy bedroom.
Lower level: two bedrooms, large living/dining room combo, another kitchen and a full bath. The kitchen has a stove, oven, microwave. Also fully stocked.
The house is best for bachelor, bachelorette and friend groups as well as business travelers. It is not child proof.

ABOUT THE NEIGHBORHOOD:
The house is in east Old Town- best neighborhood in Chicago for both families or if you are looking to have fun. While the street itself is very quiet, tree lined and barely has cars passing by, as soon as you turn the corner, you are in the center of everything! Wells street restaurants and bars are steps away. Lincoln Park with the zoo, farm, pond, open spaces and farmers market is a 7-10 min. walk. North avenue beach is the same distance. It is perfect for walks, picnics, boat rides or good old fun in the sand. The beaches are free to the public and have breathtaking city views. Grocery shopping is made easy, seeing as Plum Market and Jewel are located right in the neighborhood. Nearby coffee shops include a 24 hour Starbucks and La Fournette. There are 103 restaurants within a 15 minute walk including some of Chicago's top restaurants including Kamehachi, Topo Gigio, The Fireplace Inn, and Woodies Flat. Bars and lounges are abundant on Wells and are all 1-2 minute walk. Shopping in Old Town is a unique experience; the majority of shops in this neighborhood are boutiques rather than well-known chain stores. Therefore, each and every store is cozy, intimate and filled with one-of-a-kind goods. The Lincoln Park Zoo is a world of wildlife in the shadow of skyscrapers. 3. Respect quiet hours - Keep noise levels down, especially between 10:00 PM - 8:00 AM. Failure to respect quiet hours or disturbances from an unauthorized gathering will result in termination of the reservation without refund and may result in additional fines to pay city tickets or HOA fines for violations.
4. Check-out on time - Please vacate the unit and return any issued keys by the agreed check-out time. Late check-outs will incur a $250 fee.
5. No smoking - Smoking of any kind is prohibited inside the unit and on the building premises. Evidence of smoking, including odor, will result in a $500 remediation charge. Local laws also prohibit smoking within 15 feet of any entrance.
6. Lockouts & lost keys - A $150 lockout fee applies per occurrence. Lost keys or remotes will incur a $50 replacement fee each.
7. Lost & found - We are not responsible for lost items. If something is left behind, we will attempt to locate it and ship it at your expense. Please check all drawers and closets before departure.

Q: PARKING?
A: There is a private driveway that fits up to one mid-sized SUV. In addition, we also supply parking stickers for zone parking on the street- these will be used for larger vehicles (bigger traveling vans/over-sized trucks/full-size SUVs). Not paying for parking in this area of Chicago is a huge plus!
Q: Do I need to bring towels, shampoo/conditioner/body wash, a hair dryer, or linens? A: Nope! we provide all these things.
Q: When can I check in or check out? A: Check in is 4pm and check out is 10am. Early check ins can be difficult if there are guests who check out on the same day of your check-in.
Q: Can I come and go as I please? A: Yes. And we wouldn't trust any listing with which this isn't the case.
Q: Is the place professionally cleaned between guests? A: Yes, and we take pride in providing a clean home for guests.
Q: What's my total booking price? A: We honestly have no idea. With fees included, it only shows the guest how much they pay. This figure should be present after you enter your dates. Note that, pricing varies on a daily basis, and it actually uses some crazy algorithm to adjust it automatically, so we don't actually control this.
Q: Are the beds comfortable? A: Very. Some guests say they're the best they've ever slept on!
Q: Is this all one unit?
A: No. Just to be clear these are technically two separated living areas, each with their own main entrance.

SUMMER STAYS
A dehumidifier is included for comfort and convenience in the warm and humid summer months. The dehumidifier has a bin that fills with water which needs to be emptied periodically. It is not required to empty the bin, but the dehumidifier will no longer dehumidify when the bin is full.
LONG-TERM STAYS (stays over one week)
There are three plants in the unit that are expected to be lightly watered once a week. If guests would rather not take care of the plants, please alert us prior to your stay so that we can remove them.

SECURITY DEVICES
There are security cameras on the exterior of the property for the safety of guests and of the occupants of the main home. The cameras face onto the sidewalks lining Orchard St. and Willow St and into the courtyard between the Coach House and Main House. There is also a Ring Floodlight camera on the outside of the garage, facing the alleyway.

This 2,800 square foot townhouse features 13 foot ceilings, open floorplan, private patio, and is perfect for families traveling to Chicago, professionals visiting the city on work trips, and everything in between.
The Space:
Located on bottom two floors of a two unit townhouse just steps from Old Town's famous Wells street, your luxurious townhouse was designed to look and feel like a SOHO loft apartment, sleeping up to 14 people and is perfectly situated for large groups, families, events, and curated dinners. Everything flows around the spacious and open living room and chef's kitchen, featuring high-end cooking appliances and designer level finishes, which creates a unique environment for entertaining and gathering with your group.
Your spacious living/dining room combo is decorated in modern contemporary art and features a large sofa, accent chairs, dining table for 10+ people, and smart TV (Netflix, Hulu, Prime, etc. compatible).
Attached to the dining room, the chef's kitchen includes designer cabinetry and is outfitted with top of the line Gaggenau gas-powered ranges, oven, microwave, and fridge with oversized island, plenty of cabinetry, plates, cups, and cutlery and Nespresso coffee maker, amongst others.
This one of a kind townhouse comfortably sleeps 14 people and has 3 bedrooms and 3 full bathrooms, with the downstairs area converted into another large sleeping area. Our professional cleaning service that we use on all of our properties do a thorough job of cleaning all areas, focusing on high touch point areas. Each bed is stripped and all sheets, pillow covers, and duvet covers are washed thoroughly after each stay.
To abide by all legal requirements and building security rules, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, pass through our verification portal and, in some instances, complete a criminal background check.

**WORRY FREE CLEANING PACKAGE**
At check out you will need to take care of trash overflow, dishes, exuberant messes and any food you brought. The worry free package covers any and all cleaning. Just walk out in the morning (you do need to move furniture back if you make any changes to layout). Note that this fee is additional to my regular cleaning fee you pay when you book the place. This package is best for those who want to decorate, cook a lot, are traveling as a group and would rather split the $200 than worry about anything in the morning.
**DECORATING THE HOUSE**
You are welcome to decorate the house. If you attach anything to the walls, please use paint-safe tape and remove it prior your departure. There is a $200 glitter and confetti fee.
**HOUSE RULES**
The presence of more than 28 guests is unlawful. A guest is anyone at the property, staying the night, or just visiting. Minors need to have a responsible adult present. Unredacted ID will need to be provided for primary booker prior to your arrival for advance reservations and for everyone spending any time at the property for reservations made less than 30 days in advance. There is a counter installed. I utilize a private security firm. If the counter shows more than the registered number of people or if I get a noise complaint from neighbors, security will be immediately dispatched.
**GRILL**
Currently there is a large gas and a medium electric grills at the property. I do not provide any supplies including gas. Frequently previous guests leave plenty for the next set to you and there is a gas refill station less than five minutes away. Local grocery store is less than two minutes away.
**WILDLIFE**
You will encounter wildlife while staying at the property. Here is what you can expect most commonly:
Spiders and ants are common in Chicago. They get as high as 95th floor of John Hancock building. While we do our best to combat them, it is nearly impossible during high season.
Bees, wasps, yellow jackets are abundant throughout the city. While we take care of any nests on the property, I cannot control them in the air and beyond my boundaries.
**PETS**
I welcome pets however the following breeds of dogs are not allowed due to insurance limitations: Akita, American Staffordshire, Chow, Doberman Pinscher, Pit Bull, Presa Canario, Rottweiler, Wolf hybrid, or any dog that is a mix that includes one or more of the breeds listed above.
ABOUT THE NEIGHBORHOOD:
The house is in east Old Town- best neighborhood in Chicago for both families or if you are looking to have fun. While the street itself is very quiet, tree lined and barely has cars passing by, as soon as you turn the corner, you are in the center of everything! Wells street restaurants and bars are steps away. Lincoln Park with the zoo, farm, pond, open spaces and farmers market is a 7-10 min. walk. North avenue beach is the same distance. It is perfect for walks, picnics, boat rides or good old fun in the sand. The beaches are free to the public and have breathtaking city views. Grocery shopping is made easy, seeing as Plum Market and Jewel are located right in the neighborhood. Nearby coffee shops include a 24 hour Starbucks and La Fournette. There are 103 restaurants within a 15 minute walk including some of Chicago's top restaurants including Kamehachi, Topo Gigio, The Fireplace Inn, and Woodies Flat. Bars and lounges are abundant on Wells and are all 1-2 minute walk. Shopping in Old Town is a unique experience; the majority of shops in this neighborhood are boutiques rather than well-known chain stores. Therefore, each and every store is cozy, intimate and filled with one-of-a-kind goods. The Lincoln Park Zoo is a world of wildlife in the shadow of skyscrapers. The Second City only two blocks away and it is a famous theater that specializes in sketch comedy and improv, and has been delighting audiences for over 50 years. Oak street and beginning of Michigan avenue is about 15-20 minute walk.
GETTING AROUND:
The house is a five-minute walk from the Brown Line and the Purple Line at the Sedgwick stop and an eight-minute walk from Red line at Clark. It takes be about 15 min to walk to Michigan Ave and Wells Street bars are a minute away. Buses and cabs are also easily accessible. It is about a 3-minute drive to get onto Lake Shore drive at LaSalle and about 8 minutes to Kennedy expressway at North Avenue
The house is best for bachelor, bachelorette and friend groups as well as business travelers. It is not child proof.

A: Even though you don't really need a vehicle for this location in Chicago, we supply parking stickers for zone parking on the street/surrounding streets nearby. Not paying for parking in this area of Chicago is a huge plus!
Q: Do I need to bring towels, shampoo/conditioner/body wash, a hair dryer, or linens? A: Nope! we provide all these things.
Q: When can I check in or check out? A: Check in is 4pm and check out is 10am. Early check ins can be difficult if there are guests who check out on the same day of your check-in.
Q: Can I come and go as I please? A: Yes. And we wouldn't trust any listing with which this isn't the case.
Q: Is the place professionally cleaned between guests? A: Yes, and we take pride in providing a clean home for guests.
Q: What's my total booking price? A: We honestly have no idea. With fees included, it only shows the guest how much they pay. This figure should be present after you enter your dates. In reading the reviews for the penthouse on the 3rd floor here in the same 3 story building at 1566 N. LaSalle Drive, I see the owner replied to reviews saying that he had he been notified of problems he would have addressed them. I believe there are basic things that should be in place and not require the renter to have to complain about when they arrive like the place being clean, lights working, plenty of towels and dishes, etc. My family and I were here for 8 weeks and below are all the problems we had to deal with. Additionally, they never got on the phone and expressed any apology and urgency to address everything. We had many issues but here are some key ones. 1. Constant millipede type bugs coming from under the baseboards that we had to kill ourselves. 2. Rodent issues - saw evidence of this one day and they had to close a hole. 3. HVAC Not Cooling when we arrived. 4. Access Issues: The door code (keyless entry) failed one day, and there was no quick response in chatting with the owner/property manager. I had to engage VRBO, who eventually provided the owner’s phone number. This forced the owner to respond but this was not ideal as my son, and I were locked out of the unit. The lockbox next to the unit entry was used to get in as it had the key. 5.Accessibility: While there is a front door to the entrance, it is nonfunctional. Rather than fix this, the owner makes renters use a dangerous and dirty side building entrance."

**HOUSE RULES**
- Unregistered guests are not allowed on the property. The presence of more than 14 guests is unlawful. A guest is anyone at the property, staying the night, or just visiting.
- Minors need to have a responsible adult present.
- Primary booker is required to stay on the property and provide an ID. Also, IDs will need to be provided prior to your arrival for everyone spending any time at the property.
- There is a counter installed to identify the number of guests at the house. I utilize a private security firm. If the counter shows more than the registered number of people or if I get a noise complaint from neighbors, security will be immediately dispatched. A $200 dispatch fee will be charged from your security deposit. Should they be unsuccessful in removing you from the premises, they will involve the police.
- This is not a place for a local house party.
**WORRY-FREE CLEANING PACKAGE**
At check-out you will need to take care of trash overflow, dishes, exuberant messes, and any food you brought. The worry-free package covers any and all cleaning. Just walk out in the morning (you do need to move furniture back if you make any changes to layout). Note that this fee is additional to my regular cleaning fee you pay when you book the place. This package is best for those who want to decorate, cook a lot, are traveling as a group, and would rather split the extra fee than worry about anything in the morning.
**DECORATING THE HOUSE**
Feel free to decorate but use paint-safe tape and remove it before departure. Glitter or confetti incurs a $200 cleaning fee.
**WILDLIFE**
You will encounter wildlife while staying at the property. Here is what you can expect most commonly:
Spiders and ants are common in Chicago. They get as high as 95th floor of John Hancock building. While we do our best to combat them, it is nearly impossible during high season.
Bees, wasps, yellow jackets are abundant throughout the city. While we take care of any nests on the property, I cannot control them in the air and beyond my boundaries.
**BREAKDOWNS**
We strive to keep all equipment in good working order but can’t guarantee that things won’t break. Mechanical failures, weather, interruptions of utilities, or issues with TV/Internet won’t be grounds for refunds or rental adjustments. If anything malfunctions, we’ll work to resolve it as soon as possible.

KITCHEN & DINING ROOM: Full Kitchen, Kitchen Table with 4 chairs, Paper towels, sponge, dish soap, dishwasher detergent, trash bags, coffee, sugar, creamer, cookware/dining ware, and kitchen towels are provided. Washer / dryer located in laundry closet; laundry detergent also provided
BEDROOM 1: Queen Bed, linens, pillows, comforter are provided. Closet space to hang clothes and hangers provided. This bedroom includes TV.

KEYS
We will provide 2 sets of keys for your stay as well as a keypad code. In case keys are lost, there is a $15 replacement fee.
HEAT/AC
The unit has central heat/AC for your convenience with a thermostat within the unit.
WASHER/DRYER
A washer and dryer are located off of the living room. Detergent is also available for your use.
CRIB
Pack-and-play crib may be rented for $10/day with 2+ day advance arrangements. Please mention this during booking, and it will be inside unit waiting for you. Note that you must supply your own sheets and blankets for the crib.

CHECK-IN
Check-in is at 4pm or later. You will be given a custom keypad code for self-entry. Luggage storage may be available from 10:30am-4pm if arranged in advance.
PARKING
The area is a mix of free / non-permit street parking and free / permit street parking. We provide a map for where to find free / non-permit parking. It is first-come, first-served, so it may sometimes take circling a few times to find a spot. Unfortunately we do NOT have permit stickers available, but if you are booking for 30+ days you may register with the city to obtain daily permits yourself.
PETS:
Digs may be allowed depending on the size and breed. Kindly ask. There is a $75 Pet fee.
COURTESY
Please note this unit is on a quiet residential street. We respect our neighbors and keep quiet hours from 10pm-8am. Therefore, if your group is looking for more of a party environment, please allow us to recommend another unit that would be better suited for that noise level.
CHECK-OUT
Check-out is by 10am. If you check out late or do not follow the check out steps, you may be charged an additional cleaning fee. Luggage storage may be available from 10am-3pm if arranged in advance.
- Dirty linens can be left as is with used beds left unmade.
- Please bag all trash and dispose in black bins behind building. Recycling goes into blue bins and should be loose or in an open brown bag.
- Please place dirty kitchen items in dishwasher and begin cycle.
- Return both sets of keys as you found them upon entry
