This fully renovated, charming one-bedroom bungalow is in a quiet, residential neighborhood. You'll have the whole house and large patio all to yourself. The convenient location puts you close to downtown and many of Seattle's great neighborhoods.

Whether in Seattle for pleasure or for business, we hope you will enjoy your stay on Phinney Ridge. The central location is ideal for exploring all that Seattle has to offer. Depending upon which direction you walk, drive, bus or take a ride-share service, you will find tourist destinations, business centers, restaurants of all styles, lovely parks, grocery stores, coffee shops, bakeries and a wide variety of shopping nearby in the Phinney Ridge, Greenwood, Wallingford, Fremont and Ballard neighborhoods. Travelers can easily reach the business centers of South Lake Union and Downtown.

There is plenty of on-street parking right out front and several bus stops within blocks. Bus route 5 runs north/south, route 44 runs east/west. Downtown, Seattle Center, South Lake Union and the University District are all just 10 minutes away by car.

The house features hardwood floors, lots of light, new kitchen and bathroom, and lovely furnishings. The large flagstone patio and garden out front has a table for four and a couple of adirondack chairs. It is perfect for morning coffee, meals or lounging. A lovely home away from home while you are in Seattle.

The bedroom has a queen-sized bed. It also features a large closet with a built-in dresser and full-length mirrors on the doors. The high quality sleeper sofa (no hide-a-bed bars here) in the living room pulls out to a comfy queen-sized bed. There is a selection of extra pillows and bedding so that you can find just the right combination for a good night's rest. Blackout shades throughout the house provide plenty of excuses for sleeping in whether you are in the bedroom or on the sleeper sofa. All sheets are high thread count and 100% cotton.

The fully-equipped kitchen with dining nook has stainless steel appliances, microwave, toaster, coffee maker, blender, hand mixer as well as all the dishes, pots, pans and utensils you will need. Coffee, tea, and hot chocolate are provided.

The bathroom includes a new shower with shampoo, conditioner and body wash, as well as hand soap, lotion, hair dryer and plenty of plush towels. Terrycloth robes are also provided.

Fast fiber-optic WiFi will keep you connected. Basic cable and Netflix are provided. Any subscription services that you have can be streamed on the high-definition 40” TV.

There is washer and dryer, ironing board and iron on-site. We provide laundry soap, stain remover and dryer sheets.

This home also has a contactless check-in procedure that will be emailed to you the week of your arrival.

Once here, you can explore. Phinney Ridge and Greenwood have the Woodland Park Zoo (only three blocks away), wonderful restaurants, specialty stores and parks within walking distance. Ballard, one of the hippest neighborhoods in Seattle with shopping and some of the city’s finest restaurants, is just down the hill. From there, visit the Ballard Locks to watch the salmon jump up the fish ladders. Keep going and you will find Golden Gardens, one of the most popular beaches in town. Fremont is even closer with lots of shops and restaurants and its famous Bridge Troll. Green Lake, which features a beautiful 2.8 mile running/walking path, boat rentals and a community center, is a short drive or a long walk through the lovely Woodland Park. Wallingford is 1 mile away and you will only be 2 miles from the University District. Downtown, Seattle Center and South Lake Union are all a short car or bus ride away.

Other things to note
Please note this is a townhome with one shared wall. Generally, this home does not transfer sounds, however there is a family next door. So please be courteous and follow house rules and quiet hours. Please notify host if there are any concerns.

One side the townhome is on a 25mph arterial. Depending on your sensitivity you may hear background traffic noise. Thus far, guests have not seen this as an issue. Disposable earplugs and a white noise machine are supplied.

Guests must be at least 28 years old to make a reservation (we reserve the right to verify IDs during the stay). All guest profiles must be listed on the reservation except minors who will be with their parent/guardian during the stay. Guest should have a positive history. Only registered guests are permitted. If the person who made the booking is underage, we reserve the right to cancel the reservation without a refund.

PARTIES/EVENTS
Parties, events, pets, illegal substances, and smoking are not allowed in or on the property. This Property is in a quiet, residential neighborhood and not suited for loud groups or parties. Failure to follow the rules will incur a $1,000 charge.

INDOOR
Please do not wear shoes in the home, and do not eat or drink in the bedroom/beds.
Please keep heaters clear of anything (minimum of three feet).

LONG TERM RESERVATION
Guests are welcome to book long-term stays, but reservations must be made in segments of 28 days at a time.

MIDSTAY CLEAN
Long stays (over 15 nights) require mid-stay cleans every 2weeks, and are billed to the Guest. Mid-stay clean is equivalent to the current cleaning fee.

ISSUES
Notify the host immediately of any issues/damage.
We reserve the right to inspect and service the Property during your stay, including, but not limited to landscaping services, etc.

QUIET HOURS
Quiet hour is from 10PM to 8AM
Noise monitoring devices are also installed to comply with county regulations. These devices do not record audio but will trigger if noise exceeds 80 decibels during the day or 70 decibels during quiet hours.
Failure to follow the rules will incur a $500 charge for the 1st violation and termination of reservation for the 2nd violation without refund

We have two bedrooms and can accomodate up to 4 guests easily. With the additional floor mattress in the master bedroom, we can accomodate up to 6 guests. If you really want to squeeze in, we have have an additional floor mattress that can be used in the living room on a case by case basis.

My wife and I live less than a mile away. We are both very flexible and want you to have the very best time you can possibly have in Seattle.

Phinney Ridge and Ballard are both famous and unique neighborhoods. There are tons of coffee shops, restaurants, and things to see and do in the area, including farmers markets, sightseeing, pub crawls, parks, beaches, and walks. You'll be staying right between the two neighborhoods in a quiet, relaxing, and safe family-friendly area, yet close enough to go out and have some fun in the town.

Just a 10 minute drive south and west are Fremont and downtown Ballard which have plenty of nightlife, bars, and on Sundays, a market of farmers and craftspeople. 15 minutes to downtown Seattle and just a quick drive away for a day-trip to the mountains or the islands!

Don't forget to check out the Barking Dog Alehouse across the street. Bring the growler we provide along, and you will get 1 free regular draft beer fill of the growler, as well as 10% off with your meal purchase.

If you're in the mood for a movie and can't find what you're looking for on Netflix, TV, or our large collection of DVD’s and games, head down to Goodwill (3 min walk) and pick up a DVD, board game, Wii game, or book for only about $2 - $3 each.

All switches in the house are smart dimmer switches. Simply say "Alexa, turn on the kitchen lights to 50%" to control the lights in the home. For manual control, click a lightswitch to turn on or off, press and hold to brighten or dim.

Our home is a three story townhouse and there are two flights of stairs. The Garage and entryway are on the first floor, kitchen, powder room, and living room are on the second floor, and bedrooms and bath are on the third floor.

If you are planning to rent a car, we recommend a small or midsize car. Larger cars such as trucks or SUV's will be very tight in the garage.

We supply various workout equipment and offer a mini gym in the home, as well as many outdoor games and activities. Please make sure to contact us if you have a specific workout or activity in mind, we want to make sure we have the equipment you expect and will be satisfied with the amenities we supply.

Every few weekends between 9am and 5pm we hire gardeners to mow, weed, and clean up leaves in the yard.

There are two nest cameras for additional security and theft deterrence at the entrances of the home. One is at the front door, the other is inside the garage at the garage entrance.

I was a little disappointed but thought we could make it work. When we got to the home I realized there were not any blankets for the air mattress. I reached out to the owner and they apologized. They said they could send some through Amazon but they wouldn't arrive until the next day. I said, no sense in sending those I could just go to purchase my own so my kids wouldn't have to sleep on an air mattress without linen. The next morning the air mattress was a little flat. We reinflated it but half way through the 2nd night it went so flat the kids couldn't sleep on it. One of them had to bunk with me and one on the couch. The owner had been so quick to respond but when I aksed if they were going to fix the listing to accurately reflect the bed situation they didn't respond. I reached out to VRBO to make sure they didn't consider an air mattress a bed. They do not. The listing finally had the twin bed removed but it stills states it sleeps 6 comfortably. It definitely does not. "

Getting Around:

There is also the King County metro bus system that is an easy walk away.

For a unique view of the city, consider taking a ride on the Seattle Monorail. It runs from the Seattle Center (across from the Space Needle) to the Westlake Center Mall (several blocks from the Pike Place Market). One-way trips cost $2.50 for adults and $1.25 for kids ages 5 to 12.

The flowers around some houses were absolutely beautiful. We spent a day in downtown Seattle as the Japanese Contingent has not been there. We ferried to Bainbridge and hiked Deception Pass. The older children visited some great breweries and Grandma and Grandpa provided babysitting services. We had a fantastic family celebration at June Baby and I highly recommend it. The food and the service was excellent. James was fantastic about communication. I think he even arranged for the perfect weather for the time that we were there. There are 3 large bedrooms with queen beds, private workspaces and closets - as well as an additional den with a trundle bed which turns into either a king or two twin beds. The primary bedroom and bath are on the upper level. The middle level has a 1/2 bath, kitchen, living room and dining room. The lower level has 2 bedrooms plus an extra den and large full bath. One of the lower level bedrooms has a huge walk-in closet which some families use as a nursery for a cot or a crib. There are 2 or 3 extra floor cots, 2 pack n' play cribs with sheets, and plenty of extra space in the bedrooms as well as common rooms to place the cots or cribs - as well as relax. The long driveway can accommodate 3 cars one behind another, and street parking is very easy as the street is all single family homes on large lots.

During this Coronavirus season, we are all taking extra precautions to stay safe and healthy. We are cleaning surfaces like doorknobs, toilets, sinks daily with bleach water. We ask that people wash and scrub their hands regularly throughout the day, and avoid mingling with crowds of people. We CAN get through this, especially if we all pull together. Thanks for your attention to this.

Our kitchen is semi-available for guests. Dishes, cups, mugs, toaster oven, coffee maker, tea, and utensils including kitchen knives. Kitchen sink for washing up. Our kitchen stove and oven are off limits, though cooking outside on our BBQ grill is encouraged!

I've lived in Seattle since 1980 and can help plan your visit. The Pike Place market seems to be a big hit with visitors, as well as the Seattle Center and Space Needle, and the Museum of Popular Music (MoPoP). Don't overlook historic Pioneer Square, or the fabulous downtown library. Seattle is covered with parks, some small tucked away areas as well as large areas. Green Lake is the close one, and for beach access, there's Discovery Park, Golden Gardens, Carkeek Park, and Lincoln Park. Fresh water parks include the Arboretum, Gasworks Park, and Magnusen Park. And the Woodland Park Zoo is just 5 blocks away.

This is a 3 bed, 2 bath house in west woodland neighborhood of ballard. It’s a bright, happy, energetic vibe and kept very clean. The home is equipped with high speed fiber internet, an outdoor space and laundry room.

You will be within blocks of unique restaurants, small shops, and lively pubs along Greenwood Avenue. Great for couples without children or solo adventurers, who are visiting family or friends in the area who want a walkable neighborhood (walkability score 95!). Please note: In 2 places in the apartment the head height is only 6 feet due to furnace ducting

Your suite is a lower level guest suite with its own entrance off the driveway. You enter through a library to the apartment. Dennis generally does not use the library when we are hosting.

We've lived in this house for over 20 years, and we have always talked about tearing down our unused garage and building a cottage. In 2016 we finally took the plunge. We are thrilled with how it turned out and are looking forward to sharing it with you.

The spirit of the old garage lives on. All of the fir that is used for the kitchen counters, table, and seating was reclaimed from demolishing the garage.

The patio in front of the cottage and cottage are yours- make yourself at home. The garden area is part of the main house and not part of the cottage area.

We have a small dog that does not have access to the cottage, but does use the backyard next to the cottage. The driveway leading to the guesthouse has a small camper trailer parked in it. You can walk around either side of it to access the cottage. There is lots of on street parking.

Metro Bus #5 or the Rapid E line gives you easy access to downtown. Both are within walking distance from the apartment.

Located in the Phinney/Woodland neighborhood of Seattle. Short walks take you to Woodland Park Zoo, Greenlake, and the many restaurants and shops along Phinney Ridge.

The space
Our house sits above the street, in a quiet residential neighborhood that is conveniently located 10-15 driving/bus minutes from downtown and within a few walking blocks from the many cafes and restaurants along Phinney Ave.
From the street there is a set of stairs leading up to our side yard and as you walk toward the backyard there is another set of stairs leading down to the daylight suite.
With windows in all rooms, the space feels bright, yet cozy and private. All windows have blinds. In addition the bedroom has a block-out curtain that covers the main window.
The bedroom has a new (2024) Silk & Snow memory foam queen bed that invites lounging after a busy day of exploring, or a cozy nest for resting after a long day of travel.
The kitchen is stocked with coffee, tea and creamers, plus a few spices and oils, includes a
refrigerator, stove/oven, microwave, toaster, coffee maker, pots, pans and utensils, everything you need if you want to prep your own meals.
Our WiFi is strong, which allows remote working to be a breeze.
The apartment is heated with natural gas, running though the main house, plus a small wall mounted space heater inside the apt. We provide extra blankets and towels, shampoo, conditioner and body wash.
The bathroom has a tub/shower and the prettiest river rock floor hands down.
Joe and I personally clean after each stay. All linens, towels and blankets are thoroughly washed between guests.
In the main room, there is an Amazon Fire Smart TV (No Cable) but plenty of free channels along with signing in to your favorite streaming apps (Netflix, Hulu, Prime, etc.) for down-time entertainment!

Guest access
Guests access is up a set of outdoor stairs, then back down another set of outside stairs to the front door of our guest suite. There is a coded lock which allows easy and independent check-ins.
Street parking is free if traveling by car and there are usually plenty of open spots just outside our house. Our side yard is well-lit if arriving late, with a motion light (no camera) that activates at the top of the stairs leading to the entry door.
We are happy to share our backyard, (in the summer you'll most likely catch us gardening) and there are chairs and a picnic table for guest use. In the summer you can hear the ZooTunes concerts from our yard!

Other things to note
Our home is nestled along the east side of Phinney Ridge in a quiet neighborhood with free street parking. Highway 99 Southbound is accessed at the bottom of our street and is the quickest route to take you in to downtown Seattle, Pioneer Square, the Waterfront and the Stadium District. Please, no parties or large gatherings We ask you do not smoke in the apartment of anywhere on the property. Our aim is to maintain a calm and welcoming atmosphere for all!

We live upstairs and are pretty quiet- in case you hear a foot once in a while, or our robovac cleaning the floor.

The Casita is all yours. Walk through “the door to nowhere” to the backyard where you’ll find your Ballard Oasis. Unfortunately the backyard is not a shared space or part of the rental. Please just ask if you’d like to use the backyard.

We do have a sweet lab mix on the property named Whiskey. If you’re lucky, she’ll say hello :)

Street parking is free, short walk to bus stops, rental scooters and bikes are usually close by as well.

Coolers are available to borrow for picnics.

• Face the house and go towards the right side where there is a gate.

• To get to the gate you walk down an alley driveway. This is a public driveway, and you cannot park your car here. There should be plenty of off-street parking.

• Once you open the gate to the backyard you will see a deck above. The entrance to the unit is underneath the deck.

• Do not use the grill that is across from the lower unit door. The grill belongs to the unit next door.

Though larger than an actual one, our unique apartment is in the shape of a caboose. This is a comfortable, private getaway in Seattle's trendiest neighborhood. The apartment has one bedroom with a queen bed and a convertible couch suitable for a child. With a private entrance, the apartment is completely separate from the owner's house. Brand new flooring and modernized tub/shower. A fully-stocked kitchen will allow guests to prepare meals as desired.
Within walking distance of our property are vibrant brew pubs with food trucks in the evenings, cafes, restaurants, grocery stores, and shops. This would be an easy place to stay without needing a car.

We try really hard to be clear about our expectations of our guests as well as what you can expect from our homes, and we believe most of our guests understand that and are awesome! But we did have enough trouble incidents that we have felt the need to outline in detail the guidelines we expect guests to follow, first and foremost being the quiet hours between 10pm and 8am which is really for the sake of our neighbors sanity. Really our goal is to provide the most a comfortable and clean well kept rental home, as well as, an awesome Seattle experience.

3.【NO SMOKING】
If any signs of smoking are detected, the guests agree to pay a $300 violation fee.

4.【DOG FRIENDLY】
We will be happy to host the furry friends with you, so we can allow 1 dog during the stay, but please be noted that an extra cleaning fee of $40 will be charged if you decide to bring your dog.

5. 【NO SHOES】
We appreciate that you are helping to take care of the cleanliness of our house! Please kindly remove your shoes when you enter the house.

6.【Self Catering】
This is a self catering home. We will provide an initial starter supply such as toilet paper, etc. Extra supplies will need to be purchased from the store at your cost.

7.【Early check-in】
We’ll be happy to accommodate early check-in whenever we can but availability is based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case by case basis – usually 1 day prior to your check-in date. Additional fee might apply.

8.【Late check-out】
We’ll also be happy to offer late check-out when it is possible but the availability will depend on whether we have same day turn-over that day. Unfortunately, we won’t be able to accommodate late check-out requests made on your check-out date. We will need at least 1 day notice to coordinate the late check-out with our cleaning teams. Additional fee might apply.

9.【Dispose trash in the right bins】
Please sort out garbage and recycles and dispose those into appropriate cans. If you are not sure, please leave them inside house and our cleaning crew will take care of them.

10. 【Lost & Found】
Please take all of your personal belongings before you check out. We are NOT responsible for any lost or missing personal belongings left by the guests on the property. If you forget something at the house and would like us to ship it back to you, we will charge $50 handling fee along with the actual shipping fee (receipt will be provided).

Our updated basement apartment will be a great base for Seattle and neighborhood adventures. It is nestled between the most popular park in Seattle (Green Lake is 5 blocks east) and many eateries, coffee houses and shops (1 block west).

The space
The perfect cozy spot for adventures all over this great city. The entire unit is self contained. It has been recently painted (for the most part) with light colors and main living areas have new honey maple colored flooring. It has a warm feeling about it.

You have a separate entrance, your own washer/dryer (not shared), kitchen, etc. It is totally separate from our part of the home.

The entire apartment will be your own private space, and we can communicate via text and/or cell while you are here to protect your privacy. Our family consists of my spouse (friends refer to her as my "better half") and I and our teenage son, 1 dog and 1 cat. We live full time upstairs, but will be conscious of how heavy our feet are! I will be very accessible for any questions or special requests.

This neighborhood is awesome. A vibrant area with many great coffee shops and restaurants, a wonderful neighborhood grocery store, and is very walkable ("walkscore" of 89). We have lived on this street since 1995 and LOVE everything about the neighborhood. In the unit are many suggestions to guide your exploration, and I am always just a text away!

One block west on Greenwood avenue are Metro bus stops for #5 south to Downtown (takes about 25 minutes) or north. There is a faster bus on Aurora Ave (Express line "E"). I am also a rideshare driver and will encourage you to try that mode via a promo code I will get you upon booking.

This is a basement apartment and although spacious it does NOT have a super high ceiling. I am 6'3" and have to be conscious of doorways in a couple places. The TV signal is received via an HD antenna, so the channels we get are only the local ones (ABC, NBC, CBS, local public channel, etc). There is Blu-ray player ready for your Netflix sign in. I will set you up with wifi code, and it gets a nice strong signal throughout apartment.
