This fully renovated, charming one-bedroom bungalow is in a quiet, residential neighborhood. You'll have the whole house and large patio all to yourself. The convenient location puts you close to downtown and many of Seattle's great neighborhoods.

Whether in Seattle for pleasure or for business, we hope you will enjoy your stay on Phinney Ridge. The central location is ideal for exploring all that Seattle has to offer. Depending upon which direction you walk, drive, bus or take a ride-share service, you will find tourist destinations, business centers, restaurants of all styles, lovely parks, grocery stores, coffee shops, bakeries and a wide variety of shopping nearby in the Phinney Ridge, Greenwood, Wallingford, Fremont and Ballard neighborhoods. Travelers can easily reach the business centers of South Lake Union and Downtown.

There is plenty of on-street parking right out front and several bus stops within blocks. Bus route 5 runs north/south, route 44 runs east/west. Downtown, Seattle Center, South Lake Union and the University District are all just 10 minutes away by car.

The house features hardwood floors, lots of light, new kitchen and bathroom, and lovely furnishings. The large flagstone patio and garden out front has a table for four and a couple of adirondack chairs. It is perfect for morning coffee, meals or lounging. A lovely home away from home while you are in Seattle.

The bedroom has a queen-sized bed. It also features a large closet with a built-in dresser and full-length mirrors on the doors. The high quality sleeper sofa (no hide-a-bed bars here) in the living room pulls out to a comfy queen-sized bed. There is a selection of extra pillows and bedding so that you can find just the right combination for a good night's rest. Blackout shades throughout the house provide plenty of excuses for sleeping in whether you are in the bedroom or on the sleeper sofa. All sheets are high thread count and 100% cotton.

The fully-equipped kitchen with dining nook has stainless steel appliances, microwave, toaster, coffee maker, blender, hand mixer as well as all the dishes, pots, pans and utensils you will need. Coffee, tea, and hot chocolate are provided.

The bathroom includes a new shower with shampoo, conditioner and body wash, as well as hand soap, lotion, hair dryer and plenty of plush towels. Terrycloth robes are also provided.

Fast fiber-optic WiFi will keep you connected. Basic cable and Netflix are provided. Any subscription services that you have can be streamed on the high-definition 40” TV.

There is washer and dryer, ironing board and iron on-site. We provide laundry soap, stain remover and dryer sheets.

This home also has a contactless check-in procedure that will be emailed to you the week of your arrival.

Once here, you can explore. Phinney Ridge and Greenwood have the Woodland Park Zoo (only three blocks away), wonderful restaurants, specialty stores and parks within walking distance. Ballard, one of the hippest neighborhoods in Seattle with shopping and some of the city’s finest restaurants, is just down the hill. From there, visit the Ballard Locks to watch the salmon jump up the fish ladders. Keep going and you will find Golden Gardens, one of the most popular beaches in town. Fremont is even closer with lots of shops and restaurants and its famous Bridge Troll. Green Lake, which features a beautiful 2.8 mile running/walking path, boat rentals and a community center, is a short drive or a long walk through the lovely Woodland Park. Wallingford is 1 mile away and you will only be 2 miles from the University District. Downtown, Seattle Center and South Lake Union are all a short car or bus ride away.

Other things to note
Please note this is a townhome with one shared wall. Generally, this home does not transfer sounds, however there is a family next door. So please be courteous and follow house rules and quiet hours. Please notify host if there are any concerns.

One side the townhome is on a 25mph arterial. Depending on your sensitivity you may hear background traffic noise. Thus far, guests have not seen this as an issue. Disposable earplugs and a white noise machine are supplied.

AGE RESTRICTION
Guests must be at least 28 years old to make a reservation (we reserve the right to verify IDs during the stay). All guest profiles must be listed on the reservation except minors who will be with their parent/guardian during the stay. Guest should have a positive history. Only registered guests are permitted. If the person who made the booking is underage, we reserve the right to cancel the reservation without a refund.

PARTIES/EVENTS
Parties, events, pets, illegal substances, and smoking are not allowed in or on the property. This Property is in a quiet, residential neighborhood and not suited for loud groups or parties. Failure to follow the rules will incur a $1,000 charge.

INDOOR
Please do not wear shoes in the home, and do not eat or drink in the bedroom/beds.
Please keep heaters clear of anything (minimum of three feet).

LONG TERM RESERVATION
Guests are welcome to book long-term stays, but reservations must be made in segments of 28 days at a time.

MIDSTAY CLEAN
Long stays (over 15 nights) require mid-stay cleans every 2weeks, and are billed to the Guest. Mid-stay clean is equivalent to the current cleaning fee.

ISSUES
Notify the host immediately of any issues/damage.
We reserve the right to inspect and service the Property during your stay, including, but not limited to landscaping services, etc.

QUIET HOURS
Quiet hour is from 10PM to 8AM
Noise monitoring devices are also installed to comply with county regulations. These devices do not record audio but will trigger if noise exceeds 80 decibels during the day or 70 decibels during quiet hours.
Failure to follow the rules will incur a $500 charge for the 1st violation and termination of reservation for the 2nd violation without refund

Phinney Ridge and Ballard are both famous and unique neighborhoods. There are tons of coffee shops, restaurants, and things to see and do in the area, including farmers markets, sightseeing, pub crawls, parks, beaches, and walks. You'll be staying right between the two neighborhoods in a quiet, relaxing, and safe family-friendly area, yet close enough to go out and have some fun in the town.

Just a 10 minute drive south and west are Fremont and downtown Ballard which have plenty of nightlife, bars, and on Sundays, a market of farmers and craftspeople. 15 minutes to downtown Seattle and just a quick drive away for a day-trip to the mountains or the islands!

Don't forget to check out the Barking Dog Alehouse across the street. Bring the growler we provide along, and you will get 1 free regular draft beer fill of the growler, as well as 10% off with your meal purchase.

If you're in the mood for a movie and can't find what you're looking for on Netflix, TV, or our large collection of DVD’s and games, head down to Goodwill (3 min walk) and pick up a DVD, board game, Wii game, or book for only about $2 - $3 each.

All switches in the house are smart dimmer switches. Simply say "Alexa, turn on the kitchen lights to 50%" to control the lights in the home. For manual control, click a lightswitch to turn on or off, press and hold to brighten or dim.

Our home is a three story townhouse and there are two flights of stairs. The Garage and entryway are on the first floor, kitchen, powder room, and living room are on the second floor, and bedrooms and bath are on the third floor.

If you are planning to rent a car, we recommend a small or midsize car. Larger cars such as trucks or SUV's will be very tight in the garage.

We supply various workout equipment and offer a mini gym in the home, as well as many outdoor games and activities. Please make sure to contact us if you have a specific workout or activity in mind, we want to make sure we have the equipment you expect and will be satisfied with the amenities we supply.

Every few weekends between 9am and 5pm we hire gardeners to mow, weed, and clean up leaves in the yard.

There are two nest cameras for additional security and theft deterrence at the entrances of the home. One is at the front door, the other is inside the garage at the garage entrance.

The street parking was plentiful, so that was not an issue. The bar and grill down the block had fabulous food, and the bus stop outside the local market & deli was perfect for getting downtown. We would highly recommend Amir's home!"

After exploring Seattle settle in over Netflix, take a bath and enjoy comfortable queen beds. Take a stroll to Green Lake a few blocks down or up to Phinney Ridge. Brand new construction highlight this awesome "Tiny House." There is a queen size bed in the upstairs loft. We've just upgraded the sleeper sofa with a brand new comfortable one on the lower level that can sleep two more (updated pics to come soon!). Full kitchenette with a 24 inch range, mini fridge/freezer, Keurig coffee machine, and utensils. 1 gig Wifi is included as well as Apple TV (and Youtube TV)!

Please note that the queen bed is in the loft area of the home. This requires the physical ability to climb a ladder that is similar to a bunk bed ladder with a few extra rungs. Please look at the pictures to get a clear understanding prior to booking!

This Seattle "tiny house" has it all. Brand new construction, perfect location, and all modern amenities and luxuries. Situated at the foot of Phinney Ridge two blocks from Green Lake, this is Seattle at it's finest. Enjoy a famous Red Mill burger, burn that burger off by taking a stroll around famed Green Lake, and put those calories back on with a pint from Prost or 74th St. Ale House. So close to many of Seattle's finest bars and restaurants. This is a perfect urban "oasis!"

Phinney Ridge is one of Seattle's hottest and classic neighborhoods. There are tons of great bars and restaurants such as world famous Red Mill Burgers, Stumbling Goat Bistro, El Chupacabra, Cornuto Pizzeria, Thaiku, 74th St. Alehouse, and Prost! You are also close to some of Seattle's best coffee shops such as Herkimer and Cafe Vita. You are also only two blocks away to Green Lake and in the same neighborhood as the Woodland Park Zoo! This is simply one of Seattle's best locations!

Seattle is home to a bevy of transportation options. We have the usual Uber, Lyft, Wingz, and Flywheel taxi services that are always a minute or two away. We are also a few blocks away from the E line Rapid Ride that is less than ten minutes to downtown.

Other reviews complain that there is no air conditioning, which is true, but the weather was great and there is a big ceiling fan so it was perfect for sleeping. Who needs a/c in Seattle! There was a little confusion about putting bedding in a washing machine before checking out. There was no washer/dryer on site. We called the management company, but never received a call back. Overall, we really enjoyed our stay at the tiny house and would love to come back someday."
