1. Smoking and drug use are not allowed inside the unit, on the premises or in the hallways of the building. This includes vapes, weed, or other illegal substances. There is a $1000 fine if discovered.

2. Parties are not allowed in this property, including loud music. There is a fee of $1000 if a party is discovered or if a neighbor complains about excessive noise. Quiet Hours: 10pm - 8am.

3. If an excessive mess is discovered after your stay, you will be charged accordingly on top of the standard cleaning fee. Please leave only 1 bag of trash in the can maximum at the property.

4. The cleaning that you pay for is to pay for how you find the home. Please leave it as you found it when you first arrived (more or less). If you do not pick up after yourself sufficiently after you check out, you may be charged an additional cleaning fee, price depends how long it takes to clean up after you (we hire 3rd party cleaners to come clean). We don’t expect you to scrub the home but simply pick up your trash and leave it decent enough that your mom would be proud! (=

5. Standard check-out is 11 am. Late check-out must be requested 24 hours before your checkout and it is $20/Flat fee. We will let you know what time we can accommodate.

6. Standard check-in is at 3 pm. Early check-in must be requested at time of booking and is subject to availability. The fee is $20/hr. We will let you know what time we can accommodate. If you arrive early at the property without letting us know, you will have to wait until check-in time.

7. Everything in the home is inventoried. We will charge for any missing or damaged items. Please message us if you need extra items.

8. Any cleaning issues must be reported within a reasonable time of check-in so that we can help resolve any issues you may have.

9. We do not allow packages/mail to be sent to the address you’re staying at. You may deliver items to the door, or to a local FedEx/UPS. We cannot help you to retrieve delivered mail.

10. You are booking with a valid government-issued ID and are not engaging in fraud or identity theft.

11. There are security cameras outside of the unit at the entrance. Blocking or disconnecting these devices will lead to immediate termination of your stay with no refund.

Located right off main bustling streets in Logan Square, i.e. the famous Milwaukee Ave, you definitely won’t need a car as the property is conveniently located approximately 3 blocks from the blue line!

The space itself includes a queen bed in each bedroom (2). Living room has (2) twin XL daybeds with plush memory foam mattresses, and additional let-down chaise seating (as an additional comfy bonus, single-sized bed). A 50 inch flat screen is in the living room with cable included! HBO/Netflix access as bonus.

All pets will be considered on a case-by-case basis. Please inquire beforehand! Excessive shedding found will incur an extra $25 pet cleaning fee. *Note: The back exterior porch area is currently slated/pending a demo/addition remodel slated for Fall 2022, and is boarded up because of this. It does not interfere with the living space itself, because it is actually a back porch. About the area:

Logan Square is amazing. It’s super hip, chic, and artsy. You will love it! The house is minutes or walking distance from various bars/taps, restaurants, grocery stores, the famous Logan Theater, Concord Music, parks— anything imaginable.

The house is less than a three block walk to the blue line “el” (Logan Square stop), and less than a half a block from the CTA-Kimball stop. I-90/94 access is approximately 5 blocks away as well. I can provide more information for public transportation upon request.

Note: I will be staying above you with my dog, Bella, and neither of us bite! Feel free to ask me any questions or recommendations about the neighborhood if you catch me around the house. I like to explore the city as well, so you’re free to join me if you’re completely at a loss to figure out something!

The University across the street has well lit paths for quick walks. The closest park, is Peterson Park to the west off Bryn Mawr (entrance on Central Park, walk north) Very scenic and great place to take nature pics, once you walk in. Ask me how to find the forest trail and (summer only) waterfalls. The northwest corner of the park has a nature center.

We ask that you allow us the opportunity to address any matter that arises during your booking. In most instances we will address immediately and will send in person help if possible. We accept calls and texts and are here to assist promptly.

Please respect checkout time 10am. Our team arrives promptly to turn over. We often have guests arriving the same day as your departure and failure to depart on time can cause us delays that will effect next guest. Violators will be charge a min $500 if you depart late. A 10 min grace period is recognized.
Don`t tamper with security cameras or Roku or projector devices to avoid booking termination, and violators will be subject to a $500 fine.

- "Great place to stay near the city This was a wonderful rental for us we like to cook in the kitchen was well-equipped and large. It’s a nice airy open space that would allow up to six people to stay comfortably although there were just three of us who went" - "We loved our stay at 312 Riverhouse. Kim was an awesome host answering any inquiries timely. The home was very clean and modern with lots of beautiful plants everywhere. My favorite space was the island in the kitchen. I was able to make an apple cake and a side dish to take to our Thanksgiving meal while my family either sat at the island or sat on the sectional watching TV from the projector. The home supplied a whole cabinet of spices, olive oil, coconut oil, coffee, tea bags, bags of ice, parchment paper, filtered water from the fridge. In the kitchen, we used the air fryer, toaster, microwave, oven, stove top, coffeemaker, french press. We were happy to find out that the home was dog-friendly. Actually, the neighborhood was great for our dog as well. There is a college across the street where my husband took our dog on a walk daily. I preferred going down Drake Street for his walks. I felt very safe as the neighborhood side streets were lined with beautiful residential homes. Water pressure in both bathrooms was great. The master bath had dual sinks and dual shower heads. Super nice. The location was good for us with one of my sisters in Andersonville and one in Glenview. The first night we got takeout from Big Hill (delicious food) which was two blocks away. There was also a Japanese restaurant and a Vietnamese restaurant on the same block which we did not try, but liked the option. Thank you, Kim, for paying attention to all the details with this home. We plan on staying again in the future."

This apartment has a large living room, two bedrooms - one queen bed, one full bed (very comfortable, new mattresses!), and a big kitchen with an eat-at peninsula. Bathroom is fresh and clean with a new large soaking bathtub and a shower (with great water pressure!). The home is on a large extra wide lot so there is a huge shared yard, large patio and with the extra wide lot, sunlight pours in every window.

Very short walk to Irving Park and Addison Busses, 15min walk to the train. Close to Portillos, local bars/restaurants, and Target. The neighborhood is very walkable, and gorgeous Horner Park is a few blocks north (dog park, green space, and a farmers market in the warmer months!).
