I’m very responsive. We live in the building, so we can help as things pop up. We let the guests do their own thing though and only interact with them in person when needed.

I send more details with the welcome packet, but you’re central to all of the city. Good food and drinks nearby. You can be to most attractions in under 10 min. Easy access to public transportation.

There's free street parking that's first come, first serve. Most of the time we're able to park within 500 feet of the door, but if it's super busy, you might have to park a short block or two away. If that happens, feel free to throw on your flashers and drop bags in the unit before parking.

You're a 3 minute walk from the Chicago blue line stop, which runs direct to O'Hare Airport. From Midway Airport, you could take the orange line into the city and then exchange at Clark/Lake to the blue line for 2 stops to get to the Chicago blue line stop.

The blue line and 56/66 buses can get you to plenty of exciting spots in the city! The Salt Shed is just down the street, about a 15 minute walk or 3 minute drive.

We love this area of the city! We've lived in the same building in another apartment for the past 4 years, and fall more in love with the area every day. It's got a great neighborhood-y feel yet is right in the thick of everything.

The rental unit has its own private entrance, so you'll have plenty of privacy and will enjoy a calm and quiet escape from all the excitement and energy happening not far from your front door.

The Space:
The unit is composed of a first floor entertaining/common area and a 2nd floor sleeping area.

1st floor has an open floor plan with combined dining and living room with kitchen including a wine cooler, dart board, and entertainment center, half bath, coat and storage closets, and a half bathroom perfect for entertaining close friends and family.

2nd floor has three bedrooms and two bathrooms. The master bedroom has an ensuite bathroom with a large walk in shower. The two non-master bedrooms share a bathroom, "Jack and Jill" style. The non-master bathroom has a shower bath tub combo. There is direct access to the rear stairs leading up to the rooftop deck from the master bedroom.

The rooftop deck is shared with the manager in the garden unit - please coordinate with her if you'd like to use it for a specific event.

The Neighborhood:
There are tons of amazing restaurants, coffee shops, and bars all over the vibrant West Town neighborhood. A short walk to the north is Wicker Park, one of Chicago's hottest neighborhoods as well. Downtown is a short ride away from the Chicago Blue Line station, which is less than a half mile to the east.

Directly in front of the property is the amazing Eckhart Park and Fieldhouse!

There is a large park including multiple baseball diamonds and a playground in addition to a field-house with indoor basketball courts, a boxing gym, fitness center, and an indoor pool (open year round!).

Getting Around:
The Chicago Blue Line station is a short 0.4 mile/8 minute walk to the East along Chicago avenue.

The CTA #66 Noble/Chicago bus stop is less than 100 meters from the property and can take you directly to the trendy Streeterville neighborhood and Navy Pier!

There is street parking available in front of the property and around the park with no permit required. However, please be aware that it may take you a while to find a free parking spot it the area is parked up. In a pinch, there are pay parking garages in the area that you can use as a last resort.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

Although this unit is non-smoking unfortunately my neighbors do smoke outside and occasionally this drifts over to the unit. Thus, it is possible that you may smell smoke even though no one has smoked in the unit.

Please be aware that there is a garden unit beneath you and that the on site manager who lives there can very clearly hear any noise that you make upstairs. Thus, quiet hours for the first floor of your apartment begin at 10pm so as not to disturb my manager.

Please also note that the backyard and rooftop deck are shared with her. Thus, if you make a mess of either space and you receive pictures of the mess and we ask you to clean up after yourselves, please do not act surprised/accuse us of violating your privacy.

If you are local to Chicago (your residence is located within 100 miles of the Chicago city center) and book for less than 7 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion. We also have a 2 day minimum stay for all bookings due an ordinance passed by the city of Chicago in 2020. If you book for less than 2 days we’ll ask you to cancel your reservation.

Gatherings/parties are strictly forbidden at this property. Any guest violating this policy is subject to a $1000 fine.

Also, please be aware that there is a garden unit beneath you and that the on site manager who lives there can very clearly hear any noise that you make upstairs. Thus, quiet hours for the first floor of your apartment begin at 10pm so as not to disturb my manager in the garden unit beneath you.

Please ensure that you have no more than 6 people/1500 lb on the deck since doing so is a violation of City of Chicago law.

My unit is very pet friendly, however we do charge a pet fee of $40/night per pet that you bring with you. For stays greater than a week we are happy to reduce this to $200per week and $400per month for 1+ month stays. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

This unit *does not have cable TV on any of its TVs.*

However, the two main TVs (in the living room and the master bedroom) are both smart TVs / wifi capable which means you can watch shows on Netflix, Amazon Prime video, Disney +, HBO, etc.

Laundry services may be available for longer term guests (stays >7 days) on a case by case basis or for a fee for shorter term guests.

Additionally, if you are booking over the weekend, we require the stay to include Friday and Saturday night. If you instant book a checkout on Saturday I will ask you to modify your stay to include Sunday as well.

Furthermore, the temperature is remotely locked to the following ranges:

Summer - 70 to 80°
Winter - 65 to 75°

I do this to keep costs down for guests and also to do my part to reduce energy consumption and reduce greenhouse gas emissions. If you would like to adjust the temperature outside of this range, please inquire directly.

The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $400 or an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

***Smoking is strictly forbidden anywhere on the property - the apartment interior, front landing/steps, back stairs, rooftop deck or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on rooftop deck, patio, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee***

Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

There is a propane grill. We do not supply propane, but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill, please clean it in order to avoid additional cleaning fees.

We do have a ring camera for security purposes outside of the unit. We have a noise-detecting device inside the unit, it does not record conversations it just records noise decibels.

Parking is limited on Beach Avenue. The street requires a parking permit for you to park your car. I have permits inside the apartment unit all you need to do is fill out the date and the time you would like to use the permit. You must put it on the vehicle where the city sticker resides. The permit is only valid for 24 hours, so if you are staying for more than a day please make sure to replace the parking stickers every day that you'll be staying with us.

- "We had a group of 6 guys spread across these 2 units. It was perfect for the price. We just needed a place to sleep while we explored the city during the day. There is a nice patio out back, but we chose not to use it due to the noise policy. There is a crazy NO WARNING policy where the owner can evict you without a warning if they receive a noise complaint. As long as your group can play by the rules, this is a solid option. Also beware, there is no live TV viewing option, contrary to the description which says to use Hulu."

2. No additional visitors - Only those listed on the reservation may enter the property. Any additional visitors must be declared and pre-approved.

3. Respect quiet hours - Keep noise levels down, especially between 10:00 PM - 8:00 AM. Failure to respect quiet hours or disturbances from an unauthorized gathering will result in termination of the reservation without refund and may result in additional fines to pay city tickets or HOA fines for violations.

4. Check-out on time - Please vacate the unit and return any issued keys by the agreed check-out time. Late check-outs will incur a $250 fee.

5. No smoking - Smoking of any kind is prohibited inside the unit and on the building premises. Evidence of smoking, including odor, will result in a $500 remediation charge. Local laws also prohibit smoking within 15 feet of any entrance.

6. Lockouts & lost keys - A $150 lockout fee applies per occurrence. Lost keys or remotes will incur a $50 replacement fee each.

7. Lost & found - We are not responsible for lost items. If something is left behind, we will attempt to locate it and ship it at your expense. Please check all drawers and closets before departure.

- "Loved the location. The apartment was very clean and spacious. Beds were top notch! Very safe neighborhood. Immediate response from the rental agent/landlord when the nest thermometer was not working at 1am and we needed heat. Q: Do I need to bring towels, shampoo/conditioner/body wash, a hair dryer, or linens? A: Nope! we provide all these things.

Q: When can I check in or check out? A: Check in is 4PM and check out is 10AM. Early check-ins can be difficult if there are guests who check out on the same day of your check-in.

Q: Can I come and go as I please? A: Yes. And we wouldn't trust any listing with which this isn't the case.

Q: Is the place professionally cleaned between guests? A: Yes, and we take pride in providing a clean home for guests.

Q: What's my total booking price? A: We honestly have no idea. With fees included, it only shows the guest how much they pay. This figure should be present after you enter your dates. Note that, pricing varies on a daily basis, and it actually uses some crazy algorithm to adjust it automatically, so we don't actually control this.

Q: Are the beds comfortable? A: Very. Some guests say they're the best they've ever slept on!

Access: You have full access to this home through the front entrance or garage! We have a two car garage available for your use. The house is a 7 minute walk to the blue line train stop and walkable to many shops, bars, restaurants, and grocery stores.

OTHER DETAILS TO NOTE: We have a strict no house party policy and require that only registered guests are allowed on the property. There are security cameras at each entrance outside and Minut noise sensors to deter parties per City of Chicago regulations. Rest assured there are no audio or video recording devices in the house. Many of our neighbors have young kids so we ask that you maintain outdoor quiet hours from 10pm to 8am. We want you to have fun during your stay, but please abide by City of Chicago regulations and our house rules. Any booking found in violation will be removed without refund.

The setup is perfect! This suite is located on the second floor. You will walk into the living room and there is a great living room to gather and watch TV. We have live cable tv (via HULU) and you can stream all your netflix, hbo, amazon prime, etc. We have fantastic WIFI in the building and you will get he code once you book.

There is a great kitchen table to have dinners/lunches/meetings along with an island bar to sit around and talk to people while the cook in our AMAZING kitchen. We have stainless steel appliances and pride ourselves on how clean we keep it. Our kitchen is fully stocked with all the cooking utensils, pots and pans, cups, mugs, bowls, baking sheets you will need for a great kitchen experience. Our kitchen has a dish washer and we supply all the required soap and cleaning supplies. We even have paper towels and a coffee maker that comes with fresh coffee!

While our place truly is a tucked away secret sanctuary, we are also in a sweet spot of ULTRA CONVENIENCE. Wicker Park/Noble Square/West Town has many great bars & restaurants & is an amazing location for exploring the city. WALK to the action on Division St. or Chicago Ave, Chicago's upcoming gallery district. A 1/2 block to the 56 bus takes you to the Loop in 10 min, or to the heart of Wicker Park in 5. A 10 min walk to the BLUE LINE serving O'Hare & Downtown. And Divvy bikes 1/2 block away.

The space
This loft studio is part of our home, but yet completely separate with it's own entrance. Our BnB guests are provided a completely private serene space with high standards of cleanliness. Expansive outdoor garden space to relax. The space was completely renovated with very cool furniture and other vintage elements that give this space it's unique appeal.

A truly charming but small cosy space - which is why we feel more than 3 guests is not permissible. Please always let us know exactly how many guests will be in your group, and whether or not you would like the daybed made up for your stay.

This space is surprisingly quiet despite being so centrally located, the garden provides a phenomenal buffer from the hustle and bustle going on in the city - you should sleep very well indeed!

Bedroom Loft:
The main sleep area is lofted, providing a super cosy nest with a queen size bed. In the main living space there is an antique daybed that can be set up for sleeping an additional guest, just let us know and we'll provide extra bed linens. A large armoire will accommodate your hanging clothes needs as well as other folded up and storable items.

Kitchen:
There is a drawer fridge & a drawer freezer w/ ice maker, convection toaster oven, Microwave and a full set of dishes, glasses, and flatware. There is also a french press, a Keurig coffee maker and electric kettle. If something you want is not in the unit we probably have it upstairs, don't hesitate to ask.
There is NO stove or "regular" oven. There is a large table in the kitchen that serves as an eating area or as a comfortable place to do work.

Living Room: The t.v. is internet connected and equipped with Apple TV. While there is no cable, the t.v. is connected with a digital antenna allowing for viewing all local channels in HD.

Bathroom:
Basic but beautiful. Shower but no tub. Just ask if you need extra towels, a hairdryer, or an iron and ironing board.

Please feel free to use the deck and garden. Very small gatherings could be permitted with advance notice, as we have neighbors and other tenants to consider.

The Blue Line is also the fastest way to get downtown, with stations at Division and also Chicago, however the 56 Bus on Milwaukee also goes straight to the loop and is only half block away. Chicago Avenue has a bus that brings you right to the center of Michigan Avenue, also known as the Magnificent Mile - Chicago's retail mecca. Also, Chicago has a citywide, year round bike system called 'Divvy' and there is a pickup station very close by on Noble and Milwaukee, half a block from the abode.

"Noble Square is part of Chicago's West Town--simultaneously urban and bucolic, bustling and tranquil. Simply put, it's rare for a neighborhood this charming to reside in a city this large. Noble Square does tend to be quieter than the surrounding neighborhoods, but a stretch along Chicago Avenue is pulling the neighborhood into a more commercially active area. While life in Noble Square tends to be leafy and subdued, the always-bustling West Loop and Wicker Park are just a few minutes away."

There's free street parking that's first come, first serve. Most of the time we're able to park within 500 feet of the door, but if it's super busy, you might have to park a short block or two away. If that happens, feel free to throw on your flashers and drop bags in the unit before parking.

You're a 3 minute walk from the Chicago blue line stop, which runs direct to O'Hare Airport. From Midway Airport, you could take the orange line into the city and then exchange at Clark/Lake to the blue line for 2 stops to get to the Chicago blue line stop.

The blue line and 56/66 buses can get you to plenty of exciting spots in the city! The Salt Shed is just down the street, about a 15 minute walk or 3 minute drive.

Our home is on a quiet street in one the trendiest neighborhoods in the city. It's steps from great nightlife and great food, and right next to the Blue Line train, allowing easy access from the airport and to the rest of the city. There is also a grocery and liquor store across the street where you can stock up on anything you need.

This is ideal for couples, solo travelers, business travelers, and small groups looking for a central, comfortable spot.

The space
Coronavirus note:
We use professional cleaners and for the safety of our guests and society at large, they are taking an extra effort to disinfect and sanitize all surfaces during each cleaning.

We've tried to keep the eclectic spirit of the neighborhood intact when furnishing the place. At the same time, we wanted to make sure all comforts were here such that we could happily live here.

Both beds are queen size beds with new Zinus memory foam mattresses that are a dream to sleep in. There are down comforters for the winter. Each bedroom has alarm clocks and reading lights with USB ports so you can easily recharge your devices. There are also white-noise generators in case you are not used to city noise, and blinds so you can block out the light if you want to sleep in.

The kitchen is fully stocked with all the pots and pans you might need, along with a coffee maker, tea kettle, and cast iron. There's fast Wi-fi and a smart TV with Netflix (no cable TV however), a balcony for the nice days out.

The building is was originally built in the 1800s, though fully rehabbed about ten years ago. Being nearly 200 years old, there are creaks and whines associated with old buildings, and sometimes you can hear the people walking around above you. This unit takes up an entire floor, so there's no risk of hearing conversations through the wall.

Parking:
There is both zoned and unzoned street parking near our place. Directly in front and the street behind is zoned parking, and we provide daily parking passes so you can park there. Please note that these days there are a lot more people driving in, and Chicago limits how many parking passes we can buy, so we may be out of passes.

There is also unzoned street parking a block away that doesn't require any parking passes.

Rules:
No smoking inside, and please be respectful of our neighbors, as there are other people living above and below this unit. Smoking on the balcony or on the front steps is completely fine.

You'll have access to the entire home. There is a balcony, and a washer and dryer for your use as well.

The kitchen is stocked with all necessary cooking supplies so you can make meals at home.

* No additional visitors – Only those listed on the reservation may enter the property. Any additional visitors must be declared and pre-approved.
* Respect quiet hours – Keep noise levels down, especially between 10:00 PM – 8:00 AM. Failure to respect quiet hours or disturbances from an unauthorized gathering will result in termination of the reservation without refund and may result in additional fines to pay city tickets or HOA fines for violations.
* Check-out on time – Please vacate the unit and return any issued keys by the agreed check-out time. Late check-outs will incur a $250 fee.
* No smoking – Smoking of any kind is prohibited inside the unit and on the building premises. Evidence of smoking, including odor, will result in a $500 remediation charge. Local laws also prohibit smoking within 15 feet of any entrance.
* Lockouts & lost keys – A $150 lockout fee applies per occurrence. Lost keys or remotes will incur a $50 replacement fee each.
* Lost & found – We are not responsible for lost items. If something is left behind, we will attempt to locate it and ship it at your expense. Please check all drawers and closets before departure.

The individual reserving this property must occupy the space for the reservation period and is responsible for all individuals within the group. Kindly inquire if you plan to book for someone else without intending to stay for yourself.

Our space lacks childproofing measures and, regrettably, is not ideal for children.

We strictly enforce a zero-tolerance policy regarding parties and unregistered overnight guests. Violation of this rule will result in immediate eviction and imposition of financial penalties amounting to $125 per unregistered guest per night.

Strictly no smoking (of any substance) is permitted inside the unit or around the building premises. Local regulations prohibit smoking within 15 feet of any entrance. "Smoking" means the carrying, smoking, burning, inhaling, or exhaling of any kind of lighted pipe, joint, cigar, cigarette, hookah, vaporizer, weed, herbs, or any other lighted smoking equipment. If any evidence of smoking, including odor, is detected, a $500 smoke remediation charge will be applied.

Pets are prohibited on the property unless prior approval has been granted. Unauthorized presence of an animal will result in a $250 charge.

By completing the reservations, you are agreeing to the above penalty conditions.

Ring Cameras: The property features Ring Peephole Cam Doorbells at the front and side entryways. If someone rings the doorbell, you'll be alerted by Ring Chimes located throughout the apartment. In addition, Ring cameras are installed at the front gate entry and alley, accessible only by the management.

Parking: Complimentary street parking is available only from 6 am to 6 pm. If you plan to park on the street outside these hours, a City of Chicago permit (Street Permit Zone: 154) is required. Some nearby streets offer free parking on days without City of Chicago street cleaning.

Our Townhouse sits in an incredible location. 1 minute away from 90/94 expressway, on a quiet cul-de-sac in Wicker Park. It immerses you into a beautiful neighborhood while providing the ease and accessibility to explore everything the city has to offer. The Division CTA Blue Line is four blocks away and can have you in the heart of downtown in 9 minutes. Wicker park captures the heart of second city, with over 100 bars and restaurants within a 10 min walk of our home.

The space
Outdoor space is hard to come by in the city. We have a unique set up at our home. Our home features a 600 sqft of outdoor terrace between the main house and sleeping quarters. The terrace is a great space for entertaining with lots of seating for you and your guests.

Our home has four bedrooms and three full bathrooms in the main house. Our home features two open concept living areas.

Two bedrooms are in the main house and two bedrooms are in the sleeping quarters.
Note: Our sleeping quarters is detached from the main house and will require guests to cross the terrace to access the main house.

Having separate living and sleeping areas allows large groups to spread out comfortably without feeling cramped. It’s rare to find a home in the city that can accommodate such a large group.
