During your stay at our apartment you will have full and private access to the entire apartment on the third floor. You will not have access to other common areas of the apartment building. Due to previous guests not following instructions we have restricted access to the back patio. You can only use the back door as an exit or entrance. You may not loiter on the back patio. None of the chairs or other items on the patio are ours so you would be disrupting our neighbors and using their property without permission. No smoking in the unit also applies to the back patio as well. Check-in any time after 3 pm and as late as 11 pm, check-out at or before 11 am.

House Rules:

We strive to make your stay with us as great as possible and in order to ensure that we exceed your expectations we have some rules that will make sure your visit goes smoothly.

-Do not use our towels to remove makeup or anything else that will stain them. If our towels are permanently stained we will charge a fee to replace them.

-Take care of our space and the items within it. When you arrive, we ask that you REMOVE YOUR SHOES before entering the apartment to avoid damaging the floors, rugs or carpet. We will charge you a $150 fee for professional cleaning if we notice any damage is done to the rugs or carpet. During your stay treat our home as if it’s your own, do not damage anything within the unit. Do not leave food out without proper containment because it will attract insects. If any damage has been done to anything in the apartment we will charge a minimum $300 fee to replace/fix what has been broken. Prior to your departure, do your best to tidy up by throwing garbage in the waste bin, washing any kitchenware (cups, plates, pots, pans, silverware) that you used, placing towels in the hamper, and leave the room in overall good shape to make the cleaning process more efficient. If an excessive mess is left after your stay which requires us to spend extra time cleaning it we will have to charge an additional cleaning fee ($50/hour or more).

-Keep track of your keys please. Losing the keys that you will be provided could cause a host of issues and potentially put a damper on your trip. Please do your best to know where they are at all times. If keys are lost or not returned to the lockbox we will unfortunately have to charge a $300 dollar fee to cover the cost of changing locks and having new keys made.

-No partying. We have strict rules against partying in our apartment and having guests that are unaccounted for when making the reservation. We do not accept reservations for people intending to host bachelor/bachelorette parties, birthday parties, or any other kind of party. If there is any evidence of smoking in or around the apartment, illicit drug use, excessively loud noise after 10 PM, we reserve the right to cancel your reservation immediately without refund. We have a very good relationship with our neighbors and intend to keep it that way which means noise levels must be controlled so they are not disturbed. They will notify me if there is any evidence of these activities occurring during your stay. If we find any evidence of smoking in the apartment we will assess a minimum $300 fee to restore the apartment to its previously smoke-free condition.

-No pets allowed. A fee will be assessed if any pets are allowed into the unit, and will also result in an immediate cancelation of your booking without refund.

-Parking. There is free street parking throughout the residential neighborhood however you can access the whole city through the CTA train nearby so we would definitely recommend saving the money you'd spend on a rental vehicle if you have the option!

-There is no thermostat in the apartment, the heat is controlled by the building. It can get very hot at times.

We were able utilize the kitchen for meals, and the apartment was big enough for everyone to have their own space. Like a previous guest, we had a little trouble initially getting into the apartment building, but the owner was quick to reply with a solution and we had no issues after the first day. Thank you!"

- "We loved staying here! Would 100% stay again.Really clean and comfortable! Loved the mattress. Easy check in and out. Close to great businesses for dining or shopping. Close to the Brown line and a few buses for all our transit needs. Air-conditioned, thank god! There were all the amenities you expect like pots and pans, soap and shampoo in the shower, and even an iron and ironing board! We felt a lot like locals for our short 5 day stay!Basically perfect except for some small issues. The biggest issue was that host didn't respond to my texts when I had questions. A much smaller problem was that the speakers were blown out on the TV so it made a buzzing sound, we didn't really want to watch TV so whatever, but you might. The toilet tank refills kinda slow and you have to hold the flusher for a few seconds to make it flush right, tiny problem, but it would have been cool to have a note before I got scared I broke it. Last and definitely least there was precisely 1 cockroach on our last day (out of 5) and we had been exceedingly tidy. I mostly mention it because it surprised me in the shower and that was unpleasant."

Over the course of my stay I had to reach out numerous times and explain that everything in the apartment was off and with nothing but my phone plugged in, the breaker was still tripping. I was met with courteous responses but no change or support from the building's super. I tried to be understanding but if I had known the situation wouldn't be improved I would've reached out to VRBO and asked about canceling/moving or something. The final message/follow-up from the host about escalating things with the building was never followed-up on and nothing was addressed. The next message I rec'd was a reminder of how to check-out and a thank you for my stay. I was in Chicago for work, meeting new potential clients for potentially future work opportunities and I could rest or sleep."

*There is free street parking on Eastwood Ave on a first come first serve basis. We do not have a designated parking space. Please be sure to read all the street signs, tow zones, before parking to avoid tickets and tows.*

During your stay at our apartment you will have full and private access to the entire apartment located on the 1st floor (Apt 1 East). You will have access to the laundry room located in the basement. You will not have access to other common areas of the apartment building. Due to previous guests not following instructions we have restricted access to the back patio. You can only use the back door as an exit or entrance. You may not loiter on the back patio. None of the chairs or other items on the patio are ours so you would be disrupting our neighbors and using their property without permission. No smoking in the unit also applies to the back patio as well. Check-in any time after 3 pm and as late as 11 pm, check-out at or before 11 am.

Other things to note
There is no thermostat in the apartment, the heat is controlled by the building. It can get very hot at times.

Paid street parking is available on Lawrence Ave, and free street parking may be available on nearby side streets such as Maplewood St, Rockwell St, and Gunnison St. Please be sure to read all posted signs before parking anywhere on the street to avoid being ticketed or towed. To guarantee a spot, you can use a parking app like SpotHero or ParkWhiz to find and book parking spots ahead of time around the neighborhood. Please be advised that parking in any of the neighboring parking lots is prohibited as it is not our property. Your vehicle may be subject to towing if parked there.

Early Check-Ins and Late Check-Outs are difficult to accommodate. If you need additional time, please consider booking an extra day.

- Hot Water System: The property uses a boiler system that heats water on demand. Hot water may take a moment to reach full temperature during high usage or colder weather. For safety, the boiler may reset temporarily if irregularities occur.
- Heating System: The heating operates automatically, activating below 68°F and cycling off when the set temperature is reached. Radiators lack individual controls, so heat output can't be adjusted manually. As outdoor temperatures drop, the boiler runs more frequently to maintain indoor comfort.

You will be able to enter premises from front porch/door. I typically use the back door, yet packages/deliveries come to front door, so the foyer is common space and we may cross paths:)

More than likely, we will not meet each other in person, as I primarily occupy the home’s top floors.

**CATS (bottom line- they are not allowed in basement space):

Although I'm allergic, we have two of them, "Biggs" and "Smalls." Naturally, Smalls is the bigger of the two. They were intended to be "working" felines, keeping alley rodents at bay, yet almost immediately opted for a more comfy indoor lifestyle.

Having said that, Smalls loves to come in and out, and Biggs will occasionally join her. If one or both of them dart out as you enter/exit the premises, do not panic.

Please just text to Lmk, if that does happen. If you encounter one or both of them on the front porch as you're coming or going, please do me a favor and let them in- if they're so inclined.

I do not expect the above to happen;

it’s only happened on one or two of 90+ hosting occasions, nor do I anticipate the following; yet, if one of the cats makes a break for your basement space, first, please attempt to kindly usher them out. Next, please just let me know and I’ll assist.

The cats have never been allowed access to Airbnb space; therefore, it’s highly unlikely that this will happen.

**PLEASE NOTE**** there may be times I NEED to enter the basement space to access the circuit breaker, furnace (pilot light), internet router, or in the case of other “emergencies.” This has only been necessary on one occasion of 90+ so it is unlikely. Yet, if necessary, I will take every measure possible to communicate with you beforehand. If this is not possible; however, I will use my master key to quickly and discreetly tend to the matter; your privacy and comfort is of the utmost importance to me.

The space
Art filled 3 bedroom house, 2 bathrooms, large kitchen with island and table. Central air, deck in lush garden and yard.
Home located between Andersonville and Lincoln Square neighborhoods, containing numerous restaurants, shops and pubs. The home is a block from the Metra Train stop as well as CTA public transportation to downtown Chicago on the EL. Well suited for families, with large fenced in yard and garden for children to play. A pull out couch in living room would accomodate 1-2 additional people. All beds are double beds. The house best accomodates 6 guests, but if you would like additional guests 2 may sleep on the pull out sofa, but we should discuss.

Guests have access to a beautiful fenced yard and a deck off the dining room.

Other things to note
We have two bathrooms each with a bathtub and shower. When a guest is showering you really can not use water in the rest of the house, until after the shower. Usually this is not a problem, but if you have a larger party there is a bit of coordinating of shower/bathing time for all. We do have a small dog who lives here when we are here.

House Rules:

We strive to make your stay with us as great as possible and in order to ensure that we exceed your expectations we have some rules that will make sure your visit goes smoothly.

-Take care of our space and the items within it. When you arrive, we ask that you REMOVE YOUR SHOES when entering the apartment to avoid damaging the floors, rugs or carpet. During your stay treat our home as if it’s your own, do not damage anything within the unit. Do not leave food out without proper containment because it will attract insects.

-Prior to your departure, do your best to tidy up by throwing garbage in the waste bin. WE DO NOT LIKE LEAVING A LAUNDRY LIST OF TASKS TO COMPLETE SO WE JUST ASK TO TREAT OUR HOME AS IF IT IS YOURS!!

-Keep track of your keys please. Losing the keys that you will be provided could cause a host of issues and potentially put a damper on your trip. Please do your best to know where they are at all times.

-No partying!!!. We have strict rules against partying in our apartment and having guests that are unaccounted for when making the reservation. We do not accept reservations for people intending to host bachelor/bachelorette parties, birthday parties, or any other kind of party. If there is any evidence of smoking in or around the apartment, illicit drug use, excessively loud noise after 10 PM, we reserve the right to cancel your reservation immediately without refund. We have a very good relationship with our neighbors and intend to keep it that way which means noise levels must be controlled so they are not disturbed. They will notify me if there is any evidence of these activities occurring during your stay. If we find any evidence of smoking in the apartment we will assess a minimum $300 fee to restore the apartment to its previously smoke-free condition.

-Parking. There is free street parking throughout the residential neighborhood however you can access the whole city through the CTA train nearby so we would definitely recommend saving the money you'd spend on a rental vehicle if you have the option!

- A $100 fee applies for late check-outs after 11:00 AM. If you need to request an extension after 8:00 AM on your check-out day, an additional $50 late notice fee will apply on top of the extended night rate. Thank you for your understanding!

This cozy and modern 2-bedroom apartment on lovely Winnemac Park is a perfect home away from home, walking distance to three neighborhoods: Lincoln Square, Andersonville and Ravenswood, as well as the Brown line CTA (12 min walk) and the Metra (15 min walk). Easy street parking too! The park across the street is a great place to walk, picnic, play tennis, visit the playground, or stroll through the restored native prairie.

The space
The space is a modern, all new 2 BR apartment with full kitchen, dining area (table for 4-5), TV area and sitting area. Bedroom 1 contains one queen bed. Bedroom 2 contains one full bed and one twin bed. In addition, there is a twin-sized air mattress available in the front hall closet. (While the unit is all new, the building is a vintage building with considerate neighbors upstairs but be aware that you may hear some creaking floors and sound transfer typical of an older building.) There is a Nespresso coffee maker, a milk frother and a French press for your coffee needs.

Guest access
Laundry room is reserved for longer-staying tenants (5 days or more) and is not intended for short-term stays. Guests may exit the building via the rear stair in event if emergency but are requested to come and go via front foyer.

Other things to note
There is easy and free street parking that is usually/often available on the same block. At certain peak times, you need to park a block or so away.
