- "I really hit the jackpot when I selected this property. I was greeted and warmly welcomed at the door by host Rena who showed me around. Her motherly spirit was evident in the care she put into the unit. From extra towels, to water and orange juice in the fridge and cookies, apples, and flowers on the dining table. The bed was wonderfully comfy with extra blankets available in the closet. As a single female I also appreciated the very bright automatic light that comes on as you approach the door after dark. The construction of this unit was clearly a previous part of the family home that had been sectioned off with a wall to create a self-contained separate external locked-door-accessible apartment. Homey wooden floors, an immaculately clean bathroom stocked with all the amenities of a better hotel, a dining table with two chairs, a fridge, a microwave, a toaster, and an electric kettle were all included. I work in real estate in Tokyo and we call this a "grandmother's apartment" because often an extended family here has a separate attached residence for grandma as part of their home. The neighborhood is best described as upscale and is a network of wide tree-lined streets of family home after family home. Very safe and easy to walk, with lots of free street parking available too. The house was very clean and exactly as shown in pictures! It was very comfortable. The pool and back yard was extremely nice with both sunny and shady areas, with plenty of chairs. It has 4 bedrooms, sleeps 8 comfortably in beds. 3 kids needed to sleep on the floor on mattresses. The location was great for our purposes (it is located on a main street). The only issue we had is we would have like to have a toaster. The appliances all worked great. Anytime we needed anything, George was very quick to reply and take care of whatever we needed. I would highly recommend George and this house!"

- "Pro: well equipped large home; clean; secure; near shopping and restaurants; communication with the owners was excellent; Con: the unit is located very close to a major road, and while the noise volume is ok in the downstairs, the upstairs area is extremely loud, during the day and particularly at night, making a good night sleep difficult. Westfield Topanga mall is across from it - with every store you can think of...you can shop until you drop! Don't have a car? No problem! The Orange Bus Line is close by, allowing you to connect to a network of buses that will take you anywhere in LA. Want to ride a bike, go for a jog or walk with the stroller? There are safe dedicated lanes within 5 minutes walk from our studio. Famous Ventura Blvd is just a short walk away!

Great location isn't enough - comfort and convenience are also important! Our studio sleeps up to 6 guests and has everything you need to make your stay as comfortable as possible. Towels and bedding are included, and all lamps are individually controlled by dimmers to allow you to set the ambiance. The fully equipped kitchen includes a microwave, stove/oven, electric kettle, toaster, coffeemaker, dishes, silverware, cooking utensils and a large refrigerator.

We have a Chromecast connected to our TV, allowing you to stream from your laptop, tablet or smartphone directly to the TV. The TV is on an adjustable bracket that allows you to view from any location in the studio to help you relax after a busy day out!

The entrance to the studio uses a keyless number pad, so you can arrive any time you want using your own unique code to open the doors without worrying about carrying a key around and without worrying about previous guests having access to the property (codes for previous guests are deleted once they depart).

I live in the main part of the house, but you have full privacy in your studio as it's sectioned off from the rest of the house with its own entrance.

The only shared space between the main house and guest suite is the laundry room. Otherwise, both have complete privacy - you have no access to their property, and they have no access to yours.

Following booking we verify identity to ensure we're hosting the person who has booked.

Pets are only allowed if disclosed in advance. We need to know the type and number of pets before confirming. There will likely be a small additional pet fee to cover additional cleaning costs.

Fireplaces can only be used for longer term stays. If you want to use fireplaces for shorter stays, please ask for permissions and note there will be a small additional cleaning fee charged at the end of your stay.

Events (gatherings of any type) must be disclosed to us in advance for permission, generally we don't allow events but might consider small ones.

Smoking is allowed only outside away from open doors and windows. If we need to remove the scent of smoking inside the property we will charge an extra cleaning fee for the cost and time required to do so.

The space and set up is great for stable professionals, travelers, or students in town for work, travel, or creative reasons - working professionals such as film specialists, writers, directors, and producers do quite well here. Occasionally this can be a fit for a flexible responsible communicative adult in transition to their new long term rental to have the whole house to one’s self while working or studying. This however, is not a long term option unless your guest style is extremely compatible with house and neighborhood regulations.

#1. Please be prepared for a few messages in the app back and fourth about your daily schedule, general plans, preferences, expectations, and any special needs you may have in advance PRIOR to securing your reservation as well as DURING your stay in order to confirm understanding and agreements with this air B and B listing and our mutual compatibility for your best possible experience.

As your hands on host, I am always happy to either share a conversation with you or give you all the quiet space you need to achieve your goals during your stay.

#2. Advance text notice 30-40m prior to coming to the property each time is a mandatory request and safety requirement for this listing. Regular communication in text form helps with my hosting style to prepare the home and for privacy so please be prepared to briefly connect daily to make your experience free and fluid within the parameters of possibility for the host’s and home routine to fit into yours. In addition to the mandatory 30-40m advance text upon returning to the home to best accommodate all of your needs, consistent brief texts with general information about your daily schedule, estimation as to window of return time to property, and advance notice of any special needs you may have in simple communication via TEXT for preparation, privacy, and safety are required in order to best accommodate you and prioritize your stay.

Accommodations of changes to your daily schedule will always be taken into consideration and worked with within reason to best assist you but note this is a working professional host with schedules to abide by and the expectation is that there will be communication and flexibility granted to the host upon your (ex: late night) changes to have the time to best serve you.

About the Space: A 3-5 night reservation is ideal per booking (for one guest only) however, 3 week stays have been the usual for those who have secured busy daily routines planned outside of the home, looking for a quiet clean space to return to and rest in, of which I welcome and will accommodate longer stays.

The general check-in window during the week is flexibly established in through the app between (5pm-7pm) where your exact check in time must be scheduled in advance. However, based on work schedule fluidity especially if booking a check-in last minute or over a weekend, a later check-in window time may be offered for later scheduling (ex: 7pm-9pm, and occasionally 10p-11p on Fri/Sats especially with last minute bookings) due to the fact that this is a shared space where an in person check-in is to be scheduled in advance for the ID confirmation process and in order to provide site acclimation upon arrival for security purposes.

If you need a late check (after 9pm before 11pm I can offer this in advance only) based on your circumstance, otherwise note if you arrive too late you will have to check in the following day. Also note there is no lock allowed on the guest room due to fire hazards and Insurence regulations.

#3. There are service animals on the premise however the guest areas are animal free which is why the advance texts are mandatory for preparation of your return for the best service and to accommodate you. Please remember to keep doors to the rooms closed and when you are not home, all window locked for privacy and safety. There is space for 2-3 bags in closet, please avoid leaning anything up against the white walls to avoid scratching them, no extra furniture, no guests, and no pets please.

#4. Please note the property and neighborhood quiet hours are between (11pm-8am see below for more info) and if you need to return to the property after quiet hours you are welcome to in a very quiet manor, however the home will be locked up after 2am for safety reasons so you must be back at the property by this time in order to stay the night or you may risk forfeiting an evening to return in the AM if this disrupt the home unless you have cleared a late night return in advance requesting that you need to return at a certain time after 2am for special work purposes in which you will be accommodated. When in the home, especially during quiet hours 11pm-8am, do not open and close in home or car doors loudly; the home is in need of being able to have a full quiet nights rest. Loud door closing will wake the home and neighborhood due to walls and people and the local families need to be able to sleep and feel safe.

Inside the home, the central air conditioner may be on to cool the home during the day on hot days and is managed by the owner of the property. A high powered fan is provided for guests in the room for evenings. You are also welcome to bring a small low energy quiet portable cooling fan if desired.

The guest room and bathroom are freshened up daily with advance notice and deep cleaned before each guest arrives. The room is provided with bath towels, sheets, basic toiletries, filtered water, tea, and coffee. Internet is also included. I love to cook and host so an occasional complementary meal will be provided upon request.

The yard is beautiful and peaceful for fresh air and relaxing with a designated area for guests to enjoy their meals.

There is guest street parking close by for quiet cars, a designated guest drop off and pick up area for Ubers and Lyfts, a place to lock a bicycle for special circumstances to be agreed upon in advance, and this spot is walking distance to the metro and buses.

Please note that in order to keep the guest areas clean, to keep the complimentary condiments filled, and to avoid any bugs especially during hotter months, I may occasionally request access to the areas to fill the coffee, tea, and filtered water, to empty the trash, to mop, and to wipe down any spills for health and safety while abiding by all air B and B privacy regulations.
