ABOUT THE APARTMENT
This Lincoln Park garden apartment is features full size windows (unlike most basement apartments) in the open concept kitchen/living room.

Easily room for 4 people to stay:
- 1 full size bed in the primary bedroom
- 1 full size pull-out sectional couch

Another 2 people can fit on an air mattress in the main living area. With the air mattress, however, the walking areas in the living room will be very snug. For insurance and fire code reasons, we cannot accommodate more than 6 people, regardless of age.

PLEASE NOTE:
This house was originally built in 1888, and older houses come with quirks. Please read below to make sure this property works for you!
// 1. Because it’s an older property, the apartment ceiling is right at 7 feet. If you are around/over 7 feet tall, the height might be challenging.
// 2. This is a lower level garden apartment, aka a basement walkout with bright, full-size windows in the living room and kitchen. There are approximately 5-7 steps down from street level.
// 3. This apartment is on a bustling main street in a family-friendly neighborhood. There are plenty of pedestrians, cars and busses zipping around, and fellow neighbors. If you are looking for quiet seclusion, this may not be the location for you.
// 4. We added significant insulation to the ceiling when we remodeled, which heavily dampens noise. However, as all apartment living goes, we cannot guarantee complete silence. Additionally, there is white noise from the furnace, which allows you to control your own temperature. If you are sensitive to noise or neighbors, you may want to seek different accommodations.
// 5. There is no dedicated dining room.
// 6. There is a recycling facility about a half mile away on the Chicago River. If you’re a super smeller and the wind is blowing just right, you can occasionally catch a whiff when you’re outside. We have even contacted the city about it but unfortunately cannot offer refunds due to a scent we can’t control.

A COUPLE OF RULES:
— No smoking of any kind inside or within 10 ft of the property (tobacco, vape, marijuana, etc.). No pets, due to allergies/shared HVAC intake with the apartment above.
— This property is a vacation rental, not a hotel. Unfortunately, we cannot have any mail or packages shipped to this address. If you need to receive a package while you’re in town, there is either a UPS or FedEx store, both within walking distance. Please ask us for more info on your options.
— We unfortunately don’t have a place to store luggage.

Free and Plentiful Street Parking: If you know Chicago, it's hard to find free parking or parking without a permit. Our neighborhood has free parallel parking right in front of the house and on all neighborhood side streets. (We have personally never had to park farther than 1 block away.)

Full kitchen with granite countertops! Cooking basics, soap/shampoo/conditioner, and bed/bath linens are provided.

Living Room: Includes a large flat-screen HDTV, Apple TV with streaming options only (no cable), and board games. Control your own temperature with a smart thermostat.

Laundry: Private in-unit washer and dryer. Laundry detergent is provided.

Guest access
There is a separate exterior entrance into this apartment.

Guests will have access to the garden apartment during their stay. Please do not use the back deck, garage, or garage deck, as this strictly belongs to the apartment above you.

There is a basement storage area, which is connected to the apartment by an interior door. This is to be used as an emergency exit ONLY.

The owners are the only other people who have access to this locked storage area.

Other things to note
There are stairs (roughly six steps) to get to the front door of the apartment, so please consider that if mobility is a concern.

Again, the ceilings are right at 7 feet. Please consider this if you are vertically gifted.

Also, our house is pet and smoke-free, due to allergies and shared duct work. Absolutely no smoking (any substance) inside or within 15 feet of the building.

In order for this unit to control its own temperature, there is a furnace located in the hall near the laundry and bedroom, which can produce white noise.

The kitchen counters will stain if you put red wine, turmeric, or any other common stainable item on top. Please wipe up spills IMMEDIATELY.

Mail policy: Unfortunately, we cannot have any mail or packages shipped to this address. If you need to receive a package while you’re in town, there is either a UPS or FedEx store, both within walking distance.

Pest control: We hire and use pest control for our property. Despite this, sometimes the weather or elements drive in the rogue sugar ant or sole spider from time to time. Please note that there are no refunds available due to this given that we already professionally treat the property as best as possible.

All Broken Manor apartments are renovated and themed 1 bedroom, 1.5 bathroom with full size living room and kitchen, equipped with cooking essentials. Please note, the number of beds and floor plan varies between units, if you have any questions please reach out for current floor/bed arrangements.

The Hippie apartment is just so much fun! Groovy theme running through the painted walls, hammock chairs, art and decor. This apartment has 2 queen beds, a trundle bed (with 2 twin mattresses), queen sofa bed and air mattress.

Located on Southport Avenue, North of Fullerton and South of Wrightwood. 1.5 mile from Wrigleyville, Lincoln Park Zoo, Lake Michigan and downtown. Walking distance to Southport Corridor shopping and dining as well as to DePaul University, neighboring schools and churches, Chicago Transit and easy access to all highways. The neighborhood streets are lined with our favorite restaurants, shops, dry cleaners, salons and cafes that Chicagoans love to support!

If you need more space or have additional guests joining you we are happy to try to accommodate you with another unit, pending availability. Long-term booking options are available, please inquire with the host.

Premises are monitored by security cameras. Please note that the apartments are located in a city and above a bar so some noise may filter through.

About the Apartments:

Primary Guest Responsibility – The primary guest, who made the booking, is required to reside at the property for the full reservation period and assumes responsibility for all occupants. For bookings made on behalf of others, please reach out to us to discuss potential exceptions to this policy.

Guest Age Policy – Guests between 18-21 may be considered for booking exceptions. Please include your age, reason for booking, and the names of the guests who will be staying with you when you inquire.

Local Guest Policy - Local guests are kindly requested to contact for booking arrangements, as exceptions may apply. To ensure a peaceful environment, parties and large gatherings are not permitted. Hosting an unauthorized event will result in cancellation of the booking without a refund.

Complimentary Wi-Fi with accessibility to streaming apps is available. Please reach out to the host if you are having problems connecting.

Parking - Street parking is free on the surrounding streets, in our experience it tends to turn over quickly but is never guaranteed. Read all posted signs to avoid tickets or towing. To secure a spot, use parking apps like SpotHero or ParkWhiz.

Decor and Art - We love Chicago and supporting local artists so we feature original art, themed decor and a fun atmosphere for everyone to enjoy. Decor and Art are property of this building and renters will be held responsible for missing or broken items.

No taping anything to the walls or any type of confetti. You will be charged an extra cleaning, painting or repair fee based on need or level of repair.

The air mattress and additional bedding are located in a table/ chest in front of the pull out couch near the TV.

The rental unit pictures were taken before it was listed and normal rental wear and tear is normal for rental units.

Please be aware that city living entails some ambient noise.

Guest access
Guests have access to the interior of the apartment only. Common spaces are reserved for permanent residents and management only. Emergency exits are located in the back door of each apartment and to be used for emergencies only. Strict fines will be enforced for not adhering to this rule.

Tours - Due to security reasons, we do not offer walk through or tours prior to bookings. We have taken extra care to be very descriptive of our listing through our photos and description. Our host will be happy to answer any questions regarding property.

Pets are welcomed at host discretion.

Cancellations - Guests are encouraged to purchase their own travel insurance. The strict cancellation policy is upheld & no refunds are provided. Host is not responsible for expenses a Guest may incur because of a changed itinerary, missed flight, delay in arrival, or unexpected early departure.

Security Deposit - Is applied only if guests break rules, something is broken or stolen and is applied after checkout.

Funky & cozy 3 bed/2 bath in central Chicago (Lakeview / Lincoln Park) location. Steps from public transit, free street parking, near Wrigley Field and DePaul University, easy to get downtown and all the fun Chicago has to offer. Great light, full kitchen, indoor fireplace, large lounging area, washer/drier, and shared backyard space with rooftop patio. Comfortably sleeps 7 with couch space for 2 more.
