- "Outstanding, friendly service and fantastic, well-appointed self-contained villa unit" - " Bali Hai would be considered a boutique hotel in the United States. As in the name the decor theme is Bali which also included an outdoor bathroom customary to this country. We booked a two bedroom apartment which also had a large indoor bathroom equipped with large bathtub, shower and vanity. There also was a small kitchen and a living room and a shady outdoor area with a large dining room table. The individual cabins were arranged around a nice pool area. We did not visit the Spa however we ate in the Bali Hai Cafe and the food was absolutely delicious and the waitresses as well as all hotel staff were very friendly and helpful. Bali Hai is close to Cable Beach, a general store and a bar and liquor store, all a 10-15 minute walk."

There are 3 bedrooms - ideal for 6 adults and two kids. The main bedroom which looks out on to the swimming pool, features a luscious king-size bed, a walk-in robe and ensuite bathroom. The second bedroom also has a king size bed or optional 2 king singles (please advise your preference once booked). The third bedroom has two comfortable single beds, each with a concealed trundle bed. All beds are hotel quality and presented with crisp white linen.

Surrounding the house is a wide shady verandah looking out on to the frangipani courtyard and the beautiful aqua swimming pool. NUMBER OF GUESTS
At no time during your occupancy is the number of guests staying to exceed the number booked, unless prior approval is requested and given by the Host.

BEHAVIOUR AND NOISE
Parties or gatherings are strictly prohibited. Disturbance to neighbours including excessive noise and music is prohibited and may result in eviction without refund. If a noise complaint is received a first warning will be given, if a second complaint is received this will result in immediate eviction with no refund.

This property is not a party house and is not for group gatherings.
If you are wanting a sanctuary within walking distance to the beach this house is perfect. No extra guests are allowed to the house and noise levels are to be respectful at all times. There is to be no outdoor music or outdoor entertaining after 10.00pm. Noise complaints will result in bond deductions and possible eviction. We apologise for being so strict but noise is a serious issue in the Broome Shire and keeping our neighbours happy is of paramount importance.

The outdoor TV volume must be kept at a respectable volume.
Use of the outdoor TV after 10pm is not permitted, please use the indoor TV after this time.

CHECK IN & CHECK OUT
Check in time is 3.00 pm on the day of arrival.
Check out time is 10.00 am on the day of departure.
The property, including cars in the driveway is to be vacated by 10.00 am. An additional fee may be charged if you do not check out by 10.00 am delaying cleaning. Early arrivals and late check outs are at the discretion of the Host and must be requested in advance. Whilst every effort will be made to accommodate early arrivals and late departures, the only way to absolutely ensure early check-in or late check-out is to book an extra night.
Many bookings are back-to-back, if this occurs (a group is checking out on the morning of your arrival or a new group is checking in on your day of departure) an early check in or late check out cannot be provided.

CLEANING
Clean linen and towels are provided at check in. Extra cleaning and a linen change can be arranged during your stay for an additional charge, at a cost to you. Please contact the host for further details. On departure the house is to be left in a clean and tidy state. Extra cleaning charges will apply if this condition is breached and will be deducted from your security bond.

You acknowledge that we do not cover your personal belongings under our insurance policy and therefore take no responsibility for any loss or damage of the occupants’ personal property left on the premises and agree that you will not make any claim against us for any damages or loss to your personal belongings regardless of how or where the loss or damage occurred.

BREAKAGES AND DAMAGES
Damages or breakages of furniture or furnishings must be reported to the Host immediately. Breakages or damages to the property and all external areas that are caused by any guest and/or a guests visitor will be charged and recouped in full from the guests security bond.

Shade sails are not to be tampered with or removed under any circumstances. Guests will be charged if any damage or evidence of tampering occurs.

Excess cleaning required on departure or replacement of items broken or removed from the accommodation will be charged from the guest’s the security deposit. Furniture and fittings are not to be altered or moved between rooms or taken outdoors. There will be a charge incurred if furniture is not returned to its original location or if bedding and linen are taken outside.

Access to the pool pump house is not permitted, guests will be charged if any damage or evidence of tampering occurs.

LOSS OF KEYS AND GATE REMOTES
Loss of keys & gate remotes will incur a $150.00 replacement charge.

GARBAGE & RECYCLING
Bins are collected Monday morning - Guests are responsible for their rubbish and recycling. A reminder message will be sent out Sunday advising which bins to put out. All garbage, food items, nappies and recycling are to be disposed of properly. No additional garbage or recycling to be left at the property at check out. Additional charges will occur if a tip run is required.

LIABILITIES

At no time during your occupancy is the number of guests staying to exceed the number booked, unless prior approval is requested and given by the Host. Maximum number of guests at the property: 6

CHECK IN & CHECK OUT
Check in time is 3.00 pm on the day of arrival.
Check out time is 10.00 am on the day of departure.
The property, including cars in the driveway is to be vacated by 10.00 am. An additional fee may be charged if you do not check out by 10.00 am delaying cleaning. Early arrivals and late check outs are at the discretion of the Host and must be requested in advance. Whilst every effort will be made to accommodate early arrivals and late departures, the only way to absolutely ensure early check-in or late check-out is to book an extra night.
Many bookings are back-to-back, if this occurs (a group is checking out on the morning of your arrival or a new group is checking in on your day of departure) an early check in or late check out cannot be provided.

CLEANING
Clean linen and towels are provided at check in. Extra cleaning and a linen change can be arranged during your stay for an additional charge, at a cost to you. If you are wanting a sanctuary within walking distance to the beach this house is perfect. No extra guests are allowed to the house and noise levels are to be respectful at all times. There is to be no outdoor music or outdoor entertaining after 10.00pm. Noise complaints will result in bond deductions and possible eviction. We apologise for being so strict but noise is a serious issue in the Broome Shire and keeping our neighbours happy is of paramount importance.

Pearl Farm Retreat is a unique family home with so much character and charm, an original pearling masters home built for Captain Lee and his family in c1890. This historical residence has been beautifully renovated throughout and is within walking distance to Matso's Brewery, Chinatown and Town Beach.

Once inside the white picket fences you will find a massive yard with plenty of room for the kids to explore and play. Also a substantial area for parking with room for a boat.

This lovely home comprises of four bedrooms including a king bed in the master bedroom, 2 x king singles and 1 x cot, sleeping 4 and 1 infant. There is also a separate lounge room, bathroom, combined dining/kitchen area and a built in study bench, which is all surrounded by a wrap around enclosed veranda.

Bed 2 Has a full size cot that can be swapped out for a single bed.

Step out the back door into the tranquil gardens where you will find a paved entertaining area equipped with a BBQ and a gorgeous swimming pool which also features a second bathroom with shower and toilet.

Pearl Farm Retreat is pet friendly and all linen/towels will be provided. One extra foam mattress can be added that is suitable for a small child on request.

As you enter through the Oaks Resort entrance, Desert Rose is the first villa on your left, surrounded by landscaped gardens and with only one neighbour. This stand alone villa has all the privacy you require.

The villa is only a short 800m stroll to the heavenly waters of the world famous Cable Beach. Along the way, you can stop for a coffee, and it's a short 5 min drive to Chinatown. It is the ideal location!

You will find three bedrooms which are roomy, each having a wall mounted television and built in robes. The master bedroom features a king size bed and a large ensuite equipped with a bath, shower, vanity and toilet. The four singles (in the two other bedrooms) are serviced by a family bathroom with a shower, vanity and toilet. The villa sleeps up to 6 people.

There is open plan kitchen/dining and lounge room with views out to your patio. Welcome to your outdoor entertaining area with your own private pool that is fenced and screened off from the rest of the resort. The perfect place to relax under the shade of the Frangipani trees which gives you that complete holiday feel!

A desk nook is located in the cupboard to the left of the main TV for those of you who need to check the pesky work emails whilst you are away. The laundry is in the hall cupboard with a front loader washer, wall mounted dryer and sink. There is no clothes line but there is a clothes airier for use on your veranda.

The back store room houses some pool and beach gear, please help yourself.

All linen, bath and pool towels are provided. WiFi is also complimentary at Resort Reception. NO pets allowed. No Party's or Events, Guests only.

Please note - the private pool has a few ongoing issues including cloudy pool water due to the painted surface eroding away over time in certain areas of the pool. This is not harmful in any way, as advised by our pool technician. There is also a large amount of leaf debris from the surrounding shrubs. To help with these issues we have a full pool service (clean and chemical check) being done twice a week. There is also a leaf scoop available at the villa should you wish to remove any leaf debris during your stay.

- "On the day of our arrival we had an email stating there were maintenance issues with our booked property and another one had been found for us. While we understand that this would have been very difficult in peak tourist time it was unfortunately a considerable downgrade for us. There was one less bathroom The hot water wasn’t working and so we all only had 1 hot/ warmish shower during our whole stay despite an electrician coming to “fix” it. There was no Ironing board so 6 wedding outfits had to be ironed on the kitchen table with a towel to protect it. There was no toilet roll holder or shower curtain. The toilet brush was broken and no washing basket to be found. One 3 seater sofa for 6 people. No potato peeler, no bin-liners and the wheelie bins were already pretty full on our arrival…, you get the picture!! It was all very tired and not up to our hopes for an enjoyable stay. Then on leaving we made the mistake of checking for anything we might have left behind under the beds - dirt, rubbish and 2 live cockroaches scuttling about was a very fitting finish. Whilst the property manager who had found this “alternative“ accomodation did offer that we could move back into our original booking even though painting etc was still being done, we would have been moving during the wedding celebrations and festivities so was not appealing, particularly as it wasn’t ready either. All in all - a definite downgrade for a premium price we had paid a year in advance. We will be asking for a partial refund but who knows if we will see anything"

The house has 2 levels with 3 bedrooms and 3 bathrooms the up stairs level is the master bedroom with a huge king size bed, luxurious spa ensuite, TV and private balcony to take in the beautiful ocean views. 2 other full size bedrooms adjoin on this level.

Downstairs is a modern combined living/dining area with a chef style fully equipped kitchen, a large flat screen TV with complimentary Foxtel and WiFi available. At the other end of the home is a classical stair case to the bedroom level.

Outside you will find two spectacular areas perfect for entertaining with downstairs outside front pool & Spa, outside tables and stools adjoining the downstairs kitchen and lounge. This has space for everyone to dine and relax with an outdoor kitchen, beer fridge, and grilling plates. There is plenty of room for everyone to enjoy and relax in the surroundings. - "House was awesome, everything as pictured, the only problem was the pool was unusable as the water was ice cold. Not sure if it’s different any other time of year, but there was no sun anywhere near the pool or pool deck at any stage of the day on our mid winter trip."

Perfect for the solo traveller to Broome, The Overflow is your tropical oasis and home-away-from-home before you head off to work, or onboard to your next adventure.
The bathroom, kitchen, lounge room etc are all shared.
Your own transport or vehicle is definitely needed. There is no public transport nearby and we do not recommend walking at night.

This is your home away from home. We are located in Broome North, and your room is located towards the back of our property like a quiet hideaway. You are provided with a private entry point to come and go as you please.
Your outdoor living space is a wooden deck with comfortable chairs and coffee table overlooking our spacious garden. The bedroom has a comfy king size bed with space for a Portacot available on request for a little human.

The main house consists of a 3 bedroom, 2 bathroom home, where our family resides. Your accommodation room is detached from the main house, a one bedroom, one bathroom stand-alone lockable private room. The outdoor kitchen and decking area is shared by all, and you are welcome to join us of an evening to unwind and get to know one another.

If you need a reliable hire car company we recommend shopping around and most certainly book in advance! Car hire does book out in Broome. Pls note that we do not offer transport from or to the airport due to our busy working lives also note that the town bus service does NOT go through our suburb, the closest stop outs be Sanctuary Road however there are a number of taxi companies in town.
My partner and I work full-time, sometimes my partner works away for long periods, but we will try our very best to assist when required. We are available by phone for urgent assistance, or text us for simpler things.
You may see us in the shared areas, gardening, or about the premises as we are very house proud and homely, however we will give you your privacy and space as desired.
We trust you will enjoy the room and the areas available to you.

> PETS ON PROPERTY. We have two (2) DOGS and several CHICKENS, the chickens are in a penned area and they are let out daily for a short period to scratch around the garden.

We are located in a very safe and secure estate just 3 mins drive to the world famous Cable Beach, you can ride there with the complementary bikes supplied, or take a beam scooter nearby! We have a gym and a 24 hour convenience store close by. The estate has several parks, the closest being 2 mins walk from your doorstep.

The space
The outdoor living space comprises of a private deck overlooking a large pool for your enjoyment. Your outdoor living area also comprises of a gas BBQ oven, and eating area. Cook outside, watch the sun dance on the water, while admiring the surrounding bush land.
Your indoor living space has a smart TV, kitchenette with microwave, electric fry pan, kettle, fridge, & toaster. There is a comfy queen size bed. Off the bedroom area is your own private contemporary bathroom. A laundry area is available for your use.

Guest access
The unit is separate to the main house with its own side access. There is a lock box to access the keys. We will try and supply transfers from the airport to the bungalow where possible.

Other things to note
This is a non-smoking residence and garden. A car is a handy addition, especially if you are here in the wet season.

Conveniently located in the heart of Old Broome, close to Chinatown and Broome's historic sites, this comfortably appointed room offers a secluded retreat, with many of Broome's delights a short stroll from your doorstep.
