- "This is an older building but the location is perfect for the stores I always want to hit - Joann Fabrics, Hobby Lobby (both are within walking distance!), Walmart, Aldi, Olive Garden, Subway, Crumbl Cookies :D The front desk staff were very helpful - Ambrosia you are a ROCKSTAR! Unless you get the King "special upgrade" room, I don't think any of the other rooms come with a fridge or microwave, even if the picture in the listing for your room, shows them. That's really the only negative thing I can say. The room was clean, lots of hot water, and the bed was crazy comfy (better than my bed here at home!). Guest in room next door spent a lot of time outside his room muttering and carrying on but not really enough to be a big issue. Check-in and check-out were quick and easy. We like this place - it isn't fancy and it wasn't the cheapest hotel we found but it's clean, well located for our needs, and has really nice staff. Two thumbs up :)"

There was no microwave. The water was drinkable. The night staff was polite but I wouldn't say the same about the people there during the day. The main floor includes a spacious dining and living area, a foyer, a half bath, the unique “Rocker Room” (circa 1820), and a charming “Vintage Kitchen” (1950).

All bedrooms feature high-end mattresses—Saatva, Winkbed, and Aireloom—dressed in soft, hypoallergenic sheets, pillows, and blankets. Two full bathrooms are located upstairs, stocked with plenty of towels, toilet paper, hand soap, and body wash.

Master King Bedroom:
Includes a king bed and twin beds, one of which is in a former sewing annex with a built-in 1947 wall ironing board and walk-in closet. The original soft pine floors from the 1860s and vintage 1940s shutters add charm. Shares a hallway bathroom with the Canopy Room.

Rose Room:
Named after my daughter, whose rose artwork decorates the space. Features a queen bed, electric fireplace, and en suite bathroom with new tile and a hand-thrown vessel sink crafted by my husband Jack.

Canopy Room:
Located in the older part of the house, it features exposed beams, a queen canopy bed, antique furniture, and milk glass accents. Once servant quarters in the 1940s, it still has a steep, unused back staircase. Shares a hallway bath with the Master King room. Guests often call it the most romantic room.

The dining/living room is perfect for enjoying takeout or catered meals from 9 nearby restaurants—all within walking distance—offering everything from burgers and pizza to gourmet dishes. A house binder includes menus and recommendations. There’s also a small farm brewery close by, run by my husband!

This kitchen is a true throwback, installed in1947—original cabinetry, brick walls likely from the 1800s, and many vintage items on display and for your use. It includes countertop appliances: a 2-burner induction cooktop, George Foreman Grill, cottage-size fridge, vintage wall oven (from 1955—and still working!), microwave, Keurig (pods provided), coffee pot, toaster, and blender. We provide vintage dishes, mugs, bowls, silverware, wine glasses, and all kinds of coffee and sweeteners. No dishwasher—so please wash what you use. Cleaning supplies and trash bags are provided.

Just beyond the kitchen is the home's original room, with a large fireplace and rocking chairs. The unpainted plaster walls are original. In winter, we’ll prepare your first wood fire for free, using hardwood from our property. A small fee applies for extra fires. We’ll show you how to safely enjoy it when you arrive.

We recently added a Smart TV in the living room. Please remember your own passwords to the streaming services you prefer. Our space invites families to talk over a puzzle, play games and enjoy the area. Several of our guests mentioned they didn't even turn on the TV, but really enjoyed the puzzle on the piano!

Like I said, the property is a work in progress. You might see us in the barn outback, working in there to open a ceramic studio. Currently there are several pieces of pottery in the house that Jack made, some even are for sale. We hope in the summer to offer "Come and Play in Clay...and Stay!" If you want to know the history of this home or know why we named it the Honeyhouse, just ask!

The space
The Village Flat is a 900-sq.ft apartment located on the 2nd floor of our carriage house behind our home. Recently renovated and tastefully furnished, this 2 bedroom/1 bath comes equipped with everything you need to have an amazing experience here in the village we love so much!

Entrance: You won't miss the cute Yellow Door and hanging flower baskets as you enter your private flat on the ground floor via Electronic Key Pad. So easy!!! Access to the Laundry room and extra storage are located on the ground level. To enter the flat, proceed up the charming painted stairs and you'll notice your welcome sign on the landing chalkboard. Welcome to the Village Flat!! :)

Kitchen: Upon entering the flat, you'll notice the bright and cheery updated kitchen fully stocked with all the essentials you'll need to make your morning coffee fix, stay-in dinners, or late-night popcorn snack. (Spices and all!) There is a Refrigerator with Freezer, Oven/Stove-top, Microwave, Sink and lots of cabinet/pantry space to store your groceries. We have a lot of great appliances: Blender, hot water kettle, coffee pot, hand mixer...even a Crock Pot! We try our best to provide you with the conveniences of home, but if there's something you're missing, please don't hesitate to ask. We may very well have what you need! :)

Dining Area: Eat-in kitchen table with 4 charming chairs. While you're having your morning breakfast, take a peek at the wooden box on the table with lots of local attraction brochures. I've included some of my favorite tourist destinations in the area, but I'm always happy to share many more of my 'local' favorites.

Mini-Bar: Right next to the kitchen you'll find our little bistro table, chairs and mini-bar...a perfect spot to unwind over a glass of wine and talk about your next adventure. Because we think you're really super, we've included 1 complementary bottle of wine on the table. We'd also encourage you to check out the unique Cabernet Cafe next door to taste some local wines...make sure you say hello to Cathy!

Living Room/Mini-office/Workout gear: Spacious and cozy, this space has plenty of seating to watch a little TV (50 inch flat screen!) or start that book you've been meaning to get to! Right off of the living room, we've provided you with a little creative mini-office space to accommodate your work needs (if you REALLY have to do work on your vacation...boooo!) with a desk & fast Fios WIFI. (WiFi code will be provided) Feel free to check out the books, oldie-but-goodie DVD's, and games we've left for you to use during your stay on the bookshelf. We also have some workout equipment (weights/exercise ball/mat) so you can feel a little better about yourself after you've eaten at some of the delicious spots nearby! We know you'll also enjoy the Nest Thermostat on the wall behind the couch where you can easily control the temps!

Bathroom: Updated/Full bathroom equipped with towels, shampoo, body wash, stool for children, hair dryer, toilet paper and kleenex. What else can I say...and it's a bathroom. ;)

Bedrooms: The Village Flat has 2 chic bedrooms with (in my humble opinion) comfy and cozy bedding. One with a king-size bed and desk and the other with a queen bed, 6-drawer dresser and chair. Both rooms have great closet space filled with some hangers, shoe organizer, and laundry bin.

Speaking of Laundry: There is a Washer, Dryer, Laundry Detergent, places to hang clothes, and a table to fold located on the ground floor of the flat. If you'd like us to show you how to use them, we'd be happy to do that upon check-in.

The Great Outdoors: While staying at the Village Flat, we're happy to share our back yard, outdoor table and four chairs with you during your stay. We also have 4 parks within a block from our house so there is plenty of space to play catch, enjoy a picnic, and soak in this beautiful Western NY sun and air!

This hidden gem of WNY is available all year round and provides a much more comfortable and authentic experience for your getaway compared to a boring hotel/motel setting. A multi-purpose space suitable for families, business travelers, romantic getaways and those seeking to explore all that this 'city of good neighbors' has to offer!

Guest access
Guests have access to the entire Rear Apartment and are invited to share the backyard, outdoor table and four chairs located in the grass. Between Nov. 1st - April 1st, guests will be provided with 1 parking spot in driveway. Between April 1st - Oct. 31st, guests can use street parking in front of the property.

Portable Crib can be provided upon request for the duration of your stay.

The neighborhood is more rural and easily accessible by car but has great views for walking and biking. The home is walking distance to the Erie Canalway Trail bike path. Parking will be available on the premises. The driveway easily fits at least 3 vehicles, and additional parking is permissible on the street.

I messaged the host and they got back to me immediately, as they did with every question I asked. The pictures do not even do this property the justice it deserves. There are 4 spacious bedrooms and an additional bedroom with a smaller bed. The full wet bar in the basement with dartboard, pool table and tons of games was great! There is plenty of room in the yard to play yard games. Central AC was our friend.
