My priority in booking our stay was based on proximity to Universal Studios and finding a safe neighborhood. My search led me to this property. The property was located up in the Burbank hills which offered an awesome view of the city down below. You also get a peek-a-boo view of the downtown L.A. skyline. The property itself was just as advertised in the pictures provided. It was quaint and very charming! The place was also very clean and had all the necessary kitchenware to make a home cooked meal. It’s located in a quiet neighborhood and my vehicle was NOT stolen, broken into, or vandalized while parked on the street! The free WiFi service helped because our Verizon connection was slow and buffered a lot. The drive only took about 20 minutes of surface street driving to Universal Studios. I probably could’ve gotten there faster but the family and I enjoyed the drive getting there. Last but not least, the owner, Irma, was very pleasant to deal with. Her friendly emails and fast responses made the stay stress free. Overall, my family and I had an awesome time! Many thanks, Irma!! 🤙🏽😄🤙🏽 I also forgot to mention that one of the local neighbors walking their dog said hi to me when I stood outside enjoying the view. That was totally unexpected and cool at the same time."

Who likes rules? Nobody, but they are important. Besides, we want you, the guest, to have the best experience possible. Unfortunately, if they are not followed, then the security deposit will be forfeited and immediate eviction will follow. Please follow these rules.

- Check-in is 4 p.m. and check-out is 11 a.m. We understand that things happen and sometimes these times are hard to keep. Please let us know, and although we can’t make promises, we will do our best to work with your situation.

- Please honor the number of people you have stated in your reservation. If you must change the amount, please let us know so we can adjust the additional- person fee if applicable.

- You are welcome to request more guests over the maximum. If possible, we will provide you with a bed and a per person charge of $50 per night.

- If any misrepresentation about the size or the nature of the group or use of the property or if there is any other misrepresentation in any other way, it will constitute a breach of this agreement.

-Pets are allowed. We love our animal friends. However, we charge $100/pet for the whole stay (for short-term booking) and $100/pet per month (for long-term booking). Maximum 2 pets per booking, if you have more than 2 pets please request approval prior to booking (an additional pet security deposit may be requested).

- We provide a baby crib upon request with an extra charge of $75 per stay.

- We are not responsible for the loss or damage of personal belongings or valuables. We are not responsible for any items left behind. However, if you let us know, or if we discover something of value that you left, we will be happy to ship it to you. You will be responsible for the shipping fee of returned items.

- While visitors, dinner parties, and gatherings are expected, house parties are absolutely forbidden and will result in a full loss of deposit. Other events, catering, professional filming, and photography are acceptable, BUT different rates apply and must be pre-arranged before booking. Please do not book first and then schedule your event. We will not accept "surprise parties.” If this happens, your deposit will be forfeited and you will be evicted.

- We work hard to keep up a nice home for you so that you can have the home-away-from-home experience. Even though it is a rental, please treat this home as if it were your home like the previous guest did for you. Accidents happen to all of us. We understand that.

Please let us know if something breaks. If we know, then there is a good chance you will not see this come out of your deposit.

You won't find a more central location than our guest suite - whether you're on vacation visiting the famous attractions, traveling for business, looking for temporary accommodation while relocating, or an actor filming in the area (yes, we've had a few!)

We're a short drive from most LA attractions - Universal Studios, Hollywood, the city center, famous beaches, nature parks and much more. Within a 10 minute drive you can reach a beautiful new outdoor shopping experience called The Village, with shops and restaurants of every variety. Westfield Topanga mall is across from it - with every store you can think of...you can shop until you drop! Don't have a car? No problem! The Orange Bus Line is close by, allowing you to connect to a network of buses that will take you anywhere in LA. Want to ride a bike, go for a jog or walk with the stroller? There are safe dedicated lanes within 5 minutes walk from our studio. Famous Ventura Blvd is just a short walk away!

Great location isn't enough - comfort and convenience are also important! Our studio sleeps up to 6 guests and has everything you need to make your stay as comfortable as possible. Towels and bedding are included, and all lamps are individually controlled by dimmers to allow you to set the ambiance. The fully equipped kitchen includes a microwave, stove/oven, electric kettle, toaster, coffeemaker, dishes, silverware, cooking utensils and a large refrigerator.

We have a Chromecast connected to our TV, allowing you to stream from your laptop, tablet or smartphone directly to the TV. The TV is on an adjustable bracket that allows you to view from any location in the studio to help you relax after a busy day out!

The entrance to the studio uses a keyless number pad, so you can arrive any time you want using your own unique code to open the doors without worrying about carrying a key around and without worrying about previous guests having access to the property (codes for previous guests are deleted once they depart).

I live in the main part of the house, but you have full privacy in your studio as it's sectioned off from the rest of the house with its own entrance.

The only shared space between the main house and guest suite is the laundry room. Otherwise, both have complete privacy - you have no access to their property, and they have no access to yours.

Following booking we verify identity to ensure we're hosting the person who has booked.

Pets are only allowed if disclosed in advance. We need to know the type and number of pets before confirming. There will likely be a small additional pet fee to cover additional cleaning costs.

Fireplaces can only be used for longer term stays. If you want to use fireplaces for shorter stays, please ask for permissions and note there will be a small additional cleaning fee charged at the end of your stay.

Events (gatherings of any type) must be disclosed to us in advance for permission, generally we don't allow events but might consider small ones.

Smoking is allowed only outside away from open doors and windows. If we need to remove the scent of smoking inside the property we will charge an extra cleaning fee for the cost and time required to do so.

Please avoid being TOO LOUD outside, especially after 9pm, our relationship with our neighbors is very important to us!
