- "We loved the location. We love San Clemente and all it has to offer. The support person on the phone was very helpful. It’s a great unit. We were very comfortable there. We would return in the future. There are a few things that need to be looked at a little closer. The toilet kept clogging up. Especially when there were more people in the building upstairs. The bathroom sink does not drain well. The king size bed was too soft and uncomfortable for us. The major thing is that the place smells musty or moldy. We opened windows and used Lysol spray which helped with the smell. The space was great! I loved having a washer dryer in the unit and the kitchen is well supplied. I had want for nothing. We did some cooking and baked a pie. Just like at home. The yard was wonderful to sit out in the evenings. The overgrown tree was a bit messy but that didn’t stop us from enjoying the space. Overall this is a great location and decent unit. We would consider staying here again. "

She would help me, this was good, I recd the email and contained a secure doc to complete, sent that back. Needed a copy of ID and credit card, sent that. She stated i would rec an email with a guest packet with code and inst. Later recd an email with a code no packet attached. Called back, talked to someone different, they sent the packet which was a 1 page PDF with instructions and rules. Got to the place located lock box which i was not told where this was, opened up place, it had a terrible smell to it. Then i wanted to open garage to park car, no remote,called place and was told they would call back after talking to cleaner. Meanwhile opened garage from inside & came in. Recd call back & was told there was no remote available. Noted place was cleaned ok, the condition of beds and furniture were definately used"

The back unit of a duplex, this 2 BDR/2 BTH property is a perfect vacation spot. Park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, grocery store and shopping! Our house is ideal for two couples or a small family. There are two bedrooms with King sized beds and by using an airbed in the common area, we can have a maximum of 5 guests. Although kids are welcome, please be aware that there are stairs and no baby gates installed and we haven't child-proofed this house at all.

Pristine and air conditioned, this 2 bedroom/2 bath 1220 sq ft beach house has a gorgeous kitchen with quartz countertops and stainless steel appliances including a gas range, microwave, refrigerator with filtered water and an ice maker and a KitchenAid dishwasher. The kitchen island serves as the dining table and accommodates up to 4 people.

The comfortable living room has an expansive sectional sofa, 55” tv (wifi, cable, apple tv) and cozy gas fireplace.

The larger of the two bedrooms and a full bathroom are on the first floor. The primary bedroom and attached primary bath are on the second floor. The primary bath has double sinks, a beautifully tiled shower, separate room for the commode and a walk-in closet.

Garage Parking: You will have use of the right side of the garage and may park 1 car. Although the garage is longer than most, it is narrow (only 18' wide) as many are in Newport Beach. Since you are sharing the garage with the guests of the other unit, please be very careful not to ding the other car next to yours. There is an arched garage door so large SUVs and pick-ups will not fit. For example, a Suburban, Escalade or a Tahoe are all too tall and too wide. Please do not try to make your car fit if you have one of these types of vehicles. They are not allowed in the garage. If your vehicle is a pick-up or a super large SUV, you will need to find on-street parking-that is not negotiable. If in doubt whether your vehicle is allowed in the garage, please contact me and I can let you know.

Beds: First floor bedroom has a Cal King bed. Second floor bedroom has an Eastern King bed. Twin airbed and Pack n Play available upon request.

Linens: Linens, blankets, pillows, bath towels, kitchen towels and beach towels are all provided.

Kitchen/Supplies: The kitchen is super well supplied with dishes, cookware, silverware, blender, toaster oven, slow cooker, a Keurig and lots of spices. We will supply some paper products to get your vacation started, however you may need to supplement or replenish the paper supplies during your stay. Also, bring your favorite K-cups for the Keurig! We will have some K-cups on hand for you but, if you’re a coffee lover, you’ll want to have more!

BBQ: Located just outside the kitchen door. BBQ tools are in the drawer below the oven.

Extra Stuff: To help make your vacation extra special, bicycles, boogie boards, beach chairs, beach umbrellas, beach wagons, ice chest, corn hole boards, bocci balls and a surfboard are all available for your enjoyment. If the other unit has guests staying while you are there, the "extra stuff" will be available on a first come, first served basis. All amenities, "extra stuff", is for the use of authorized guests only. Visitors are not allowed to make use of anything provided in the garage.

Laundry: A full size, stackable washer/dryer is located in the unit on the second floor. Laundry detergent and Bounce sheets are provided.

Cell Phone Note: the cell coverage in this unit is sketchy, especially if you have Verizon. I actually switched to AT&T because of the lack of coverage here. You'll likely need to go outside or on the roof deck to make/receive calls if you have Verizon. One easy work-around is to hook up to our wifi while in the house and text/call over that. But I want to be sure all are aware of that possible concern.

RULES and RENTAL AGREEMENT:

In order to confirm a reservation made on this site, Guest must (i) acknowledge receipt and review of the Rental Agreement and provide the Host with either online or written approval of the Rental Agreement within 24 hours of making reservation and (ii) your deposit must have been received by VRBO. The front unit of a duplex, this upstairs unit is an exceptionally clean, open concept, bright and sunny 1 bedroom private apartment located in one of the most desirable areas of the Balboa Peninsula - 35th Street! Just park your car in the garage (a huge plus since street parking is so hard to find!) and walk to the beautiful beach, bars, restaurants, the grocery store and shopping!

This beach property is an ideal getaway for a couple but with air mattresses set up in the living room, allows sleeping for up to 4 people (although 4 adults may find it tight). We also have a Pack n Play available upon request.

The kitchen is compact but has everything you need including beautiful quartz countertops and stainless steel appliances with microwave, gas range, Bosch dishwasher and European style refrigerator.

This one bedroom, one bath apartment is approximately 550 square feet in size and features a second "mini-room" with a built-in twin bed (167" long x 37" wide with built-in twin bed). Wonderfully light and open, it is located just five homes in from South Bayfront and Newport Harbor, and just one block to the island's shops and restaurants. Sophisticated but cozy décor with slip-covered sofa and chairs, natural wood pieces and pretty artwork. Located behind the main house, it has no common, living-space walls with the front house. Upgrades include: beautiful Caeserstone countertops in kitchen and bathroom; all new bathroom with white-tiled shower; outdoor deck with patio furniture and umbrella; private washer and dryer; one queen bed, one twin bed; den with open beamed ceiling. - Once you've booked the apartment, we will ask you to send us a copy of each adult's driver's license who will be staying at the property and for you to sign our Short-term Lodging Agreement. These are requirements by the city of Newport Beach.

The Space:
Experience stunning ocean views from this charming 2-bedroom, 1-bath beach condo, both inside and out. Recently renovated, the condo features an open floor plan that floods with natural light, thanks to two oversized sliding glass doors and numerous windows.

Step outside to the 600 sq ft private deck, which boasts an ocean view, a fire pit with ample seating, dining tables, a grill, a beverage fridge, foosball, a TV, music speakers, and a private jacuzzi. The interior has a beachy atmosphere while providing all the comforts of home, including a washer and dryer.

To enhance your beach experience, we’ve equipped the condo with beach towels, chairs, an umbrella, boogie boards, a cooler, a wagon, and an outdoor shower. Everything you need to relax and enjoy the best of San Clemente is at your fingertips!

For those working remotely, a desk and office chair are provided. Additionally, a Keurig coffee machine is available, complete with coffee pods, creamers, and sweeteners.

Guest Access:
Guests have complete access to the condo, as well as private access to the deck, fire pit, and hot tub. One dedicated driveway spot is provided, and there is also ample free on-street overnight parking on Seville Street and around the library and community center. We also provide a map that indicates safe overnight parking areas.

The Neighborhood:
Take a leisurely stroll up the street to the charming village center, where you’ll find a variety of boutique shops, several world-class restaurants, a cozy wine and cheese bar, a local playhouse, a retro candy store, and a farmer’s market every Sunday morning. Continue down the street to explore the beautiful beaches, the pier, the beach running trail, and the seaside parks. Alternatively, you can stay in the condo for a relaxing day, enjoying a gentle ocean breeze and quiet evenings with stunning sunsets.

Getting Around:
We are within walking distance of nearly everything you might need. There are bike rentals available (Murf electric) at the top of the hill, and a free trolley picks up in front of the condo. Additionally, there is a train station at our pier, making it easy to plan a day trip to San Diego. Our location is also convenient: it’s about a 45-minute drive to Disneyland, 25 minutes to Legoland, and one hour from both San Diego and Los Angeles.

Other Things to Note:
- We allow up to 3 pets with pre-approval. Most breeds are acceptable as long as they are quiet and well-trained. Our pet fee is $20 per night for each pet. There is a grassy park across the street from the condo, and San Clemente is pet-friendly.

- Pet-Friendly: There is a park nearby for dog walking. Additionally, San Clemente features a pet-friendly beach trail and many pet-friendly restaurants.

- The unit accommodates a maximum of 6 guests (5 adults). After the fourth guest, an additional fee of $25 per person per night will apply.

Interaction with Guests:
I am available to assist you during your stay, but the level of interaction is entirely up to you. I'm just a phone call or text away. You can self check-in upon your arrival.

We strictly enforce Quiet Hours from 10 PM to 8 AM. Since our neighbors are very close, it’s essential for us to maintain a peaceful environment. Our ability to operate our Airbnb business depends on not disturbing them, so we will take necessary measures to address any parties held by guests. - We allow up to 2 pets (or 3 if they are all small) with prior approval. Most breeds are acceptable as long as they are quiet and well-trained. Our pet fee is $20 per night per pet. We have a small "dog park" on-site, and San Clemente is a pet-friendly area!

- The unit is limited to a maximum of 4 guests. For each additional guest beyond three, there will be a charge of $25 per person per night.

**Unit Privacy:**
- There are security cameras in the outside common areas only (none inside the units).
- We have decibel sound meters in the kitchen and balcony areas of our condos to monitor any violations of our quiet hours. These devices do not record or listen in any way; they only measure the overall noise level (Noise Away Brand).

Since your room is assigned at check in, you can let the front desk know of any preferences, such as upper floor, corner room (sometimes larger square footage) room with kitchen sink, etc and they will do their best to accommodate, depending in availability.

CHANGES/CANCELLATIONS - As Timeshare Owners we call in a non-refundable reservation with Shell Vacations Club at time of your reservation request . Therefore, there is no cancellations or changes after your reservation request has been made.

CHECK-IN: Your unit is assigned at time of check-in. The hotel will ask for photo ID and credit card, for incidentals at time of check-in. These documents must match the name on your reservations. If you should need a different room, due to location or other issues, please contact the front desk and they will do their best to accommodate your needs.

TIMESHARE PROPERTY- You are not obligated to attend a timeshare presentation at anytime

AGE - The Tenant must be age 18 or older to secure a reservation in his/her name.

USAGE - The Tenants shall use and maintain the Resort in a careful and lawful manner and shall not create noise or disturbances likely to disturb or annoy other tenants. The Tenant affirms that s/he will follow all policies and rules of the resort, as notified upon arrival and occupancy of the unit, including check-out time, as many resorts assess a fee for late check-outs.

TEMPORARY USE / NO SUBLETTING - Tenants expressly acknowledge and agree that this Agreement is for the temporary use of the Resort and that Tenants shall not under any circumstance sublet the Resort unit. OCCUPANCY -- The Tenant agrees not to exceed the maximum occupancy for the unit. Failure to comply may result in eviction by the Resort.

PETS -- Under no circumstance will the Tenant permit pets of any kind in the unit.

DAMAGES -- The Tenant accepts all responsibilities for any damages to the unit or Resort property during the rental period by Tenant or Tenant's guests. INDEMNIFICATION - The Tenant hereby indemnifies and holds the Owner harmless against any and all claims of personal injury or property damage or loss of any kind arising from use of the Resort regardless of the nature of the accident, injury or loss.

This two bedroom apartment is located just a couple blocks from night life, restaurants, shopping, a movie theatre and grocery stores. It's located only one mile from the beach and includes two bikes to use during the rental. You'll also have access to a surfboard, a cooler and a beach umbrella as well!

This apartment has all the amenities you could need, making it easy to unpack and unwind. If you have a vehicle, the street parking is free and easy to find in our residential neighborhood.

The entire apartment is yours and only yours. However, the apartment is part of a triplex. Because of that, you’ll be sharing the laundry, stairway, and backyard area!
