Please note that there is only one bed in the bedroom. If there’s more than two guests there is a Queen size air mattress in the bedroom closet that can be placed in the living room area to sleep on.

If you arrive by car, you will be happy to know that we offer one free parking spot in the garage. However, it is in an underground garage, next to a concrete wall, so the smaller the vehicle the better. There is also additional paid parking in a lot beside the building. If you would like to avoid driving during your stay, there are many convenient, easily accessible transportation options close to our home.

★ EARLY CHECK-INS ★ - Early check-ins are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is up to the host to determine if any time before 4pm (depending on property) is feasible. Please send a message to us to request an early check in if you need to do so. The fee for early check-in is $25 per hour for every hour in advance of the check-in time.

★ LATE CHECK OUTS ★ - Check out is no later than 11am. Late Check outs must be approved by the host. Late check outs are $50 per hour for each hour beyond the regular 11am check out. If guests stay past the 11am check out time without the host’s approval and without completing payment, guests will be charged for the next night’s stay.

★ MAINTENANCE ★ - If a maintenance issue arises at the house, we will do our best to correct the issue as quickly as possible. We ask that our guests be patient and understanding with “fix it” requests. Emergency maintenance issues will be corrected before any minor issues. Examples of minor maintenance issues include the following: Failed blinds, curtains, light bulbs, a slow toilet flush, etc.

★ NO PETS ALLOWED ★

Sadly, our home is not suitable to accommodate pets. Anyone found to have brought a pet of any kind onto the property will be fined $500 and asked to remove it immediately.

★ EVENTS ★

There are no parties or events allowed at the listing. If the guests throws a party or event, trashes the space, damages the unit, disrespects the property, or has extra guests that are not disclosed/reported in the initial booking, the booking party will be charged a deep cleaning fee which maybe between $500-700. Additionally, a charge for carpet cleaning will also be charged which is dependent on the size of the home.

★ OUTDOOR AREAS ★ - Please enjoy the outdoor amenities. In consideration of the neighborhood and other neighbors, we require guests to adhere to outdoor quiet hours (no music, loud talking or games). Strict quiet hours are from 10pm to 7am, daily. Failure to adhere to this rule can result in an additional fine of $100 per incident. The fee is charged at the discretion of the hosts.

★ CLEANING ★ - The home’s cleaning fee is based on a courteous guest (someone that picks up after themselves, puts dishes in the dishwasher, towels in 1 pile, someone that leaves the place as they find it, etc.). This is not a hotel. If the housekeeping crew finds an unreasonable mess or anything is damaged, an additional cleaning fee of $50 per hour will be charged to the guest for each additional hour of cleaning or maintenance required. There is no smoking of any kind allowed at the property. This also includes any form of cannabis or vape both inside the residence and in the outdoor spaces. If any smoke debris or smell is identified during or after a guest’s stay, a $250 deep cleaning fee will apply.

Also please ensure that the number of guests matches your reservation as each person generates more to clean. There will be a $50 fine per guest at the property in excess of the reserved number.

PLEASE NOTE - You are not permitted to send or receive mail from this address during your stay. Also, we reserve the right to refuse accommodation or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your stay at our discretion if guests continue to demonstrate such a pattern of communication.

The property is located in the heart of it all, on bustling 1st Avenue in Belltown. We have found that the vast majority of sleepers (including children with early bedtimes) are perfectly able to sleep, and we feel that the unit is very quiet inside with the windows closed. There is, however, the possibility of an occasional night when loud street noise & outside music could occur and could be heard inside, that as hosts we unfortunately can’t control. We do provide ear plugs for these very rare situations. If you want perfect silence, this wouldn’t be the best choice for you, but if you like to be in the center and enjoy the city sounds on occasion, you’ll love it.

The Belltown Court HOA has multiple preventative security precautions, which will be outlined in Welcome Letter. Guests are asked to familiarize themselves with those policies, because all fines assessed to unit during your stay will be charged to your account. Thank you for your cooperation and understanding!

There is not self checkin available. You will be met by a greeter and be taken on a quick tour of the buildingThere is a portable air conditioner that will be set up from March to October. The unit is on the fourth floor and on weekend nights there will be club sounds from the nearby bars and restaurants.
The parking spaces are small and will fit a standard size car. It must fit between the white lines and not protrude into the car traffic area. The Max height of the vehicle allowed is 6’4”

Because the greeting is required, no one will be admitted to the building after 11pm unless there are extenuating circumstances such as a flight delay, and then only between 11 and midnight. There will be a 25.00 fee in this situation
The condo HOA requires an in-person check in. You will be greeted by the host, given a tour of the building amenities, and review the HOA guidelines for the building.

Your greeter will contact you within 3-5 days of your reservation. Please provide your greeter with an ETA and keep in communication with them as you arrive in the city so they can meet you. Greeters do not live on-site and can sometimes coordinate several greetings in one day.

We understand that travel plans can change and remain flexible in those circumstances, we just ask that our guests communicate through the travel process with updates. Thank you!

Looking to be in the heart of Seattle, this is the perfect spot, complete with views of the Puget Sound water, west-facing sunsets, and great wifi! It's a 10-minute walk to Pike Place Market and the Space Needle. Watch the sailboats and ferries from the queen bed as you fall asleep or enjoy a scone downstairs at the bakery. Plus there's a brand new pull-out coach, secure entrance and lots of fun places to visit in and around Belltown!

The space
Just a short trip from the airport, the Link Light Rail (60 minutes) will drop you 0.6 miles from the unit (a 12 minute walk) or a cab is around $40 and WAY FASTER!

There are tons of lots to park in and street parking is free from 8pm-8am and free all day Sunday.

The couch is a pullout to a queen bed with a memory foam mattress. There's also an A/C unit for hot days.

There is a $100 fee for checkins after 8pm. Please message me before booking your stay to confirm I can make those arrangements.

Paid street parking is in effect Monday through Saturday and is generally limited to 2 hours, 4 hours, or 10 hours (all-day). Parking is free on Sundays and Holidays. Rates range from $1.00 - $1.50 an hour. You can also prepay after 8 pm for the first 4 hours the following morning.

There is a paid lot across the street from the unit and many garages within walking distance to the unit. Prices vary.

Some guest who prefer a garage have parked in the Olympus Parking Garage.

Historic renovated studio apartment that has 98 walk score and is only a 10 minute walk to Pike Place Market. It's a corner unit apartment with 13-foot ceiling and has all the essentials. Top Pot Donuts (best Seattle donuts) is right next door!

The space
This studio condo is in downtown Seattle right in the center of everything! You'll be within walking distance of Pike Place Market, Space Needle, Chihuly Garden and Glass, EMP Museum, and Pacific Science Center.

There is a TV with Netflix but no cable TV.

You have access to the full studio apartment. The unit is on the 3rd floor and there is not elevator in the building.

Other things to note
The washer/dryer does not work, so please don't try to use it. During the winter months, there might be some knocking from the pipes which is normal with steam heat. This is the sound of the pipes expanding as they heat up. I unfortunately can't do anything about it but have provided ear plugs if its get too bothersome at night.

Unit is on the 3rd floor and there is no elevator in the building. Also, since the building is in the heart of downtown, please expect some noise. I do provide ear plugs to help with that.

Parking - There is no reserved parking but street parking is free from 8pm-8am and free all day Sunday. There's also a Upark lot at 2015 4th Ave that charges $25/day.

Our home has modern furnishings and a smart television in the living room. The condo is a cozy studio with a queen bed in the bedroom and a queen sleeper soft a in Living room. Our home also includes wireless internet, 1 large electric portable air conditioning unit and a stand up fan.


The building a has a garden courtyard with fountains, a gym, indoor pool, jacuzzi, sauna, spa, large club room and a stunning roof-top deck with barbecues. There is also a secure garage parking for one car that is included in your reservation. The garage has a height limit of 7'3".

The condominium building performs window washing, exterior cleaning, painting and other projects from time to time. During these times, workers may lapel down from the roof of the building with ropes or swing stages as they perform work on or around exterior windows. Guests can draw the window shades or close curtains if they have privacy concerns while work is being performed outside their unit's windows.

1. We are here for you if you need anything at all: a recommendation for a restaurant, a nice park to check out, a great thrift shop, a grocery store to buy groceries. If something isn't right in our place, let us know and we will do our best to fix the issue immediately!

2. You are only 2 minutes from the waterfront and literally feets away from the best bars, restaurants and tourist sights. Not to mention, you can almost touch the Space Needle.

3. The INCREDIBLE views of Seattle from the 7th Floor balcony off 1st Avenue!!

Please remember that the majority of the homes in this building are residential and owner occupied. This apartment is located in the heart of Seattle, so there is some urban noise. You can expect to hear street noise, often late into the evening. We do offer sound machines. If a silent environment is important to you, downtown Seattle may not be the best place for you to stay.

Please note that this is a residential building and from time to time any of our building or listing amenities may be closed or out of service temporarily for maintenance. We will do our best to communicate such rare events to our guests, but unfortunately we cannot predict when maintenance events might be scheduled ahead of time.
