0. This is a little house in the woods. It is not suited to elderly and is not ada compliant. It has a claw foot tub with a shower. The house is in the woods and is not a downtown condo.

1. You have always wondered what it would be like to live on acreage in the country. At the Little House you can have a first hand experience of country living without all the work! The Little House is located in North San Antonio 30 minutes from downtown.

2. You are traveling through San Antonio and you want a comfortable night in a quiet setting. At the Little House you can be in bed ready for sleep 5 minutes after you arrive. Let us know if you have special needs and we can have things ready for you.

3. You are a UTSA professor, student or parent. This is an ideal location for anyone with business at the University. We are located 8 miles from school with no stop lights until you arrive. This is an ideal location for temporary faculty or temporary student housing. The Little House is fully furnished with large closet,

4. You are visiting the Rim or La Cantera Mall. Life dosn't get any better than this. The malls are only 10 minutes with one stop light. Our large closet is ideal for storing your treasures! You can stop at the many fine restaurants in the area so cooking will not be necessary.

5. You want to go to to Fiesta Texas. You can hear the fireworks when the wind blows. The trip back to the Little House is quick and there is a great convenience store on the way. After the fireworks you may need a little quiet! Sea World is close but is further down the 1604 Loop.

6. You have an event to attend and you need a place with quick access and easy living. You park your car at the front door. Six steps and you are inside. Grab what you forgot and head out again!

7. You are visiting family but don't want to live with them. We all need a little break every day. Right?? Come home to our king size bed and quiet nights. You'll be ready to go again in the morning.

8. Sometimes you just need to be alone. The little house is not connected to any other building. You are alone and have your complete privacy. No one is watching or listening. Solitude may be your thing.

There are deer occasionally on the side of the road. There are also a lot of bugs (mostly spiders) that get inside the little house, but you are out in the hill country so it’s to be expected. The guest home is a 1100 sq. ft two story house, with an attached deck on the second floor, that has an additional 400 sq. ft. The first floor consists of a living area, kitchen, master bedroom with an attached bathroom and closet. The second floor is a loft, and is either accessed by a small,& narrow SPIRAL STAIRCASE, or through the the larger staircase from the side of the deck.The loft has been converted with two twin beds and a futon that converts to a full size bed. It has an attached bathroom with a roman bathtub. The master bedroom has a queen size tempurpedic adjustable memory mattress with massage. It also has a bidet toilet.
There are two dogs that live on the property. Their names are Heidi (Female) and Hugo (Male). They are friendly. Heidi is protective and tends to bark with his tail wagging. Hugo will just go up to the guest waiting to be petted. Should any guest feel uncomfortable kindly let us know and we will have them in their doghouse.

- "Wonderful property that looks just like the photos. Very peaceful setting that feels like you are located in the middle of nowhere but in reality, are just a short drive to anything you may need. It was a perfect landing spot for my family to relax after spending the days visiting nearby San Antonio attractions. The pool was clean just like the rest of the property. The beds were comfortable, linens soft and plentiful, and the space was decorated in a way that was fresh and uncluttered while also feeling homey and comfortable. The host made every effort to make sure our stay was great. They were proactive with communication and made sure we could reach them if anything came up (it didn’t). The kids’ (9 & 7) review: The person that owns this house is really really nice because they want kids to be safe and made sure the pool wasn’t gross. If your parents say you can, you can just go jump in it whenever you want and you don’t have to be quiet. There is a big TV in the kids’ room so kids can watch what they want and they know that mothers like to drink coffee and don’t like messes. If you have a dog you can bring him so he doesn’t get depressed and you don’t have to miss him and can just have fun."

Enter our gated 4 acre estate though the roundabout driveway that brings you to a captivating entrance! Our front courtyard will lead you into the grand foyer that breaks off into the East and West Wings of the house.

The West Wing features a Billiards Room with a top of the line Olhausen pool table and the coolest billiards light, 65" Smart TV, sound bar, custom built wet bar with mini fridge, and patio to the incredible backyard! This wing also includes a king bedroom on the first floor. Upstairs you will find another king bedroom with an ensuite bathroom and across the hall is a custom built bunk room with patio views of the beautiful resort style backyard.

Cross back through the foyer to an even more spacious and grand entrance. When walking into the East Wing you will find our kitchen, breakfast nook and dining room. The great room has an 85” Smart TV, Restoration Hardware sectional, oversized commissioned artwork, large windows with abundant natural light cascading through and a view to the pool and a spiral staircase up to a loft. Off our fully stocked kitchen leads to a butler’s pantry and laundry space. Further down the corridor there is a cozy private king bedroom and ensuite bathroom.

The upstairs of the East Wing can be accessed through our back stairwell or up the spiral staircase. Upstairs sits the Master Bedroom. Here you will find a king bed, oversized shutter windows, and walk-in closet. Across the way is the huge master bathroom with a bathtub, stand alone shower, 2 sinks, additional vanity, and a bedroom sized walk in closet. Just outside of the master bedroom and bathroom is a poker room with a view that overlooks the great room. The last king bedroom in this wing feels similar to a bright and airy treehouse with its views.

Following the spiral staircase down to the Great room you will have access to the great outdoors! Our resort style backyard includes a diving pool, hot tub, kiddie pool, BBQ grill and plenty of seating between the dining space and lounge chairs.

- "It was very clean, organized, and close to the location where my wife and I were meeting. It is a beautiful 2 bedroom duplex, and very clean. Would definitely recommend." - "The property was exactly as pictured online. It was what we needed. We stayed for a few weeks until we closed on our house. There was enough space for us to stretch out instead of being crammed into a small hotel room. We also appreciated being able to use the washer and dryer. We loved the neighborhood. Even though there were no sidewalks we were able to walk the dogs and everyone was very friendly and gave us plenty of space on the road. There are deer everywhere. During our walks we'd encounter small groups of them. A few times they even came up to the big picture window to look in on us. Dave thought of all of the creature comforts. I was able to work from home easily. We enjoyed the scenic views. He included directions to popular locations. We were close to grocery and restaurants and not that far from the city. Dave responded to any questions we had promptly. He was very flexible when we had to extend our stay due to unexpected delays and was even considerate of our needs before booking another guest after us. Overall our experience was very positive."

Has granite counter tops in the kitchen and a big bath in the Master bath. There's a washer and drier and dishwasher (which we didn't use.) Shampoo and conditioner were also supplied.Bad:There were minimal kitchen supplies - such as plates and bowls, wine glasses and coffee mugs, but no glasses for drinking. It felt very sparse. The TV upstairs didn't connect to any device and several of the cupboard doors or drawers were either hanging off or broken. There were spare parts building supplies (tiles, unhung pictures etc. hiding in the closets and only one spare trash bag. Toilet paper was also minimal.The pictures in the ads showed a piano (one of our selling points), and swing chair... that were not in the house. Additionally, the biggest surprise, it wasn't until after we were sent the instructions of how to check in that we found that the much promoted pool would incur a 200 use fee. So, beware of that if you plan on using the pool.The Ugly:Bugs. OK, it's Texas but there were ants all over the downstairs tub, in the kitchen and several hornets high up in the entryway that took us 3 days to get rid of. There was no bug spray in the house (there is now as we left the supply we bought for the next tenants). We had to clean out spider webs, and spiders on our first couple of days too.)Overall, it's a simple fix for these things and this could be a good spot."

New house with a beautiful open-concept floor plan downstairs. Nicely modern designed with brand new furniture, appliances, towels, bedsheets, and all your kitchen/bathroom needs. Enjoy a comfortable working area, take a break walking outside peacefully, or unwind with a bubble bath in the upstairs oval master bathroom tub. Your little loved ones can enjoy some camping-in, in their cute little tent in the children's bedroom or their own tub in the second bathroom! A basketball stand is available in the garage for use in the driveway (A Note: Our strict HOA requires placing it back in the garage after you are done). When hunger strikes, satisfy your appetite with a good old Texas BBQ in the backyard for the whole family to enjoy, or cook up a feast in the spacious fully stocked kitchen!

- "Place was very nice and clean…. Two of the three bedrooms need dressers to store clothes such as tee shirts, underwear, socks, etc…. No place to put them " - "The house is in a great convenient location. The space was nice for a large family and having al seating room upstairs was very helpful! The picture showed a washer and dryer, but the notes did not include a washer and dryer. We were there for an extended stay so a washer dryer would have been very helpful! There were a few things missing like a coffee maker. We went out and purchased one and we left it with a receipt. The owner stated she would credit us. Whenever we had a problem and reached out to the owner, they were quick to reply. The beds were ok for a VRBO, but the sheets were not the best. We ended up having to sleep on top of them. Overall, it was a great space for our family and convenient to NW San Antonio."

- "Very private, plenty of things to do during our down time " - "This was a great property that was close to Fiesta Texas. We enjoyed the park 2 days and only had a short drive to and from the park. The neighborhood also had a small playground, great for rest days so the kids can still get some activity during the day. We were able to use all appliances, which is so helpful especially when you build up a large pile of laundry by day 2. "

We’re not in a neighborhood where you’d have to worry about parking. The views here are absolutely beautiful! You’ll have access to our private entry. The door to the home will have a keypad for unlocking. The master bedroom has its own door for you to step out of an enjoy the beautiful Texas hill country sunsets and fresh air. Don’t be surprised if you see whitetail deer in the hollow below the house. We’re here to help guest navigate everything San Antonio and surrounding areas have to offer. We can offer suggestions on places to eat, entertain, hike, bike, etc. We are not within a neighborhood. We are a private location with easy access off Scenic Loop Rd and beautiful hill country views. You will have the house, land and pool to yourself. Our private entry allows access to the property with plenty parking for up to 5 vehicles. In addition to all the close amenities listed above Fredericksburg is a beautiful hill country drive only 45 minutes away. New Braunfels is 35 minutes. Boerne is 12 minutes and Comfort is 25. HEB & Walmart are 7 minutes. San Antonio International Airport is only a 25 minute drive. Downtown is 20 minutes. We don’t allow parties on the property. We will consider exceptions on a case by case basis. If approved we will communicate approval through the Airbnb messaging app.

2. You are traveling through San Antonio and you want a comfortable night in a quiet setting. At the Little House you can be in bed ready for sleep 5 minutes after you arrive. Let us know if you have special needs and we can have things ready for you.

3. You are a UTSA professor, student or parent. This is an ideal location for anyone with business at the University. We are located 8 miles from school with no stop lights until you arrive. This is an ideal location for temporary faculty or temporary student housing. The Little House is fully furnished with large closet,

4. You are visiting the Rim or La Cantera Mall. Life dosn't get any better than this. The malls are only 10 minutes with one stop light. Our large closet is ideal for storing your treasures! You can stop at the many fine restaurants in the area so cooking will not be necessary.

5. You want to go to to Fiesta Texas. You can hear the fireworks when the wind blows. The trip back to the Little House is quick and there is a great convenience store on the way. After the fireworks you may need a little quiet! Sea World is close but is further down the 1604 Loop.

6. You have an event to attend and you need a place with quick access and easy living. You park your car at the front door. Six steps and you are inside. Grab what you forgot and head out again!

7. You are visiting family but don't want to live with them. We all need a little break every day. Right?? Come home to our king size bed and quiet nights. You'll be ready to go again in the morning.

8. Sometimes you just need to be alone. The little house is not connected to any other building. You are alone and have your complete privacy. No one is watching or listening. Solitude may be your thing.

The space
Enter our gated 4 acre estate though the roundabout driveway that brings you to a captivating entrance! Our front courtyard will lead you into the grand foyer that breaks off into the East and West Wings of the house.

The West Wing features a Billiards Room with a top of the line Olhausen pool table and the coolest billiards light, 65" Smart TV, sound bar, custom built wet bar with mini fridge, and patio to the incredible backyard! This wing also includes a king bedroom on the first floor. Upstairs you will find another king bedroom with an ensuite bathroom and across the hall is a custom built bunk room with patio views of the beautiful resort style backyard.

Cross back through the foyer to an even more spacious and grand entrance. When walking into the East Wing you will find our kitchen, breakfast nook and dining room. The great room has an 85” Smart TV, Restoration Hardware sectional, oversized commissioned artwork, large windows with abundant natural light cascading through and a view to the pool and a spiral staircase up to a loft. Off our fully stocked kitchen leads to a butler’s pantry and laundry space. Further down the corridor there is a cozy private king bedroom and ensuite bathroom.

The upstairs of the East Wing can be accessed through our back stairwell or up the spiral staircase. Upstairs sits the Master Bedroom. Here you will find a king bed, oversized shutter windows, and walk-in closet. Across the way is the huge master bathroom with a bathtub, stand alone shower, 2 sinks, additional vanity, and a bedroom sized walk in closet. Just outside of the master bedroom and bathroom is a poker room with a view that overlooks the great room. The last king bedroom in this wing feels similar to a bright and airy treehouse with its views.

Following the spiral staircase down to the Great room you will have access to the great outdoors! Our resort style backyard includes a diving pool, hot tub, kiddie pool, BBQ grill and plenty of seating between the dining space and lounge chairs.

Our guests have full access to this 6500 sq ft home and 4 acres of property. Some of the closet spaces are closed for housekeeping supplies.

Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.

To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Thank you!

HOUSE RULES
- Maximum occupancy is [16] including children.
- Please do not exceed the listed number of occupants. Fees may apply
- The primary guest must be 25 years old to rent the property and must be present for the entirety of the reservation.
- Smoking is not allowed within the premises.
- Fireworks are not allowed.
- Parties are not allowed.
- No unauthorized events on the premises. Please reach out to us for approval.
- There is a grill for your use. Please ensure to clean and cover it after each use. Only use the BBQ provided, which is fueled by propane. Do not use charcoal or wood in the BBQ.
- If any furniture is moved, please place it back in the original space where it was found. Fees may apply.
- Please cover all outdoor furniture after use.
- Please be advised that the indoor fireplace is not available for guest use. If it is used, guests are liable for additional fees.
- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
- Please place all trash in the receptacles outside the garage. Trash is picked up on Wednesdays.
- There are cameras on the property. 2 on the front entrance and 1 facing the backyard.

Pets:
- We have a strict no pet policy. Failure to comply will result in eviction and automatic forfeiture of the reservation and any costs above and beyond the reservation payment for all damages and odor removal.

Quiet Hours:
- 10PM - 8AM
- Please keep noise levels down and move guests inside with windows and doors closed as a noise barrier by 10 pm. The neighbors WILL call the police for noise complaints. Failure to comply will result in eviction.

Vehicles and Parking:
- No RV or camping allowed.
- The estate gate does not have a sensor. Therefore, once the gate is fully opened, you must immediately drive through without stopping. If you stop while entering or exiting through the gate, it is possible the gate will hit your vehicle. Any damages to the vehicle are the sole responsibility of the Guests.
- You must park in the driveway. Street parking is prohibited. Illegally parked cars are subject to towing. Applicable fines / towing fees are the sole responsibility of the vehicle owner.
- Please ensure the gate is properly closed at all times.

Smoke detectors / carbon monoxide detectors / fire extinguishers:
- Do not tamper with or remove smoke detectors, carbon monoxide detectors, or fire extinguishers.

Alarm System:
- Please do not tamper with the alarm system located at the front door. If any issues arise, contact us immediately. Activating the system may result in a $500 fee.

Photography and Filming:
- No professional filming or photography unless approved in writing.

Pool Table:
- Guests will do a thorough inspection of the condition of the pool table upon your arrival. Any damages must be reported within 1 hour to relinquish responsibility for any damages upon your departure.
- Never lean, sit, or stand on the pool table. The rails aren’t designed to have weight put down on them. Doing so will cause damage.
- No food / drinks on the pool table.
- Never place any objects on the pool table other than the balls or ball rack.
- Do not write on the pool table.
- Never try to move the pool table.
- Be careful of belt buckles and other metal accessories scratching the rails when leaning over the table to make a shot. Rings, watches and bracelets can easily scratch, mar or dent the finish when you are bridging over the rail.
- Be careful when playing not to hit the TV with your pool cue (stick).
- No masse or jump shots allowed.
- When putting your pool cue down, place it back on the wall rack. It can mark the walls or fall and break if you lean it on the table, chair, wall, or other object.
- Once you are done playing, you must put the balls back in the box, pool cues back on the wall rack, and the cover back on the table to protect it from sunlight, dust, and humidity.
$1000 fee for damaged pool table.

Lights:
- Please help us conserve energy by turning off lights in rooms not in use.
- Outside light switch is in the main den wall by the black staircase/large pots.

Toilets:
- Only flush toilet paper down the toilet. Do NOT flush disposable wipes, feminine products, paper towels, trash, or any other items down the toilet. There will be a $300 fee for clogged drains.

Linens:
- We have provided 1 bath towel and 1 spa towel per guest and makeup towels. Guests must use black “makeup” towels for face use so as not to stain the bath or spa towels. Owner does not permit towels or linens to be taken off the premises. Short Term renters like full matching sets. If a towel goes missing or gets damaged, you will be charged for a full replacement set (16 people) for future guests.
- If anything gets stained, please notify the property management immediately so they can tell you how to proceed to remove it before the stain sets in.

Pool and Kiddie Pool Note:
- The pools are not heated.

Hot tub Notes:
- The hot tub is on an automated schedule from 6 pm - midnight. If you would like to use the hot tub at hours outside the automated schedule, you will need to contact the Manager to turn it on. The hot tub takes up to an hour to heat up.
- Max Capacity is 7 people
- For your safety, the max recommended soak time is 15 minutes. Please remember to always drink water.
- Do not jump off of the Hot Tub/Kiddie Pool deck into the pool. This will cause damage to the deck.
- Hot tubs and spas that are equipped with heaters are not guaranteed to sustain any constant temperature. Please note the temperatures vary due to certain circumstances, including but not limited to: wind, rain, low temperatures, storms, sand, fungus, or algae caused by extreme temperatures, excessive use, or contamination by Guests. There shall be no compensation for any loss of use.

Hot Tub and Pool Rules:
- NO LIFEGUARD WILL BE ON DUTY. USE AT YOUR OWN RISK.
- It is essential to shower before using the hot tub or pool to remove any remnant of personal hygiene products (lotion, oils, conditioner, deodorants, etc) which can make the water cloudy and contaminated.
- Never add bubble bath, shampoo, detergent or any other soap product to the hot tub or pool. Adding soaps and suds of any kind could cause costly damage.
- Adult supervision is required for anyone under the age of 14.
- Hot tubs and pools can be dangerous. People can be severely injured or drown if it is not properly used. Licensee and Guests must adhere to the following safe practices:
- No diving in hot tub or pool
- No intoxicated persons may use the hot tub or pool
- No one should use the hot tub or pool alone
- Children may never be left unattended when they may gain access to the hot tub or pool, not even for a few seconds.
- No glass, food, or drinks in the hot tub or pool.
- All drinks or food must be served in unbreakable containers.
- Be careful when entering or exiting the hot tub or pool.
- Turn off lights after use.
- If your feet get dirty while outside, please clean before coming inside the house.
- Pregnant women, small children, and people with health problems and people using alcohol, narcotics, or other drugs that cause drowsiness should not use the hot tub or pool without consulting a doctor.
- Please ensure to close the umbrellas after each use. It is very windy and they can break. Guests will be responsible for the cost if they break from non-compliance with this rule.
- Cover all outdoor furniture after use.
- This particular area is very windy. Often the pool collects debris from the wind very quickly. Should you need assistance, please reach out to us.
- If we have to drain, clean, and/or refill the hot tub unnecessarily due to not following the hot tub and pool guidelines you will be charged $250.
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.

HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep these little critters outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.

Payment:
- In consideration for the rights granted hereunder, Licensee shall pay to the Owner the sums set forth by Airbnb, VRBO, Expedia, Direct FCM Homes website or other OTA booking channels.

Departure/Checkout instructions:

Outdoor furniture: Close the outdoor umbrellas.
Trash: Collect all trash (indoors and outdoors), and put it in the trash bins located behind the garage.
Lights: Turn off all the lights (indoors and outdoors)
AC/Heat: Please select eco mode . DO NOT turn off.
Windows / Doors: Close and lock all windows and doors.
Dishes: DO NOT put wine glasses in the dishwasher as they break.
BBQ: Scrub BBQ rack clear of food if used.
Bedding / Towels: Do not strip the beds. Leave towels in your bedroom.
Food: Please remove all food you brought with you.
$100 fee for each noncompliance.
