due to past experience of tenants calling& asking if the linen are cleaned we DO NOT make the beds any more so to assure tenants that they are washed& cleaned, the folded clean linen will be found in the rooms.

Any liability fee for damages (if any) shall not be limited to the amount of security deposit. The amount of liability must be determined by Estimate from an expert
THE PARTIES AGREE:
1. That no more than 6 persons will occupy said leased premises at any time.
2. NO animals of any kind will be kept in or on premises
3. There will be NO SMOKING within any part of the building on premises
4.The TENANT/S shall leave the premises in the same general good and habitable condition as he/she found it.
5. The TENANT/S shall be responsible for all damage or breakage or loss to the premises except normal wear andtear
6. It is the responsibility of TENANT/S to report any existing damage upon their arrival to avoid any future charge.
7.The TENANT/S agree that the deposit and the rental money paid is non refundable in the case of cancellation 60 days before arrival.
8. To prevent fire, the tenants shall use the barbecue grill onthe largedecks away from the housewhwere it has been placed on the deck with protective shieldon the railing. The grill or the sheild shall not be moved.
9.The TENANT/S shall not lease or sublet, nor permit any other person/s to occupy the leased premises.
10. The leased property shall not be used for functions such as family reunions, weddings or any other gatherings of sort.
11.The TENANT/S shall return all keys to the landlord prior to departure. A twenty dollar fee will be charged to the TENANT/S for each key not returned to the landlord.
12.The TENANT/S agree that the LANDLORDmay use chair covers to protect the furniture, and said covers are NOT to be removed by the TENANT/S without the permission of the LANDLORD.
13.The TENANT/S agree to allow the LANDLORD or the landlord's designated person/s to enter the premises both inside and out with proper notification to view the premises for repair, to inspect, to make repairs, or for landscaping purposes.
14.The TENANT/S agree to hold The LANDLORD harmless on account of any unforeseen or natural disaster affecting the leased premises.
15.The TENANT/S agree not to move or alter any water hoses/water timer used for the irrigation of the garden, grass or flower beds.
16.The TENANT/S agree not to cut, move or remove any flowers, trees or shrubs for any reason.
17. The TENANT/S agree to pay $100.00 per hour to the LANDLORD if the TENANT/S fail to vacate the leased premises for any reason at their checkout time.
18-The TENANT/S understand that any alcoholic beverages left in the house prior to arrival is the property of the LANDLORD and not for use by TENANT/S especially any party under the age of 21.
19. The TENANTS shall take a shower outside to clean off the sand on their body upon returning from the beach, and will shake the towels etc. before using the washing machine.
20. The TENANT/s agree that no individual in their party will sit on the furniture with wet cloths.
21. Upon departure tenant shall leave the BBQ gas tank full.

She provided us with lots of snacks, a fridge with water bottles, a microwave, etc. We had a great time, and definitely recommend this spot! If you can, take advantage of the porch out back. We forgot to do that, and it looked really peaceful! (Just a note to bring an eye mask if the light wakes you up. Charming updated home in the Maravista section of Falmouth. 5 minute walk to the Great Pond and Bristol Beach is .8 miles down the road. Flat walk or bike ride will get you there in no time! I recommend taking the pond path for a beautiful view on the way to the beach. Want to be near downtown? You are! A 5 minute uber or a 10 minute bike ride and you're in the heart of Downtown Falmouth. Bring your boat/kayak/paddleboard. Lots of launches nearby and space in the driveway.

Highlights: Take advantage of the new outdoor shower when you get back from the beach or hang by the fire pit. There is also a deck with table and additional seating next to a grill for your seafood feast! The house is fully updated with central A/C, new windows, updated bathroom and a beautiful fully equipped kitchen. There is an all in one washer/dryer for your use. All dishes, pots and pans, glasses and cutlery will be there for you. Off the kitchen is a great round table for you to sit around and eat or play games. The 2 bedrooms are set up adorably. There is a queen in one and a bunk bed in the other. The bottom bunk is a full size bed with a twin above and a twin trundle below.
The highlight for me is the incredible sunroom off the kitchen. There is a couch and tv and small table for your family to enjoy even more space. If you want to hang inside there is a new 55" tv with many of the streaming channels already set up for your enjoyment. There will be a binder on the table for you with great tips for you to enhance your stay. From where to rent bikes, to which fish market I recommend and different restaurants I love. Due to COVID, please bring your own bedding and towels.

The centrally air conditioned house has an all season sunroom with a private patio and gas grill. The first bedroom has a queen size bed, and the second bedroom has a full size bunk bed and a twin size trundle bed. The couch in the living room pulls out to a full size bed.

The property is 4 houses from Great Pond Beach/walking path. The water is shallow, calm and warmer than the ocean, perfect for small children, paddle boarding, kayaking, and beach combing. This beach is primarily used by residents of the street, very quiet, a great spot to avoid the crowds. The walking path along the pond's perimeter is very scenic and a quick 1/2 mile walk to the ocean.

The home is located on a quiet dead end street providing a safe area for children to ride bikes. It is in close proximity to shopping conveniences such as a grocery store and liquor store, within less than a mile walk or drive. - "Clean, comfortable house in great area. Last minute stay for my family and my son's three friends so we could cheer him on as he ran the road race. Very clean and plenty of room. Twenty year olds enjoyed the basketball hoop and ping pong table. Some small things missing for convenience only like big pot (had a big pasta supper night before the race), maybe a griddle or larger frying pan for breakfast and hooks in the bathroom to hang towels. Very nice stay and would definitely rent again. Wish we could have enjoyed a longer stay but was a last minute decision just to spend a quick weekend and attend the race."

As a continued superhost, and frequent traveler with Airbnb, I’ve tried to create a space for an amazing couples getaway, local business trips, or an unforgettable vacation. This space is perfect for guests visiting the Cape that may not need a whole home, and are looking to pay less but still have an amazing experience.

There is a separate driveway and entrance so there is plenty of privacy during your stay. We will be around if needed, but if you would not like any interaction that is fine as well!

The unit is newly renovated and soundproofed. Some noise does travel through the ceiling and access door. Our two dogs do occasionally bark and that may be heard. We have provided earplugs as well as a sound machine. We recommend you use them if you are a light sleeper. If at anytime during your stay you need anything from us please reach out, we are here to ensure you have an amazing stay!

The unit features one large bedroom, one bathroom, and a living room/kitchenette. The living room features a modern leather couch and Roku TV. The kitchenette features a sink, dual coffee and espresso maker(coffee and espresso included), mini fridge with freezer, and microwave. The kitchenette is stocked with basic utensils, bowls, cups, mugs, plates, and flatware. The bedroom features a large king bed with custom wood bed frame, a large 85” 4K smart TV, a small desk, a large closet, black-out shades, and LED back-lighting that makes it feel truly magical! The bathroom features a tiled shower, vanity, and toilet, as well as a towel warmer for those chilly nights and mornings. There is a small hallway outside the bathroom with another large closet if more storage space is needed.

Falmouth beaches are great year round. Falmouth is fully open with lots of great live music on weekends and trivia in many different locations mid week. The weather is generally warm enough now for hiking, biking, golf and scenic beach walks.

I charge a minimal cleaning fee & ask you to respectfully treat the space with care and clean up after yourself. I make sure the space is more diligently cleaned and disinfected between guests. Sorry but this is a no pet space.

The space

Our guests may use and enjoy the pool (between Memorial Day and Labor Day and sundeck, the shady quiet front porch and the gardens with the bonus of butterfly and bird watching, including humming birds. The Pool closing date depends on the pool guy - but typically is sometime in late September Early October.

If you need additional rooms for friends....we have two rooms, the Holly and Lilac Rooms - both are on the second floor; they have queen beds and share an expanded split bath, plus a second half bath on the first floor. All of our rooms are clean and comfortable.

It should be noted that a car is recommended as we are a ten minute drive to the village and beaches

A dog named Dixie who loves her tummy rubbed and treats sometimes is here for a visit, but does not live here anymore. We have an indoor cat named Monet who is friendly and two senior cats Mimi and Lulu - 18 years old but they are very shy - you may not see them. In addition we have geese.
We are a ten minute drive to the village and beaches so a vehicle is recommended in order for you to enjoy your visit. We have hosted guests who used Ubers but you basically have to Uber everywhere.

This home just feels good. The large front yard welcomes you as you pull into the driveway. Three massive apple trees remain from the orchard that used to span all of the surrounding properties years ago reminding you of the agricultural history of the surrounding area.

As soon as you walk in, you're greeted with a large Livingroom vaulted ceilings and wall to wall windows. As you move through the house you discover why Royal Barry Wills was such a famous architectural engineer. Small details improve function while prioritizing space, storage and comfort. Even though it's centrally located and right off route 28 the neighborhood is quiet and welcoming and an enjoyable walk or ride. Explore the many trails surrounding the old cranberry bogs in the Childs River Conservation Area, or cross 28 and enjoy the Waquoit Bay National Estuary Research Reserve. There are 2 restaurants within walking distance (Moonakis Café and Moto Pizza). Take a short drive down Route 28 to the Mashpee commons to go bowling, catch a movie, go shopping, or enjoy one of the many restaurants. In the other direction, you can explore quaint down town Falmouth with more shopping, bars, and restaurants. Conveniently located near 3 major hospitals (Falmouth Hospital - 5.3mi, Cape Cod Hospital - 14mi, Tobey Hospital - 15mi).

Our cherished Cape escape has been in our family for over 50 years. Newly renovated with an open and airy concept and a coastal, beachy feel. Centrally located to multiple beaches (2 in walking distance), restaurants, shops and attractions: Island Queen Ferry, Shining Sea Bike Path, Woods Hole, Nobska Lighthouse, The Steamship Authority and Cape Cod Winery, to name a few! Kayak or paddle-board from Great Pond or Little Pond, located at either end of the street! There is something for everyone!

The space
Our home features a large living area with vaulted ceilings, a cozy tv room with a 60 inch TV, 3 bedrooms (queen and twin in one room, two twins in another and a queen in the master which is in an upstairs loft and has views of Little Pond), a large fenced in backyard with a patio that has comfortable outside seating and a gas grill. There is an air conditioner on each floor which cools the whole house, a ceiling fan in bedroom 3 and two portable fans to use wherever you’d like.

***Note - Despite what the pictures depict, you must provide your own bedsheets, pillow cases, and towels, including beach towels. We will have pillows, blankets and comforters available for you to use and all mattresses and pillows will have mattress protectors and pillow protectors on them.
