Found the coffee maker in the unit wasn’t working on first morning and he replied immediately with instructions to access a nearby property to take the one from there. - "This place was perfect for my husband, myself, our 8 year old daughter and 6 year old son. The place was vert clean and very cozy for our family of 4. Almost everything we needed was provided which made packing for this trip easier. Everyone we interacted with was very friendly and overall the neighborhood was very quiet. The beach is less than a five minute walk and can be accessed via a set of steps or a shell lined path. The sand was clean, soft, and there were lots of families with kids. The surf is very kid friendly as well. There is not much difference between high tide and low tide. There are some small pebbles on the shore line which can hurt your feet, so if you have weak soles of your feet like me, water shoes would help. The kids had no issues with the pebbles. The ocean was warm for August and we spent most of our vacation at the beach. The location is great, walking and running paths are near by and there is a small marketplace, restaurants, and mini golf within walking distance. The central location also allows for many trips to attractions and shopping all around the Cape. We found the owner was very responsive and had no issues with our stay. We really enjoyed our end of Summer vacation and I would highly recommend this place. Everything was just so easy and comfortable."

The only thing to note is that the downstairs bathroom is a powder room, not a full bath. We loved the Maushop Village community and the proximity of this cottage to the beach! Our quaint cottage is very convenient to a private beach on Nantucket Sound with the seashell beach path ( 1 of 2 beach entrances ) right off our patio. Literally step out of our patio gate and walk approximately 30 seconds down the seashell path and your feet will be stepping on sand. With ocean views from the patio and bedrooms, this 750 sq ft unit is sunny and immaculate. The large patio is equipped with a gas grill and outdoor eating area. You will love this nicely decorated, and clean 2 bedroom, 2 full bath condo with all the amenities that you could possibly need while vacationing.

The Master bedroom on the 1st floor has a queen size bed and 2nd bedroom located on the 2nd floor has 2 twin beds. Each floor has it's own full bath and each bedroom has a portable a/c unit. The kitchen is fully equipped, and the living area has a full size pull out sofa bed. All linens and towels are included. To make your packing easier, we also supply beach chairs, beach towels, and sand toys!

The Popponesset Marketplace is within walking distance for an evening of fun at the Raw Bar known for it's plentiful lobster roll. Grab your morning coffee at the coffee shop, or visit the other shops for some local shopping flair, ice cream, candy, or smoothies. There is miniature golf to be played or an outdoor summer concert series Thursday through Saturday night all in an intimate setting to enjoy. The village is a safe place for your children to explore or ride their bikes. There are nearby walking paths as well as a place to rent bicycles or kayaks. It truly is the perfect vacation spot. Mashpee Commons is a short drive away with dining, movie theatre, bowling and shops. The Cape Cod Baseball League is at its best one town away in Falmouth, and Nantucket and Martha's Vineyard is only a quick ferry-ride away. It’s a little piece of heaven right here on Cape Cod that we know you will love! Come and make memories to last a lifetime! Very family oriented.

Note, for bookings in May to mid June, there is a possibility of beach replenishment occurring, causing the beach to be closed on weekdays. This should not affect nights and weekends. It’s a perfect location a block from the beach and a short walk to the country club amenities (coffee shop, market, restaurants, bar, mini golf). Owner made everything super easy - checkin/out, parking, trips to the beach (beach towels, chairs, and umbrella for guest use made the beach an even better experience). Cottage is super clean and well decorated. Main room with Queen bed plus a twin in a room connected to the living area. AC kept the whole place cool, kitchen has everything you need for BBQing and cooking. Location in New Seabury is fantastic. The place was even better than we were hoping for. Completely renovated in recent years, this guest home located on Seconsett Island where you can come to relax. The entire island is family friendly, where you can relax in on the water and Beach in the back yard or stroll to the beach on Waquoit Bay. Ride bikes, Kayak, Paddle Board, Boat or swim safely right from home! Kayaks and SUP included for family use. A day trip to Martha’s Vineyard is always fantastic wither on your own boat from our dock or take one the local ferries!

The island is very quiet and semi-private so no traffic but just peace and quiet. Only a short drive to Mashpee Commons, New Seabury, South Cape beach, Falmouth, Falmouth Heights and Woods Hole! If you have a boat, you can leave your personal dock and be on Martha's Vineyard in minutes!

This “guest house” is a separate full residence/home on a waterfront lot with a “main house”. The main house is vacant with interior unfinished, but I do stay in main house on occasion when I go boating and at this moment may be doing some interior work to complete home. You have complete use of the guest house, beach and hot tub. I do make myself scarce any time I may be around to boat, do yard maintenance, or work on interior of the main home. Many times, I may just invite guests on a boat ride!

Since Covid most guest have been bringing their own sheets, pillows and cases and towels (linens). Want to have everyone comfortable and SAFE! I am willing to supplying all items upon request.

There is year-round beach access via the shell path. The stairs to the beach are only installed between memorial day and Labor Day.
There is typically a period of “beach nourishment“ where the homeowners association adds sand to the beach, renters will be alerted about when this is happening. During this time, there will be construction vehicles spreading sand on the beach and it will be closed.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The living room, with ample, comfortable seating, offers an electric fireplace/heater, a 50" OLED HD television with access to Netflix™ , Xfinity, and Prime Video™. Our home was remodeled for the 2023 season. Brand new everything!

Located in Rock Landing, New Seabury -- a 5 minute walk to the Popponesset Marketplace and steps from the neighborhood's private beach. It's a 10 minute drive to Mashpee Commons and grocery stores. It's the perfect location.

The house underwent a big renovation this winter, which includes a brand new kitchen, new floors throughout, new paint throughout, new furniture, finishing the basement to create a studio living space, and a brand new deck out back with a large dining table and umbrella. THESE ARE THE PROGRESS PHOTOS. We are missing some appliance panels, furniture, and window treatments but everything will be done in about two weeks!

We put a TLC into our home. We mixed high end pieces with steals from brand names, like Target. The home is child-friendly - we're always there with our kids, but we ask that you respect it like you would your home. Vacation is a time to get together with friends and family but we also ask that no parties happen at the house without pre-approval. The house includes: open kitchen, dining, living room + 2BR with king beds + a loft with two double beds and two twin beds + a family room/TV area + a finished basement with a queen bed, seating area with TV, and small table. There are three full bathrooms, an outdoor shower, and Adirondack chairs out front to enjoy the water views. A brand new deck and 8 person dining table with umbrella. The only rooms not undergoing significant renovations are the bathrooms - we've decided to keep them as is until next winter.

I'm happy to have a call to answer questions so please don't hesitate to reach out. I grew up in Mashpee so I know the Cape really well. I'm in the process of putting together a Welcome Packet that will have recommendations for things to do all over the Cape. While we had a fair amount of rain, the house was comfortable for at home reading days, and located well for visiting other parts of the Cape. We only had a couple of good beach days- and this house is located close to two easily accessible beaches. Beds were comfortable, kitchen was well stocked, and the common areas had comfortable chairs and sofa. I want to note in particularly that the lighting throughout was excellent, something that we have discovered is not always the case with rentals. Also the home is decorated beautifully with the paintings done by the owner. A final note, communication with Nick was easy, friendly and gracious."

Our two story, two bedroom condominium is located in the Maushop Village within the prestigious New Seabury resort. This Nantucket style private community provides secure, clean, seaside family vacation experience that is ideal for children and adults. Our home is located less than 100 yards from a private community beach, and offers an ocean view from each of the two bedroom balconys, a full eat in kitchen, a comfortable family area and two patios. Welcome to Cape Haven. You will enjoy a studio apartment on the ground floor of our home. We are in a quiet neighborhood with rights to our private beach on Peter's Pond. A separate entrance allows for your own private space.

The Blue Room is a large room with a queen bed, closet, armoire, and TV. Next door is a private bath with tub and shower.

My dog Louis lives in the house with me. You will hear him scuffling about, and he may bark when locked in my upstairs room. He will be quiet throughout the evening, night and early morning.

During your stay
Contacting me via the airbnb app is most convenient. I will probably say “hi” but otherwise stay out of your way.

I am an early riser and try to stay as quiet as possible, but my room is above the Blue Room.

Other things to note
If I didn’t say this already, you will have a private entrance via the front door. Once inside, you will see the Blue Room and your private bathroom ahead of you (see pictures). The key pad directions for the front door will be sent directly shortly before your stay. You can lock the bedroom and bathroom doors from the inside but you cannot lock those doors behind you when you leave.

My home is on a busy but convenient street and is separated from that street by stockade fencing. You will hear some street noise yet people have found the Blue Room to be quite peaceful (see reviews). If you have any questions, please message through the app. Thanks!

The rental space includes five single beds and two queen beds in three true bedrooms, with two full bathrooms. (See pictured floor plans) We also have two portable cribs. You have use of four sit-in-hull adult kayaks, two sit-on-top adult kayaks, one 17ft canoe, 4 kid kayaks and adult paddleboard ready-to-go into miles of protected waterways. This is a quiet location with great access to protected waterways, salt marshes and sand. South Cape Beach State Park is nearby with ocean exposure. Registered guests have access to our website holding descriptions, videos and links to our personal recommendations for local sites, restaurants, shopping and manuals for all appliances.

Personal library with local natural history, games, kids toys, Internet, HDTV with Comcast cable, land-line phone with unlimited US calling, 24inch 1920x1080 HDMI computer monitor, are entirely yours. We also operate a Verizon Network Extender giving a strong 4G cellular signal around the house. We have an outdoor hot shower with full privacy screen.

Guest access
You have the entire "7B" side of the duplex, with ample parking for four vehicles on a concrete driveway for your exclusive use. We are generally onsite and you just walk-in the main entrance and enter at the door marked "7B". In rare instances you retrieve a key from a lockbox on the outside door handle. The outdoor hot shower is for our mutual use, while you have your own river-side patio with seating for eight, Weber grill, firepit, two hammocks, additional river-side lawn seating and kayak rack for your exclusive use. A swim ladder is available for use at the dock. We fly an appropriate state or country flag for each renter that marks our dock uniquely when you return from kayaking. We currently have flags for 33 states and 36 countries available. We will happily get a flag for you if we already don't have it!

Just when you thought you'd have to miss your favorite series, this home has all the answers! Don't hesitate to plan movie nights with your loved ones. The bedroom has its own mini split heating/cooling unit. I share my home with 2 very friendly labs, Jules and Bear and an indoor/outdoor cat, Camina.

Please park next to the garden on the left (when facing the front of the house) and enter through the front door. Take the stairs to the 2nd floor your bedroom is located on the Right. Your bathroom which is shared is also on the 2nd floor. You have access to the great room: living/dining/kitchen area to relax, eat your meals, and store food in the refridgerator/freezer. You may use the microwave oven. You may also enjoy the outdoor patio and yard with vegetable and flower gardens.

During your stay
I like to give my guests their space and privacy, however, I am available for any questions or concerns they may have.

Other things to note
You'll have access to the following: 2 kayaks and a 2 person canoe that are stored at the private association beach. I have 2 adult life jackets; 2 adult bicycles for riding around the bike friendly neighborhood; a beach umbrella and beach towels. There is also an outdoor shower and a clothes line for you to use.

Each morning you are treated to a scrumptious breakfast. I cater to my guests dietary restrictions & preferences. You have access to an association private beach on John's Pond, a playground, & a tennis court all within my neighborhood. I have 2 kayaks and a canoe available for use. My home is close to beautiful hiking/biking trails, local salt water beaches, & Mashpee Commons where you can enjoy shopping/restaurants. I am available to answer questions and help you enjoy your Cape Cod vacation.
