Our home awaits those who wish to get away and experience the beauty and serenity of quaint New London and its surrounding lakes, mountains, and State parks. Quaint town with eateries and shops. Nestled in a 5 acre secluded setting across a quiet road from Pleasant Lake. In Autumn, when leaves begin to fall, the lake can be seen and is quite beautiful. We have a shared private lake access and keep 2 kayaks and 1 canoe there, access is a short walk/drive from home. The trail to the access is steep in areas. You may also park your car on the side of the road near the access trail entrance. All gear is kept in mudroom. Guests are permitted to go to Pleasant Lake Beach, just a few min. drive away, great for children, life guards, picnic, play area and paddleboards available for use. Boat launch is there if you have a boat. Pleasant Lake is one of the cleanest lakes in NH, and offers wonderful boating, fishing and swimming. As a four season rental, there is so much to do! Hiking, Ice skating, snowmobiling, cross country skiing with many great trail systems. Close to Mount Sunapee and Ragged Mountain for summer adventure park and winter fun. Outdoor deck is wonderful and perfect for entertaining or seeking calm.

Our home is very private with trees on all sides. 1 bedroom and 1 half bath on the 1st floor with washer & dryer and dehumidifier. 2 bedrooms & 1 full bath on the 2nd floor with living room, fireplace, dining area and kitchen. High-speed Wifi internet access included. AC window units installed during the Summer in Bedroom #1 and Dining/Kitchen/Living Room areas (2nd floor).

Additionally, Elkins beach is a short 5 minute drive away, where there is public swimming and a boat launch area.

This 4 bedroom and 2.5 bathroom is very spacious and is the perfect accommodation for any family. For your next competitive family game night, we have a pool table, dart board, and many board games. There is two large living room areas with comfortable couches and TV’s when you want to relax after a day of exploring. Speaking of relaxing, we have an all season hot tub that fits 6 adults.

It’s great location is 20 minutes to Mount Sunapee, 10 minutes to Lake Sunapee, 20 minutes to Ragged Mountain, and 10 minutes to Winslow State Park, 10 minutes to Wadleigh State Park.

Guests have private access to the entire Big Red Cottage as well as free WiFi, parking, full use of your own washing machine and dryer. Other things to note
The barn and the chicken coop are off limits. There is an additional apartment in the barn that the hosts stay in. The barn may or may not be occupied during your stay. Guests are not allowed to park in front of the barn.

During the winter months, plowing and shoveling will be provided throughout your stay. Please be aware we do live on a dirt road and suggest a vehicle with 4 wheel drive.

During the winter months, plowing and shoveling will be provided for any snow accumulation > 3-4 inches. During a storm/winter months, when the host may or may not be on-site to assist with shoveling and plowing, please do not park in front of the garage.

If we are on-site, we will remain respectful of your privacy and minimize any presence or interaction unless assistance is requested. Power & Internet: This is a rural part of the country. You may lose power or internet during inclement weather. We do not issue refunds for loss of power or internet out of our control.

Air conditioning: There is central AC at this property. The unit cools the whole house. AC availability is seasonal and depending on weather (late spring and summer). Heating is also seasonal, and depending on weather, available during the cold seasons (autumn-winter).

Pool: The pool opens after Memorial Day weekend and closes around mid-October, depending on the weather. We recommend contacting us prior to booking to confirm the pool's availability during your stay

Pets: We’re happy to welcome your pup to the home. There’s a $150 fee plus tax for the first dog, and $50 plus tax for each additional one. If you’re planning to bring more than three, just check in with us first so we can coordinate with the homeowner. For everyone’s comfort, we kindly ask that dogs stay leashed outdoors and that you clean up after them. Please note that cats aren’t permitted due to allergy concerns. Any pet-related damages may result in additional charges.

3+ miles of designated trails for YEAR-ROUND mountain biking trails (when possible), XC skiing, horseback riding, snowshoeing, fishing, hiking, swimming, sledding, and other activities catering to the desires of serious outdoor enthusiasts who want to play hard... or relax harder, lost in dreams, whilst gazing up at Mt Kearsarge and Winslow St Park... BONFIRES!!!!!!

House...
The house, which sleeps 8, consists of two main bedrooms with queen beds, the Master having a private bathroom. The Guest Room with Queen, & Bunk Room (with two Full beds can accommodate up to four others), share the second Full Bath.
A large open main entertaining area is made up of the Lounge and Billiards area.
The kitchen, BUILT FOR THOSE WHO COOK, is separated from the Billiards room by an ample Dining area.
A large patio looks over the Hollywood Bowl, newly renovated spring fed MicroLake, the Bowl Trails, and gives you about the most spectacular view of Mt Kearsarge POSSIBLE... it's tough to leave it.

The outside is a WHOLE 'nother deal!!!
The 101 is a 101 acre farm located directly across the street from Winslow State Park, N Sutton NH. 10 minutes from New London, 10 Min from the N access trail to Mt Kearsarge, 20 Min from Lake Sunapee, 30 min to Mt Sunapee, and Ragged Mtn, 30 Min from White Water rafting / kayaking / surfing in Franklin, and mere minutes from enough fly fishing (& spinner) to shake dozens of sticks at, OR access to snowmobile trails that can send you to Vancouver (seriously)... the possibilities are endless. There are also a half-dozen or so local town trails within a 5 min drive that are great for exploration... & KIDS!

Guest access...
The ENTIRE property is yours for exploration on foot or wheel... rules for safety MUST be agreed to upon check-in.
The Paaaty Baaan (shared machinery barn), is available for bike repairs and indoor Bocce when the weather is not cooperative.

A full-size Equestrian ring is also available, with stables in future plans, and a large enough paddock to accommodate up to 4 horses. Guests are welcome to board horses in their vans in the meantime.

Other barns are available for guest vehicle and machine storage, or OFF LIMITS without permission please.

Camp just a quick trek off Beautiful & Historical Main Street New London, NH. Perfectly situated near hiking, skiing, swimming, boating, fishing, and snowmobiling spots. Lake Sunapee, Mount Sunapee, Mount Kearsarge and much more is only a few minutes' drive away. The site is a 90-second walk from the parking area, just a few hundred feet. The tent has a propane heater, however propane is not included. You must bring your own tank (can be purchased at local gas station and hardware store). Carry in - Carry out site. Must leave no trash or items behind. There is trash barrel with bags available for your use, bags must be brought up the hill to the dumpster. The canvas tent has one double bed, additional tents are recommended for more than two people. There is plenty of space to set up more tents

Large full water container and hand sanitizer provided. No power or running water; But after all, this is tenting.
