Our home awaits those who wish to get away and experience the beauty and serenity of quaint New London and its surrounding lakes, mountains, and State parks. Quaint town with eateries and shops. Nestled in a 5 acre secluded setting across a quiet road from Pleasant Lake. In Autumn, when leaves begin to fall, the lake can be seen and is quite beautiful. We have a shared private lake access and keep 2 kayaks and 1 canoe there, access is a short walk/drive from home. The trail to the access is steep in areas. You may also park your car on the side of the road near the access trail entrance. All gear is kept in mudroom. Guests are permitted to go to Pleasant Lake Beach, just a few min. drive away, great for children, life guards, picnic, play area and paddleboards available for use. Boat launch is there if you have a boat. Pleasant Lake is one of the cleanest lakes in NH, and offers wonderful boating, fishing and swimming. As a four season rental, there is so much to do! Hiking, Ice skating, snowmobiling, cross country skiing with many great trail systems. Close to Mount Sunapee and Ragged Mountain for summer adventure park and winter fun. Outdoor deck is wonderful and perfect for entertaining or seeking calm.

Our home is very private with trees on all sides. 1 bedroom and 1 half bath on the 1st floor with washer & dryer and dehumidifier. 2 bedrooms & 1 full bath on the 2nd floor with living room, fireplace, dining area and kitchen. Large deck with outdoor gas grill, table and chairs is off of the 2nd floor living & dining area. Kitchen is fully stocked with whatever you may need. Open floor plan with vaulted ceiling in main living area. Gorgeous leather furniture in living room, custom stone fireplace, Roku TV includes Netflix, Amazon Prime, Hulu and HBOMax. High-speed Wifi internet access included. AC window units installed during the Summer in Bedroom #1 and Dining/Kitchen/Living Room areas (2nd floor).

The shared lake access is across the street from our home, although the 245 foot path can be rocky or slightly steep in areas but is less than a 5 minute walk. Additionally, Elkins beach is a short 5 minute drive away, where there is public swimming and a boat launch area.

Wonderful retreat for a large family to enjoy local downhill or cross country skiing, hiking, or just exploring the Sunapee Region's many beautiful lakes. This three level post and beam home has 5 bedrooms and sleeps about 12 people , has 31/2 bathrooms with views of the northern mountain ranges from the MBR, kitchen, living room, dining room and the large loft living space. There is also a pool table, bar and two TV recreational spaces which both look out over a large blue stone patio with mountain views. This home takes advantage of prime access to town and outdoor local activities while having the privacy of 7 acres!

This 4 bedroom and 2.5 bathroom is very spacious and is the perfect accommodation for any family. For your next competitive family game night, we have a pool table, dart board, and many board games. There is two large living room areas with comfortable couches and TV’s when you want to relax after a day of exploring. Speaking of relaxing, we have an all season hot tub that fits 6 adults.

It’s great location is 20 minutes to Mount Sunapee, 10 minutes to Lake Sunapee, 20 minutes to Ragged Mountain, and 10 minutes to Winslow State Park, 10 minutes to Wadleigh State Park.

Guests have private access to the entire Big Red Cottage as well as free WiFi, parking, full use of your own washing machine and dryer. Outside, guests have access to their private hot tub, fire pit and grill as well as all outdoor areas which include the patio (front / back) and expansive 6 acres where you are free to explore.
Other things to note
The barn and the chicken coop are off limits. There is an additional apartment in the barn that the hosts stay in. The barn may or may not be occupied during your stay. Guests are not allowed to park in front of the barn.

During the winter months, plowing and shoveling will be provided throughout your stay. Please be aware we do live on a dirt road and suggest a vehicle with 4 wheel drive.

While guests have exclusive access to the entire property, including the Big Red Cottage and its surrounding grounds, we may stay on-site in the in-law suite above the barn/garage during periods of inclement weather or as needed to assist with guest requests. During the winter months, plowing and shoveling will be provided for any snow accumulation > 3-4 inches. During a storm/winter months, when the host may or may not be on-site to assist with shoveling and plowing, please do not park in front of the garage.

Weather: In the winter, there will be snow, ice, and occasional snowstorms. We recommend driving a vehicle with AWD or 4WD. Please drive with caution and be prepared with regards to the ability of your vehicle to drive in the snow.

Power & Internet: This is a rural part of the country. You may lose power or internet during inclement weather. We do not issue refunds for loss of power or internet out of our control.

Air conditioning: There is central AC at this property. The unit cools the whole house. AC availability is seasonal and depending on weather (late spring and summer). Heating is also seasonal, and depending on weather, available during the cold seasons (autumn-winter).

Pool: The pool opens after Memorial Day weekend and closes around mid-October, depending on the weather. We recommend contacting us prior to booking to confirm the pool's availability during your stay

Pets: We’re happy to welcome your pup to the home. There’s a $150 fee plus tax for the first dog, and $50 plus tax for each additional one. If you’re planning to bring more than three, just check in with us first so we can coordinate with the homeowner. For everyone’s comfort, we kindly ask that dogs stay leashed outdoors and that you clean up after them. Please note that cats aren’t permitted due to allergy concerns. Any pet-related damages may result in additional charges.

The house, which sleeps 8, consists of two main bedrooms with queen beds, the Master having a private bathroom. The Guest Room with Queen, & Bunk Room (with two Full beds can accommodate up to four others), share the second Full Bath.
A large open main entertaining area is made up of the Lounge and Billiards area.
The kitchen, BUILT FOR THOSE WHO COOK, is separated from the Billiards room by an ample Dining area.
A large patio looks over the Hollywood Bowl, newly renovated spring fed MicroLake, the Bowl Trails, and gives you about the most spectacular view of Mt Kearsarge POSSIBLE... it's tough to leave it.

The outside is a WHOLE 'nother deal!!!
The 101 is a 101 acre farm located directly across the street from Winslow State Park, N Sutton NH. 10 minutes from New London, 10 Min from the N access trail to Mt Kearsarge, 20 Min from Lake Sunapee, 30 min to Mt Sunapee, and Ragged Mtn, 30 Min from White Water rafting / kayaking / surfing in Franklin, and mere minutes from enough fly fishing (& spinner) to shake dozens of sticks at, OR access to snowmobile trails that can send you to Vancouver (seriously)... the possibilities are endless. There are also a half-dozen or so local town trails within a 5 min drive that are great for exploration... & KIDS!

The ENTIRE property is yours for exploration on foot or wheel... rules for safety MUST be agreed to upon check-in.
The Paaaty Baaan (shared machinery barn), is available for bike repairs and indoor Bocce when the weather is not cooperative.

A full-size Equestrian ring is also available, with stables in future plans, and a large enough paddock to accommodate up to 4 horses. Guests are welcome to board horses in their vans in the meantime.

Other barns are available for guest vehicle and machine storage, or OFF LIMITS without permission please.

Lake Sunapee, Mount Sunapee, Mount Kearsarge and much more is only a few minutes' drive away. The site is a 90-second walk from the parking area, just a few hundred feet. The tent has a propane heater, however propane is not included. You must bring your own tank (can be purchased at local gas station and hardware store). Carry in - Carry out site. Must leave no trash or items behind. There is trash barrel with bags available for your use, bags must be brought up the hill to the dumpster. The canvas tent has one double bed, additional tents are recommended for more than two people. There is plenty of space to set up more tents

Guest Access:
This is an exclusive Tentrr Signature campsite. Tentrr partners with land owners to offer unique accommodations in beautiful outdoor spaces. Our campsites are off-the-grid which means they generally do not have access to electricity, wifi, or modern plumbing. Instead, they offer the chance to relax, unplug, and fully experience nature!

Your Tentrr campsite includes a 10'x12' (120 square feet) safari-style canvas tent on a raised wooden platform. Inside the tent you'll find one queen bed with a memory foam mattress. The tent is big enough for the bed plus one or two extra sleeping bags on the floor. Aside from the canvas tent, campers can also use the extra 5-person pop-up dome tent that’s provided. You'll also have a 6-ft picnic table, outdoor fire pit, 2 Tentrr Adirondack chairs, and a heating source to keep you warm and toasty at night.

Max Occupancy: This refers to the total number of campers allowed onsite with your reservation.

Toilets: Every campsite is equipped with a camp toilet (we call it the Tentrr Loo). This is a simple wooden box with a toilet seat and a bucket inside. To use, line the bucket with a CleanWaste Sani-Bag supplied at the camp prior to use. Afterwards, simply tie the bag up and place it in a trash bag. CleanWaste Sani-Bags use a NASA-developed gelling/deodorizing agent that helps prevent spills and keeps everyone safe and clean.

Showers: Every Signature campsite comes with a Coleman Sun Shower. The sun shower has a reservoir that holds up to 5 gallons of water, potentially enough for multiple showers. It's constructed of heat-locking material that warms the water when it's left in the sun, even on cool days.

Interaction with Guests:
Upon check out, you should leave-no-trace of your stay and be sure your campsite is returned to its natural glory! While Tentrr does not charge a cleaning fee, we do expect campsites to be left how they were found. After you check out, take everything you brought in and be sure to leave your trash at the designated location.

If a Tentrr Host submits an incident report after your stay that details evidence of trash or damage to the campsite or the host's property, Tentrr reserves the right to charge a minimum cleaning fee of $50. Just make sure to follow the Camper Manual posted at your campsite and you'll be set!

This cabin is best for adults in the two double beds, and kids in the bunkbeds.

The space
This a very comfortable cabin that has been shared by two families for the last ten years. It is perfect for one or two families as there is two rooms with doubles for couples, and the larger room has six smaller bunk beds for kids (under 150 pounds).

The whole cabin is accessible for the guests. There is wireless, but no cable TV. There is a TV with a dvd player if needed.

Primarily a place for one or two families interested in skiing in the winter or a range of activities in the summer.

“Happiness on the Hill” is a ranch-style rustic home located in the heart of the outdoors. Kitchen: This house has wood throughout the kitchen and living room, giving it a lodge-like feel. The kitchen is open to the living room which allows for friends and family to enjoy time together. The kitchen is stocked with:

The Party deck: Enjoy the new 32 x 12 large trek deck that holds a new 6-person hot tub, 6-person polywood patio table/chairs and Webber grill.

Back yard: Walk down to the circular firepit to enjoy a night of wood burning, s’mores and laughter. Wood can be purchased at the Hannaford Supermarket 5 minutes away. The property sits on 5 acres, off to the right of the property there is a clear path into the woods. Take a short walk to enjoy a stream/running water that runs through the woods.

Very close to the Flying Goose Brew Pub and NH’s best BBQ - The Refinery. Of note, separate lower level unit has fulltime tenant.

Top two levels of the house includes private entrance, 3 bedrooms, 2.5 baths, kitchen, dining area, living room, and office for your use. Please note, the lower level is a separate unit with a full time tenant. There are no shared spaces, but please be courteous with noise.

Please do not enter the barn or pasture areas, or the separate lower level apartment (separate entrance). The horse fence is electric - do not touch.

Our home sits on a secluded hilltop across from pristine Pleasant Lake, one of the cleanest lakes in New Hampshire in the town of New London, quaint shops, eateries. We provide two kayaks and a canoe which are kept at our lakefront access, a short walk or drive from house. All gear in mudroom.The beach is a few min. drive down the road and is beautiful with a life guard, picnic tables. Lake Sunapee ski resort is noted for it's snowmaking and picturesque views of the lake, only 25 min. away.

The space
Our charming home sits on five serene acres. It is so amazing to not see any houses, just trees, and only hear nature and the loons on Pleasant Lake Large deck with gas grill is perfect for entertaining and seeking calm. In Autumn when leaves begin to fall, lake can be seen and is quite beautiful. The main area has an open floor plan with vaulted ceilings and a wall of french doors off deck provides lots of light and viewing of nature. Over 50mb of secure wifi, printer, so working from this space is excellent! Roku TVs in every room provide a multitude of channel viewing. Our large mudroom is perfect for storing your ski/snowboard equipment. Private 1st floor bedroom is spacious with laundry area and half bath. New mattresses on beds, very comfortable. All that you need is provided, and any requests are welcome. AC window units are installed during the Summer in Bedroom #1 and the Kitchen/Dining/Living room area.

If you seek serenity and adventure, you have found it! We have shared private lake access with with two kayaks and a canoe, guest permit to beach, public boat launch near. Several State Parks and Hiking trails abound. Mt. Sunapee offers a summer adventure park and fantastic skiing in the winter. Winter activities ~ ice skating, snow mobiling, snowshoeing the great trail system.

Unwind in a spacious, historic home just a few blocks from gorgeous Pleasant Lake. A 5-minute walk to Elkins beach, public boat launch, and a cute town market (for ice cream!). Walk your dog for a swim at the town dam. Sip coffee on the bright sun porch overlooking the serene backyard gardens. A path from the front leads to a small public park with a lovely stream and waterfall. Lots of games for game night. Great restaurants, gift shops and grocery store 7-minute drive to quaint New London.

The space
This is a comfortable home near Elkins Beach at Pleasant Lake, with lifeguards and a playground is great for kids and is a 5 minute walk. Several bikes available for an even quicker trip to the lake. My home is homey, spacious, well-appointed and clean. Bear in mind that although it is a well-maintained historic home, it does have some quirks.

Please note that this is my primary home, so while the space will be tidy of personal items, there will be clothes in the closets and drawers. There will be plenty of space in the refrigerator, freezer and cupboards for you to use, and you may use condiments and staples.

To round out our wellness offering, there is a gym at the rear of the Barn with all Rogue Equipment (over 1500 lbs. of plated weight and up to 100 lb. paired dumbbells) and a Peloton, BowFlex Max Trainer 18, and Concept 2 Ski & Standard erg machines.

In addition, you'll enjoy free WiFi, ample parking, two-way fireplace in the living room, and full use of your own washing machine and dryer. We also have a warming/off-slope prep and recovery room with 8 separate Hedgehog Dryer systems to get your gear dry and ready for (re-)use for next day's session!

Each guest will receive a personalized access code via email or message prior to their arrival, along with detailed instructions for using the locks. These codes ensure exclusive access during your stay and add an extra layer of convenience and security.

Additionally, the property is equipped with two backup emergency lockboxes containing physical keys; access instructions and codes for the lockboxes will be provided in case of emergencies or technical issues with the smart locks.
