This 950 sq. ft. 1-bedroom penthouse was completely updated in 2022 and is nestled atop a gated, 5-acre avocado grove in a climate sweet spot where you get to enjoy coastal breezes without marine layer.

LIVING ROOM
The living room has a hanging chair mounted to the high open beam ceiling (250-pound maximum weight please), 55-inch Samsung Smart TV, two big couches that could be used to sleep on (additional twin size memory foam mattress available upon request), dining table, bistro table, and direct access to an amazing panoramic view balcony.

BALCONY
The oversized balcony comes fully equipped with patio furniture, fire pit and gas BBQ, and amazing complimentary views.

KITCHEN
The full-service kitchen features all high-end appliances. Samsung stainless steel refrigerator with water filter & ice maker, Samsung electric glass top stove, range with built-in air-fry oven, microwave, stainless steel juicer, blender, Calphalon cookware, Nespresso machine and Japanese knifes.

BEDROOM
The bedroom is furnished with a king bed (Dreamcloud premium mattress, comfy soft linens and Beautyrest Black pillows included), lounge chair, ceiling fan, TV, touch sensitive lights with built-in charging stations, full closet with hangers and shelves, dresser and mirrors.

An extra twin memory mattress (with sheets, pillow blanket) or bedding to sleep on one of two big sofas can be provided upon request.

The high end materials used in the designer bathroom combine modern and rustic elements into a spa-like experience. Towels and shampoos, etc. included.

WHAT ABOUT THE SWIMMING POOL?
We do have a wonderful pool on the property, but it’s primarily for use of the Hilltop Villa (the main house) guests. If there are no guests at the Hilltop Villa, you are welcome to use the pool. Feel free to ask if/when the pool is available during your stay.

ABOUT THE NEIGHBORHOOD:
The Penthouse Cottage is perched atop a 5-acre avocado farm. The property is gated in a wealthy area with few homes around. Stroll through the grove and pick avocados (when in season) for homemade guacamole or various citrus fruits for fresh squeezed orange juice (and the most refreshing cocktails).
Guest will receive the gate and front door code prior to checkin and can reach me on my cell phone with questions or requests. There is plenty of outside parking available.

Quiet getaway close to everything. This property is located in the midst of the beautiful Golf Club of CA. in Fallbrook, CA. Wedding venues at; Grand Tradition, Monserate Winery and Wedgewood weddings at The Golf Club of CA - all very close.
Over 20 award winning wineries in Temecula (15 miles). Miles and miles of San Diego sandy beaches (15 miles). Great central location to visit Disneyland (50 miles), San Diego Zoo (40 miles), Sea world (40 miles), Legoland (20 miles); or just do nothing except relax, swim, and golf.

The Golf Club is an excellent course set in the rolling hills of Fallbrook. Lots of beautiful landscaped and stately homes set well off the fairways. 10 other golf courses within 20 miles of the house.

Imagine waking up with views to the ocean atop a private mountain retreat and heading out to explore 52 acres of private hiking trails. There are 10 steps to the front door of the guest house. Once in, there are 3 steps to access the main floor where the king bed is located. The yoga and boulder room is off of the main floor and has over 200 rock holds and multiple holds in the ceiling where ropes, swings and yoga silks are located. The yoga room has a large soft carpeted area that could be used to sleep several children. The single bed in the loft is accessed by the climbing holds (step ladder can also be used - but is a bit less fun!). The 46 inch flat screen TV swivels and can be viewed from the king sized bed and loft, or from the sitting area and has Netflix and Amazon Prime movies. The kitchenette has a fridge and freezer, microwave, toaster oven, insta-hot (water comes out boiling- great for french pressed coffee and tea), and all the kitchen utensils need to make a meal. A gated entrance leads up a tree lined drive to this tranquil estate over looking 2+ acres of fruit trees, grape vines, and grassy vistas. A beautiful pool sits between the casita and the owners home and is unfenced and not suitable for very young children. This quiet country environment is near the Santa Margarita river for hiking and mountain biking as well as Temecula Valley’s wine region and Old Town for shopping, dining and entertainment. San Diego's world class attractions are about an hour away. Bella Casita is nearly 1000 sf, with an open floor plan, cozy living room, wood burning fireplace, dining room, laundry room and two good size bedrooms and one bath. The primary bedroom is furnished with a queen-sized bed and has a view of the pool with it's own outdoor seating. The second bedroom features two twin beds and overlooks the shade garden. Both bedrooms have ample closet space. A roll away inflatable single bed is available for a 5th person for an additional $75. The kitchen is supplied with most everything you’ll need including mixer, toaster and blender and a full rack of spices as well as a Keurig coffee maker. The reverse osmosis filtered drinking water system feeds the refrigerator and ice maker. The laundry room is fully equipped with a new washer and dryer as well as an iron and ironing board. Linens and towels are provided including pool towels.
The salt water pool, is unfenced and only a few steps from your door, has waterfalls and a Baja bench and is "naturally" heated by the sun for comfortable swimming May through September.

The garden does come on Fridays or Saturdays at 7:00am, I will have to open the guest house garage for him and while guests are here I have him work away from the guest house for most of the morning.
I personally clean the guest house, I have been in places, which turn your white socks brown and you will never see that from my place.
I clean every piece of bedding you might touch, including bedspreads, blankets and pillow shams,vacuum each rug every time someone stays
I check each, plate, cup, pot pan, fork spoon and knives for cleanliness,
I go above and beyond to make your stay at least as comfortable as your own home and you will always compare my place to others and I want your stay to be one of the best parts of your visit and want you to always come back.

The booking party must be with anyone inside the pool area, there is no lifeguard on duty, so the booking party assumes this responsibility, there will be no running or diving inside the pool area. The booking party assumes all liability of anyone using the pool and pool area.
No smoking, including cigarettes, hooka, Marijuana, vaping,ecig or any other form of smoking even if you have a medical card or prescription, any breaking of the non smoking rules inside the Casita- Guest house or by dragging the smoke smell into the guest house- casita by clothing, wind, or windows being left open or any other way, the guest will be charged an additional but not limited to $500 cleaning charge to remove any smells left behind plus any other damages produced from breaking of these rules and all guests will be immediately removed from the premises and will be charged the full price for their booked stay. I don't want the guest house to smell bad for other people.

We have a no dog or animal policy, except service and emotional support animals which are not allowed to stay on the property alone and must stay off furniture, but if your dog or animal is found to be neither and it is on the property or left alone there will be a minimum $200 charge per day per animal plus any damages and the authorities will be called and your stay will immediately be terminated with out refund for violation of house rules. Sorry for these harsh rules, but some people try to get away with things.

Any stays over 14 days would need to be broken up into multiple 14 day stays with a discount or would need to have a credit check with my approval, a rental deposit and a rental contract prior to entering the property as per California's rental laws. The LIVING ROOM includes a 43" television with streaming TV, HBOMax, Apple+, HULU and STARZ, as well as "Alexa" to answer your questions and play music. There are two recliners to relax in, as well as a loveseat. The coffee table top lifts to provide a work surface from the loveseat.

The DINING area includes a glass topped table with two chairs located in the bay window topped with a chandelier, with a view of the vineyard and succulent fountain.

The fully functional KITCHEN has a French door refrigerator, gas range with oven, dishwasher, and a pantry, for plenty of storage space. Dishes, flatware, pots, pans, and a variety of cooking appliances are provided. Two USB charging outlets are provided.

The BEDROOM features an comfortable king size mattress and an electric "fireplace" as well as a walk-in cedar closet. There is a chair and lamp for reading and a luggage rack and hamper. The bed has Mellanni microfiber sheets, which are super-soft. Four pillows plus 2 shams are provided for your comfort, as is a down comforter in a super-soft microfibre duvet. Four USB charging outlets, an extra blanket, and ample hangars are provided.

The 2020 renovated BATHROOM includes a new shower and sink, and a bidet installed in the toilet. A full set of towels as well as 2 bath sheets, are provided. The shower has sliding barn door style doors, and a mural of Italy. A built in night-light and memory foam bath mat completes the comfortable accessories.

A blanket and two towels are provided for beach use.

There is SHARED ACCESS to a convenient laundry room with a washing machine, dryer, and hanging rack; a covered backyard patio and eating area; yard with covered swing; and BBQ.

The YARD and GARDEN consists of roses, iris, and a variety of flowers and succulents. Crape Myrtle trees line the front and side of the property. Garden art, hummingbird feeders and wind spinners provide visual interest. A succulent fountain, and variety of lit features gives the garden nighttime allure. We had a fully furnished kitchen, every appliance and kitchen tool known to man, a bed so comfy it was to die for, and a perfect water fall shower. When we first arrived, we were greeted with a warm reception. Teri and Mike are wonderful people. I just started a new job and had to be in the area for 2 weeks. Teri was aware this and when we got there, we were greeted with a tasty bottle of wine, some cookies and a congratulatory card from them both. This home is peaceful & secluded on a 1.5 Acre lot surrounded by Avocado trees. Book this home for the bride to get ready for her special day - or family vacation. Enjoy a sunset dinner on the deck or take a dip in the secluded hot tub. Lay in a lounge chair at night to see the many stars. Play corn hole in the yard or nighttime games in the comfy living room. Hear the laughs & cheers playing Pool, Foosball, air hockey and other great games in the downstairs gameroom.

GROUNDS:
Lots of birds and wildlife to observe. So many stars at night.

KITCHEN:
Kitchen is well equipped for cooking. Oil & spices. Kitchen has a Coffee Maker and Espresso machine. There is baby/toddler ware as well.

DINING ROOM:
Large dining table with 8 dining chairs. Beautiful views from patio slider that leads to the backyard deck.

LIVING ROOM:
Comfy couch and seating for 8. Smart TV with streaming device to log into your own accounts. We can not control what previous guests failed to logout of.

BEDROOM 1:
The Master has a King Bed, two side tables and two dressers. The Master has a door that leads out to the deck for amazing views of the mountains.

BEDROOM 2:
Often used as the kids room, but adults can stay there as well. There is a set of bunk beds (both are Full size and can fit 2 people each). Then there is a pull-out trundle bed that is twin sized.

PARKING
There is parking for 6 vehicles on our property. RV parking is available. Please let us know ahead of time.

SMART LOCK CHECK IN
You can arrive anytime after 3PM on your check in date for easy self check in. A code will be sent to you for the front door.

GAMES:
We have a variety of board games in the closet by the front door. Downstairs is the game room with a full sized Pool Table, Regulation Air Hockey Table, and Foosball Table. Children books and a couple toddler toys are on the shelf near the front door. We have a ping pong table outside (it's old and doesn't look great, but works fine).

LAUNDRY:
There is a washer and dryer with laundry detergent provided.

DECK/COURTYARD:
Large courtyard with dining table for 10, a BBQ, Couch seating area, a ping pong table and other seating areas around the property. Lots of space for you to spread out.

HOT TUB:
The hot tub fits 3-4 adults. It's set at 102 degrees. Please put the cover on when not in use to keep the temperature warm. Please supervise the kids at all times around the hot tub.

NO SMOKING IN HOME OR ON PROPERTY:
No e-cigarettes, no vaping, no cigarettes ($500 additional cleaning fee if you smoke in the house)

QUIET HOURS:
10PM-7AM

WILDLIFE:
This is an open space property with no fencing. Many enjoy the 180 degree views. Many are excited at the prospect of seeing or hearing wildlife. There are coyotes, mice, insects, spiders, venomous snakes, birds, bats, raccoons, possums, ground squirrels, etc. We have never seen any of these (other than spiders and squirrels), but there is a chance of them paying a visit. If this is not a good fit for you, please be aware.

Please be aware that the host (Cory) lives on the other side of the property in a self contained building with his own parking. He travels most of the year, but even if he's home, you probably won't run into him. You have full access to all amenities. He does not use the yard, hot tub, gameroom, etc. You are not sharing with him or anyone else.

There is a locked laundry room that can be made available for use with an extra fee if pre-arranged with the owners when booking (a separate door code can be given to allow access).

There is a $25 fee to heat the spa for each 2-hour period of use.

Currently, the house has beds to accommodate up to 12 guests. There are 3 bedrooms with queen beds and an extra sunroom off the Master bedroom suite, which has a sofa daybed that can sleep two adults and also a queen-sized pull-out sofa bed inside the Master bedroom when more than 6 guests are booked. There are two twin sized roll away beds available for when more than 10 guests are booked.

The owners live very close by and are available by phone or text messaging.

The owners or any of their hired caretakers may be on the property at times for pool, yard, or grove maintenance, or they could be entering the garage or backyard outbuildings as necessary.

The spa requires about a one hour notice to pre-heat it and has an extra charge of $25 for a two hour period of use while it is hot.

Pool and Spa hours are 8:00 am to 10:00 pm. The spa will be turned off at 10:00 pm.

This beautiful and serene home is located high on a hill with gorgeous views. We recommend our close by mexican restaurant (El Parque) with outdoor seating where they serve 14 different craft beers on tap. We also recommend Estrella's (Mexican food with great Margaritas), Peking Wok (Chinese food), Fresco Grill (Fine Italian) and Village Pizza. Monserate Vineyard and Winery is very close by for wine tasting and gourmet lunches. There are several markets in town: Daniel's Market at Mission Rd and Hwy 76 is the closest shopping center, however, there is also Albertson's and Major Market near downtown Fallbrook. The historic downtown Fallbrook is a short 10 minute beautiful drive where you can shop and enjoy our quaint friendly town.

Easy access to Hwy 76 and 15 Fwy.

Please reach out to the owners by cell phone (call or text) for heating the spa or needing access to the laundry room. There are extra charges to use the washer and dryer as well as the spa, so prior arrangements need to be made in order to accommodate these.

Please do not use the white bath towels for the pool or spa. Pool/Spa towels are provided in the hallway by the Master bedroom entry.

The pool has a solar panel heating system that will only heat the pool approximately 10 degrees more than the outside temperature, and only when it is a warm sunny day. During winter months, the pool is not warm. We do not heat the pool with propane like we do for the jacuzzi. Due to the high cost of propane, there is a $25 fee to heat the jacuzzi for a two hour period of time.

Pool and Spa hours are 7:00 am to 10:00 pm. The spa will not be heated past 10:00 pm.

Dishwasher cubes and dish soap are provided. Please ensure all dishes, pots, or pans that do not fit into the dishwasher are clean and put away where you found them before checkout and left in the same condition they were found.

Please remove all food from the refrigerator and trash from all trash cans and place in the trash bins on the side of the house next to the garage.

Parking is available anywhere on the circular driveway. Please do not park on the grass.

There are security cameras located on the outside perimeter of the property.

Please do not touch or activate any of the alarm panels inside the house (one is located in the entryway and the other is in the hallway next to the half bathroom near the Master bedroom entrance).
No smoking or vaping of any kind allowed on or inside the property. No parties or events allowed. No pets allowed. All trash must be taken out to the trash bins prior to check out. All dishes must be cleaned and put away prior to check out. Run the dishwasher prior to check out if any dirty dishes are inside the dishwasher.

No extra overnight, daytime or evening guests allowed unless previously approved by the owners in writing and extra guest fees have been confirmed and paid for prior to check in. The base booking rate is for 6 people. Additional guests above the first 6 are charged at $50 per person per day and must be listed in the booking. Liability insurance only covers the number of guests shown in the booking and is the reason why the booking must include all people who will be visiting or staying on the property.

Please do not pick fruit from the grove. Our yard and grove maintenance crew comes weekly, typically on Sundays. Our pool maintenance crew is also weekly, typically on Wednesdays. Please stay off the lower property beyond the backyard fencing that leads down to the grove. The fire pits are off limits and not for use by guests due to the location of this property being considered in a high fire zone.

We have installed exterior security cameras for the safety of both guests and our property. These cameras are actively recording both audio and video around the perimeter of our house. They are on at all times. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras, are grounds for early termination of reservation with no refunds whatsoever.

This property is located in a rural area with natural wildlife. It is possible, but not likely, to see coyotes, rabbits, skunk, possum, squirrel, mice, rats, snakes, lizards, vermin, raccoons, cats, and other wild animals, as well as all kinds of bugs that are common in this type of climate. Per AirBnB, Vrbo, other hosting platforms, and Direct Booking listing requirement, we are required to notify you of the possibility of encountering a dangerous animal on this property. We have a regular monthly pest control service to deal with these creatures. If you come across any of them, you must contact us via the Direct Message system immediately. We will work to take timely action to deal with anything that you may discover both inside our house or outside on our property. Many of these creatures are free roaming. We do not have control of anything that occurs on neighboring properties and cannot be held liable for their maintenance of the same.

We are so glad you came across our home! This is a new listing, filled with so much to enjoy!

The house is very well equipped for entertaining large groups, especially for outdoor events!

There are multiple dinning room areas, including a covered outdoor patio, pergola style. You could potentially host breakfast, lunch and dinner outdoors! For the kiddos or adults we also have a media room in the casita with a projector screen. As well as a Pool table, Ping pong table and outdoor poolside pavilion game room that is 1300 sq. ft!

Breathtaking views of the Santa Margarita Mountains from your Master Suite with spectacular sunsets! This space really is a hidden gem, so much for you to take in with all the beautiful surroundings. Its very peaceful and centrally-located. We are in the friendly village of fallbrook a quaint small town, only 5 minutes to the freeway & 15 minutes to the Temecula winery’s, a short 20 minute drive to the Oceanside beach, 35 minutes to downtown San Diego. (depending on traffic)

The space
This is a large Master suite with a very comfortable king size bed, full bathroom with sunk in tub & a separate shower. A small bistro seating area to enjoy a bite to eat. Coffee bar, microwave & a mini fridge are all included for your use. Breathtaking views of the Santa Margarita Valley Mountains & Amazing sunsets. Open the French doors to let the coastal breeze cool your private space. Beautiful backyard with a firepit, grass & several spaces to relax & unwind. The home is located on a very quiet private street, enjoy an early evening walk, so much for your senses to take in with all the beautiful surroundings.

Parking is reserved for you on the side of the property. Please check with us regarding pets & children.

The space
This is an incredible updated and upgraded Italian villa where attention to detail is seen in every space. Vaulted ceilings, French doors, antiques, amazing art throughout the villa.

A really beautiful back yard with decks, grass and relaxing spaces. is yours to enjoy. You will share an incredible full kitchen, dining room and living room, game/workout room, and theater room. So much for your senses to take in!

There will be guests on the rest of the property so you will share the backyard and courtyard access. Parking is reserved for you in the front of the property.

This is a NON-SMOKING property. Please check with us on children and pets. Children above the age of 8 would be fine.

This room faces the front courtyard and french doors open to that space. It is equiped with a queen bed and is beautifully furnished. It has it's own ensuite bath which is gorgeous.

You’ll love the stylish decor of this charming place to stay. Adjacent to the new Monserate Winery & Event Center this one bedroom suite is a perfect Bridal Suite or for parents of the bride or groom. Overlooks the vineyard, private bath. The space

I have an additional room with a full size bed that you can inquire about if you need a 2nd room with the private bath then to share. Usually at a cost of $40.00 extra per night. This room overlooks the Courtyard and it has its own entry as well.

Guest access
Guests can use the outdoor patios and bbq area in the courtyard.

Other things to note
We are in North San Diego County and Fallbrook is an unincorporated City. It is the avocado capital of the US and has plenty of rural hillsides and trees of citrus, oak, pine and elms.

We have a few dens of coyotes in the area. Never leave your pet outside unattended. You may see them during the day although they hunt at dusk throughout the night. If you've never heard their high pitched wail you will be surprised at how loud and aggressive it sounds. We keep a sound machine in the guest suite for your convenience.

The other unique aspect of the area is that we are close enough to Camp Pendleton to hear their artillery practice. You may hear a loud boom or feel something like a small earthquake. They practice sporadically so you may or may not hear them.
