The living room has a hanging chair mounted to the high open beam ceiling (250-pound maximum weight please), 55-inch Samsung Smart TV, two big couches that could be used to sleep on (additional twin size memory foam mattress available upon request), dining table, bistro table, and direct access to an amazing panoramic view balcony.

The oversized balcony comes fully equipped with patio furniture, fire pit and gas BBQ, and amazing complimentary views.

ABOUT THE NEIGHBORHOOD:
The Penthouse Cottage is perched atop a 5-acre avocado farm. The property is gated in a wealthy area with few homes around. Stroll through the grove and pick avocados (when in season) for homemade guacamole or various citrus fruits for fresh squeezed orange juice (and the most refreshing cocktails).
Guest will receive the gate and front door code prior to checkin and can reach me on my cell phone with questions or requests. There is plenty of outside parking available.

Imagine waking up with views to the ocean atop a private mountain retreat and heading out to explore 52 acres of private hiking trails. This studio (King Bed) plus loft (single bed) private guest suite has a kitchenette, bathroom & yoga retreat with it's own private entrance. This is a secluded property, yet just 15 minutes off the freeway, less than a 25 minute car ride to Temecula Valley Wine Country and area casinos (Pala and Pechanga), a 30 minute ride to the San Diego Safari Park and 10 minutes to restaurants and shops. There are 10 steps to the front door of the guest house. Once in, there are 3 steps to access the main floor where the king bed is located. The yoga and boulder room is off of the main floor and has over 200 rock holds and multiple holds in the ceiling where ropes, swings and yoga silks are located. The yoga room has a large soft carpeted area that could be used to sleep several children. The single bed in the loft is accessed by the climbing holds (step ladder can also be used - but is a bit less fun!). The 46 inch flat screen TV swivels and can be viewed from the king sized bed and loft, or from the sitting area and has Netflix and Amazon Prime movies. The kitchenette has a fridge and freezer, microwave, toaster oven, insta-hot (water comes out boiling- great for french pressed coffee and tea), and all the kitchen utensils need to make a meal. The large closet has plenty of storage with both shelves and hanging space. The bathroom has a rain head shower head in the shower/tub. Views from the guest house are the best around and on a clear day the ocean glows on the horizon.

In just 10 - 15 minutes you can be in Fallbrook, or Oceanside and shopping areas. Fallbrook boasts art galleries, fun boutiques, a weekly farmers market and of course, the annual Avocado Festival in April. The beaches of Oceanside and Harbor are a short 25 minute drive through our hills and down to the coast. Equally distant from the Interstate 5 and 15 going to the North, Temecula Wine Country is a 30 minute drive. Villa Fallbrook is newly finished construction, completed in early 2021. The garden does come on Fridays or Saturdays at 7:00am, I will have to open the guest house garage for him and while guests are here I have him work away from the guest house for most of the morning.
I personally clean the guest house, I have been in places, which turn your white socks brown and you will never see that from my place.
I clean every piece of bedding you might touch, including bedspreads, blankets and pillow shams,vacuum each rug every time someone stays
I check each, plate, cup, pot pan, fork spoon and knives for cleanliness,

No smoking, including cigarettes, hooka, Marijuana, vaping,ecig or any other form of smoking even if you have a medical card or prescription, any breaking of the non smoking rules inside the Casita- Guest house or by dragging the smoke smell into the guest house- casita by clothing, wind, or windows being left open or any other way, the guest will be charged an additional but not limited to $500 cleaning charge to remove any smells left behind plus any other damages produced from breaking of these rules and all guests will be immediately removed from the premises and will be charged the full price for their booked stay. We have a no dog or animal policy, except service and emotional support animals which are not allowed to stay on the property alone and must stay off furniture, but if your dog or animal is found to be neither and it is on the property or left alone there will be a minimum $200 charge per day per animal plus any damages and the authorities will be called and your stay will immediately be terminated with out refund for violation of house rules. Sorry for these harsh rules, but some people try to get away with things.

Any stays over 14 days would need to be broken up into multiple 14 day stays with a discount or would need to have a credit check with my approval, a rental deposit and a rental contract prior to entering the property as per California's rental laws. The LIVING ROOM includes a 43" television with streaming TV, HBOMax, Apple+, HULU and STARZ, as well as "Alexa" to answer your questions and play music. There are two recliners to relax in, as well as a loveseat. The coffee table top lifts to provide a work surface from the loveseat.

The DINING area includes a glass topped table with two chairs located in the bay window topped with a chandelier, with a view of the vineyard and succulent fountain.

The fully functional KITCHEN has a French door refrigerator, gas range with oven, dishwasher, and a pantry, for plenty of storage space. Dishes, flatware, pots, pans, and a variety of cooking appliances are provided. Two USB charging outlets are provided.

The BEDROOM features an comfortable king size mattress and an electric "fireplace" as well as a walk-in cedar closet. There is a chair and lamp for reading and a luggage rack and hamper. The bed has Mellanni microfiber sheets, which are super-soft. Four pillows plus 2 shams are provided for your comfort, as is a down comforter in a super-soft microfibre duvet. We had a fully furnished kitchen, every appliance and kitchen tool known to man, a bed so comfy it was to die for, and a perfect water fall shower. When we first arrived, we were greeted with a warm reception. Teri and Mike are wonderful people. I just started a new job and had to be in the area for 2 weeks. Teri was aware this and when we got there, we were greeted with a tasty bottle of wine, some cookies and a congratulatory card from them both. Our time in their beautifully decorated and inviting apartment was just awesome. The nights were fabulous overlooking the vineyard, it gave us the feel of being in Tuscany. The entire casita is yours. There is a front and back porch with BBQ with propane tank. The backyard is fully gated and private with overhead cafe lighting. Patio table seats up to 8. There is also a firepit with propane.
Other things to note
We welcome pets for an additional $50 for one pet. Up to three are welcome, but inquire for possible additional cost. We also have 3 dogs, but they are in a separate yard of their own.

LIVING ROOM:
Comfy couch and seating for 8. Smart TV with streaming device to log into your own accounts. We can not control what previous guests failed to logout of.

BEDROOM 1:
The Master has a King Bed, two side tables and two dressers. The Master has a door that leads out to the deck for amazing views of the mountains.

BEDROOM 2:
Often used as the kids room, but adults can stay there as well. There is a set of bunk beds (both are Full size and can fit 2 people each). Then there is a pull-out trundle bed that is twin sized.

PARKING
There is parking for 6 vehicles on our property. RV parking is available. Please let us know ahead of time.

SMART LOCK CHECK IN
You can arrive anytime after 3PM on your check in date for easy self check in. A code will be sent to you for the front door.

GAMES:
We have a variety of board games in the closet by the front door. Downstairs is the game room with a full sized Pool Table, Regulation Air Hockey Table, and Foosball Table. Children books and a couple toddler toys are on the shelf near the front door. We have a ping pong table outside (it's old and doesn't look great, but works fine).

LAUNDRY:
There is a washer and dryer with laundry detergent provided.

DECK/COURTYARD:
Large courtyard with dining table for 10, a BBQ, Couch seating area, a ping pong table and other seating areas around the property. Lots of space for you to spread out.

HOT TUB:
The hot tub fits 3-4 adults. It's set at 102 degrees. Please put the cover on when not in use to keep the temperature warm. Please supervise the kids at all times around the hot tub.

NO SMOKING IN HOME OR ON PROPERTY:
No e-cigarettes, no vaping, no cigarettes ($500 additional cleaning fee if you smoke in the house)

There are coyotes, mice, insects, spiders, venomous snakes, birds, bats, raccoons, possums, ground squirrels, etc. We have never seen any of these (other than spiders and squirrels), but there is a chance of them paying a visit. If this is not a good fit for you, please be aware.

Please be aware that the host (Cory) lives on the other side of the property in a self contained building with his own parking. He travels most of the year, but even if he's home, you probably won't run into him. You have full access to all amenities. He does not use the yard, hot tub, gameroom, etc. You are not sharing with him or anyone else.

Morning Song Farm's Bungalow is tucked into a hillside subtropical fruit grove and enjoys views of our organic farm and beyond. Sleeps 6 max, (with 2 sleeping on a queen sofa pullout in the living room) full kitchen, with private garden and your own tiny chicken barn with beautiful, miniature chickens. Our farm's two bedroom bungalow home is a cute, well designed getaway that welcomes guests of all ages. Tucked into an old-growth avocado grove, a short path leads past your hidden hot tub and shaded picnic table to your front door. Each room has separate air conditioning and heating controls. The master bedroom has a comfortable queen bed. The second bedroom is furnished with a queen size bed with a sliding door entrance to a hidden, picket-fenced garden. Two more guests can sleep on the living room FULL pullout coach, linens provided. Harvest herbs for your meals, show your kids where food comes from, or just soak up the pleasure of lounging in the garden and watching the bird and butterflies. Your private garden includes a miniature barn and gentle miniature chickens for your enjoyment. Indoors, the cozy living room has a Smart flatscreen tv with dvd and a library of movie-buff approved movies. No cable tv, but log into your Netflix or Hula account using our wifi. Mexican tiled bathroom with all the basics waiting for your arrival. Full kitchen with plenty of small appliances for your wonderful meals: rice cooker, crock pot, blender for your smoothies, food processor, healthy air popcorn maker, waffle iron, cook books. High-end Reverse Osmosis Nimbus five stage water filtration system. Many of the baking essentials have been provided: rice, baking powder, baking soda, salt, pepper, assorted spices. Full size refrigerator stocked with breakfast items for your stay, as well as high-end Reverse Osmosis Nimbus five stage water filtration system, Coffee maker and good coffee and several teas. Heated hot tub for your private use just steps from your front door, hidden under an avocado tree. The washer/dryer and folding station is housed in a separate building in your garden of the unit for your exclusive use.

Designated parking just for you, by the entrance to the garden path to your door. The path is short but does require a few steps up to the front door. Hike through the 20 acres of our farm during day light hours or take a good flashlight after sunset and marvel at the night sky when you've familiarized yourself with the roads. The nights here are truly amazing. We ask that you stay on the roads. Your picket fenced garden is accessed through the 2nd bedroom sliding door as well as a path from the front door, and has a demonstration herb garden for you to clip from most of the year.

The Oaks Restaurant is a couple miles away and is a rural destination for breakfast, lunch or dinner. They also have a tiny produce stand/market and frequent market events. For something on the romantic side: down the road a bit further is Temecula Creek Inn's Cork Fire Kitchen. They have a fireside bar that is quite nice for enjoying a drink and chatting before heading home after a nice meal. We've gathered a few menus from cool local restaurants and the local winery down the road a piece, they're in the room for your perusal, as well as our Activity Guide that we send to you upon a confirmed reservation. It's also printed out and waiting for you in your living room. For half of the year there's a you-pick strawberry farm right down the road as well. You'll see small signs on Old 395 as you drive in from either direction. Absolutely awesome strawberries, pick them yourself, or buy them already harvested.

Just ask if you have questions about what to see or where to go, there's so much to do in San Diego and nearby Temecula/ Wine Country and the adjacent Fallbrook art community! We offer discounted private party cheese making classes to our farmstay guests, maximum: 5 farmstay adults, as well as a homemade, hand churned ice cream experience using a beautiful Amish-made ice cream hand crank machine as an add-on for those that would like to enjoy either as well as a jam making canning class.

Little known, even to San Diegans, Rainbow, California is adjacent to Fallbrook and is right off the I-15 freeway, yet Morning Song Farm seems like it's miles away from the city. One exit north you'll find Temecula's wine country, as well as the renowned Pechanga Resort and Casino. We're only a few minutes off the I-15, we're freeway close. 40 minutes or so to Oceanside's beautiful beaches and Carlsbad's flower fields and Legoland, and an exit south of Temecula's wine country tours, right in between San Diego's and Los Angeles' attractions. Twenty-five minutes or so from Cal State San Marcos University, thirty-five minutes or so from San Diego Wild Animal Park in Escondido and a little over an hour to Seaworld and world famous Balboa Park. The local farmers' market is on Saturday and is 15 minutes away in Old Town Temecula...a destination in itself. We're one exit south of Temecula. Be sure to check out Temecula Olive Oil Company's tasting bar if you find yourself in Old Town. Temecula has a number of vineyards eager to showcase their wines, wine country is one exit north of us (10-15 minutes) and if you book early enough, hot air ballooning is a local wine country favorite. There's a nearby u-pick strawberry field that shouldn't be missed when in season; and if you enjoy local wines, a mile from our farm entrance is Roadrunner Winery. They are very small and the owners spend most of their days tending their vines, so you do have to call ahead for a wine tasting to make sure they're tending the bar and not the vineyard. Many guests have remarked that their wine is quite good. Their contact information is included in our Activity Guide that we send out to your email (it's in PDF format) and it's in the Guest Guidebook found in the living room of the property.

No public transportation available, although there is an active Uber / Lyft community serving the area. Some guests choose to walk to nearby Roadrunner Winery. Other than that, a vehicle is a must.

We've listed our Bungalow as having a maximum occupancy of 6. Be aware that there are two bedrooms and two beds, each accommodating two guests max, so a 5th and 6th guests would be sleeping on the pull out full sized coach. Maximum occupancy is 6, please count all members of your party: young, old, and those that are employed by you.
When available, a solution for larger groups that want to stay on the same date is to book a one bedroom unit AND the two bedroom unit at the same time. There are a total of five vacation farmstay rental homes on the farm, and all five can be rented at the same time for a maximum of 20 guests at once. It's our intention that our guests are always delighted with the accommodations we offer and never feel overcrowded.

There is a $25 fee to heat the spa for each 2-hour period of use.

Currently, the house has beds to accommodate up to 12 guests. There are 3 bedrooms with queen beds and an extra sunroom off the Master bedroom suite, which has a sofa daybed that can sleep two adults and also a queen-sized pull-out sofa bed inside the Master bedroom when more than 6 guests are booked. There are two twin sized roll away beds available for when more than 10 guests are booked.

***The base booking price is for up to the first 6 guests. Additional guests beyond 6 people are charged at $50 per person per night.***

The owners live very close by and are available by phone or text messaging.

The owners or any of their hired caretakers may be on the property at times for pool, yard, or grove maintenance, or they could be entering the garage or backyard outbuildings as necessary.

The spa requires about a one hour notice to pre-heat it and has an extra charge of $25 for a two hour period of use while it is hot.

Pool and Spa hours are 8:00 am to 10:00 pm. The spa will be turned off at 10:00 pm.

This beautiful and serene home is located high on a hill with gorgeous views. We recommend our close by mexican restaurant (El Parque) with outdoor seating where they serve 14 different craft beers on tap. We also recommend Estrella's (Mexican food with great Margaritas), Peking Wok (Chinese food), Fresco Grill (Fine Italian) and Village Pizza. Monserate Vineyard and Winery is very close by for wine tasting and gourmet lunches. There are several markets in town: Daniel's Market at Mission Rd and Hwy 76 is the closest shopping center, however, there is also Albertson's and Major Market near downtown Fallbrook. The historic downtown Fallbrook is a short 10 minute beautiful drive where you can shop and enjoy our quaint friendly town.

Easy access to Hwy 76 and 15 Fwy.

Please reach out to the owners by cell phone (call or text) for heating the spa or needing access to the laundry room. There are extra charges to use the washer and dryer as well as the spa, so prior arrangements need to be made in order to accommodate these.

Please do not use the white bath towels for the pool or spa. Pool/Spa towels are provided in the hallway by the Master bedroom entry.

The pool has a solar panel heating system that will only heat the pool approximately 10 degrees more than the outside temperature, and only when it is a warm sunny day. During winter months, the pool is not warm. We do not heat the pool with propane like we do for the jacuzzi. Due to the high cost of propane, there is a $25 fee to heat the jacuzzi for a two hour period of time.

Pool and Spa hours are 7:00 am to 10:00 pm. The spa will not be heated past 10:00 pm.

Dishwasher cubes and dish soap are provided. Please ensure all dishes, pots, or pans that do not fit into the dishwasher are clean and put away where you found them before checkout and left in the same condition they were found.

Please remove all food from the refrigerator and trash from all trash cans and place in the trash bins on the side of the house next to the garage.

Parking is available anywhere on the circular driveway. Please do not park on the grass.

There are security cameras located on the outside perimeter of the property.

Please do not touch or activate any of the alarm panels inside the house (one is located in the entryway and the other is in the hallway next to the half bathroom near the Master bedroom entrance).
No smoking or vaping of any kind allowed on or inside the property. No parties or events allowed. No pets allowed. All trash must be taken out to the trash bins prior to check out. All dishes must be cleaned and put away prior to check out. Run the dishwasher prior to check out if any dirty dishes are inside the dishwasher.

No extra overnight, daytime or evening guests allowed unless previously approved by the owners in writing and extra guest fees have been confirmed and paid for prior to check in. The base booking rate is for 6 people. Additional guests above the first 6 are charged at $50 per person per day and must be listed in the booking. Liability insurance only covers the number of guests shown in the booking and is the reason why the booking must include all people who will be visiting or staying on the property.

Please do not pick fruit from the grove. Our yard and grove maintenance crew comes weekly, typically on Sundays. Our pool maintenance crew is also weekly, typically on Wednesdays. Please stay off the lower property beyond the backyard fencing that leads down to the grove. The fire pits are off limits and not for use by guests due to the location of this property being considered in a high fire zone.

We have installed exterior security cameras for the safety of both guests and our property. These cameras are actively recording both audio and video around the perimeter of our house. They are on at all times. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras, are grounds for early termination of reservation with no refunds whatsoever.

This property is located in a rural area with natural wildlife. It is possible, but not likely, to see coyotes, rabbits, skunk, possum, squirrel, mice, rats, snakes, lizards, vermin, raccoons, cats, and other wild animals, as well as all kinds of bugs that are common in this type of climate. Per AirBnB, Vrbo, other hosting platforms, and Direct Booking listing requirement, we are required to notify you of the possibility of encountering a dangerous animal on this property. We have a regular monthly pest control service to deal with these creatures. If you come across any of them, you must contact us via the Direct Message system immediately. We will work to take timely action to deal with anything that you may discover both inside our house or outside on our property. Many of these creatures are free roaming. We do not have control of anything that occurs on neighboring properties and cannot be held liable for their maintenance of the same.
