There is a separate entrance to this exclusive-use apartment in this owner-occupied home. The color palette is a soothing grey tone, to complement the relaxing atmosphere in our calm neighborhood.

The neighborhood is a small grouping of homes in a primarily rural area, surrounded by orchards and overlooking a beautiful vineyard. Far enough away from the hustle and bustle of the city to be peaceful and serene, the apartment is just a few minutes away from dining, casinos, golf, and shopping.

The apartment features a bay window overlooking Monserate Winery's vineyard, and an open concept kitchen / living / dining area. More details:

The LIVING ROOM includes a 43" television with streaming TV, HBOMax, Apple+, HULU and STARZ, as well as "Alexa" to answer your questions and play music. There are two recliners to relax in, as well as a loveseat. The coffee table top lifts to provide a work surface from the loveseat.

The DINING area includes a glass topped table with two chairs located in the bay window topped with a chandelier, with a view of the vineyard and succulent fountain.

The fully functional KITCHEN has a French door refrigerator, gas range with oven, dishwasher, and a pantry, for plenty of storage space. Dishes, flatware, pots, pans, and a variety of cooking appliances are provided. Two USB charging outlets are provided.

The BEDROOM features an comfortable king size mattress and an electric "fireplace" as well as a walk-in cedar closet. There is a chair and lamp for reading and a luggage rack and hamper. The bed has Mellanni microfiber sheets, which are super-soft. Four pillows plus 2 shams are provided for your comfort, as is a down comforter in a super-soft microfibre duvet. Four USB charging outlets, an extra blanket, and ample hangars are provided.

The 2020 renovated BATHROOM includes a new shower and sink, and a bidet installed in the toilet. A full set of towels as well as 2 bath sheets, are provided. The shower has sliding barn door style doors, and a mural of Italy. A built in night-light and memory foam bath mat completes the comfortable accessories.

A blanket and two towels are provided for beach use.

There is SHARED ACCESS to a convenient laundry room with a washing machine, dryer, and hanging rack; a covered backyard patio and eating area; yard with covered swing; and BBQ.

The YARD and GARDEN consists of roses, iris, and a variety of flowers and succulents. Crape Myrtle trees line the front and side of the property. Garden art, hummingbird feeders and wind spinners provide visual interest. A succulent fountain, and variety of lit features gives the garden nighttime allure. This garden has been featured in the Fallbrook Garden Club's member tours. While small, it is beautiful!

- "We spent 2 weeks at Teri and Mike’s home away from home. We had a fully furnished kitchen, every appliance and kitchen tool known to man, a bed so comfy it was to die for, and a perfect water fall shower. When we first arrived, we were greeted with a warm reception. Teri and Mike are wonderful people. I just started a new job and had to be in the area for 2 weeks. Teri was aware this and when we got there, we were greeted with a tasty bottle of wine, some cookies and a congratulatory card from them both. Our time in their beautifully decorated and inviting apartment was just awesome. The nights were fabulous overlooking the vineyard, it gave us the feel of being in Tuscany. The grounds are well kept and look amazing, pictures do not do this view justice. We will certainly be back in this great place with two great hosts. I would not hesitate to book this in the future. We give our guests as much privacy as possible, but are available if needed. We do have WiFi. AT&T and T-Mobile work well on the property.

We are located 7.5 miles (a 15 minute drive) from downtown Fallbrook where you can shop, eat and enjoy an art gallery or a local farmers market. We are located 25 minutes from Temecula and 40 minutes from Oceanside. The drive to the cottage will take you up some of the most beautiful country roads you have ever seen. Avocado groves, fruit orchards and flower farms are prevalent in the area. You will be amazed by the pristine mountain views, canyons and fresh air. Our area is known for its mild weather and for its tropical feel.

***We are located 15 minutes from the nearest corner store in town (Fallbrook) or 25 minutes to the nearest corner store in Temecula. The roads to our house are long and windy, but beautiful.

***The stove and oven are not functioning. However, there is a toaster oven, 2 burner hot plates, BBQ grill and microwave for you to use.

****The bed is a queen size bed.

****Laundry is not available on site. The closest laundromat is in town, 15 minutes away.

We grow many varieties of fruit on the property. The fruit is for personal use and to share with our guests. We grow apples, grapefruits, tangerines, lemons, passion fruit, dragon fruit, macadamia nuts, blackberries and pomegranates. However, everything is in season at different times of the year. We also have an organic vegetable garden. On the north side of our property we have a macadamia nut grove as well as a bee hive that pollinates the fruits and flowers on our ranch.

Who lives here-
Jonathan and Jennifer are the owners and live on the property. We have 2 dogs , Willow and Finn. They love attention. You will also see our 3 kitties roaming around the property.

The LIVING ROOM features wainscoting and original paintings. A couch, love seat, and 4 chairs offer comfortable seating for 9. Swivel recliners in the living room allow for either theatre-type or 'conversation pit' style seating.

The DINING ROOM is decorated with original art and delft ware, and features a gas fireplace with recirculating air and a dining set that can seat 10.

The full KITCHEN includes a side-by-side refrigerator, gas range, microwave, oven, warming drawer, and dishwasher. All silverware, dishes, glasses, and cooking utensils are provided. Counter-top appliances include an Instant Pot, Ninja Crock Pot, and griddle. Coffee maker, hot water kettle, toaster, blender, rice maker, and pots and pans are included. A TV is also located in the kitchen.

The second floor contains 2 BEDROOMS: The MASTER suite has a romantic 4 poster king sized bed, 2 side tables, 2 dressers, television, and a ceiling fan. There is a massive closet, and two balconies (one on each side of the suite). The master bath features a shower for 2, dual sinks, a refrigerator and coffee pot.

The SECOND BEDROOM is also ensuite, has a queen bed to sleep 2 and a twin trundle bed to sleep 2. It has a balcony overlooking the vineyard, and a cedar SAUNA, along with a dresser, closet, and television. The connected bathroom has a large shower, and single sink.

A queen size INFLATABLE BED is available to accommodate 2 people -- it could be placed in either bedroom, the living room, or dining area.

SHARED AREAS include the laundry room, a covered outdoor patio, BBQ and swing overlooking the vineyard. INTERNET and Wifi is included free of charge. Echo devices are supplied throughout the home. The space
This is a 2 bedroom apartment with a full kitchen and bathroom with double sinks and tub shower. The kitchen is fully stocked with dishes, pots and pans and utensils for making a full meal. There is a microwave, refrigerator and full stove, coffee maker and toaster. We provide coffee and cream and sugar and sweetener. We have a washer and dryer and will provide you detergent for two loads.
You will have a separate entrance and parking area and the apartment is locked off from the rest of the house. The views are spectacular from the deck and every window of the apartment.

The space
The property is perched on an ocean-influenced hillside and requires the ability to safely climb the dozen or so steps to the front door. If you're traveling with more than 4 guests, you can also reserve another home (there are a total of 5 homes) on the farm.
Once booked, we'll send a confirmation and a rental agreement. Please review, esign, and return to complete your booking.

Guest access
Walk the farm, jump into one of our afternoon Goat Interactions, meet alpacas Silverado and Dusty and offer them treats. They'll come right up to you and eat out of your hand. (We provide plenty of treats). Enjoy the peacocks, you can expect to see them in your front garden, most days. Relax and do nothing, or opt for one of our homesteading experiences or classes, such as cheesemaking/butter making, or jam making/canning. Gather eggs from our flock of friendly chickens.

Other things to note
Soak in your private, two-person hottub just steps from your front door. (We empty, clean, refill and reheat all our hottubs after each guest stay.) Do not use or bring firewood to burn in the fireplace.
Enjoy your full, eat-in kitchen with convection oven.
We supply linens, towels, a High-end Reverse Osmosis Nimbus five stage water filtration system. The kitchen is stocked with utensils, cookware, small appliances, microwave, convection stove/oven, coffee maker, popcorn maker, etc.
Mini Splits heat and cool the home and are guest controlled.
Smart TV allows guests to log into their netflex/hulu account, (no outside cable.)
We provide a DVD and library and board games for guests' enjoyment.
