This is the first I am staying in Studio #7 which I selected base don the cover picture of the design of waves on the wall, and the swing. Unfortunately, swing was not there in the room. I would recommend updating the cover picture if you plan to exclude the swing. Check-in and check-out experience, cleanliness, parking..everything was a breeze as always. I also suggest sending the check-in instructions atleast couple of hours before 3pm. I only got mine after I asked at 5.30pm. Overall, I love the location, minutes away from the beach, clean and soft bedding, towels,..everything is a plus. Thank you for hosting us!"

Reviewer Comments: We decided to get out of Manhattan for our anniversary this year. We wanted to get to the beach, not rent a car, and not break the bank. This place was perfect! We literally took the subway all the way there, and walked 2 short blocks to the High Tide. 2 short blocks from there was a beautiful (FREE) beach. The High Tide boasts not having a staff or a TV in the room, so they’re able to charge you less for the room. You have a mini fridge, a bed, and a bathroom, and that’s all you need for a few days spent at the beach! The booking process and app were great, and Jonathan explained the whole thing clearly. You receive an access code for the front door and for your room, so there really isn’t much of a need for an on site staff member. The room was beautifully painted and clean. Our only small complaint was that the hand towel holder by the sink and the toilet paper holder fell off the wall during our stay. We had a multi tool with us and were able to tighten things, but this is something that may have been caught if the place had a staff member checking in on those types of things. Overall this was a perfect getaway out of the city, and we are very pleased with our stay - we would certainly go back again! "

Would be nice to have had more than one chair, and maybe a more use-able table -- it's not the kind of room where you'd be comfortable sitting down and eating a meal. Which was fine for us, but may be important to note for others. But the rooms were clean, cheerful, comfy beds. Plenty of hot water, good water pressure in the shower. Some noise from the bar downstairs but nothing terrible. Only downside was how difficult it was to find the place - if it were up to me, I'd provide a much better description of how to find the entrance and the parking lot, what the layout of the building is, where you need to go to enter, etc - because it was not intuitive, not clearly marked, and no big signs. Other than that hiccup, we had a great stay and would stay there again for sure."

Guests will have access to their own room(s) and bathroom(s) and may also use the communal restrooms off of the hallway. You will receive one parking spot. Please park in one of the spots marked with a High Tide sign. You will find a parking pass in your room, please place it on the dashboard of your car. Failure to place the parking pass on your dashboard could result in your vehicle being towed at your expense. Please remember to return the parking pass back to the room prior to departing.

The Neighborhood:
Located just one block from the beach! The hotel is located in the heart of the hippest summer neighborhood in NYC- Rockaway Beach. With the Atlantic ocean as the major attraction there is always plenty to do. Rent bicycles and ride along the gorgeous seaside boardwalk spanning 5.5 miles from Beach 9th Street to Beach 126th street. Surf lessons everyday on the beach for those looking for some exciting water sports. Or just relax and enjoy a beach day with some local ice cream! Many great restaurants and bars to help make the day more enjoyable. Live music on the boardwalk during sunset is the perfect way to end your days!

Getting Around:
Subway access includes A & S Trains. NYC beach bus or boat ferry from Manhattan also available. Street parking is available if you bring your car. Buses: Q53 and Q22.
Located about 25 minutes from JFK, 40 minutes from LGA.

Other Things to Note:
1) Please keep noise to a minimum between 10:00PM and 9:00AM, so as not to disturb neighbors. Though we are generally a quiet establishment, we are located on a popular street, near public transportation and above a bar & restaurant. Due to this, there is potential for noise, particularly on weekends. Please feel free to contact us if you have any questions or concerns prior to booking.

2) No visitors without permission, and no additional or overnight guests. All guests must be included on the reservation, including children and infants.

3) Turn off lights and all appliances (especially air conditioners) when you are not in the apartment; and do not run air conditioners with the windows open at the same time.

4) Default check-out time is 11:00AM. Check-out instructions will be sent after your reservation is confirmed.

5) Lock out service carries a fee of $50 between 10AM and 5PM M-F and $100 at all other times. Lockout service is subject to availability and is not guaranteed. Please contact us about lockout service if you are locked out. Do not, under any circumstances, use a locksmith without our prior, express, written authorization. Should you do so, all fees associated with lock replacement, key replacement, time and labor will be billed to you.

- "We had a great stay at the High Tide for our family of 4, just a few minutes walking distance from popular Beach 98. It was clean, comfortable, well maintained. Great communication from management. There is a ton of great food spots all over Rockaway Beach and the High Tide is close to many of them (recommend Uma's, Claudette, Roasters, Bungalow Bar, Tacoway Beach, the decadent frozen pina colada at Connelly's, and pretty much everything at Beach 98 and Beach 105). The description informed us that the High Tide is located on a busy street - we have stayed in this part of Rockaway before so we were well-prepared but we did hear lots of street noise, especially in the evenings and from planes taking off and landing in such close proximity to JFK. If you are very sensitive to sound you'll definitely want to bring ear plugs or a noise machine. They do provide ear plugs but I'd recommend extra-sensitive ears to bring their own. Overall a great and relaxing beach vacation, would definitely recommend to others."
