Beautiful private in-law/studio unit on the ground floor of 130 year old Noe Valley Victorian located between the bustling Mission District, hip Valencia Corridor and quaint Noe Valley. Modern convenience set among old-world charm: private entrance to come and go as you please, private bathroom, efficiency kitchenette, desk/workspace & wifi, alongside a shared deck & shared laundry. We are walking distance to all the fabulous treasures our neighborhood has to offer and to public transit.

The space is an in-law/studio unit below our home (where we live). It is completely private. The only entrance is through our garage.

As we share the garage, please wear a mask at all times when you are in the garage. You can take your mask(s) off when you enter your private room.

It consists of one room with comfy queen size bed, a desk/workspace that doubles as a breakfast table & chairs, a comfy chair, and two closets. An efficiency kitchenette in the room consists of mini-fridge, microwave, electric kettle, coffeemaker, dishes, silverware, corkscrew (**please note this is not a full kitchen but is perfect for reheating leftovers from the many restaurants in our neighborhood**). The private bathroom features Italian marble shower (no tub) and lots of cabinets. Hardwood floors throughout. Hi Speed WiFi, flatscreen TV with DirecTV. French doors provide natural light and lead to a shared backyard & deck with fruit trees (plums are ripe in the summer and can be plentiful- help yourself!). Laundry facilities (washer, dryer, iron) are in the garage and available for your use.

The room is a relaxing retreat from the bustling city, and the deck is a beautiful place to sit and relax in one of the sunniest neighborhoods in San Francisco. The space is ideal for one or two people. We have added a trampoline and chicken coop to the back yard, but it is still quiet and peaceful. Children are welcome and there is a portable crib in the closet. We renovated this unit specifically for guests, and we hope you enjoy it!

Guest access: This is an in-law/studio unit below our home, with its own entry through our garage. You will be provided with a keypad code so you can come and go without worrying about keys or about disturbing us.

You can check in any time after 4 pm, even if it's late. If you want to come earlier, you can check with us and if the room is ready, we'll let you in early. You’re also welcome to leave your bags in the garage until check-in time.

IMPORTANT THINGS TO NOTE:

ENTRANCE:
The only entrance is through our garage.

IMPORTANT REGARDING NOISE: We are a family of four and our kitchen is directly above the guest unit. We have children who can be noisy. We do not wear shoes in our home and make every effort to be considerate but you can still hear our footsteps, voices, and an occasional child yelling or singing loudly when we're in the kitchen (old building, thin walls). Most of our guests are not bothered by this, but it can be an issue especially around mealtimes (early weekday mornings and early evenings - we are rarely in the kitchen late at night), and on weekends. We also share walls with our neighbors, so you may hear sounds coming from the homes on either side of the room as well. You may also hear our garage door open and close.

PARKING: Street parking in our neighborhood is limited to 2 hours, Monday through Friday between 8 am and 6 pm. This means you can park at 4 pm and leave your car overnight until 10 am on weekdays, except on street sweeping days, which are posted by the city. There is no street parking during the day on weekdays. On weekends and holidays parking is usually free and unlimited. Please read and respect all posted parking rules. We are not responsible if you get a ticket.

GARAGE DOOR: When leaving the room, the garage door needs to be closed from the keypad on the outside of the garage door, the same one used to enter the garage from the street. Please DO NOT pull the red emergency cord (unless it is an emergency) as it de-activates all other methods of opening and closing the garage door. Please wait 30 seconds after closing the garage door before you walk away to make sure it closes all the way.

Security Cameras:
There is a garage door keypad camera, two security cameras in the garage and one in the back yard (so that we can watch our chickens). There are no security cameras in the Private Garden Room.

Beautiful single family home on quiet alley, famous for it murals. Newer, eclectic artsy three story home with lots of amenities. Rear courtyard and private deck. You will have the entire home. 3 bedrooms, 3 baths, living room, kitchen and one car garage parking. This is my personal home where I reside so please be mindful and treat it as such.
Subway system is 3 blocks away. Close to transportation and subway is only three blocks away.
Walking distance from shops , restaurants and parks and other points of interest. There are three outdoor cameras that monitor entrance points. One on the doorbell, another in garage and another in the outside courtyard. Guests with pet allergies should be aware there is a dog that lives at the property.

- "I stayed at Brian’s place in the Mission for nine weeks and it was perfect. There are lots of great restaurants and shops on Valencia. Easy and safe to talk to and from the train that’s just a few blocks away. The property itself is fairly spacious, well equipped, and very clean. Brian was very prompt in his responses to any inquiry I had. At one point there was an issue with the dryer and he had someone out to fix it the very next day. I would definitely stay here again in the future!"

PARKING Please note: This is your own private garage spot that leads directly into the apartment. IMPORTANT PLEASE READ: The garage is very small and you must drive in carefully as it is a tight fit. It will accommodate a small to mid size car and depending on the size of your car you may have to exit on passenger side. When I lived at this property I parked my Audi A 6 in the garage but had to put down the side mirror and exit on the passenger side. I know this is not ideal but like many garages in San Francisco it was built with very little space. It's nice to have but just wanted to be upfront about the garage size. Also the garage is controlled by keypad.

Chateau Esme is a classic, tastefully restored late-19th Century Victorian penthouse with views of Twin Peaks, Sutro Tower, City Hall, Mission Delores, and Delores Park,

Chateau Esme is elevated high above 17th Street, with a 40-stair assent from the main entry. With 11-foot ceilings (24 feet in some places), French oak wood floors, crown moldings, antique furniture, modern fixtures (with an antique feel), large doorways, and tall windows, Chateau Esme is filled with fresh air and an abundance of light, joy, and memories.

The kitchen is fully stocked with an updated smart refrigerator, espresso and Nespresso machines (Virtuo capsules), a hot water pot, microwave, dishwasher, gas stove, toaster, blender, and all the necessary cast iron and ceramic cookware. In addition, you will have access to the washer and dryer (in the loft), and office center.

The sunroom features a gas fireplace and a midcentury table with seating for six, an antique loveseat, and wine refrigerator. From the sunroom, you can access the back deck with a view of City Hall (lights up at night) and the gardens below (our guests are not permitted to access the gardens).

Views from the skylights and windows in the loft include Twin Peaks, Sutro Tower, and Delores Park. The bedroom in the loft is reserved for the host, but you are welcome to pay a visit and take in the views from above.

The living room has seating for up to six people in front of a cozy fireplace (please do not use), The home is adorned throughout with wool carpets and Pendleton wool blankets in each bedroom and the sunroom, and all linens are 100% cotton.

For your safety, ring cameras are installed in the front and rear of the house and a decibel monitoring device that is set to 75 decibels from 8 am to 10 pm and 70 decibels between 10pm and 8 am.

We ask that you please respect our neighbors, so absolutely no parties, no more than six guests at anytime, and no noise in excess of 75 decibels for more than 5 minutes between the hours of 8 am and 10 pm, and in excess of 70 decibels for more than 5 minutes between the hours of 10 pm and 8 am. Any violation of these rules will result in loss of all fees paid and immediate removal from the property at owner's discretion (please note, we have never fined or removed any guests, but do want to protect and respect our neighbors).

This old Victorian flat was built in 1901 and still retains the characteristic old feel of the old style. The home is ideally located in a quiet area of the colorful Mission neighborhood of San Francisco, steps away from restaurants, coffee shops and few blocks from the BART station.

The space
The room is "petite" and charming with plenty of space for one person to be happy and large. With a comfortable table, a chair, a large walking closet, and a full-size bed located upstairs in the super comfy mini loft.
The room has a locked door and is equipped with a mini fridge, a microwave, and a coffee machine, located in the front of the house, at the end of the hallway. The house itself is very big and has plenty of space and privacy.

There is one shared bathroom with a bathtub and shower located at the opposite end of the house, right next to the kitchen. Since I received a bad review for having this problem, please consider this before booking. There is only one bathroom and it's next to the kitchen. This is a very old house

You are even in a perfect location to bust out binoculars and peruse the neighborhood's local specimen at their natural activities. If you'd prefer to explore your way through the city, consider this location an ideal starting point. Public transit to anywhere is right outside your door.

The guest has access to light cooking in the kitchen and a shared restroom. There is an extra firm queen size foam mattress and linens will be provided. There is no living room. This flat has two full time occupants that are always working. There are pets (that can be easily kept out of your way). Our dog has a very busy schedule and goes to work, so you won't likely meet him unless you want to. San Francisco is a pro-pet world, with pets outnumbering children (so luckily), we can give you a thorough SF presentation if you are game.

A traveler or business person would have easy access to any where in the city via public transit. There is some parking available around the neighborhood, but it's sketchy and difficult so a vehicle is not suggested.

The guest will find that they are staying in the heart of a busy Mission neighborhood where it's incredibly sunny and lively. On any given day, there will be plenty to do just in the Mission. There is everything from indie spots, bars, restaurants from every category and plenty of shopping opportunities. A guest may have a great time trying a different coffee and pastry from every shop along the street, there are a lot of cafe's serving some of the most popular coffee roasts.

The room is comfortable, but what makes this room unique is the location. Come listen to the music and smell the food. You'll have more opportunities to dance in the street than you've ever had before!
