Beautiful private in-law/studio unit on the ground floor of 130 year old Noe Valley Victorian located between the bustling Mission District, hip Valencia Corridor and quaint Noe Valley. Modern convenience set among old-world charm: private entrance to come and go as you please, private bathroom, efficiency kitchenette, desk/workspace & wifi, alongside a shared deck & shared laundry. We are walking distance to all the fabulous treasures our neighborhood has to offer and to public transit.

The space is an in-law/studio unit below our home (where we live). It is completely private. The only entrance is through our garage.

As we share the garage, please wear a mask at all times when you are in the garage. You can take your mask(s) off when you enter your private room.

It consists of one room with comfy queen size bed, a desk/workspace that doubles as a breakfast table & chairs, a comfy chair, and two closets. An efficiency kitchenette in the room consists of mini-fridge, microwave, electric kettle, coffeemaker, dishes, silverware, corkscrew (**please note this is not a full kitchen but is perfect for reheating leftovers from the many restaurants in our neighborhood**). The private bathroom features Italian marble shower (no tub) and lots of cabinets. Hardwood floors throughout. Hi Speed WiFi, flatscreen TV with DirecTV. French doors provide natural light and lead to a shared backyard & deck with fruit trees (plums are ripe in the summer and can be plentiful- help yourself!). Laundry facilities (washer, dryer, iron) are in the garage and available for your use.

The room is a relaxing retreat from the bustling city, and the deck is a beautiful place to sit and relax in one of the sunniest neighborhoods in San Francisco. The space is ideal for one or two people. We have added a trampoline and chicken coop to the back yard, but it is still quiet and peaceful. Children are welcome and there is a portable crib in the closet. We renovated this unit specifically for guests, and we hope you enjoy it!

Guest access: This is an in-law/studio unit below our home, with its own entry through our garage. You will be provided with a keypad code so you can come and go without worrying about keys or about disturbing us.

You can check in any time after 4 pm, even if it's late. If you want to come earlier, you can check with us and if the room is ready, we'll let you in early. You’re also welcome to leave your bags in the garage until check-in time.

IMPORTANT THINGS TO NOTE:

ENTRANCE:
The only entrance is through our garage.

IMPORTANT REGARDING NOISE: We are a family of four and our kitchen is directly above the guest unit. We have children who can be noisy. We do not wear shoes in our home and make every effort to be considerate but you can still hear our footsteps, voices, and an occasional child yelling or singing loudly when we're in the kitchen (old building, thin walls). Most of our guests are not bothered by this, but it can be an issue especially around mealtimes (early weekday mornings and early evenings - we are rarely in the kitchen late at night), and on weekends. We also share walls with our neighbors, so you may hear sounds coming from the homes on either side of the room as well. You may also hear our garage door open and close.

PARKING: Street parking in our neighborhood is limited to 2 hours, Monday through Friday between 8 am and 6 pm. This means you can park at 4 pm and leave your car overnight until 10 am on weekdays, except on street sweeping days, which are posted by the city. There is no street parking during the day on weekdays. On weekends and holidays parking is usually free and unlimited. Please read and respect all posted parking rules. We are not responsible if you get a ticket.

GARAGE DOOR: When leaving the room, the garage door needs to be closed from the keypad on the outside of the garage door, the same one used to enter the garage from the street. Please DO NOT pull the red emergency cord (unless it is an emergency) as it de-activates all other methods of opening and closing the garage door. Please wait 30 seconds after closing the garage door before you walk away to make sure it closes all the way.

Security Cameras:
There is a garage door keypad camera, two security cameras in the garage and one in the back yard (so that we can watch our chickens). There are no security cameras in the Private Garden Room.

Beautiful single family home on quiet alley, famous for it murals. Newer, eclectic artsy three story home with lots of amenities. Rear courtyard and private deck. You will have the entire home. 3 bedrooms, 3 baths, living room, kitchen and one car garage parking. This is my personal home where I reside so please be mindful and treat it as such.
Subway system is 3 blocks away. Close to transportation and subway is only three blocks away.
Walking distance from shops , restaurants and parks and other points of interest. There are three outdoor cameras that monitor entrance points. One on the doorbell, another in garage and another in the outside courtyard. Guests with pet allergies should be aware there is a dog that lives at the property.

- "I stayed at Brian’s place in the Mission for nine weeks and it was perfect. There are lots of great restaurants and shops on Valencia. Easy and safe to talk to and from the train that’s just a few blocks away. The property itself is fairly spacious, well equipped, and very clean. Brian was very prompt in his responses to any inquiry I had. At one point there was an issue with the dryer and he had someone out to fix it the very next day. I would definitely stay here again in the future!"

This cute two bedroom 1 bathroom private apartment is located in the hip and sunny Mission district. The apartment is fully furnished with tasteful furniture including 2 queen sized beds laminate floors in bedrooms, flat screen Smart TV for streaming, sofa, etc. The kitchen has granite counter tops and stainless steel appliances and includes all kitchen utensils. There is also a beautiful shared backyard patio and garden area which includes a BBQ grill.

The Mission district is a diverse and vibrant neighborhood with lots a great cafes, bars, and restaurants. Nearby hotspots include: Foreign Cinema, Delfina, Bi-Rite creamery and sunny Dolores Park.

PARKING Please note: This is your own private garage spot that leads directly into the apartment. IMPORTANT PLEASE READ: The garage is very small and you must drive in carefully as it is a tight fit. It will accommodate a small to mid size car and depending on the size of your car you may have to exit on passenger side. When I lived at this property I parked my Audi A 6 in the garage but had to put down the side mirror and exit on the passenger side. I know this is not ideal but like many garages in San Francisco it was built with very little space. It's nice to have but just wanted to be upfront about the garage size. Also the garage is controlled by keypad.

Ritual still serves the best coffee in the city and is 1.5 blocks away.

- "I can't emphasize enough how wonderful Ryan's place is. We have lived in this neighborhood (Mission) for 4 years and rented this place for our parents to stay at to visit when our son was born. We loved it so much that after our parents left, we moved in with our baby for 5 more weeks! We had looked at several apartments 4 years ago before so we are aware of properties in the mission, Ryan's place is outstanding. Big, open, bright, beautifully decorated, extremely clean. The location is unmatched - you will be right in the heart of the mission and a couple blocks from Dolores park. The back patio is large and wonderful to sit at with a view of downtown, very unique in that there is no building directly behind. Communication with Ryan was easy and efficient. If you get cleaning, Esther is great - respectful, wore a mask, and cleans the place wonderfully. And the parking was really helpful as street parking can be a nightmare in this area. You should definitely stay here if you are coming to San Francisco."

The rented out space is a very much a separate suite from the owner living quarter. This 1 bedroom suite has a living room with a sofa bed and can accommodate up to two guests. I knew it was a basement unit, but at first was surprised when entering through the garage and almost no natural light. We were using it primarily as a place to sleep so that wasn't an issue. Didn't use the advertised outdoor space--it wasn't great. However, for a clean, quiet, convenient place to stay, I recommend this. We will return."
