- "This home is TOP NOTCH!!!!!! Accommodated our 5 adults and 5 children with room to spare. Bitter cold (we’re from Florida and Texas) kept us inside A LOT, but the yard/grounds/view are lovely. Inside there was plenty to do from ping pong, an Awesome gym, toys for infants/toddlers (we had 4!), a piano, cozy bedrooms to escape from “the Littles”, and very convenient to Kroger, Walmart (needed winter clothes!) , and tons of restaurants if needed.Ruth, our host, was quick to respond to questions, like how to turn on the HUGE home theatre system. - "Very comfortable" - "The property manager of excellent. We had a snafu where the house was not cleaned when we showed up, but the property manager responded quickly and housekeeping services came and got the house in good shape. We appreciated the swift responses. The house is nicely maintained and the the town is lovely, but as an fyi, there are a couple abandoned buildings just another house down on the short block. This turned out not to be any sort of issue, but we were a bit nervous when we initially saw them. All the amenities worked beautifully-the wifi, tv, laundry, and most importantly in summer, air conditioner! I feel confident that if we had any other issues during our stay, the property manager would have addressed them right away, which is a great feeling."

The space
Our space is a definitely a classic (built around 1872), but has been updated with all new appliances, fresh paint and love. Although we are not there full time, it is still our home many times throughout the year so it is full of character and personal touches.

It has three bedrooms, each with a queen size bed.
In addition to the bedrooms and other living spaces, there's also a comfy loft space upstairs, a wrap around porch and fenced in yard.

Summary:
Nice house in historic downtown Loveland. Just blocks from the bike trail, little Miami river, tons of shopping, restaurants, and activities. Three bedrooms with queen beds. The house has everything we want when we stay here. Big screen TV with Roku for access to Netflix and free channels. Kitchen stocked with pots, pans and utensils. Fireplace, A/C, fenced backyard and everything else we need in a nice place to stay away from home. Backyard fence lined with wire mesh preventing dog escapes.

Guest Access:
You have access to the whole house. I do have two sections of the basement locked off. One is all plumbing and the other is an attached shed. Can't see any use guests would have for these spaces.

The Neighborhood:
Neighborhood is amazing. That's the whole reason we started investing here. Very safe, close to the river and tons for restaurants.

Other Things to Note:
We can usually accommodate early check in or late check out on request. However we do request an additional charge of $20 for the time to coordinate and work to provide the necessary cleaning during a shorter time frame. - "We loved downtown Loveland! The bike trail, quaint restaurants, playground, and river were all hits with our kids. We also went to the Arky Splash Park, Parky's Farm, and the children's museum. All were within a half hour drive and were excellent for our 4 and 1 year old! The house was exactly what we needed. Not fancy, but clean. All the necessities were there. Room for some sprucing and cosmetic updating, but felt very comfortable staying there with our kids. Everyone has their own space and the beds were comfortable. Quiet neighborhood. You have access to the whole house. I do have two sections of the basement locked off. One is all plumbing and the other is an attached shed. Can't see any use guests would have for these spaces.

Neighborhood is amazing. That's the whole reason we started investing here. Very safe, close to the river and tons for restaurants.

We can usually accommodate early check in or late check out on request. However we do request an additional charge of $20 for the time to coordinate and work to provide the necessary cleaning during a shorter time frame. We do NOT allow smoking of any kind on the property. This includes, but is not limited to, cigarettes, weed, or any type of illegal substance. If determined that smoking has occurred on the property during your stay, you as the listed guest will be subject to a $250 fine upon check out.

Per the City of Cincinnati and its ordinances, the number of people on the reservation must NOT be exceeded at any time unless otherwise approved by the host. If determined that an additional guest visited the property during your stay, you will be subject to a $500 fine upon check out.

Cameras that are on the exterior of the property are recording 24/7 and can be used to support host if needed. We have a zero tolerance policy. Please note that at anytime we find out that the connection point on the interior of the property has been adjusted, it would be subject to fine or removal from the property.

**Please do not unplug/disconnect any internet routers or boxes without first contacting us! Our unit security requires an active internet signal at all times. Unplugging any router/box without host approval result in an additional fee. The unit will also be subject to host entry to remedy the issue at our discretion.**

House Layout:
First floor has an office, living room, dining room for 8, and kitchen and family room. Right off the family room is the four seasons room, a big deck to hang out, and stairs leading to the fenced backyard. The deck has patio furniture and a propane fire pit. The laundry room and half bath are also on the 1st floor.

Second floor has 4 bedrooms and 2 full baths. The master bedroom is super big with a King sized bed and newly renovated master bathroom. All other bedrooms are Queen sized beds.
There is a crib upstairs as well but we only provide the mattress protector. Please bring your own sheets!

We use Pottery Barn & West Elm organic cotton duvet covers and 680 thread count cotton sheets. All beds are medium memory foam mattress for a comfortable night's sleep.

You will be staying in a peaceful and friendly neighborhood. Note that it is common for neighbors to walk across the grass in the front yard and backyard.

You have a bunch of restaurants less than 4 miles away. Kirby's, Tano Bistro & Catering, Bucks Tavern, Piada Italian Street Food, BIBIBOP Asian Grill, Rusty Bucket and Red Robin are just some of them.

Same goes for bars and cafes. Cincinnati Growler Bar, Hooters and Fricker's at 2 miles, Starbucks, Dunkin’ and Morning Star less than 2 miles too.

Occupancy & Access

Non-family groups (e.g., fraternities, school groups) must be pre-approved.

The owner may access the property for inspection or maintenance.

Refunds follow the Super Strict 30 policy: Cancel 30+ days in advance to receive 50% of the nightly rate and cleaning fee.

Travel insurance, damage protection, and admin fees are non-refundable.

Security Deposit
A $500 hold is placed on your card 2 days before arrival. If there’s no damage beyond normal wear and tear, the full amount is released within 2 days of departure.

For stays over 28 days, utilities are capped at $300. Any overages will be billed to the guest.
