Magical house with European style, gorgeous views, beautiful terraced backyard & garden. In the heart of the Los Feliz neighborhood where everything is walkable, close to Silver Lake, Hollywood. The house is located in the Franklin Hills with views of the Griffith Observatory, Hollywood, and West LA. On a rare clear day, the ocean is visible. This relaxing retreat is the perfect LA getaway for the busy traveler or small family in need of a dreamy vacation.

The house is 1400 square feet with two bedrooms, family room/den, two bathrooms, an open living space with great views of the surrounding area. We have a wonderful, large terraced backyard with two patio areas, vegetable gardens - the perfect spot to sit and watch the sunset.

The open island kitchen is perfect for cooking and entertaining. It's equipped with a built-in Sub Zero refrigerator, top of the line cooktop, oven, dishwasher, wine cooler, and Sonos system. The vintage Danish dining table unfolds to seat 8. In the living room, we have an old school LP turntable and lots of records.

The bedrooms are downstairs. The master bedroom features a California King with lots of closet space and flat screen TV. The master bathroom has stone tiles and counter top and a gorgeous built-in teak vanity. The shower includes a steam unit, rain shower head, and hand held shower. The second bedroom has a couch that unfolds to a double bed. The second bathroom features a tub, shower, and washer-dryer. In the den, there's a down-filled L-shaped couch that can sleep one adult or two children. There's also a flat screen TV.

Access to the garden is through the second bedroom. There are two patio areas to take in our perfect weather and gorgeous views. Depending on the time of year, the vegetable beds are growing kale, swiss chard, tomatoes, artichokes, fava beans, and wildflowers. The beautifully landscaped backyard is bursting with color and includes lavender, succulents, grapevine, and California Native flowers.

Griffith Landing is centrally located near everything Hollywood, so taking a walk, bike or scooter is ideal. Driving is an easy way to get around in Los Angeles, though some neighborhoods can be hard to park (Downtown LA, West Hollywood, Venice). If you do rent a car, we have street parking in front of the house. Uber and Lyft (private taxi service app) are very cheap here and our home is central so it's a short ride away from most places. Public transportation is also less than two blocks away.

We have hardwood floors and ask you ensure your dogs have trimmed nails before they arrive that will not scratch them.

This is an older house, and while there have been many upgrades and updates, there are a couple areas that show their age--some windows no longer open/open well, some parts of the exterior have worn paint.

Originally built as a Spanish style duplex in 1917, film executive David Bernardi purchased the duplex in 2003 and commissioned artist, designer, architect, and unconventional environmental activist Fritz Haeg to reinvent the structure. Bernardi was inspired by modern work but was looking for "somebody capable of making something new." Haeg was an accomplished artist whose work spanned a range of disciplines and media including gardens, dance, performance, design, installation, and ecology.

The renovation was completed in 2008 (refurbished in 2025) revealing Haeg's indoor/outdoor design integrating the adjoining Hollywood Hills landscape. Each of the three stories are treated with bright and vibrant paint colors that transition downstairs in muted tones creating a calm and grounded atmosphere. Emerging organically from the walls, built-in seating throughout appears as natural rock formations while peering through circle windows into the solarium. The exterior elevation features a rocket-like silhouette with wood siding and a stucco facade which contains mica dust sparkles that glisten when viewed from different angles.

Public transportation is also less than two blocks away.

The upstairs loft bedroom has a queen-sized bed and a flight of pillows to choose from. Within driving distance, Los Feliz Loft is located 5 mins to Hollywood and all the action on the Walk of Fame. 3 minutes to hip Silver Lake with many restaurants, bars and boutiques. 15 minutes to The Americana in Glendale for high-end shopping. 15 mins to downtown LA, 20 mins to Burbank airport, and 45 mins from LAX airport. The closest train stop is a 15 minute walk to the Vermont/Sunset Red Line.

COVID-19 Precautions: For guests' safety, there is a 24 hr period between each stay to thoroughly clean, sanitize, and ventilate the loft. Loft is equipped with premium air filters, hand sanitizer, and disinfectant.

Guests enter through the gated property on the Commonwealth Ave side. They will enter through the side gate shared with the other home on the property.

Free street parking is available. No parking on the driveway. Please note the street sweeping signs on Wednesday and Friday mornings and no parking signs at the next block in front of the school. We are not responsible for any tickets incurred during your stay.

The property is a group of 100 year old craftsman Houses on a lot. This unit is in the rear of the gated property, on the second floor. The Studio is s 550 sf Apartment with a Bathroom, Living/sleeping room, attached Dining area and separate kitchen. We just remodelled the kitchen, bathroom, and added an AC/Heating unit.
The kitchen has a built in-unit washer and dryer, stove, and full size refrigerator. Items include: Kurig coffee maker, toaster, plates, silverware, spaghetti strainer, basic pots and pans, glasses and mugs.
The Living room has a loveseat, coffee table, 48 inch Smart TV, and Apple TV, Air Conditioner/Heater.
The sleeping area is furnished with a queen size bed with a brand new mattress, bed bug protector cover, and soft sheets. There are two closets. The sleeping area is in the same room as the Living Room.
Adjacent to the room is a fresh remodeled bathroom with shower. The bath includes a Toto Toilet, Light up Medicine cabinet, with defog button, excellent for putting on makeup.
Outdoor area includes a BBQ, table, a couch, and umbrellas.
We supply Sheets, Pillows, blankets, towels for the bath. Soaps, shampoo, etc are included.
Los Feliz is the original hip neighborhood before Silverlake became a hipster mecca. Walkable to restaurants, cafes, movie theaters grocery stores, bookstores, banks and Childrens Hospital (CHLA), Kaiser hospital, and Presbyterian Hospital on Vermont Blvd. World class restaurants are filled with entertainment industry neighbors and local professionals. This area has been a magnet for celebrities for a century, including Fineas, Danzig, Natalie Portman, Moby, etc. Cafes, bars, and restaurants line the streets of Hillhurst and Vermont. Sunset junction Silverlake (Erehwon) is a 5 min drive, 20 minute walk. Frank lloyd wrights hollyhock house is a 15 minute walk. The Ennis House (FLW) is adjacent to Griffith Park up the hill. The metro line is a 15 minute walk at Vermont and Sunset, with stops in Little Tokyo, The Hollywood Walk of Fame, DTLA, Untion Station (LAX flyaway bus) and about 1.5 hr ride to Santa Monica Pier. The Greek theater is 30 min walk, which has access to hiking trails, tennis courts, and a hiking path to the Griffith Park observatory. The local movie theater and bookstore is two blocks away on Vermont. Quentin Tarantino is also renovating the Vista Theater nearby (not yet opened).
A Free Shuttle bus up to Griffith Park observatory drives up Vermont frequently, or it’s a 45 minute hike.

*THE DECK IS OLD. Please review the below regarding safety on the deck, including but not limited to the followings:
- Maximum occupancy is 6
- No party allowed
- No running/jumping on the deck (as this would also interrupt other guests, there is a separate unit located directly below the deck)
- No pushing against the guardrail
- Watch out for kids if they want to use the deck
- No smoking or BBQ as the house is located in fire hazard zone

*VERY HIGH FIRE HAZARD ZONE. Smoking is strictly prohibited especially in all outdoor space including the deck.

*CHILDREN ARE WELCOME BUT please note that this is on the hillside and we have stairs in the house, which could carry a risk to children. Similarly the deck may not be suitable for children for safety risks. So while we certainly welcome children, we are aware that this house is not kid-friendly comparably and not child-proofed in anyway. We want the guest to be fully aware of this before considering our property.

*GUEST SUITE RENTERS. There is a guest suite below the main house which is rented separately and has a separate entrance. You won`t share spaces with guests staying in this unit.

*STREET PARKING ONLY. Street cleaning every other week on Wednesday from 10am to 12pm. During street cleaning hours, street parking is available on Mayview Dr and Franklin Ave.
HOUSE SPECIFIC RENTAL TERMS & POLICIES:
By booking this home you agree to the rules and conditions outlined at the Guest Terms page found by accessing air concierge online and navigating to the Footer where such terms can be found as titled Terms and Conditions Guest Terms - Air Concierge, as well as those denoted below. Should there be a conflict between the booking platform Terms and Conditions, and those listed on the link above or herein, then the terms most favorable to us as the Host shall take effect.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 10am
- Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform.
- The maximum occupancy for the property may not be exceeded at any time.
- Host may request a photocopy of the renter`s ID for verification before check-in.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.
- Absolutely no parties or loud music.
- This is a NON-SMOKING property.
- NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g cleaning schedules, guest complaints) upon request to ensure transparency.

Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g photos, cleaning logs) upon request to ensure transparency.

Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:
• Gas and electricity
• Water and sewer
• Trash and recycling
• Internet and streaming services
• Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking
These fees may be assessed as either:
• A flat monthly fee, or
• A fee calculated as up to 5% of the monthly rent.
Such fees may be collected directly through the booking platform platform or invoiced separately as permitted by the booking platform policy. For estimation purposes, please assume an additional fee equal to 5% of the monthly rent unless otherwise specified in advance.

By booking this property, you (the “Main Booker”) acknowledge that you have read, understood, and agree to the following Rental Agreement on behalf of yourself and all members of your Guest Booking Party. DEFINITIONS
Booking Platform” (or `Third Party Platform,` “Online Listing Site,” “Listing Site,” “Online Site,” or “Platform”) means any third-party online service, website, or application that facilitates short-term rentals by connecting property owners or hosts (including Manager acting on Owner’s behalf) with travelers or guests seeking accommodations, including but not limited to platforms for listing, marketing, booking, and payment processing.
Guest Booking Party: All individuals staying at the Property under the Main Booker’s reservation, up to the maximum occupancy specified in the Platform Terms, and all visitors, invitees, or licensees permitted by the Main Booker to enter the Property during the rental period. Griffith Landing is centrally located near everything Hollywood, so taking a walk, bike or scooter is ideal. Driving is an easy way to get around in Los Angeles, though some neighborhoods can be hard to park (Downtown LA, West Hollywood, Venice). If you do rent a car, we have street parking in front of the house. Uber and Lyft (private taxi service app) are very cheap here and our home is central so it's a short ride away from most places. Public transportation is also less than two blocks away.

There is a lockbox so you can check in and out by yourself. Most likely, you can check-out as late as you want (but first check with me). Oftentimes, there has been no interaction with the host and guest.

There is an outside covered patio area (for all tenants), which is a Zen area (no noise whatsoever, please).

Le Cabanon is a place to write your first novel, hang your hat after a busy day, edit a film, luxuriate in an outdoor shower, or imagine you are in the woods, far from the pressures of modern living. Open vaulted ceilings, built-in lounge space, and a rustic repurposed sink cabinet are testament to a cozy, simpler time.

The space
Le Cabanon is an impeccable designer / cabin lover’s fantasy—144 mighty square feet in all, with open beamed ceilings—14’ to the peak, right in the Los Feliz/Franklin Hills/Silverlake triangle. In other words, if you like Intelligensia coffee or want to meet friends at All Time for brunch you can easily walk.

The property has a no pet/non-smoking policy.

Lots of doors and windows but there are pull down shades if you want them.

The space is cooled and heated by a mini split unit and well-insulated to stay cool in the summer.

Bed is full sized—comfy latex and innerspring mattress. The cabin is advertised as being best for 1 person, but it can accommodate a second for an additional $25/night. Please request a to book a second person in your message.

The built in window seat is also a twin mattress and is good for sleeping. If you'd like to use it as a bed, let us know in advance so that we can provide bedding.

100% organic cotton linens, cushy pillows; a self-contained W/C,
with adjacent sink / Nespresso coffee maker, and adorable orange Japanese toaster oven.

Requisite plates, cutlery, mugs and saucers, and a few tin cups from Best Made.

There’s also a built-in sofa/lounge area with reading light, a refrigerator +
microwave. The wall mount TV would be happy to swivel toward the bed or wherever you want, to stream your favorite series. So fun!

The back door opens to the fully fenced, private and gated 12’ x 12’ patio, with 42” x 72” fully enclosed outdoor shower. We supply the shampoo, conditioner and body wash.

Propane fire pit with chairs, perfect for your next marshmallow roast.

Note: Cooking is currently limited to coffee making, microwaved items + toasting a few slices or bread. You could also roast marshmallows or hot dogs over the fire pit. If you want to get your chef on, propane grill can be arranged for an additional charge.

There is ample on street parking. Street cleaning days are Wednesdays and Fridays 10-12 noon. There are bicycle rentals a few blocks away at the Public Library, and your feet can easily take you to the shops on Hillhurst or Vermont, or down to Sunset Junction. If you like to hike, there are a number of stair hikes right up the hill. They are a great way to break a sweat without a trainer!

Other things to note
There is another Airbnb on the premises, but it has its own private entrance and patio on the opposite end of the property. It’s rare that guests see anyone else.

There is an outdoor shed where a few pieces of luggage can be stored. Extra items could also be placed in the loft area.

Cancellations/Travel Insurance:

Airbnb offers the option to purchase travel insurance as part of the booking process. This can provide guests with up to 100% of their non-refunded Airbnb reservation costs if their trip is impacted by specific events, such as bad weather, stolen travel documents, or serious illness.

We suggest guests purchase this insurance if they are concerned about refunds post booking, as Airbnb’s firm cancellation policy restricts refunds to the following situations:

The property is a fourplex, and this apartment is one of the four. The other three units are numbered 1747, 1749, and 1753, and all are on annual leases with long term tenants. Guests have two parking spaces behind the building that are tandem, meaning one behind the other. The small laundry room is off the carport in a locked closet and is shared between 1749, 1751 and 1753. Guests will have a key to the (free!) laundry room and are asked to be considerate and cooperative with the other users to avoid “laundry jams.”

You’ll love my place because of the location, the outdoors space, the ambiance, and the neighborhood. My place is great for couples or solo travelers. My goal is to create a retreat/oasis feeling that encourages a relaxing and calm experience. This listing is for the guest house, but you can rent the main house (4bd/3.5bath), or both.

The space
This is a newly remodeled guest house. There are two rooms. The main room has a sleeping area with a convertible bed and a kitchenette. The bed is a convertible with a pillow-top. The kitchenette is fully equipped with a microwave/convection oven, one stove top burner, Keurig coffee maker, hot water kettle, bottled water cooler, and refrigerator. There is a desk with a view of the garden and spa area.
The other room has a walk in closet and large bathroom with a six jet shower. there are very large french doors that open up on the deck allowing for an indoor-outdoor experience. The deck has a table area for outdoor eating.
the deck overlooks the garden with fruit trees (fig, apple, avocados, oranges, and lemons), a small rock garden with a fountain, and a small cactus garden. There are also raspberries, blueberries, strawberries, and grape plants. There is a pool, Jacuzzi, outdoor shower, and half bath in the spa area. This is ideal for a couple or single traveler looking for a get away to a relaxing oasis. This is not a corporate rental. This is my home where I live. I completed a complete renovation a few years ago. Everything about this house is personal to me.

Off street parking is not included with the guest house rental. There is plenty of free 24/7 unrestricted parking on Huxley, Griffith Prak blvd., and lambeth street.
